Your real estate agent (hey, that's me) will give you tips on what renovations are necessary to sell, if any.  DE-CLUTTER Remove everything but the essentials. Donate what you don't want and store the rest. Plenty of people prefer to use storage units for items they want to keep. Take a minute to organize kitchen cabinets, closets, bathrooms and the pantry. It if looks like a clothing store in your closet and a well-fronted grocery store, you're doing great. DE-PERSONALIZE Potential buyers want to be able to walk into your home and imagine themselves living there. They can't do that if you have pictures of your family up and decor like "Thomas Family. Established in 1988" hanging on the front door. Remove these items, and any built-in items that you'll be taking with you. Place personal items from your bathroom vanity in accessible boxes. DEEP CLEAN Wax the floors, dust everything, and polish metals. Get every single crack and crevice as clean as it can be and remove odd odors. If this seems like an overwhelming task, break it down into smaller tasks and put it on a calendar.  REPAIR THE BASICS If the door squeaks, get some WD-40. Is your new home safe and secure?
"As we approach Home Safety Month in June, there is an urgent need to educate families about fire safety," says Kate Carr, president and CEO of Safe Kids Worldwide. "Fire and burns remain a leading cause of unintentional injury and death for children, particularly those under the age of 5. Replacing older smoke alarms is a simple way for parents to help protect their families."
More than two-thirds of residential fire deaths occur in homes without smoke alarms or with non-working alarms according to the National Fire Protection Association. One in four families with homes built prior to 2002 is at risk due to aging (10 or more years old) smoke alarms, according to a recent survey from Kidde.
Fire experts recommend replacing alarms every 10 years as older smoke alarms may not operate efficiently and often cause nuisance alarms. By the time a smoke alarm is 10 years old, it has a 30 percent chance of not alarming due to age-related factors such as accumulated dust, insects and airborne contaminants, according to a Kentucky Injury Prevention and Research Center study. If you don't know how old your smoke alarms are, or if you know they were installed more than 10 years ago, it's replacement time.
Additionally, the survey found that most American families are under-protected when it comes to fire safety. Sixty-seven percent of respondents have four or fewer smoke alarms in their homes, but the average U.S. single-family home should have at least five alarms.
When replacing your home's alarms every 10 years, look for smoke alarms with a 10-year sealed lithium battery that will keep your alarms powered for a decade. The alarm will never need its battery replaced during its useful life. Or, select a combination smoke and carbon monoxide alarm, which offers a voice warning and uses the latest technology to help minimize nuisance alarms that often occur when cooking.

However, the enthusiastic start of the project doesn't always end in completion. "Knocking out a big home improvement or do-it-yourself project in one weekend can be a rewarding task, but it is also challenging and can be taxing on your knees, feet and back when standing in the same position for several hours," says Mark Clement, home improvement expert and co-host of the national radio show MyFixitUpLife. Whether you are woodworking at your workbench or staining a piece of furniture in the garage, Clement offers these tips to make the most of your DIY weekend projects while also feeling comfortable enough to successfully finish them:
Focus on form and technique. When learning a new technique, go slowly, step by step, until you've mastered it. Allow your body to become accustomed to the various motions required. Moving efficiently is one of the best ways to avoid injury.
Stay hydrated. Make it a priority to drink at least 125 ounces of cold water each day. Staying hydrated is important when exerting DIY energy, especially in the summer heat. So whether you're digging up the garden, roofing the shed, or wrenching in a no-AC garage, keep a water bottle or sports drink close by.
Create a comfortable workspace. Be conscious of how long you are standing in the same spot working on your project and how your back feels. To relieve pressure and soreness on feet, knees and back, use a durable mat that is engineered with an optimal balance of cushion and support.
Dress appropriately. Flip-flops and sandals do not offer the balance, protection and support that a sturdy closed-toe shoe or work boot does while tackling home improvement projects. Even if you have the grace of a ballerina in the workshop or yard, it is remarkably easy to drop things on your feet and it only takes a small distraction to create a big problem.
Know your limits. When you only have a weekend to finish a big project, you might be feeling the pressure. Before the project even starts, accept that it may not all go according to plan. Plan for a few different scenarios and remember that you can always ask for help.
Have a first aid kit. Even if you are being extremely cautious, accidents can happen and it's best to be prepared. Keep a first aid kit with all the essentials (antibiotic ointment, bandages, burn cream, etc.) near you at all times and seek professional medical help if necessary.

Then, once you know what you want, execute those ideas on a budget that works for you." According to LaPorta, the best way to keep your home up to date with current trends is to change elements that have high impact, and are cost-effective.   "It might seem obvious, but painting can truly transform a home from being 20 years outdated, to one on the cusp of modern decor," she says. "Keep abreast of the design trends, but don't forget to include your own personality." LaPorta advises homeowners to be introspective and look to their own personal sense of style to identify paint colors. Your wardrobe says a lot about you and can help guide color selection for your home, she states. Be confident in your choices and run with them. But, she cautions people to never choose a final color while at the paint or hardware store. "Homeowners sometimes forget that rearranging furniture can completely change the appeal and feel of a space," she says. Six brickwork patterns for your patio

Interested in making a brick patio? Standard 4 by 8 bricks can create a wide variety of patterns if you know where to start. Before you try any of these, make sure you plan out the size and pattern of your patio completely on paper to avoid an error that may cost you quite a bit of working time to fix. Stack Board Stack board is by far the simplest brickwork pattern out there. Simply line up your bricks at the edge of your patio and lay them down one next to the other. Put a brick on top of each brick, trying to keep them even, until you reach the far side. You'll end up with a pattern that looks like simple columns of brick. Unfortunately, since bricks are not generally perfectly formed, this pattern will probably look awkward in a few places and should only be used with a great deal of caution. Running Bond When people think of a brick wall, the pattern that comes to mind is generally called a running bond. In this pattern, you lay one row of bricks side by side and then lay the next row exactly half a brick inward. The ends that will end up sticking out can be filled with half bricks cut from a wet saw. Running bond is one of the simplest and most popular brick patterns out there because it looks good with almost any style and color of brick and can be formed easily and without much fuss. Running Bond Variation For this variation on the running bond theme, you should start in the center of your patio by placing two bricks side by side. Take bricks and make a square around your center two, and continue outward doing the same thing. What you will end up with is a running bond pattern that circles outward to the edge of your patio. This is a great way to get a beautiful and complicated look for a square patio area without a lot of planning. Basket Weave Creating a basket weave pattern out of bricks is as simple to lay as the stack board style with a beautiful finish that makes the patio look great. Go ahead and make columns of bricks, only instead of allowing each brick to face the same direction lay two horizontal, then two vertical until you've filled up the column. Now repeat the pattern throughout your patio, alternating the brick position to create a checkerboard look. Basket Weave Variation This variation on the basket weave pattern creates a much more complex design. Create a rectangle of two horizontal bricks with a vertical brick next to them. Alternate the placement of the vertical brick to create a column, and follow it with a standard two brick column, then another three brick set to create the pattern. Herringbone A herringbone can end up looking quite beautiful, but you do need to be careful when laying it to avoid errors.
