Why can't we be friends? NHL legends Chris Nilan, Al Iafrate, and John LeClair share a fun moment at Long Pond. They may have been tough competitors on the ice, but off the ice they are polite gentlemen willing to give lots of time for autographs and photo ops.
NHL legends Al Iafrate, John LeClair, Ron Duguay, Chris Nilan, Chris Kotsopoulos, Darren Langdon, Darius Kasparaitis, and John LeBlanc were in Windsor, Nova Scotia, for the 8th annual Long Pond Heritage Classic--a fundraiser for The Birthplace of Hockey and Windsor Hockey Heritage Museum. Hurley on ice, which evolved into the game of ice hockey, was played on this pond in 1800.

Russian Bay Harbor developers ran California cannabis business into the ground, lawsuit alleges
Paul King, Roman Temkin, and renderings of Pearl House and Le Jardin
After he was sued for allegedly not repaying a $3 million loan, Sunny Isles Beach cannabis entrepreneur Paul King is accusing the Russian developers who lent him the money of ruining his California marijuana venture.
Last week, King filed a lawsuit in California’s Monterey County against Roman Temkin and Dimitry Romantsoff, five other individuals and six corporations tied to the two men. In the complaint, King alleges Temkin and Romantsoff engaged in fraud during the three years they wooed him with a promise to raise $21 million for his budding cannabis empire.
Court documents indicate Temkin and Romantsoff — who also uses the spelling Romantsov — are the true owners of Verzasca Group, a firm that developed two boutique condo projects in By Harbor Islands, and Gia Investments, the company that lent the $3 million to King’s companies, California New Wave and Cannafornia. Gia Investments sued King in Miami-Dade Circuit Court on April 9 for nonpayment of the loan.
King declined comment and his attorney did not respond to a request for comment. Eric Ostroff, the lawyer for Gia Investments, said King’s California lawsuit is based on false allegations. “The timing of this lawsuit strongly suggests that it was filed to retaliate against the lawsuit filed against Paul King in Florida,” Ostroff said. “We look forward to disproving these allegations in court.”
Temkin and Romantsoff are separately suing King for defamation, alleging he emailed false statements about them to one of their financial backers and that he created and posted a Youtube video falsely accusing the two Russians of defrauding U.S. citizens in a Miami real estate scheme. That complaint, filed on March 26, states Temkin’s and Romantsoff’s “real estate development efforts include several multimillion condominium projects, including but not limited to certain projects commonly known Pearl House and Le Jardin [Residences], both in Bay Harbor Islands.”
The projects are being developed by Verzasca Group, a company that on state corporate records lists former NHL player Darius Kasparaitis as president, and Tim Lobanov as managing director. They have been the public faces of Verzasca Group since the company was formed in 2015. But Linkedin and Zoominfo profiles for Temkin and Romantsoff list them as partners in Verzasca Group. In February, the firm avoided a foreclosure on Le Jardin after a federal judge approved a bankruptcy plan for the project.
In King’s California lawsuit, the cannabis entrepreneur, who is a Sunny Isles Beach resident, claims he met Temkin and Romanstoff through a longtime family friend in November 2017. They told him they were interested in helping him scale up Cannafornia and could assist him by investing their own capital and raising funds from wealthy Russian investors. King claims he was also convinced into giving Romantsoff a managerial role in Cannafornia. The Russians touted their years of experience in real estate development in their home country, according to the suit.
“King saw this as a unique opportunity to learn from experienced and wealthy businessmen and to make his dream a reality,” the lawsuit states.
Instead, throughout 2018 and into 2019, Temkin and Romantsoff attempted a hostile takeover of Cannafornia by installing themselves and their relatives into key positions of the company, including hiring Romantsoff’s step-son and sister, according to the suit.
“By doing this, Romantsoff, Temkin and their relatives were able to engage in widespread fraud and embezzlement, converting funds and goods belonging to Cannafornia on a massive scale,” the lawsuit alleges.
Even though Temkin and Romantsoff had only brought in $4 million of the $21 million they had committed to raising, King claims Temkin convinced him to lease two more properties in Salinas to expand Cannafornia’s operation. Temkin promised King he would use the proceeds, roughly $15 million, from the sale of a project in Saint Petersburg, Russia, to finance Cannafornia’s expansion, the lawsuit claims.
“Plaintiffs never received the additional $15 million in funding that Temkin promised and upon which plaintiffs had relied in leasing the [two properties],” the lawsuit states. “This was a huge blow to Cannafornia’s business and placed an incredible amount of stress on King as Cannafornia did not have money to meet its obligations for the rent and build-out of these new properties.”

Verzasca Group’s Le Jardin Residences, Darius Kasparaitis and Tim Lobanov
Verzasca Group’s Le Jardin Residences, a boutique condo project in Bay Harbor Islands, has avoided foreclosure and can now move forward with selling units.
The condo project filed for Chapter 11 bankruptcy reorganization in the U.S. Bankruptcy Court in July. The bankruptcy filing was unusual because the project was solvent and the developer had significantly more assets than liabilities, according to the filing.
The development group sought bankruptcy because a lender had filed a legal move called a lis pendens, which prevented the developer from selling the units. The lender alleged in a still pending lawsuit that the development group owed money on an EB-5 loan.
This month, Le Jardin Residences’ bankruptcy plan was approved by the federal bankruptcy judge. By reorganizing, the development group will be able to sell the remaining 12 units in the building, according to Brett Lieberman, a partner at Fort Lauderdale-based Edelboim Lieberman Revah Oshinsky PLLC, who represents Le Jardin in the bankruptcy filing. Verzasca previously said the units were nearly sold out, but the project’s attorney now said the development is 60 percent sold.
“Their [the lender’s] claim in the bankruptcy case was creating this unreasonable pressure on the company,” Lieberman said.
Verzasca Group can now pay over $4 million in debt to its creditors and will plan to pay its other creditors as more units are sold, according to Lieberman.
In its bankruptcy filing, the group reported it had $27.5 million in assets and only $7.1 million in liabilities, including a $5.9 million loan on the property.
Verzasca Group developed the seven-story, 30-unit Le Jardin at 1150 and 1160 102nd Street in Bay Harbor Islands. Le Jardin has already received its temporary certificate of occupancy, and residents are living in the development, according to Lieberman.
The company is also building Aurora, a 17-story, 61-unit condo tower at 17550 Collins Avenue in Sunny Isles Beach. The Bay Harbor Islands-based development firm is led by president and former NHL player Darius Kasparaitis and Tim Lobanov. It also has projects in Russia and Europe.

The Chiarelli Cup: Which GM can make the best starting roster from players they’ve traded away?
Last​ week we tried​ to​ figure​ out​ the​ identity​ of NHL​ history’s most entertaining​ trader by assembling​ starting​ lineups based on​​ players a single GM had traded for. Once we rigged the rules to keep Sam Pollock from rolling over the competition, it turned out to be a tight race.
But plenty of you had the same request: Now do it for players a GM had traded away. Or, as we took to calling it in the comment section, The Chiarelli Cup. OK, the customer is always right. You get your wish. Let’s do this.
A few notes before we get to the teams. First, we’re working with slightly different rules than last week. We’ll keep the Sam Pollock rule – the player himself has to be in the trade, not the draft pick used to select him. But last time, we were only giving GMs credit for what a player did on their team. Today, we’re giving credit for everything a player did in their career after the trade. So in theory, today’s rosters should be slightly better than last week’s.
It’s also worth pointing out that the easiest way to make the cut on a list like this is to have lots of trades to work from. Somebody who was only a GM for a few seasons just isn’t going to have the body of work to compete with somebody who was around for three decades (well, with one exception that we’ll get to). So this doesn’t actually end up being a list of history’s worst GMs like you might think. Guys who are widely considered to have been poor traders, like John Ferguson Jr., Réjean Houle or Mel Bridgman don’t show up here. They didn’t keep the job long enough and didn’t have enough talent to work with when they did.
And here’s one final note: There shouldn’t actually be any suspense here, since the answer is actually kind of obvious. Or at least, it should be. But maybe it isn’t, because of all the names I saw thrown around last week, almost nobody mentioned the actual frontrunner. So let’s see if you can figure it out before we get to the end of the list.
But we’ll begin at the beginning, with the man this exercise was named after.
Team Peter Chiarelli
Goalie: Tim Thomas
Defensemen: Johnny Boychuk, Justin Schultz
Forwards: Taylor Hall, Tyler Seguin, Phil Kessel
It’s a solid group. That forward line is a killer and we could follow it up with a second unit that includes Jordan Eberle and Blake Wheeler. There’s depth all up and down the roster, to be honest, and the Pollock rule means we’re not even giving credit for the Mathew Barzal pick here. But the starting blueliners are just OK and the goaltending isn’t great – Thomas should barely even count, since he was traded to the Islanders, never played and then left as a free agent before playing one more decent NHL season.
So Chiarelli’s not bad. But we can definitely do better. Let’s try the other name that probably popped into your head as soon as you heard the concept.
Team Mike Milbury
Goalie: Roberto Luongo
Defensemen: Zdeno Chara, Darius Kasparaitis
Forwards: Ziggy Palffy, Olli Jokinen, Todd Bertuzzi
Even without quite as much star power up front, this team beats Chiarelli’s pretty easily. It’s more balanced, with first-ballot Hall of Famers in goal and on the blueline. And it’s deep too, with names like Chris Osgood, Mathieu Schneider, Bryan McCabe, Bryan Berard, Michael Peca and Wendel Clark available.
Maybe even more impressively, it’s not like Milbury builds this roster by swinging high-profile but well-balanced blockbusters like some of his colleagues – he lost pretty much every trade that leads to that starting six. And you could make a strong case that we should waive the Pollock rule for Jason Spezza, since Milbury traded the second-overall pick on draft day and it was well-known at the time who the Senators would be using it on. We won’t do that here – rules are rules – but we all know what’s up.
So with apologies to its namesake, it’s Milbury who stakes out the early leader status for the Chiarelli Cup. But the competition is about to heat up.
Team David Poile
Goalie: Devan Dubnyk
Defensemen: Larry Murphy, Seth Jones
Forwards: Mike Gartner, Dino Ciccarelli, Jason Allison
Yikes. This loaded lineup is basically the anti-Milbury team; Poile did well on several of these trades, but has always been willing to give up something to get something. Still, that’s three Hall of Famers from his Washington days, plus two current all-stars – not to mention Shea Weber, who you could swap in on the blueline if you wanted. The third forward is really the only iffy spot, as Allison edges out a three-way Matt Duchene deal that only kind of counts.
The Dubnyk deal is a little bit of a sneaky addition, since he was barely considered an NHLer at that point and was basically given away to Montreal for nothing in return. Still, it counts, and based on his career resurgence in Minnesota it gives Team Poile a potential goaltending controversy with guys like Byron Dafoe and Tomas Vokoun. And as a side note, the Pollock Rule comes into play yet again, and it keeps a couple of big-name draft picks out of the Team Poile lineup: Joe Sakic and Erik Karlsson.
And just like that, I think we’ve got Milbury beat. With the two early favorites already out of the running, let’s see if we can find someone to challenge Poile.

Verzasca scores $26M construction loan for Aurora Condo in Sunny Isles Beach

Verzasca Group just scored a $25.7 million construction loan for its Aurora condo project in Sunny Isles Beach.
The firm secured the loan from New Wave Loans, a nonbank lender based in North Miami Beach, which it will use to build the 17-story, 61-unit condo tower at 17550 Collins Avenue.
The project will go vertical in the first quarter of 2019 and is expected to be completed by the end of 2020, according to Verzasca’s managing director Tim Lobanov.
Lobanov said the development is about 70 percent sold with most of its buyers coming from South America. Aurora, on the non-waterfront side of Collins Avenue, is priced lower than its waterfront competition. Units start at about $700,000, with most averaging $1 million. Nearby at The Estates at Acqualina, condos start $4.2 million.
Verzasca purchased the nearly 1-acre development site in 2015 for $10.5 million.
The Bay Harbor Islands-based development firm, led by president and former NHL player Darius Kasparaitis and Lobanov, has two projects in Bay Harbor Islands – Pearl House and Le Jardin Residences. Lobanov said both projects are now sold out.
In October, Verzasca sold a nearly 33,000-square-foot property at 2000 Biscayne Boulevard for $13.1 million where it planned to build a residential tower.
The company also has projects in Russia and Europe.

NFC Championship Game: Five Underrated Plays from the Blowout Win
The pick-six.
The strip sack.
The flea-flicker!
Big plays were a “big fucking deal” on Sunday night, as Joe Biden once said.
But lost in the glow of flashy highlight-reel stuff was a clump of key plays that made everything else possible, with smaller victories piling up in cumulative fashion on both sides of the ball. In a game that did not start in the Eagles’ favor, there was some tricky ground to navigate towards the end of the first quarter, and the Birds really executed on the strength of some crucial individual efforts.
Here’s my top five sneaky-important sequences from Sunday’s 38-7 win, not necessarily in order of importance, but going chronologically through the first half:
  5. 3rd and 6
It was the Viking drive right after the pick-6, with the ball game tied at seven.
Jim Schwartz called a safety blitz on second down to force a quick throw and incomplete pass from Case Keenum.
On third down, he brought pressure again, this time throwing a pair of linebackers up the gut and asking his secondary to play man-to-man coverage with a single high safety in coverage. Malcolm Jenkins fought through a pick play to attack Stefon Diggs and hang on for a critical tackle:
Big stop.
They’ve got 8 guys at the line of scrimmage with Rodney McLeod completely out of the picture as the emergency valve:
Jalen Mills is pulled off Diggs with a Kyle Rudolph pick, but Jenkins pushes through, grips him up, and makes the play.
  4. Blitz recognition
On the ensuing Eagles drive, it was 3rd and 10 from right around midfield, an obvious passing down. Would the Vikings try to pressure Foles in the same way Keenum was pressured?
Yeah, they would, but the Birds did a really nice job of diagnosing the coverage.
In this clip, you’ll see both Nelson Agholor and Nick Foles point out Harrison Smith creeping toward the line. And when I say “point out,” I mean they literally lift up their arm and point at the guy.
Foles does it twice:
It’s really smart stuff, but somebody has to account for the blitzer.
That’s Corey Clement, who smartly gets over to Foles’ front-side to put a body on Smith, as the other safety, Andrew Sendejo, rotates back into coverage from the weak side:
On top of that, you have Zach Ertz getting the critical YAC yards to move the chains. It’s a nice combination of pre-snap read via film usage, with an individual effort to boot.
  3. The right way to rub
I’m staying with the Birds’ second drive because it led to the game-winning touchdown.
They converted again on third down in the red zone, this time with a little flare to Ertz that was made possible by some good back-side blocking and a really nice rub route from Mack Hollins:
Just perfect execution and timing, with the Vikings diving towards the run fake side and Hollins selling the pick on Smith.
He sort of sticks his butt out a little bit and kicks out the left leg while putting his hands in the air as if he’s looking to catch the ball:
Clean stuff, nice simple pitch and catch from Foles to Ertz to keep the drive moving. And Hollins does his best Darius Kasparaitis impersonation with the hip check, only without crushing his opponent into the boards.
  2. The play before the play
On the sequence leading to the strip sack, the Birds stuffed a first down run to present the Vikings with a second and 9.
Minnesota found Jerick McKinnon in the flat with some room to run, and while he almost snuck by Mychal Kendricks for a big gain, the linebacker was able to hang on and force him out of bounds, putting Pat Shurmur into a passing down on the ensuing third and 5:
Doesn’t look like much, but when you freeze it, you can see McKinnon plant his arm in the ground and re-balance himself, just as Kendricks looks like he might over-pursue and whiff on the tackle with the first down marker in sight:
Stefon Diggs runs a little skinny slant/post whatever to make space for McKinnon and clear Ronald Darby out of the way. Kendricks has to make that tackle there because I don’t think Darby is getting over in time to shove the receiver out of play.
  1. The broken tackle
Corey Clement’s second appearance on the list also involves third down.
And I feel like nobody was talking about this on Monday, but the catch and run he made to convert on the Eagles’ second scoring drive might have been the individual effort of the game:
Consider the fact that the Eagle defense had just forced a red zone turnover. It was still a one-score game. It was getting close to halftime. The Eagles could have punted right back to Minnesota, but that effort kept the drive moving and led to Foles finding Alshon Jeffery for a 53-yard bomb that essentially sent the Birds to the Super Bowl.
The most impressive thing was that Clement caught the ball three yards behind the line of scrimmage and needed nine to pick up the first down. He put Pro Bowl linebacker Anthony Barr on roller blades and got all the way to the 36 yard line:
Corey Clement, man. He’s been making big plays all year long.
And he’s a rookie.
An undrafted rookie.
