Sometimes I feel I'm skill-less but then I look at my bedroom wall where a second door used to be, where we removed it and I realize how absolutely seamless it is. My fucking reno work is amazing. I can sling dry wall and plaster, I can paint entire rooms with out tape or drop cloth.

god it's less than a week to christmas. ok cool. yeah. great. all right.
i am. what have i been doing??? i don't know. I've sewn several things-- most notably a pair of leggings-- and the house renovations have progressed to the point that we're getting final measurements for counters tomorrow. I'll put pictures behind the cut. We painted the ceiling ourselves, as paint isn't included in the remodel.
I don't remember what I last posted pictures of. IDK there's a floor now, I didn't take pictures of that yet.

it's fake stone vinyl tiles. i know, not normally my aesthetic, and it's probably the thing that'll look most dated in a little bit, but there was no point trying to do anything wooden or wood-look because the rest of the house has original hardwood from 1950 and anything new wouldn't match. (the hardwood badly needs refinishing, let's not contemplate that right at this juncture...)
Max is from Elmira, btw, and only moved to Buffalo a year ago-- just in time for the blizzard to absolutely destroy his first apartment here and wreck most of his stuff. It was a bit of a harsh welcome to the city. He's soft-spoken and extremely polite and doesn't really know how to talk to me, not the way Jim the installer (fiftysomething and very experienced) does. He did gently laugh at me when I left yesterday and then immediately had to come back to get my keys, which I had locked inside the house (but of course as he was still there the other door was still unlocked). "I grew up in the kind of place where you don't bother locking doors," I said, and he was like "lol same".
(I know Elmira because Middle-Little went to college there. It's a sort of dire little place in the Southern Tier-ish region of NY, a couple hours away. The region is fairly economically devastated, alternating crushing rural poverty with Tourism Dollars; Elmira itself boasts a college, a prison, and precious little else.)
Anyway-- painting the ceiling over the weekend, I discovered that the real life hack for painting a ceiling is for at least one member of your party to be six feet three inches.

Anyway it's going great. The counters won't go in until January sometime, but early January. The electricians plan to come the day after Christmas and I won't be there until the afternoon so I'm going to check in with Jim today about what they'll need.
Meanwhile, I remembered that I hadn't set myself the goal of crafting anything for Christmas except I bought a bunch of scarf blanks from Dharma Trading to dye as gift wraps and gift components and my basement is all torn apart and I don't dare make that kind of mess in my mother-out-law's basement so I need to work out how to get that done so I'm really kind of slogging through that, a bit.
OH i just went to look at what the last pictures I posted of the kitchen were and the answer is LIKE NONE so omg sorry here's before we painted the ceiling, where you can see what it's gonna look like!

It's a much more open space, both of us can be in there, someone doing dishes while you cook is no longer the world-ending inconvenience it historically has been, and also now you can talk to someone in the living room while you're in the kitchen without needing to holler.
Yeah the gray cabinets are-- well they're pale wood washed with dilute blue, is what they are, and all the hard fixtures are in neutral shades like that, grays and gray-blues, and the countertops will be white with tiny sparkles, and the idea is that the big wall to the west and the little bits of wall around the windows will be painted some bold color we'll match with like throw rugs and hot mats and other changeable fixtures, so the kitchen can get "redecorated" with a new coat of paint and not clash with the hard fixtures. This job cost five figures, we're not re-redoing it during our lifetimes.

Home Improvement for The Ladies!
Your Own Homes Improvement Outline
(One for the Ladies)
Let me begin by saying what a home improvement plan will not do!  I have seen this happen more than once, so I will say this now.  A home improvement project, addition, upgrade, remodel, or makeover will not make up for a troubled marriage.  So for those that think home improvement may save a marriage, I'm telling you now that it will add more stress and it is a poor substitute for proper counseling.
With that said, when you see a home being sold due to a divorce, take a good look at the house because you may see evidence of a great remodel job. However, the marriage still failed. The scenario above leads into other areas of home remodel, acquisition and selling points.  Gentlemen, pay attention here! It is generally recognized that women are responsible for 80% of all decisions on whether or not to purchase a particular home.
So what influences the ladies in their decisions concerning home purchases and remodeling? By far the two biggest items are the kitchen and the bath.  If I had to choose one or the other, I believe I would look at which area was in need of the remodel more, while at the same time looking at the costs of both options.
As for the men, what do they want?  They would be happy with a large garage/workshop plus a secluded den or office to carry on with business or to retreat to the solitude of a "cave."  Men, as we can see, really don't spend as much time feathering the nest so as a result we see that contrary to popular belief, men really tend to follow the female's lead.
Generally speaking, you'll find that men don't pay much attention to draperies, window treatments, flower boxes, state of the art appliances, Jacuzzi tubs, well-lit bathrooms, large closets or floral patterns of any kind. They often prefer brown and gray everything, with a big garage, a shed, a sprinkler system and a privacy fenced back yard for barbeques and lounging in private.  Men also like low maintenance houses so they aren't constantly being asked to fix or repair things.  If left up to the men to decide, you would find that faucets, toilets, sinks, baths, floors, mirrors, cabinetry, appliances and furnishings would tend to be favored by their industrial strength qualities as opposed to beauty.
Those are general observations and many times they will not apply.  However, by keeping them in mind and using the 80/20 rule, they may help in the decision making process.  So now using what we know, it would be wise to slant your remodel towards the light and bright feminine side of life. It seems to make sense that if the women are the decision makers then we should let them decide on what really needs attention first!
Let's look at the kitchen first.  Can you paint or refinish the cabinetry and change the knobs and handles to get the new look?  Would new Formica laminate over the old counter tops with a matching backsplash do the trick?  Maybe a white ceramic sink with a new faucet will achieve the desired effect.  Quite possibly you may decide to rip it all out.  If that is the case, then paint the walls and consider tiling the floor also.  Often times, adding some minor electrical and lighting upgrades will help transform and modernize the entire effort.  Don't forget the new built in dishwasher and plumbing as well.
Custom cabinets, if designed, built and installed by a local reputable cabinetmaker with references and a picture book of previous work done, are often very attractive in price and quality.  I use craftsmen with low overhead who work on one job at a time.  Often I will ask them to make, in addition to the kitchen, a base cabinet for the bathroom to match, all for one low price.  When working with kitchens I always look to see if a wall can be opened up to create a pass through or bar stool counter top.   This lets in more light and allows the person in the kitchen to talk with and see the people in the adjoining room.  It also creates the effect of a more spacious kitchen.
The bottom line is that a well-lit, light, bright and spacious kitchen, well equipped with modern appliances, plenty of storage space and decorative tiles, paint and window treatments, will add value and appeal to any home's remodel plan.
Next, lets look at remodeling the bathroom.   Here again, we look to the feminine side as the women seem to spend more time here then the men.   So with the ladies in mind concerning the upgrade, I will often bite the bullet and rip it all out, the tub being the only exception!  If I can leave the tub in, the job is easier, faster and cheaper.  However, if I am looking at an olive green or yellowed chipped up and rusting ceramic eyesore, than a new fiberglass insert with a sliding glass door is going on my list of items to buy at the local Home Depot.
Jet tubs are the in thing, so I won't rule them out as a possible upgrade.  This decision again is based on the female as most men don't take candlelit bubble baths or require a pulsating massage.  Walls are painted with Sherwin Williams semi-gloss paint which creates an excellent moisture barrier to the walls.   With regard to walls, by adding tile or laminate half-wall wainscoting to the lower three to four feet of the wall, you'll add a nice touch.  Since you have torn out the old toilet and base cabinet, now is also the perfect time to rip up the old vinyl and put down ceramic floor tile before the new fixtures are installed. New lighting, mirrored vanity cabinets, G.F.I. electrical outlets, wallpaper borders, towel rings and bars are usually the finishing touch.  Even a man can appreciate coming home to a spacious, clean, modern, functional and aesthetically pleasing kitchen and bath.  One final note here:  Be sure to caulk everything when you're through.  You'll want to protect your new investment from rotting, from the inside out.  Dampness and wood eating insects are your homes worst enemies.
Now with the kitchen and bath out of the way, what do you feel is next? I myself spend on average about seven hours a day in the bedroom, so I tend to go there next. Once again, the closet is of importance to the ladies so I will look to paint that bright white, upgrade the lighting and install a closet organizing system to maximize the space that is available. A tip for the guys! Put in a shoe rack for the ladies, as most of you wouldn't even think about that little upgrade.
Once the closet is done, I'm back patching and painting the rest of the room.  Another smart thing you can do is to let the female decide on what color of Sherwin Williams brand satin super paint they would like to have applied.  I always make sure I get enough paint to do the ceiling as well because when you're on your back, you will be looking at it.  Once the walls and ceiling are done, the ceiling fan with light kit and dimmer switch go in.  Then the baseboards are prepared for installation before the carpet goes down.  Usually I paint them a shade darker than the walls and tack them to the wall about one-half inch above the floor.

Confetti Mouth
Here’s the newest installment of the Hazoff verse! I spent way too much time on pinterest earlier and ended up nailing down the visuals for all of the interiors and exteriors from the time the twins are born all the way until pre-baby 4. So, this is Harry and Jeff going to see their second house that they upgrade to when the boys are roughly 4 (The Twins) and 3 (River). 2.2k of gross fluff with some inappropriate language, but that’s about it. Edited by me.

If Harry was suspicious when Jeff told him that the kids were at his mom’s house for the day and that he had something planned for them, he never showed it. He didn’t question it when Jeff loaded him into the car and jumped on the highway. He still didn’t question it when they were still on the road forty-five minutes later. He just sat quietly in the passenger seat, a small smile on his face, while he hummed along with the radio. Jeff kept one hand on the wheel and the other resting in Harry’s over the center console.
Jeff was giddy the entire time, but he had to keep it concealed so he didn’t give anything away, even though Harry seemed dead-set on remaining oblivious to everything, likely pleased to have a day of relative peace and quiet without the kids. Still, Jeff was practically vibrating in his seat.
He had made that same drive a few times, the first being his initial look at the house, after being in correspondence with the realtor for a few weeks. Keeping it a secret from Harry had been a feat, working exclusively in incognito tabs, only taking phone calls on his lunch break at work so Harry wouldn’t be able to overhear. He had gone to visit the house a few more times, to check on different renovations and to simply just look at it, standing in the empty living room, trying to picture all of their furniture inside of it, visualizing how it would fill the space, how it would look with his family in it.
Though, a part of him has felt odd about not involving Harry in the process. Buying a house is a pretty big deal, and Harry had been so hands-on with the first one, really passionate about making sure that everything was near-perfect, that Jeff isn’t sure how he’ll react to being edged out of the initial decision. However, Jeff is pretty confident that he knows Harry’s tastes by now, so hopefully it will be a good surprise.
Pulling onto the quiet residential street, Harry is still sitting in his seat, looking out the window and evidently feeling very amicable. Jeff hopes it lasts.
He pulls into the driveway of 649 Hillsea Ave and cuts the engine. Harry’s smile gains a nervous quality, thinning a bit as he eyes Jeff suspiciously.
“Do you wanna get out?” Jeff asks.
“Why? Are we visiting someone?”
Jeff just shakes his head and hops out of the car, moving around to open Harry’s door for him and help him down.
“What is this?” Harry asks, nerves finally starting to fully manifest, his voice flinty getting louder.
Jeff can’t answer him, too full-up on joy and excitement. He’s afraid that if he opens his mouth, confetti is going to fly out, or something equally ridiculous.
“Seriously, Jeff, can you fucking say something? You’re freaking me out.”
Jeff nods his head in the direction of the realtor’s sign on the front yard, with the “SOLD” sign sitting proudly on top.
Harry turns and whips back around, his eyes wide, face turning pink. “What is this?” he whispers.
Jeff clears his throat, a lump suddenly forming. “It’s your’s. Well, our’s, if you want it.” He wiggles his fingers in a poor imitation of jazz-hands, “Surprise?”
Harry rakes a hand through his own hair, lip starting to tremble dangerously. His voice cracks. “What?”
“I know it seemed like a pipe dream, getting a bigger house. But that was a couple years ago. And we haven’t really talked about it since. But I’ve worked out all the finances and with my new position at work… we can do it. Well, I went ahead and did it, actually. And I wanted to surprise you.” Jeff closes the gap between them and wraps an arm around Harry’s shoulders. He’s relieved when Harry melts into him.
“I-- I don’t know what to say.” Harry says into Jeff’s shoulder. Before Jeff can respond, he continues. “Jeff. This house… it has two balconies.” He lifts his head like he’s double-checking, biting his lip like he’s hesitating. His eyes are asking, Can we really afford this?
Jeff grins. His cheeks are going to start hurting soon, he’s smiling so much. “Do you wanna see the inside?”
Harry nods, a smile of his own starting to creep onto his face.
Jeff wiggles the fresh key out of his jeans pocket and presses it into Harry’s open palm, letting him do the honors.
It’s more than satisfying, watching Harry’s jaw literally drop after only stepping into the foyer. All of the walls are white for now, because Jeff wanted Harry to have a completely blank canvas to work with, so everything is bright and clean, amplified by the natural light that all of the windows provide. If Jeff is being honest, the door and windows sold this house to him; everything about the house is beautiful, but they’re the features that he loves the most.
This will be their first two-story house, and the big staircase is hard to miss in the front hall, all dark wood and simple trim. All of the rooms are empty for now, long expanses of deep hickory hardwood floors flanking the foyer, a living room to the right and a dining room to the left.
Harry looks like he’s floating as he moves, stepping slowly and making the floors creak satisfyingly, like the crunch of a good loaf of bread. Apparently the house was built in the thirties and has great bones. All the floors are original but have been sanded and refinished. Jeff follows silently while Harry explores, watching as he drags his fingers over built-ins and door frames, his green eyes making sweeping arcs as he surveys everything from the bottom to the top.
They make their way to the kitchen, where the island is bigger than their entire current kitchen. The countertops are a dark granite with white cabinets, paired with a neutral, small-tiled backsplash. The range is huge, and it even has a big brushed stainless steel hood.
Harry inhales sharply. “Jeffrey, there’s a pot filler.”
“Yeah, I know,” Jeff snorts. “I had it installed.”
Harry is on him in a second, wrapping a leg nearly around one of Jeff’s hips, clinging like his life depends on it. “God,” he breathes out. “I’m so sorry I’ve been so weird and quiet, I love it. Everything. I love you.” He loosens his hold marginally so he can lean back and kiss all over Jeff’s face.
“How can you love everything if you’ve only seen part of the first floor? We still haven’t done upstairs and the backyard,” Jeff says. Harry pinches him. “Oh, yeah. And I guess I like you too.”
They poke around downstairs for a few more minutes. Jeff shows Harry the half-bath and all of the closets. Harry starts verbally planning all of the storage racks he’s going to get from Ikea and Jeff nods away, pleased that Harry seems much more enthused now. It was a lot to take in at first, so Jeff doesn’t blame him for being a bit shocked, but having outwardly happy and excited Harry is far superior.
On the upstairs landing, while peering down the hallway, Harry tentatively asks, “How many bedrooms does it have?”
“Four, including the master. There’s an office, though. If we wanted another bedroom, for whatever. Or, like.. I already talked to a builder. We could either do some shifting with the current structure or add on to the downstairs.” Jeff says it as mildly as possible. The boys are a handful already, and while it’s on the table -- having another baby someday -- it’s not something they really talk about in the present.
Harry’s face remains pleasant, though. “You’ve put a lot of thought into this. I feel kinda bad, that you had to do it all by yourself.”
“It was no problem. You take care of the kids most of the time, so the least I could do is get you a nice house.”
Harry’s cheeks turn bright pink. “Our house is nice. I mean-- well, the one we’re currently living in.”
“It is. I’m gonna miss it.”
“But?”
“But this is good. Don’t you think?”
“Yeah,” Harry exhales. “Of course. It’s gorgeous. And now the boys will be able to have their own rooms,” he pauses, “It was time.”
“As long as you’re happy, I’m happy.”
Harry ducks his head, bashful, like they haven’t been married for years now. “You’re being very sweet today.”
“Am I not sweet everyday?”
“Hm. No comment.”
Jeff pinches Harry’s butt when he turns on his heel to head down the hall, and is rewarded with a very undignified yelp.
They peruse the bedrooms, discussing how great the natural light is and plans for where they’re going to position beds and furniture for the boys’ rooms. The master bedroom is last, and Harry nearly cries when he walks in. When Jeff asks why, Harry thickly says, “It has crown molding,” like that’s some type of valid reason to be brought to tears. He supposes today has been an emotional day, so Jeff won’t give him shit for it.
The master is one of two rooms that gets a balcony; the other is a small sitting area near the upstairs landing, which is likely going to be overrun by the boys.
“Are we gonna put chairs out there? Oh, imagine having coffee out there in the morning? We need to do that, like, immediately. Which reminds me, when are we moving in?” Harry says all of this practically in one breath.
“Yes, we can do that,” Jeff laughs. “And I have everything arranged already. I just need you to figure out which days will work best for you and the kids, and then we can go from there.”
Harry’s nostrils flare and he gets that glint in his eyes, the corners of his mouth turning up slightly. “You are so getting laid tonight. Like, the most laid anyone has ever been laid. The ultimate laid.”
“Didn’t you know? That was the whole reason for this entire thing. I was angling for sex.”
“I’m not even mad.” Harry shrugs.
The master bathroom is absolutely enormous and Harry is apparently in love. Even as they’re walking back downstairs, he keeps talking about the glassed-in shower and the jacuzzi jet tub.
As soon as they step on the back deck, though, Harry goes quiet again. The entire backyard is all fenced-in, a huge expanse of perfectly green grass equipped with a stone patio, a swing set, and space for a garden. Most of it gets direct sunlight, but there’s a big oak tree that provides some shade. Jeff already has plans for putting up an standing umbrella, and maybe even a hammock. There are two smaller trees towards the back that should be able to support one, and he knows Harry would love it.
When he looks at Harry, he can tell exactly what he’s thinking, just by the expression on his face: soft, half-smiling, and a little bittersweet. He always looks like that when he’s either thinking of the kids or watching them play in real time. Jeff asked him once, why he looks like he’s caught between happy and a bit sad, to which Harry explained that he loves seeing the kids exactly as they are, but he’s already sad for the future, when they won’t be little anymore. Jeff is more of a “roll with the punches” type of guy, but he gets it.
Turning his attention to the yard again, Jeff can conjure up the same image he has been for weeks now. Jude and Eli on the swings, River trying to climb up the slide instead of going down it. All three of his boys running through the grass. Harry using the sit down mower to cut the lawn, having the boys take turns for a ride-along on his lap.
Jeff even dares another thought, one he only indulges in every now and again -- a fourth baby, boy or girl or whoever they want to be, because Jeff isn’t picky, crawling across a blanket while they have a family picnic. A fourth baby growing up with three older brothers who loves them and torments them in equal measure. A fourth baby who will only ever know this big, beautiful house, with plenty of room to play and grow. The house that they needed and wanted and everything in between.
Jeff is pulled out of his thoughts when Harry slips their fingers together, bumping shoulders.
“So, do you like it?” Jeff asks, feeling quite smug.
Harry narrows his eyes at him. “Don’t ask stupid questions, Jeffrey. I can take back what I said earlier.”
“Bullshit. There’s a pot filler in your new kitchen. I know that shit gets you going. You’ll only be punishing yourself.”
“Excuse me,” Harry scoffs. “That is… entirely not true.”
“You’re a shitty liar.”
“Honesty is the best policy, Jeffrey.”
“Well then can you be honest with me for a second? I promise I’m not fishing for anything. I just want to make sure that you’re really okay with all of this.”
“Of course. I’m so, so happy right now,” Harry reassures before smirking. “So happy that I thought about blowing you in the kitchen when you first showed it to me. Right by the stove, so I could keep an eye on my new appliance the entire time.”
“I knew it.”
Harry laughs and tugs on Jeff’s hand. “Come on. I wanna go look at that tub again.”
“Lead the way,” Jeff says. His cheeks do hurt from smiling.

On the plus side, it’s durable, easy to clean and is UFH-compatible. However, if you’re standing for any length of time, it can make your legs ache. It’ll be cold in the winter without UFH, while softer stones may scratch and textured surfaces harbour dirt.
Timber
It’s best to avoid using solid wood in the working areas of a kitchen as the boards can shift and warp with humidity and UFH. Blocks, such as parquet, are more stable but should still be cleaned with a damp, rather than wet, mop. A better option is engineered boards – made with a core of HDF or plywood with a layer of real wood on top. These are more stable structurally and usually UFH-compatible as well.
Other options include naturally bacteria-resistant and eco-friendly cork and bamboo, but like all such woods, they’re easily dented. In most cases, wood can be repaired with gentle sanding and refinishing. Check if your boards come prefinished or if they have to be oiled or waxed on a regular basis.
Vinyl
Vinyl has come a long way since it first appeared in the kitchen and its new-gen hard incarnation, LVT (as opposed to sheet vinyl on a roll), is easy to clean, water-resistant and comfy underfoot. In some cases, it can even be laid straight over an existing floor. Most tiles and planks replicate wood or stone with a digital print and faux grout lines but you can also find coloured and patterned tiles. Choose a good-quality version and it’ll have a thick wear layer so it protects against damage and scratches. Many are UFH-compatible but check with the supplier.
Laying it properly is key to its longevity – the sub-floor will need to be even and you may have to fit underlay first or glue it in place, depending on the system. Be sure to add pads to stool or chair legs to prevent damage over time.
Laminate
If you’re choosing laminate, it pays to invest. While there are several budget options, they may not be especially hardwearing or water-resistant. Good-quality versions, however, come with realistic-looking designs and planks that can survive the odd spill. Laminate is made from a melamine back, an HDF core and a high-resolution image of wood, stone or tiles protected by a transparent wear layer. This makes it resistant to scuffs and scratches, although damage can’t be repaired.

Laminate can also sometimes feature a textured finish for extra realism. Even at the top end, it’s still a relatively affordable flooring option that won’t stain and won’t need sealing. Check its UFH-compatibility though, as not all of them will suit dry systems, and some require underlay.
Tiles
Ceramic, porcelain or terracotta tiles are another popular option. Porcelain is a harder version of ceramic, meaning that it’s low maintenance, hygienic, easy to clean and incredibly durable. It’s also UFH-compatible and is often available in covetable marble or reclaimed timber effects. Porcelain tiles are usually more expensive than ceramic. They’re cold without heating and can be uncomfortable for long periods of standing.
More affordable ceramic and terracotta tiles have many of the same qualities but can crack and chip more than porcelain. This is worse for ceramic tiles, as any chips will reveal the white base – terracotta is, at least, solid-bodied.

Lino or rubber
Lino – or under its brand name, Marmoleum, is a mix of linseed oil, cork, wood and resin as waterproof sheets or tiles. It’s durable, warm underfoot and hygienic but needs to be sealed once it’s laid. On the plus side, it’s easy to clean and UFH-compatible. On the negative? It can fade over time or develop a yellowish tinge.
Rubber tiles or sheets are equally comfy underfoot, and have the bonus of being water-resistant and robust. It can even be designed with studs for extra grip. On the downside, it can dent over time, and smooth finishes can be slippery. Rubber tiles need a smooth subfloor and you’ll need to check if your version is UFH-compatible.
Concrete and resin
Poured floors are ideal for creating a seamless finish but require more complex, and often costly, installation. Concrete needs sealing once it’s set to be water and stain-resistant, but it’s otherwise easy to clean and UFH-compatible. It’s resistant to chips and cracks. Resin is warm underfoot, waterproof, easy to clean and UFH-compatible but again, will need to be sealed to help protect it from scratches and stains. However, it can be refreshed with sanding and resealed if damaged.

A Hudson Yards Renovation Renews a Foyer, Kitchen & Bath
After moving in, we wanted to redo the kitchen, but the most urgent fix was the bathroom. Some prior higher-floor leak had unmoored a section of tile, and the previous owner refused to repair it as a condition of closing. This was our first lesson in how different a Seattle and New York renovation could be.
Deciding to do the larger renovation
Our foray into bidding a standalone bathroom remodel proved short—we got as far as finishing the design when the co-op came back with a series of unexpected plumbing requirements, chock full of things we’d never heard of like water hammer arrestors and Laticrete. The price nearly doubled, and if we were going to spend much more on a remodel, we decided we should save up and do the larger apartment renovation we had hoped to.
With regular re-spackling, we figured we could buy time while we saved up. That folly ended a year and a half later when, hours before leaving for vacation, a precarious section of tile came crashing down. Our super covered the crumbling wall with a plastic tarp, but it was clear: it was time to begin bidding.
…we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made. costs.
Finding the right general contractor with multiple skills
We weren’t sure exactly what we needed—walls weren’t moving per se, but our co-op seemed to want an architect. So while we asked the initial bathroom contractor to bid, we also thankfully posted our project on Sweeten. To complete our renovation, Sweeten paired us with a design-build firm with architecture training. They also did custom millwork, making it the perfect fit for our project. Not only did the general contractor immediately understand our aesthetic, but we also had a great rapport.
In planning the remodel, we knew we wanted to play off the building’s modest Art Deco bones, but in a way that wasn’t slavish or theme-y. We also both brought mild obsessions to the mix—for me, an inexplicable passion for English cabinetry, for Chris, a desire to put a banquette in any possible corner.
Reworking the kitchen layout
The first big choice was how to manage the kitchen layout. The room was spacious enough—designed as an eat-in when 24” of counter space seemed ample—but the two doorways weren’t in an ideal location. One opened onto the foyer and the other onto a back hallway by the bedroom. It had also been poorly updated in the intervening years: half of the footprint was wasted, with a lonely refrigerator in one corner and an errant desk in another.
The location of the gas riser dashed our hopes of moving the entry to adjoin the living room, so our contractor suggested closing the smaller opening to create a wide galley with room for a banquette. This would extend the cabinetry the length of the room on one side, doubling the counter space and creating room for a wine fridge and pantry to boot.
While we played with centering the sink and range on the counter runs, our Sweeten contractor advised against it to preserve prep space. In hindsight, we were happy to have lived in the space before renovating: symmetry looked better on paper, but from experience cooking in the space, we knew her recommendation would be more functional.
To keep the room from feeling enclosed, we substituted upper cabinets for extra-long open shelves on one side, then tucked in under-cabinet lighting for function. The banquette capped off the space, creating both more storage and a place for friends to hang out while cooking.
Giving the foyer a purpose 
Our foyer situation was a classic New York City conundrum: too small to do much of anything useful but large enough to be wasted if empty. We decided on a full-height bookcase that’s only 8” deep and it holds loads more than we expected. On the opposite side, our general contractor fitted narrow custom cabinets to serve as a bar. There’s just enough depth to squeeze in double rows of liquor bottles and glasses, saving precious room in the kitchen. We ran new electrical to hang art lights over tall mirrors—the goal was to make the whole space pull triple duty as an entryway, a library, and a bar—then painted the foyer and kitchen cabinetry the same deep gray so that the two spaces relate.
A renewed bathroom in classic black-and-white
In the bathroom, we preserved and refinished an original tub and stuck to a classic black-and-white New York-inspired scheme with updated finishes. Given the narrow layout, the primary play here would be with subtle geometries—and taking advantage of our building’s extra thick walls. A hex marble floor worked well with the warmer white subway tile and porcelain. Our contractor recommended extending the floor tile onto the base of the walls to stretch the visual plane of the room.
The hexagon echoed in new shower controls that help tame the notorious temperature fluctuations that come with living in an old building. In such a small space, we took a cue from hotel bathrooms and put a pedestal sink atop console legs to keep the space open. An extra-tall recessed medicine cabinet provides both storage and electrical outlets.
My favorite thing of all is the towel warmer which took forever to source but that I deeply love for its hex bars and Anglophilic appeal. The contractor placed it in a deep niche so that the warm rails wouldn’t risk singeing passersby. We decided to paint the walls and ceiling in a black high sheen that makes the ceiling recede and the white surfaces gleam. Strangely, of all the things in the apartment, the shower glass proved one of the most frustrating: it wasn’t installed until five months after everything else wrapped up.
Finding the budget for hardwood floors
New wood floors were the most unexpected part of the reno. We had only budgeted for the kitchen alone. But the more floor options we looked at—and after our contractor dissuaded us from several temptations like Moroccan Bejmat tile—the more we wanted hardwood in the kitchen. That meant either putting down maple boards to match the rest of the apartment—despite disliking their color—or redoing everything. Our contractor’s opinion was that changing the kitchen floors would make one of the biggest impacts in the space. So a month into the renovation, after all the other demo was done, we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made.
Becoming comfortable with flexibility 
Stepping back from it now, our major lesson was in developing a deep comfort with flexibility. We found that we could be much more controlling of our remodel in Seattle than here. New York’s interminable series of permits, co-op requirements, and engineering reports—paired with the inelasticity of old spaces—meant we had to take a go-with-the-flow approach that made trust and an ability to laugh key. Also, best to know exactly what you’re looking for before you start to remodel.
Our contractor taught us the biggest lesson of all: do it all at once if you can. It’s not the disruption that’s the problem, really, or that rework ends up costing more—it’s that few of us really have the talent to create a cohesive space in small increments. Unfortunately, we didn’t quite learn this last lesson in time. During our reno, our bedroom became the storage unit for our furniture.
More than anything else, we were lucky to have a real partnership with our Sweeten general contractor to see us through the changes and warn us off of bad choices. We feel a bit like we’ve earned our honorary New Yorker stripes: we chose a space that we thought was a diamond in the rough and hoped we could turn it into a classic city respite. We feel like—at least to our taste—we got there, and now we have this lovely, large-living one-bedroom to come home to in one of the most dynamic parts of Manhattan.

Bricks are one of the most durable materials out there, and they hold up well to outdoor foot traffic over the long haul. Cost: This one is tricky. Technically, over the short term, brick is one of the more expensive options. However, if you install brick correctly, it will literally last you until you destroy it yourself. Additionally, brick flooring is different than solid bricks – it usually comes in pavers, which are thinner and significantly less expensive. Look: There is just nothing out there that can compare with the look of natural brick. It adds a very unique feel to your space. Hardness: I mean….I think we can all agree that brick isn’t exactly soft. Uneven: Brick is already uneven and through natural wear, it will only get more so. Concrete Does concrete really count as a floor? I guess you could say concrete is the anti-flooring outdoor option. Many homeowners are drawn to using concrete outdoors because, well, have you ever heard the expression ‘hard as concrete’? You’d have to really put some effort into destroying concrete, which means it will probably last you forever. Also, you probably don’t even need to do anything. Chances are your house came with a concrete patio and, if you want, you can stain it. Or you can just leave it be and go au naturale. Pros of Concrete Flooring Durability: Like I mentioned, concrete is one tough cookie. If you go the concrete route, you will probably be able to keep your concrete porch flooring for the entire time you live in the home. Maintenance: I mean, sweeping and hosing when it gets dirty – it doesn’t get much simpler than that. Versatility: With staining and stamping, you can really create a unique, stylish design on your existing patio. These techniques, however, will not last nearly as long as just plain ol‘ concrete. Price: If you just go with the concrete you already have, or even lay some new concrete down without any staining, this is a super cheap option. Environmentally conscious: Since the concrete is usually already present, you don’t have to use any new materials and, if you don’t stain it, you won’t be using any solvents or chemicals. Cons of Concrete Flooring You have to pay to play: Basically, if you want to jazz up your concrete and make it look trendy and stylish, you’ve gotta put some money into it. This changes the lifespan of your anti-floor and comes with the likelihood of chipping/peeling over time. Dirt: Have you ever walked barefoot over concrete and ended up with no dirt on your feet? Yeah, me either. Even freshly cleaned concrete, unless it’s stained, never really looks or feels clean. Hardness: If you’re going to be standing on your patio (for example: if you put a cooktop/grill out there), it is going to feel hard on your joints.
