Modular Elevators - Now You See It, Now You Don't / What will the elevator look like when it is ultimately finished? In other words how will it integrate with the overall design of the building? There has been plenty of misinformation about modular elevators. Many believe that it is always an easily identifiable hoistway or shaft on the exterior of the building. That is not true, of course. First, they can be placed inside a project or on an exterior wall. Placement for MEM is not a usual concern as they can go wherever the architect deems is suitable. Secondly though, just because they are placed on the exterior does not mean that it will be easily identifiable when the project is finished. Below you can see a series of photographs of the MEM Elevator System being placed on an exterior wall, but then it is covered. It seamlessly fits into the overall design. You can also see in the series when designed early in the project, how tight the relation can be between the elevator and building structure. It can then be covered in nearly any material used today. Like Magic Poof. Like magic it is gone. The building retains the look the architect, owner and designer desired. So, if your concern in going with the MEM Elevator System is that it won't integrate into the building design don't worry. It will. That means that you can have all the advantaged of the MEM Elevator System with no drawbacks when it comes to project design. But let's not ignore the inside of the structure. An Elevator Just Smarter Sometimes, due to the complexity of elevators people think that a modular elevator has to be even more difficult to use in a planned building project. That assumption is not true. A modular elevator is just an elevator in most respects. They have many of the same components, just installed in a smarter and better way. 6 Reasons Modular Quality Matters – We have all been frustrated by low quality. Items purchased in good faith sometimes seem to break before they come out of the box. Or once out of the box, they look or perform nothing like what was pictured or promised when we bought the item. Instead of being happy with the purchase, words like cheap and flimsy cross our lips, meaning that we have been had. The more expensive the item, the more remorse follows. However, in the modular industry quality is high because we take an antiquated process where onsite construction is the norm and move it to a production facility. What was then built by various people, in various trades, in various conditions becomes an orchestrated symphony of production. Historically poor quality and high cost is moved to a factory where exact processes and standards can be measured and accomplished. The modular process takes various acts of individual quality to a habit of success. For instance, our factory produced hoistways are always plumb and level. That is simply due to our factory processes that cannot be accomplished on the jobsite and it shows.

Constant inspection makes us better. "Quality is not an act, it is a habit." Aristotle As Aristotle said, "Quality is not an act, it is a habit." And those habits are formalized into higher quality with modular manufacturing. In modular building you will never hear “close enough” or "I guess we will have to make it fit." It is right every time, because the habits that produce quality are built in. Modular Quality Matters - More than a Slogan Unfortunately, there are outliers in some manufacturing facilities. Quality becomes just a slogan. If modular quality matters why do some not improve quality? Procedures are skipped, shoddy workmanship is allowed, new practices are slow to be adopted or worse continued tinkering and "problem solving" doesn't allow for systems to work. In other words, if you have a team of problem solvers constantly changing the system in an unorganized fashion, the quality will undoubtedly suffer. At Modular Elevator Manufacturing we make sure changes to procedures are checked and double checked before becoming standard operating procedures because modular quality matters. One person cannot just change something at a whim, even if it is generally a good idea. The procedure must likewise be changed with the whole team being aware of any alterations. That is where habits of quality are formed for the whole organization. We agree with the Phil Crosby philosophy of quality and as a literal rocket scientist he knew a thing or two about it. He said, “Quality is the result of a carefully constructed cultural environment. It has to be the fabric of the organization, not part of the fabric.” Quality is not posters, or slogans or bright ideas that get used once and then forgotten. For us quality is a top-down effort and philosophy emanating from senior leadership and permeating the organization at every level. Quality is crucial and should matter that much at every business. It does at Modular Elevator Manufacturing where we take quality seriously. The List of Why Modular Quality Matters With that said here are the 6 reasons quality matters for us at MEM. There are probably more but these came to mind: - Safety – People ride in our products everyday! We owe it to them to produce an extremely safe product. Quality makes sure of that. Also, we owe it to customers to have safe delivery and installation practices. Other don’t. - Morale – Nothing can crush the spirit of a team more than to know what they are producing stinks. Low quality creates low expectations throughout the organization. Turnover due to dissatisfaction and poor leadership is the result. It leads to a workforce with less experience and less training. Quality suffers. - Cost – Quality reduces costs. With elevators the savings are not necessarily in the product’s up front price tag, but still there. When the unit is delivered and handed over, any poor quality becomes the burden of the building owner. Those costs are often hidden from the customer until it is too late. A cheap elevator turns out is a cheap elevator. - Longevity – This is real important in the elevator industry. In the hundreds of projects we have been a part of, all are still in service (unless the building was decommissioned). Our quality produces longevity and that says a lot with 40 years experience. - Retention – Low quality makes it difficult for some to retain customers and good relationships. The low quality modular elevator company has to always find new victims for their poorly constructed product. We have an extremely high customer retention rate due to the care we use when producing an elevator. - Reputation – This really hurts the most. Poor quality from other manufacturers gives the whole of the modular industry a blackeye. Quality You Can Trust The entire premise of modular construction is that by instilling factory processes into the construction trade, the industry can produce a higher level of quality, faster and often at a reduced cost. That is what we do at MEM day in and day out. However, when slipshod practices and lack of experience infiltrate the market, quality declines. Then the premise of factory production being better comes under attack. Whether due to ignorance, no experience or a desire to make a fast buck, when quality is ignored the reputation of the industry gets sullied. The result is a better process that produces a better product (safer, greener and faster) becomes more difficult for the consumer to accept. Who knows how many dollars, how much time and how much energy has been wasted. How many injuries could have been avoided? All due to a very small number of businesses that do not see quality as important. That is why at MEM we do not think “close enough” is good enough. The Wright brother's first flight, Guttenberg's printing press and Edison's light bulb are at the top of the list. But one moment rarely considered is the time Elias Otis cut a rope on a suspended the elevator at the 1853 World's Fair. On that fateful day when the cable was severed the elevator did not fall due to his unique braking system. The elevator became safe and the world was able to build up creating skyscrapers and a new city lifestyle beyond four-stories. SEE VIDEO Designers, architects and engineers have been trapped into placing a tower in the midst of the project and after nearly everything is finished, the project is turned over to the elevator mechanic. They come and go as they will and one piece at a time the elevator is built from scratch from crates of parts inside the hoistway.

That laborious, inefficient process is carried out anytime a multi-story project is built. This slows completion, wastes resources and can greatly expand the time that it takes to allow occupancy. But this building mess can be cleaned up through the use of a modular elevator. The modular elevator innovation changes everything. This innovation is not new. Top Projects 2022 Review - 2022 was again a record breaking year for Modular Elevator Manufacturing. The Elevator Revolution is taking hold nationwide and we have several projects completed in 2022 that standout. So below is a review of MEM's top projects in 2022. In the list two of the projects have been nominated for the highly prestigious Modular Building Institute’s annual Awards of Distinction and several others have been recognized for their innovation, jobsite time savings and cost savings. So without further ado here are our top projects in 2022. Making the Design Pop The first is a nominee regarding the Awards of Distinction. It is a glass elevator that is contemporary in design for a concession area in a 1500 acre park. The designer of the project, Pop Up Park, had a vision and MEM was able to fulfill that vision and help create a beautiful space. The free-standing modular glass elevator was used due to the high seismic zone and was separated from the repurposed containers to give the additional feel of openness that a park application calls for.

Multi-Elevator Projects - No Problem The second project on our list of top projects 2022 is also a nominee for an industry award. It truly demonstrates what the Elevator Revolution is all about. For this application the Modular Elevator System was used in a large hospital setting for multiple elevators of similar capacity and design. With repeatable design, consistency in quality and speed to use it is the best solution for any low to midrise project. Housing Crisis Solution The housing crisis across the country is a national problem. Homelessness needs to be addressed quickly and with an eye towards savings without giving up quality. The MEM Elevator System came to the rescue in several affordable housing projects in 2022. Our most outstanding example was the Watts Works supportive housing project with Daylight Community Development. Daylight is a leader in the affordable housing arena, blazing a new trail in building supportive housing faster and cheaper with maximum social impact. Building Educational Excellence Schools remain a big part of what we do at Modular Elevator Manufacturing. Generally in California, if there is an elevator in a school, chances are it is the MEM Elevator System. We know the needs of a school district and how we can address those needs best. When the Newhart Middle School started looking for an elevator MEM was the logical choice, but some thought that modular elevators could only be placed on the perimeter of the structure. Understanding the Elevator Industry

Understanding the Elevator Industry - The elevator industry seems like a tough nut to crack. They tend to keep to themselves with their own language and their own priorities. They do not even like to talk about anything beyond your need for them. And so far the cloud of mystery is working pretty well. Motivations remain obscured. The technical jargon overrides any conversation. The result is the construction industry remains beholden to just a handful of providers. This is despite the elevator being a rather simple product. One box going up and down inside another box. But can it really be that simple? It is more complex than that for sure, but the obfuscation by the elevator industry does not help their reputation. In this blog post I am going to uncover just a few truisms of the elevator industry from the inside. In that way you will understand them or us better. Then you will be able to make more informed decisions regarding vertical transportation. So, here's the short list. They may shock you and shake your current understanding of the elevator industry, but here they are. I will write about each in more detail below: - For big elevator, its not about the product you ride in. - The purpose of the components is to keep you or others captive. - All elevators regardless of name plate are about the same. - Big elevator companies do not manufacture elevators. Now let me be clear, I am not passing judgement on the ethics of elevator companies. It is just important to understand the industry better. Our hope is that this will allow you to make better choices on your next project. Its Not About the Elevator For most manufacturers, when you buy the product it ends the process. You have what you want. They have what they want (in the form of payment). Both go separate ways unless there is a problem. Not so in the elevator industry. It became apparent early on that there is a ton of money to be made in maintaining elevators. Also, as the product improved over time, it became even more profitable. The parts became more reliable and standards improved. The maintenance contract was born. To substantiate that point, Otis in a recent SEC filings said, “New Equipment and Service, which, for the year ended December 31, 2019, contributed 43 percent and 57 percent of our net sales, and 20 percent and 80 percent of our total segment operating profit, respectively.” Did you get that? That means is that new equipment or elevator sales while important are no where near as profitable as the maintenance contracts. Why does this matter? Because selling a type of elevator that maximizes profitability in the maintenance contract is the goal and not necessarily what you need. One real quick example. In a low rise project often the most cost effective and best functioning elevator is a hydraulic unit. Of course that depends on several factors. Yet people have been upsold and bought a traction unit (one with ropes) when one is not needed in the least. The cost of the maintenance can be three times as much for the traction unit. Understanding that can change perspectives on the unit required. And there are many other factors that can be influenced with that knowledge. One certainly would take more time to consider the maintenance contract and care less about the up front cost of the unit. Components Are Just Not Parts An often overheard phrase regarding elevators is whether parts and components are proprietary or not. Proprietary in the elevator industry does not generally mean what it does in most other industries. Proprietary components outside of the elevator business usually indicates something special. It is something that sets one product apart from the others. Or it can mean something they want to keep secret from the competition. Not really the case with elevators. The purpose of "proprietary" parts in the elevator industry is not to hide some special trade secret or technology. After all it is just a box that goes up and down in another box. It is to prevent the building owner from hiring a different company to maintain the elevator. As mentioned above that is where additional profit comes from. If proprietary parts did not exist, any elevator technician could service any elevator regardless of brand. Proprietary parts primary purpose is to keep you locked in. Unlike most any other product, you just can't buy a different elevator once the one you picked is in place. They have you and they know it. On that project we partnered with Ed Grush - project general contractor, KTGY - project architect, Silver Creek Industries - modular supplier and Danny Moizel at HGB Modular - consultant. Working with that group is like working with the dream team of construction and all were a joy to work with. They are each knowledgeable, experienced, have well run organizations and are leaders in the construction industry and modular industry as well. The Project They came to us needing a 5-story elevator for a transitional and supportive housing project. The solution was a stackable hoistway and an in-ground hydraulic jack. Setting the fully installed elevator was complete in just a couple hours. We were glad to be a part of the project. Using an in-ground jack was the best solution for the project. It has a fast, smooth ride that will serve the purposes well. The cab is made of tough Galvaneal steel with vandal resistant hall calls and buttons. It will handle the rigors of service for decades. We do not use wood core or particle board with the MEM Elevator System. Galvaneal reduced mold issues, chipping, breaking and warping that can occur with wood core cabs. As you can see in the video, the hoistway is built with tough 4X4 inch steel meeting all requirements. All the elevator components are installed and then it is wrapped in drywall ready for cladding. The elevator and jack arrive on a truck and then the in-ground jack is simply lowered into the pre-drilled hole. The elevator bottom section is placed on top. Then, the upper section is lowered in the same way and connected. The right elevator for the right job. Fast and ready for electric and start up.
