6 Reasons Modular Quality Matters – We have all been frustrated by low quality. Items purchased in good faith sometimes seem to break before they come out of the box. Or once out of the box, they look or perform nothing like what was pictured or promised when we bought the item. Instead of being happy with the purchase, words like cheap and flimsy cross our lips, meaning that we have been had. The more expensive the item, the more remorse follows. However, in the modular industry quality is high because we take an antiquated process where onsite construction is the norm and move it to a production facility. What was then built by various people, in various trades, in various conditions becomes an orchestrated symphony of production. Historically poor quality and high cost is moved to a factory where exact processes and standards can be measured and accomplished. The modular process takes various acts of individual quality to a habit of success. For instance, our factory produced hoistways are always plumb and level. That is simply due to our factory processes that cannot be accomplished on the jobsite and it shows.

Constant inspection makes us better. "Quality is not an act, it is a habit." Aristotle As Aristotle said, "Quality is not an act, it is a habit." And those habits are formalized into higher quality with modular manufacturing. In modular building you will never hear “close enough” or "I guess we will have to make it fit." It is right every time, because the habits that produce quality are built in. Modular Quality Matters - More than a Slogan Unfortunately, there are outliers in some manufacturing facilities. Quality becomes just a slogan. If modular quality matters why do some not improve quality? Procedures are skipped, shoddy workmanship is allowed, new practices are slow to be adopted or worse continued tinkering and "problem solving" doesn't allow for systems to work. In other words, if you have a team of problem solvers constantly changing the system in an unorganized fashion, the quality will undoubtedly suffer. At Modular Elevator Manufacturing we make sure changes to procedures are checked and double checked before becoming standard operating procedures because modular quality matters. One person cannot just change something at a whim, even if it is generally a good idea. The procedure must likewise be changed with the whole team being aware of any alterations. That is where habits of quality are formed for the whole organization. We agree with the Phil Crosby philosophy of quality and as a literal rocket scientist he knew a thing or two about it. He said, “Quality is the result of a carefully constructed cultural environment. It has to be the fabric of the organization, not part of the fabric.” Quality is not posters, or slogans or bright ideas that get used once and then forgotten. For us quality is a top-down effort and philosophy emanating from senior leadership and permeating the organization at every level. Quality is crucial and should matter that much at every business. It does at Modular Elevator Manufacturing where we take quality seriously. The List of Why Modular Quality Matters With that said here are the 6 reasons quality matters for us at MEM. There are probably more but these came to mind: - Safety – People ride in our products everyday! We owe it to them to produce an extremely safe product. Quality makes sure of that. Also, we owe it to customers to have safe delivery and installation practices. Other don’t. - Morale – Nothing can crush the spirit of a team more than to know what they are producing stinks. Low quality creates low expectations throughout the organization. Turnover due to dissatisfaction and poor leadership is the result. It leads to a workforce with less experience and less training. Quality suffers. - Cost – Quality reduces costs. With elevators the savings are not necessarily in the product’s up front price tag, but still there. When the unit is delivered and handed over, any poor quality becomes the burden of the building owner. Those costs are often hidden from the customer until it is too late. A cheap elevator turns out is a cheap elevator. - Longevity – This is real important in the elevator industry. In the hundreds of projects we have been a part of, all are still in service (unless the building was decommissioned). Our quality produces longevity and that says a lot with 40 years experience. - Retention – Low quality makes it difficult for some to retain customers and good relationships. The low quality modular elevator company has to always find new victims for their poorly constructed product. We have an extremely high customer retention rate due to the care we use when producing an elevator. - Reputation – This really hurts the most. Poor quality from other manufacturers gives the whole of the modular industry a blackeye. Quality You Can Trust The entire premise of modular construction is that by instilling factory processes into the construction trade, the industry can produce a higher level of quality, faster and often at a reduced cost. That is what we do at MEM day in and day out. However, when slipshod practices and lack of experience infiltrate the market, quality declines. Then the premise of factory production being better comes under attack. Whether due to ignorance, no experience or a desire to make a fast buck, when quality is ignored the reputation of the industry gets sullied. The result is a better process that produces a better product (safer, greener and faster) becomes more difficult for the consumer to accept. Shark Bite and Modular Elevators - Newhart Middle School/Mission Viejo, CA. Innovation can be hard to accept and try. In Mission Viejo however, they are embracing innovation and teaching it in a brand new facility at Newhart Middle School. At the recent open house Superintendent Kirsten Vital Brulte said, “We look forward to seeing how they use this innovative space to further their STEAM education.” There is no doubt the facility will be put to good use, but there could be a bigger lesson about innovation and acceptance of technology that we all could learn. This lesson of trying innovation struck a cord with me during a recent home renovation. We added on to our modest farmhouse a kitchen and upstairs bath. Of course to keep the costs under control, my wife and I decided to do some of the work ourselves. I am not totally without skills. The result is we took over some of the obvious stuff that we knew we could do. Painting, trimming out windows and doors and baseboards. New Fangled Product I also considered making the plumbing a DIY project. It was just a sink and dishwasher in the kitchen. Pretty straight forward. However, I was worried as it had been sometime since I sweated pipes. I then looked into Shark Bite plumbing and my suspicious mind started racing. It looked easy...too easy. If I used the snap together plumbing, I would definitely be able to avoid the difficulties of copper, but at what cost? Was this truly going to snap together so easily and hold? I would have definitely saved a ton of money, been able to put the plumbing in faster and complete the job on my schedule, meaning the kitchen would be ready sooner. You can only eat take-out off of paper plates for so long. Ultimately, however, I wasn't convinced. I just couldn't do the job with this new fangled product. The Conventional Route - Live and Learn We got a great reference for a plumber and so after he saw the plans and agreed, I wrote a check and scheduled the job. Weeks went by but in his own sweet time he arrived. However, as he clambered out of his van, what did I see? Rolls of PEX tubing. Also, all his shelves were filled with connectors and fittings for snap together plumbing. He said that for jobs like mine, that was what everyone is using. It was easy and quality. I watched agog as he went to work. It was as he promised and I had been a fool. I could have saved money, time and effort by doing it on my own with a more advanced product. Before lunch, he was out the door telling me to call if there were any problems and let him know when everything else was done so he could set the fixtures. I guess you sometimes just have to live to learn. Modular Elevators - Innovation You Can Trust

I immediately saw parallels between Newhart Middle School, Shark Bite and Modular Elevator Manufacturing. The Elevator Type You Need

Hope On Avalon/Los Angeles, CA - When it comes choosing the elevator type for any job, Modular Elevator Manufacturing will help. We are not a one size fits all elevator company, trying to shoehorn projects into a singular kind of elevator. Also our vast experience and knowledge helps guide during the project in making the best choices. That's the case at our current elevator jobsite at the Hope On Avalon project in Los Angeles. On that project we partnered with Ed Grush - project general contractor, KTGY - project architect, Silver Creek Industries - modular supplier and Danny Moizel at HGB Modular - consultant. Working with that group is like working with the dream team of construction and all were a joy to work with. They are each knowledgeable, experienced, have well run organizations and are leaders in the construction industry and modular industry as well. The Project They came to us needing a 5-story elevator for a transitional and supportive housing project. The solution was a stackable hoistway and an in-ground hydraulic jack. Setting the fully installed elevator was complete in just a couple hours. We were glad to be a part of the project. Using an in-ground jack was the best solution for the project. It has a fast, smooth ride that will serve the purposes well. The cab is made of tough Galvaneal steel with vandal resistant hall calls and buttons. It will handle the rigors of service for decades. We do not use wood core or particle board with the MEM Elevator System. Galvaneal reduced mold issues, chipping, breaking and warping that can occur with wood core cabs. As you can see in the video, the hoistway is built with tough 4X4 inch steel meeting all requirements. All the elevator components are installed and then it is wrapped in drywall ready for cladding. The elevator and jack arrive on a truck and then the in-ground jack is simply lowered into the pre-drilled hole. The elevator bottom section is placed on top. Then, the upper section is lowered in the same way and connected. The right elevator for the right job. Fast and ready for electric and start up.

Supportive Housing Benefits from the MEM Elevator System The mission of this project is important. We need Supportive Housing Elevators Fast. Supportive housing is also referred to affordable housing or low income housing, but regardless of the name the need is more than evident. So, when it comes to housing the homeless, faster is better to address the issue. But also we must use the resources available in a timely fashion. Funds are being allocated to help right now. Modular Builder Even Faster

"The elevator holds everything up!" that is a common complaint among those in the modular building industry. Modular companies are growing by leaps and bounds, but finding a way to incorporate vertical transportation quickly and smoothly was always a sticking point. It is true that modular building is the future. It just makes sense as it means a high-quality project completed in a greener and safer way. But one of the biggest selling points with modular is the speed in which the project can be completed. Typically when you place traditional construction on a timeline after the permits and financing is set, the ground has to be prepped, the foundation poured and infrastructure for the building brought in. Months tick by. Meanwhile, despite the project being totally ready to go, the building will make it no further than the drawing board until the site is completely ready. Modular takes all of the waiting out of the process as the building can begin as the site is being prepped, so when the location is ready, modular units are ready to be immediately swung into place. It is estimated that modular building can reduce time significantly as construction of the modular components can occur simultaneously with the site and foundation work. Deep Cleaning - Change for the Better

My Monday morning observation when deep cleaning points to modular and modular elevators. When going through my desk in what should be an annual ritual, but too often neglected,  I ran across an interesting item. Buried amongst the broke watches, a plethora of wires that go to who knows what devises and batteries (none of which still held a charge), I found a true vestige of the past; the old business card folder. I remember wanting one when I first graduated from college as it was considered a true and genuine indicator that you were in business, much like the now rare, rigid leather briefcase. The folder was unique as it was a single place to put all of your valuable leads and contacts. It was one step above the old Rolodex as it was leather bound and portable. Usefulness to Uselessness  I paged through the clear plastic sleeves of cards chuckling over the graphic design style of the various rectangles of 100% rag, 16 point stock that populated the folder. Each was a prized bundle of information I had collected over time and was once held dear, like a Stan Musial baseball card, but now I noticed how few were even still relevant. Businesses had closed or changed names, people had long since moved on or the information was out of date with AOL email addresses and FAX numbers prominently displayed.  But the cards, yellowed with time, were not the funniest part of what I discovered from my perspective. This is in response to a significant increase in sales growth as a result of a new nationwide marketing and sales campaign. Interest in the high-quality commercial modular elevator product is way up due to the national strategy being employed since the beginning of 2020 and the uniqueness of the product itself. MEM elevators are now scheduled to ship from the Los Angeles based company to as far away as New York City and projects are being considered at all points in between. This dramatic growth in the modular elevator market is despite the outbreak of the Covid-19 virus for many reasons. First, modular elevators set in less than a day. Then they are started up in less than a week in most cases. That means fewer people coming and going from the construction job-site, potentially meaning less spread. This contrasts with the old way elevators have been built. That method requires a steady stream of workers showing up for months at a time and working closely together. With conventional elevators, a hoistway is constructed first, and then all the components are shipped to the job-site and installed.
