People Stuck in the Elevator - It was storming pretty bad outside the hotel my wife and I were at. All day long red flag warnings were out on the beach, so we decided to stay at the hotel for supper. We were strolling towards the elevator as winds howled outside and I said, "You know, I've never been stuck in an elevator." with a laugh. I pushed the button and she said, "Well you just jinxed us."

Both of us chuckled a bit and then we heard the inviting and all too familiar "ding" as the doors opened and we stepped onboard. The doors swiftly closed behind us but then the lights flickered and we heard an unexpected clunk. I did jinx us! Obviously the power had been interrupted and as a result the elevators in the entire hotel came to a screeching halt. Not only that, but I am sure all sorts of services were interrupted throughout the property. As we stood there we both knew better than to panic, so we waited. That episode got me to thinking, if I were in charge of the building what should be done? I write a lot about elevators, but I rarely write on what the building owner or property manager should do when the elevator thuds to a halt. Not that this happens often. Elevators get stuck rarely in the United States and injuries are even rarer. Especially considering that elevators move nearly the entire world’s population or 10 billion passengers a week. There is the occasional power outage or mechanical problem, but statistically only 1 elevator ride in 12 million or so results is some kind of issue and when it does happen it is extremely minor in nature. But, my mind could not help thinking about when you are in charge and people are getting stuck in the elevator. What should be done? So, I came up with a list of steps if it ever happens to you. Feel free to borrow or print any of this list and keep it for a reference or reminder. Just remember the most important thing is to make sure the passengers stay safe and you do what you can to get the elevator moving as quickly as possible. Here's what to do: - Contact or respond immediately. No one wants to deal with this, but the longer you wait more panic and frustration sets in. This video (language warning) shows how upset people can get. - Find out if there are emergencies. If there are, contact 911. - Determine the number in the cab. Emergency crews need that info. - Be polite. They are your guests and unless they are vandals or nincompoops, they did nothing to get stuck. Be pleasant, apologetic and engaged. - Find out the floor and what elevator. - Tell the passengers what you are doing. Give them a timeline and don’t play it down. It's tempting to say a couple of minutes, but if you know it will be longer tell them. Honesty is best. - Give them important safety tips about elevators (see below) and don't assume they know what to do. Movies are filled with dumb ideas about elevators. - Call your elevator service provider, give them the details and ask how long before they can arrive on the scene. They will not know how long it will take to get the people out until they are onsite and assess. - Contact the people in the car with updates as needed. If it is going to be a while ask them if there is anyone they need contacted (dinner reservations to meetings). Go the extra mile, they may not have a signal or their phones. - Do not try to open the doors yourself or make repairs. Leave that for the professionals. Only act if told to do so by a licensed technician. - Coordinate with the technician or fire and rescue. Know what floor the passengers will be exiting the elevator and be waiting with water and/or food. You should also find ways to make things better for people getting stuck if you can. Make sure those trapped understand the following: - Tell them to try buttons. Start with the open doors button, and then try pressing the floor you are on button. Finally, the other buttons. Generally, this won't help, but it is a possibility. - Tell them not to try to get out of the elevator until told to do so. This is especially true if they are stuck between floors. - Reassure them they are safe, and there is plenty of oxygen as elevators are not air tight. - Elevators are design to not fall! Let them know this. - Tell them not to try to open the hatch on top of the car as it is not for them. It is for emergency rescue and opens from the top of the cab. - Tell them to not force the doors of the elevator open in any circumstance. Forcing the doors open can actually break the equipment, cause a further delay in the rescue, and result in injuries. - Let the passengers know it is okay to get comfortable and sit down. - It can get warm or cold. Generally elevators get their heat and air from the building and without stopping at floors and doors opening, temps could heat up depending on how many are stuck in the cab. Finally and Most Importantly One last thing, everyone on staff should know if you are the auto-dialed, priority call for the elevator car. Sometimes the emergency phones are programmed to contact the non-emergency police or fire department in the local jurisdiction. They can also be programmed to contact your elevator service company directly. No matter who is called automatically, it still does not relieve you of your obligations to the passengers. So find out what floor and open a dialog. It shows you care. Most importantly don’t let people just stand there wondering. If you do they will be thinking more of escape than waiting which is always a danger. Happy Endings Fortunately for my wife and I the emergency was relatively brief unlike Nicolas White. He spent 41 hours trapped in an elevator. When the power came back on in our case, the elevator system was reset and we zoomed down to the lobby without a further care in the world. We enjoyed a great gourmet meal and had several fun conversations about getting stuck... But we did take the stairs back to our room. Modular Elevators - Now You See It, Now You Don't / What will the elevator look like when it is ultimately finished? In other words how will it integrate with the overall design of the building? There has been plenty of misinformation about modular elevators. Many believe that it is always an easily identifiable hoistway or shaft on the exterior of the building. That is not true, of course. First, they can be placed inside a project or on an exterior wall. Placement for MEM is not a usual concern as they can go wherever the architect deems is suitable. Secondly though, just because they are placed on the exterior does not mean that it will be easily identifiable when the project is finished. Below you can see a series of photographs of the MEM Elevator System being placed on an exterior wall, but then it is covered. It seamlessly fits into the overall design. You can also see in the series when designed early in the project, how tight the relation can be between the elevator and building structure. It can then be covered in nearly any material used today. Now you see it, now you don't.

Like Magic Poof. Like magic it is gone. The building retains the look the architect, owner and designer desired. So, if your concern in going with the MEM Elevator System is that it won't integrate into the building design don't worry. It will. That means that you can have all the advantaged of the MEM Elevator System with no drawbacks when it comes to project design. But let's not ignore the inside of the structure. Again, below you can see what the interior of the building looks like facing the elevator doors and hoistway. It is seamless as well with no obvious break in the integrity of the design.

An Elevator Just Smarter Sometimes, due to the complexity of elevators people think that a modular elevator has to be even more difficult to use in a planned building project. That assumption is not true. A modular elevator is just an elevator in most respects. They have many of the same components, just installed in a smarter and better way. Installing the commercial quality elevator in a factory means more inspections, better fit of the components, and much less time on the installation. Modular Quality Matters

6 Reasons Modular Quality Matters – We have all been frustrated by low quality. Items purchased in good faith sometimes seem to break before they come out of the box. Or once out of the box, they look or perform nothing like what was pictured or promised when we bought the item. Instead of being happy with the purchase, words like cheap and flimsy cross our lips, meaning that we have been had. The more expensive the item, the more remorse follows. However, in the modular industry quality is high because we take an antiquated process where onsite construction is the norm and move it to a production facility. What was then built by various people, in various trades, in various conditions becomes an orchestrated symphony of production. Historically poor quality and high cost is moved to a factory where exact processes and standards can be measured and accomplished. The modular process takes various acts of individual quality to a habit of success. For instance, our factory produced hoistways are always plumb and level. That is simply due to our factory processes that cannot be accomplished on the jobsite and it shows.

Constant inspection makes us better. "Quality is not an act, it is a habit." Aristotle As Aristotle said, "Quality is not an act, it is a habit." And those habits are formalized into higher quality with modular manufacturing. In modular building you will never hear “close enough” or "I guess we will have to make it fit." It is right every time, because the habits that produce quality are built in. Modular Quality Matters - More than a Slogan Unfortunately, there are outliers in some manufacturing facilities. Quality becomes just a slogan. If modular quality matters why do some not improve quality? Procedures are skipped, shoddy workmanship is allowed, new practices are slow to be adopted or worse continued tinkering and "problem solving" doesn't allow for systems to work. In other words, if you have a team of problem solvers constantly changing the system in an unorganized fashion, the quality will undoubtedly suffer. At Modular Elevator Manufacturing we make sure changes to procedures are checked and double checked before becoming standard operating procedures because modular quality matters. One person cannot just change something at a whim, even if it is generally a good idea. The procedure must likewise be changed with the whole team being aware of any alterations. That is where habits of quality are formed for the whole organization. We agree with the Phil Crosby philosophy of quality and as a literal rocket scientist he knew a thing or two about it. He said, “Quality is the result of a carefully constructed cultural environment. It has to be the fabric of the organization, not part of the fabric.” Quality is not posters, or slogans or bright ideas that get used once and then forgotten. For us quality is a top-down effort and philosophy emanating from senior leadership and permeating the organization at every level. Quality is crucial and should matter that much at every business. It does at Modular Elevator Manufacturing where we take quality seriously. The List of Why Modular Quality Matters With that said here are the 6 reasons quality matters for us at MEM. There are probably more but these came to mind: - Safety – People ride in our products everyday! We owe it to them to produce an extremely safe product. Quality makes sure of that. Also, we owe it to customers to have safe delivery and installation practices. Other don’t. - Morale – Nothing can crush the spirit of a team more than to know what they are producing stinks. Low quality creates low expectations throughout the organization. Turnover due to dissatisfaction and poor leadership is the result. It leads to a workforce with less experience and less training. Quality suffers. - Cost – Quality reduces costs. With elevators the savings are not necessarily in the product’s up front price tag, but still there. When the unit is delivered and handed over, any poor quality becomes the burden of the building owner. Those costs are often hidden from the customer until it is too late. A cheap elevator turns out is a cheap elevator. - Longevity – This is real important in the elevator industry. In the hundreds of projects we have been a part of, all are still in service (unless the building was decommissioned). Our quality produces longevity and that says a lot with 40 years experience. - Retention – Low quality makes it difficult for some to retain customers and good relationships. The low quality modular elevator company has to always find new victims for their poorly constructed product. We have an extremely high customer retention rate due to the care we use when producing an elevator. - Reputation – This really hurts the most. Poor quality from other manufacturers gives the whole of the modular industry a blackeye. Quality You Can Trust The entire premise of modular construction is that by instilling factory processes into the construction trade, the industry can produce a higher level of quality, faster and often at a reduced cost. That is what we do at MEM day in and day out. However, when slipshod practices and lack of experience infiltrate the market, quality declines. Then the premise of factory production being better comes under attack. Whether due to ignorance, no experience or a desire to make a fast buck, when quality is ignored the reputation of the industry gets sullied. The result is a better process that produces a better product (safer, greener and faster) becomes more difficult for the consumer to accept. Ghosts of Christmas Elevators - With this Thanksgiving being one of the weirdest in holiday history, I felt moving right into Christmas was a great idea. By the way, be patient I will get to elevators. One of my favorite collections of holiday movies comes from the time tested Charles Dickens classic, A Christmas Carol. Whether it is Bill Murray in Scrooged, George C. Scott, Reginald Owen or Scrooge McDuck it is a great story. It tells of a bitter, greedy and disillusioned Ebenezer Scrooge and the four apparitions that visit him. The ghosts are charged with the last ditch effort to reclaim Ebenezer's soul from an eternal, tortuous walk in chains around the earth as penance. It is a story of hope and reclamation. “I am here to-night to warn you that you have yet a chance and hope of escaping my fate." Marley said. But would Scrooge heed the words of the mercurial spirits that came to sway his life decisions? Can You Change? We all would like to think that we have the ability to change our minds or reform our thinking. However, part of the appeal of Scrooge is it hits closer to home that we would like to acknowledge. Ultimately, we all tend towards intransigence in our lives. Unfortunately, much like the lead character of the book. We walk the same paths, and make the same decisions over and over. In other words, we start doing something a certain way and there we are, stuck in the mud just like good ol' Ebenezer. Change? Bah-humbug! In my shortened version of the "movie" in this blog, I get to play the part of Marley. There I am wandering about with an over-sized ring of elevator keys jangling from my waist as I materialize in your presence. "You will be visited by elevator consultants of the past, present and future at the stroke of one, two and three." I moan with my mouth agape. Unlike in the classic you get to decide whether you will change your mind or perspective on the past, present and future of the elevator industry, and thank goodness not the fate of your potentially wandering soul. And so it begins. The Clock Strikes 1 As the clock strikes one, you feel a nervous sweat drenching your brow. What will the early morning hold for you and your visitors or was the first visit all a dream just brought on by a bit of "undigested beef, a blot of mustard, a crumb of cheese or a fragment of an underdone potato"? Could it all be true? But then with great fanfare enters the Ghost of Elevator Consultants Past. This jovial spirit reminds you of the elevators of years ago and how you were once filled with joy at the prospect of considering new and exciting technology in the industry. Thinking outside of the box was a delight. Now it seems the business is the same old, same old, cut and paste and you are part of it. The life of exploring a better technology and improved methods was not something to hide from just a few years ago; it was something to embrace leading to newer and better. You are then shown through the spirit, that the old-fashioned conventional elevator model as a broken down relic of times past and a new faster, safer, greener and less expensive alternative, off the building project's critical path is available if you are willing and able. You are reminded that elevators have not changed in how they are built since the 1860's...or have they? 2 AM - Ghost Number 2 At the strike of two the Ghost of Elevator Consultant Present takes you by the hand and whisks you away to elevator projects in the midst of the building process where unsafe conditions of heavy lifting, scaffolding in hoistways and open shaft entrances make for unnecessary injuries. On that conventional job-site the sounds of drama and argument fills the air as bickering constantly exists between various trades. They squabble over pit ladders, electrical runs and limited site storage. But, then in a flash, you see with your own eyes a complete elevator set in place (hoistway and all the components installed inside) in a couple hours, up and running in a couple of days. No arguing, no waste and no unsafe conditions. You can't help but shed a tear over the waste of time, materials, general costs and resources when you compare one with the other. Last But Certainly Not Least Finally, at the strike of three the third ghost appears. He quietly points a bony finger to the factory where modular elevators are manufactured. You effortlessly glide overhead to see there is less waste and more efficiency. The team on the factory floor work together in harmony on the production line with jigs, templates and quality control measures that ensures a plumb and square hoistway every time and easy installation of components. The only heavy-lifting is done by cranes and forklifts making everything safe and easy. Time then passes forward in a blur revealing the elevator being trucked to a job site and swung into place. The process is done in a flash; safer, faster, greener and less expensive. Is this future just a dream? As you and the apparition drift weightlessly over the job site and back towards the factory, you see smiling faces of the elevator technicians, the building owner, the architect the project manager, and GC. They have seen all the benefits of the high-quality commercial elevator made in a most unconventional way. Modular elevators have changed their lives for the better. It is a reality. You release the robe of the last phantom and realize it is again the present day and now you recognize where he has placed you, at the door of MEM the most experienced and best modular elevator manufacturer in the world. Architect Canvas - Some elevator projects are simply a plain hoistway. It is utilitarian in nature getting people from point "A" to point "B". But often the elevator hoistway can become an integral part of the design. Modular can meet both needs equally. When they arrive on site they are usually wrapped in a water and mold resistant sheathing and that sheathing can be covered in any material you wish. The flexibility does not end there. They can also be left open to be fitted with glass as seen below.

The interior of the elevator car is just as important. They likewise can be designed as simple boxes used to transport people up and down or an extension of the building design. Really anything is possible. In the gleaming 5th and J project and the glass elevator of Pop Up Park, the architect wanted an extension of the building design to the elevator and so the hoistway was created with the integrity of the project's look in mind. Modular Elevator Innovation - There are a few inventions that become moments in history that change everything. The Wright brother's first flight, Guttenberg's printing press and Edison's light bulb are at the top of the list. But one moment rarely considered is the time Elias Otis cut a rope on a suspended the elevator at the 1853 World's Fair. On that fateful day when the cable was severed the elevator did not fall due to his unique braking system. The elevator became safe and the world was able to build up creating skyscrapers and a new city lifestyle beyond four-stories. They come and go as they will and one piece at a time the elevator is built from scratch from crates of parts inside the hoistway.

That laborious, inefficient process is carried out anytime a multi-story project is built. This slows completion, wastes resources and can greatly expand the time that it takes to allow occupancy. Top Projects 2022 Review - 2022 was again a record breaking year for Modular Elevator Manufacturing. The Elevator Revolution is taking hold nationwide and we have several projects completed in 2022 that standout. So below is a review of MEM's top projects in 2022. In the list two of the projects have been nominated for the highly prestigious Modular Building Institute’s annual Awards of Distinction and several others have been recognized for their innovation, jobsite time savings and cost savings. So without further ado here are our top projects in 2022. Making the Design Pop The first is a nominee regarding the Awards of Distinction. It is a glass elevator that is contemporary in design for a concession area in a 1500 acre park. The designer of the project, Pop Up Park, had a vision and MEM was able to fulfill that vision and help create a beautiful space. The free-standing modular glass elevator was used due to the high seismic zone and was separated from the repurposed containers to give the additional feel of openness that a park application calls for.

Multi-Elevator Projects - No Problem The second project on our list of top projects 2022 is also a nominee for an industry award. It truly demonstrates what the Elevator Revolution is all about. For this application the Modular Elevator System was used in a large hospital setting for multiple elevators of similar capacity and design. With repeatable design, consistency in quality and speed to use it is the best solution for any low to midrise project. Housing Crisis Solution The housing crisis across the country is a national problem. Homelessness needs to be addressed quickly and with an eye towards savings without giving up quality.
