AM I OKAY? (2022/2024): Finally streaming more than two years after it debuted at Sundance, this low-key coming out story, scripted by Lauren Pomerantz (based on her own experience) and directed by wives Stephanie Allynne and Tig Notaro, stars Dakota Johnson as Lucy, a 30something stalled artist, and Sonoya Mizuno as her best friend Jane, whose imminent departure to run her company's new London office indirectly precipitates Lucy's belated and reluctant realization that she's gay.
If you've seen any of Tig Notaro's comedy specials or interviews, there's a cadence to the dialogue that you'll immediately recognize, particularly in the interactions between Lucy and Jane — at various points, it feels like you're watching Notaro and Allynne as played by Johnson and Mizuno, which is cute, but, like Notaro's standup, has a tendency to draw out the joke for longer than the punchline merits. That is to some extent also my reaction to the movie as a whole, perhaps because the ending leaves hanging the story's central question: whether Lucy and Jane will get together. It feels like they ought to (Jane isn't exactly straight either, her longtime boyfriend (Jermaine Fowler) conveniently removes himself from the situation, and the story doesn't present Lucy with any romantic options of remotely comparable intensity), but the finale, which recalls the end of BOOKSMART, opts to leave it with a coy shrug.
As a result, AM I OKAY? is not really satisfying as a romance, and the coming-out story itself feels a little wispy: neither funny enough nor moving enough on its own to sustain the whole movie, although it has its moments. CONTAINS LESBIANS? Yes! VERDICT: Pleasant but inconsequential, although if you love Tig Notaro's comedy, you may rate it higher.

The Restoration of the Royal East India Volunteers Flags

The British Library is celebrating the completion of a four-year project to conserve two unique but badly degraded silk flags dating from the 1790s.
The flags are a set of colours belonging to the Royal East India Volunteers formed by the East India Company in London during the French Wars to protect East India House and the Company warehouses ‘against hazard from insurrections and tumults’ and to assist the City government in times of disorder. 
The REIV were embodied at two separate periods, from 1796 to 1814 and then from 1820 to 1834.  The field officers were elected from Company directors, and commissioned officers were recruited from clerks and officials at East India House and the warehouses.  The supervisory grades in the warehouses became non-commissioned officers who led labourers serving as privates. By 1799 there were three regiments with about 1500 men.  A register of labourers in the REIV soldiers 1820-1832 has survived giving age, height, home address, reason for discharge from the corps.  Some men were discharged because training clashed with their warehouse duties or secondary afternoon jobs. Others were judged unfit to serve – Charles Twort was discharged for having bad feet and corns.

Each REIV regiment had a set of colours.  It appears that Lady Jane Dundas embroidered all three sets. Her husband Henry Dundas wrote to Company director David Scott on 4 November 1796 that Lady Jane had taken a fancy that she ought to work a pair of colours for the East India Corps and that she needed instructions. Lady Jane presented the colours at three public ceremonies in April 1797, July 1797, and June 1799.
One set of colours was presented to the re-embodied REIV on 14 June 1821. When the REIV was finally disbanded in 1834, these colours were deposited in the museum at East India House. Sir George Birdwood found the colours later in the 19th century at the India Store Depôt at Lambeth and placed them in the Military Committee Room at the India Office in Whitehall.  They were still on display in Whitehall as late as 1963. 
In 1895 the colours were lent to Empire of India Exhibition at Earl’s Court.  The catalogue described them as ‘tattered and torn in the most approved fashion but no tale of glory hangs thereby. Only in marches and reviews in London Fields did these colours wave to the breeze, and damp and the ravages of rats and mice are responsible for their present condition’.

The colours had become fragile, fragmentary and soiled. Large areas of silk loss made the flags very hard to interpret. Surprisingly, the complex embroideries which decorated the centre of the flags were predominately intact although structurally very weak.
The conservation treatment of these two flags included: surface cleaning; removal of the central embroideries; wet cleaning; crease removal; mounting on a padded board covered by a digitally printed image of the flag to enable interpretation and covering with a specially dyed nylon net which prevents the loss of the fragmentary silk.
The conservation will enable access, display and research by ensuring the longevity of these precious and important flags.

The Legendary Galeries Lafayette
Galeries Lafayette Haussmann is a major Parisian retailer located on boulevard Haussmann in the 9th district. It is the most spacious department store in Europe and the second largest in the world after Macy's Herald Square. With sales of 1.8 billion euros in 2014, it has overtaken Harrods in London, Bloomingdale's in New York and Isetan in Tokyo to reclaim its position as the world's leading department store in terms of sales. It is part of the "Grands Magasins" branch of the Galeries Lafayette Group.
Galeries Lafayette attracts an average of 37 million visitors a year, or more than 100,000 customers a day, across the store's four interlinked venues (Coupole, L'Homme, Maison and Gourmet).
The store is served by the Chaussée d'Antin - La Fayette and Havre - Caumartin metro stations, and by the Auber RER A station. Saint-Lazare station is also nearby.
In 1893, Théophile Bader and Alphonse Kahn, two cousins from Alsace, teamed up to take over a novelty shop.
The pair launched Les Galeries Lafayette on the corner of rue La Fayette and rue de la Chaussée-d'Antin in 1894, over forty years after Le Bon Marché. The store is ideally placed near the Opéra Garnier, the Grands Boulevards and the Saint-Lazare train station. The store soon attracted office workers and the middle and lower middle classes.
The Company bought the whole of 1, rue La Fayette in 1896 and, in 1903, the buildings at 38, 40 and 42, boulevard Haussmann, as well as 15, rue de la Chaussée-d'Antin. Georges Chedanne and then Ferdinand Chanut were in charge of furnishing these new purchases. On October 8, 1912, the huge Art Nouveau dome is inaugurated (Art Nouveau is an artistic movement of the late 19th and early 20th centuries founded on the aesthetics of curved lines).

In 1900, the "Aux Galeries Lafayette" trademark was registered.
In 1908, Lafayette opened its first store on Boulevard Haussmann.
In October 1912, bigger store was inaugurated. It featured 96 departments, a tea room, a library and a hairdressing salon. It had five floors, balconies and a large cupola.
The roof at the peak of the building overlooks Paris and its new Eiffel Tower. The shop windows themselves take on an important role in this decor: they must inspire every desire and mood. It's all about ensuring that shoppers get to feel good and feel compelled to shop.
Fashion and innovation were the watchwords of the store. The trend towards the democratization of fashion was taking hold, and success was in the air. Thus, the store began to diversify its range, adding men's fashion, home furnishings, toys and tableware to its traditional departments.
The Key Years of the Galleries
Various promotional initiatives were undertaken, such as the visit of Édith Piaf, who agreed to come and sing in 1950. In the years from 1952 to 1956, the first escalators were fitted, the interior halls were removed and two storeys were added. In 1969, a brand new store, dedicated to men's fashion, was commissioned on the other side of Rue de Mogador. In 1974, the main staircase was removed and, in 1984, the central first floor was redesigned to allow the opening of prestige boutiques. In 1980, the department store further strengthened its focus on fashion with the creation of the highly successful Festival de la Mode. In 1996, Galeries Lafayette celebrated its 100th anniversary. To honor the milestone, a number of major brands reissued one of their classics. 2010 marked the opening of a Bordeauxthèque, the largest Bordeaux wine cellar in the world (1,500 references). Between 2019 and 2021, the surface area devoted to cafés and restaurants in the department store grows by 20%. Nowadays, the store is constantly evolving and modernizing. Chinese customers are now Galeries Lafayette Haussmann's biggest foreign clientele, ahead of Americans and Japanese.

The UK and Ireland is a unique retail market and in particular, the UK is one of the leading retail destinations in Europe and it is home to the highest proportion of international retailers. Over the coming pages RLI takes a closer look at the UK and Ireland markets and a selection of retail real estate projects that have recently opened and are due to launch in the years to come.
The role of shopping centres across the UK & Ireland is in an ever-changing flux as consumer behaviour continues to shift post-Covid. What is clear is that there has been an increased desire for a greater integration of leisure & restaurants, residential, healthcare, offices and technological advancements in shopping centres and mixed-use destinations.
Following what has been a relatively challenging start to the year, marginal deflation and improvements to consumer confidence suggest healthier times for retail are imminent, explains Savills in their research article ‘Spotlight: Shopping Centre and High Street – Q1 2023’.
The article moves on to explain that while the Q1 shopping centre investment volume was directly in-line with the five-year average, prices continued to fall as sentiment worsened across the commercial property markets. £369.2M was transacted in the first quarter of 2023 across 19 deals, which is a marked increase in the number of transactions on previous first quarters.
Meanwhile, Cushman & Wakefield’s ‘Irish Investment Marketbeat Q2 2023’ report highlights that investment interest in volumes slowed further in the second quarter of 2023, with only €330M reached across 26 deals compared to €920M across 27 deals in Q1. Despite this, investor interest in the retail sector has improved in recent times thanks to the increase in yield on offer from the sector as well as the resilience in Irish consumer spending.
Projects Across the UK & Ireland
Revised proposals for the final phases of the regeneration of Wapping Wharf, designed to build on the success and special character of Bristol’s popular dockside neighbourhood, have been submitted to Bristol City Council. If approved, the plans for Wapping Wharf North will secure the future of the CARGO independent businesses and create a go-to leisure destination on the city docks. They will also provide much-needed sustainable new homes, shops, restaurants, takeaways and workspaces, together with generous landscaped public spaces and more natural habitat for wildlife to improve biodiversity. The proposals, by developers and owners Umberslade, have been significantly revised following consultation. Significant changes include removing the double-storey rooftop restaurant on the tallest building and one storey on another block and redesigning CARGO and the market hall to make them more like the existing shipping container development.
Developed by Battersea Power Station Development Company, Battersea Power Station opened last year and is at the heart of one of central London’s largest, most visionary new developments, which will see this vast 42-acre (over eight million square feet) former industrial brownfield site become home to a community of homes, shops, bars, restaurants, cafes, offices and over 19 acres of public space. The first part of the refurbishment works at Sicilian Avenue will focus on the west side, delivering 10,000sq ft of retail, while 55,000sq ft of offices is being developed at Vernon & Sicilian House and 21 Southampton Row. Further plans are underway for the remaining space and once complete, Sicilian Avenue will offer 17,000sq ft of prime retail space, extensive amenities and end of journey facilities. The project is targeting a BREEAM Excellent rating. Knight Frank Asset Management is working with Tristan Capital Partners to deliver the repositioning and refurbishment of the site. Alchemy Asset Management is the development manager for Bloomsbury Quarter. Knight Frank and Bluebook are the appointed office agents with P-THREE and CBRE acting as retail agents.
Oldham Council is redeveloping Spindles Town Square, changing it from being solely retail-focused to a place for all the community to use. This means providing better shops, new space for work and an improved leisure and entertainment offer for people of all ages. Work has already started and over the coming months people will begin to see the changes that are afoot as the development works to a summer 2024 completion date. The redeveloped Spindles Town Square will provide a new home for Tommyfield Market, which will relocate to a new split-level market, purpose-built in and around the former TJ Hughes unit. It will boost the centre’s shopping, leisure and entertainment offer, as well as being better for traders who can benefit from increased footfall, access to the adjacent car parks and nearby public transport stops. Part of the transformation will see an improved retail space that will offer shoppers a better experience. The new retail area will make it easier and more enjoyable to visit, with shops in one main area instead of scattered throughout the centre.
Set to complete next year by joint developers Drum Property Group and Stamford Property Investments, Candleriggs Square is a brand-new development in the heart of Glasgow’s Merchant City. The £300M transformation of Candleriggs Square in Glasgow’s Merchant City has reached another significant development milestone with the completion of structural work for a 346-apartment build-to-rent (BTR) complex, forward funded by Legal & General. Designed to meet the growing post-lockdown demand for affordable and high-quality city centre rental accommodation in vibrant city centre locations, the 325,000sq ft building will provide 346 apartments together with a range of retail and commercial units at ground floor level creating an attractive and accessible public realm.
Planning approval has been granted for Brookfield Riverside – a major mixed use new town centre, retail, leisure and housing development for the Borough of Broxbourne. The Borough of Broxbourne and Hertfordshire County Council, together with their development partners Sovereign Centros and Peveril Securities, have received planning approval for the €580M Brookfield Riverside development, part of the wider Brookfield masterplan including a new Garden Village, at Cheshunt, Hertfordshire. Seen as a significant future economic generator for the region, the new town centre and garden village will deliver the 335,000sq m mixed-use town centre development and 1,500 residential dwellings including 1,250 homes and 250 apartments, as well as parking for 2,000 vehicles. Brookfield Garden Village will also provide a primary school, neighbourhood centre and other council facilities needed in the area. The development will also see improved road and junction infrastructure, with new cycling and pedestrian links to connect to Cheshunt and the works are expected to complete in 2025.
The Elephant and Castle Town Centre redevelopment is one of Central London’s largest regeneration projects. The town centre is being brought forward in three main phases. The first phase of development at Elephant and Castle opened in 2017 and is managed by Get Living. Elephant Central incorporates 374 homes for rent alongside 278 student studios, across three buildings. The Borough of Broxbourne and Hertfordshire County Council, together with their development partners Sovereign Centros and Peveril Securities, have received planning approval for the €580M Brookfield Riverside development, part of the wider Brookfield masterplan including a new Garden Village, at Cheshunt, Hertfordshire. Seen as a significant future economic generator for the region, the new town centre and garden village will deliver the 335,000sq m mixed-use town centre development and 1,500 residential dwellings including 1,250 homes and 250 apartments, as well as parking for 2,000 vehicles. Brookfield Garden Village will also provide a primary school, neighbourhood centre and other council facilities needed in the area. The development will also see improved road and junction infrastructure, with new cycling and pedestrian links to connect to Cheshunt and the works are expected to complete in 2025.
The Elephant and Castle Town Centre redevelopment is one of Central London’s largest regeneration projects. The town centre is being brought forward in three main phases. The first phase of development at Elephant and Castle opened in 2017 and is managed by Get Living. The UK and Ireland is a unique retail market and in particular, the UK is one of the leading retail destinations in Europe and it is home to the highest proportion of international retailers. Over the coming pages RLI takes a closer look at the UK and Ireland markets and a selection of retail real estate projects that have recently opened and are due to launch in the years to come.
The role of shopping centres across the UK & Ireland is in an ever-changing flux as consumer behaviour continues to shift post-Covid. What is clear is that there has been an increased desire for a greater integration of leisure & restaurants, residential, healthcare, offices and technological advancements in shopping centres and mixed-use destinations.
Following what has been a relatively challenging start to the year, marginal deflation and improvements to consumer confidence suggest healthier times for retail are imminent, explains Savills in their research article ‘Spotlight: Shopping Centre and High Street – Q1 2023’.
The article moves on to explain that while the Q1 shopping centre investment volume was directly in-line with the five-year average, prices continued to fall as sentiment worsened across the commercial property markets. £369.2M was transacted in the first quarter of 2023 across 19 deals, which is a marked increase in the number of transactions on previous first quarters.
Meanwhile, Cushman & Wakefield’s ‘Irish Investment Marketbeat Q2 2023’ report highlights that investment interest in volumes slowed further in the second quarter of 2023, with only €330M reached across 26 deals compared to €920M across 27 deals in Q1. Despite this, investor interest in the retail sector has improved in recent times thanks to the increase in yield on offer from the sector as well as the resilience in Irish consumer spending.
Projects Across the UK & Ireland
Revised proposals for the final phases of the regeneration of Wapping Wharf, designed to build on the success and special character of Bristol’s popular dockside neighbourhood, have been submitted to Bristol City Council. If approved, the plans for Wapping Wharf North will secure the future of the CARGO independent businesses and create a go-to leisure destination on the city docks. They will also provide much-needed sustainable new homes, shops, restaurants, takeaways and workspaces, together with generous landscaped public spaces and more natural habitat for wildlife to improve biodiversity.
