Black Wall Street USA Historic Legend: Madam C.J. Walker
Madam C.J. Walker was born Sarah Breedlove on December 23, 1867, on a cotton plantation near Delta, Louisiana. Her parents, Owen and Minerva, were recently freed slaves, and Sarah, who was their fifth child, was the first in her family to be free-born. Minerva Breedlove died in 1874 and Owen passed away the following year, both due to unknown causes, and Sarah became an orphan at the age of 7. After her parents' passing, Sarah was sent to live with her sister, Louvinia, and her brother-in-law. The three moved to Vicksburg, Mississippi, in 1877, where Sarah picked cotton and was likely employed doing household work, although no documentation exists verifying her employment at the time.
At age 14, to escape both her oppressive working environment and the frequent mistreatment she endured at the hands of her brother-in-law, Sarah married a man named Moses McWilliams. On June 6, 1885, Sarah gave birth to a daughter, A'Leila. When Moses died two years later, Sarah and A'Lelia moved to St. Louis, where Sarah's brothers had established themselves as barbers. There, Sarah found work as a washerwoman, earning $1.50 a day—enough to send her daughter to the city's public schools. She also attended public night school whenever she could. While in St. Louis, Breedlove met her second husband Charles J. Walker, who worked in advertising and would later help promote her hair care business.
During the 1890s, Sarah Breedlove developed a scalp disorder that caused her to lose much of her hair, and she began to experiment with both home remedies and store-bought hair care treatments in an attempt to improve her condition. In 1905, Breedlove was hired as a commission agent by Annie Turnbo Malone—a successful, black, hair care product entrepreneur—and she moved to Denver, Colorado. While there, Breedlove's husband Charles helped her create advertisements for a hair care treatment for African Americans that she was perfecting. Her husband also encouraged her to use the more recognizable name "Madam C.J. Walker," by which she was thereafter known.
In 1907, Walker and her husband traveled around the South and Southeast promoting her products and giving lecture demonstrations of her "Walker Method"—involving her own formula for pomade, brushing and the use of heated combs.
As profits continued to grow, in 1908 Walker opened a factory and a beauty school in Pittsburgh, and by 1910, when Walker transferred her business operations to Indianapolis, the Madame C.J. Walker Manufacturing Company had become wildly successful, with profits that were the modern-day equivalent of several million dollars. In Indianapolis, the company not only manufactured cosmetics, but trained sales beauticians. © 2014 Black Wall Street USA. These "Walker Agents" became well known throughout the black communities of the United States. In turn, they promoted Walker's philosophy of "cleanliness and loveliness" as a means of advancing the status of African-Americans. An innovator, Walker organized clubs and conventions for her representatives, which recognized not only successful sales, but also philanthropic and educational efforts among African-Americans.
In 1913, Walker and Charles divorced, and she traveled throughout Latin America and the Caribbean promoting her business and recruiting others to teach her hair care methods. While her mother traveled, A'Lelia Walker helped facilitate the purchase of property in Harlem, New York, recognizing that the area would be an important base for future business operations. In 1916, upon returning from her travels, Walker moved to her new townhouse in Harlem. From there, she would continue to operate her business, while leaving the day-to-day operations of her factory in Indianapolis to its forelady.
Walker quickly immersed herself in Harlem's social and political culture. She founded philanthropies that included educational scholarships and donations to homes for the elderly, the National Association for the Advancement of Colored People, and the National Conference on Lynching, among other organizations focused on improving the lives of African-Americans. She also donated the largest amount of money by an African-American toward the construction of an Indianapolis YMCA in 1913.
Madam C.J. Walker died of hypertension on May 25, 1919, at age 51, at the estate home she had built for herself in Irvington-on-Hudson, New York. At the time of her death, Walker was sole owner of her business, which was valued at more than $1 million. © 2014 Black Wall Street USA. Her personal fortune was estimated at between $600,000 and $700,000. Today, Walker is widely credited as the first American woman to become a self-made millionaire.
Walker left one-third of her estate to her daughter, A'Lelia Walker—who would also become well-known as an important part of the cultural Harlem Renaissance—and the remainder to various charities. Walker's funeral took place at her home, Villa Lewaro, in Irvington-on-Hudson, which was designated a National Historic Landmark, and she was buried at Woodlawn Cemetery in the Bronx, New York.
In 1927, the Walker Building, an arts center that Walker had begun work on before her death, was opened in Indianapolis. An important African-American cultural center for decades, it is now a registered National Historic Landmark. In 1998, the United States Postal Service issued a stamp of Madam C.J. Walker as part of its "Black Heritage" series.

For business owners looking to sell their pride and joy, stepping into the competitive marketplace can be an overwhelming process. The business sale landscape is frenetic, and ensuring you extract the maximum value from your asset can be the difference between a satisfactory exit and achieving your dream sale price. Here are some tips to guide you through the intricate art of selling your business in a competitive market.
Preparing Your Business for Sale
Before putting your business on the market, Lay the groundwork with complete financial and legal documentation, improved profitability, and streamlined operations. When you're ready, rely on expert guidance from experienced business brokers in Pittsburgh to ensure a seamless process.
Financial and Legal Documentation
Complete financial statements and documentation will instill confidence in potential buyers. Having fiscal clarity and strong legal standing can eliminate concerns and expedite the sale process.
Improving Profitability and Growth Potential
Boosting profitability not only increases the business's value but also makes it more attractive to potential buyers. Invest in areas that will yield higher margins and future growth.
Streamlining Operations and Reducing Costs
Efficiency is key. Identify inefficiencies, streamline processes, and cut unnecessary costs to ensure that your business is as lean and high-performing as possible.
Conducting a Valuation
You can't know what a fair price for your business is unless you have a professional valuation. Understand your market, hire a professional appraiser, and identify key value drivers with the assistance of a reputable business brokerage in Pittsburgh, PA. Their insights can help you determine a fair price that maximizes your asset's worth.
Understanding the Market and Industry Trends
Stay informed about the current state of your market and how recent industry trends may be affecting values. Knowledge is power in negotiation.
Hiring a Professional Appraiser
An independent, professional appraiser provides you with an objective valuation, which is crucial in the sale process. Their evaluation will be a major factor in the asking price.
Identifying Key Value Drivers
Certain aspects of your business will hold more weight in valuation. Recognize what these are – whether it's intellectual property, a loyal customer base, or consistent revenue streams – and capitalize on them.
Enhancing Marketability
To stand out in a crowded marketplace, you must make your business shine. Develop a compelling value proposition and create a strong brand and online presence with the support of a trusted Pittsburgh business broker. Their expertise can help your business shine in a crowded marketplace.
Developing a Compelling Value Proposition
Why should a buyer choose your business? Craft a clear, compelling value proposition that highlights the opportunities and potential for a new owner.
Creating a Strong Brand and Online Presence
A robust brand and online presence demonstrate stability and reliability. Ensure that your brand story is consistent across all channels and materials, and engage proactively with potential buyers online.
Building Relationships with Potential Buyers
A warm introduction can go a long way. Network and build relationships with potential buyers well before you're ready to sell, so they're already familiar with and interested in your business when it becomes available.
Negotiating the Sale
When offers start coming in, rely on the expertise of a skilled business broker in Pittsburgh, PA to navigate negotiations successfully. They can help you set realistic expectations, evaluate offers, and seek professional advice when needed.
Setting Realistic Expectations
Be prepared to negotiate. Understand your walk-away number, but also be flexible. Unrealistic expectations can lead to missed opportunities and a longer selling process.
Evaluating Offers and Terms
Don't just look at the dollar amount – consider the terms and what they'd mean for you post-sale. Sometimes, a slightly lower offer with better contingencies can be more valuable.
Seeking Professional Advice
A skilled professional advisor can guide you through the complexities of negotiations. Their experience and expertise can bring a balanced perspective and ensure the best deal for you.
Closing the Deal
As the finish line nears, execute a thorough and thoughtful sale closure process.
Due Diligence and Legal Considerations
Ensure that all legal and financial due diligence is in place, and all documentation is comprehensive and in order. A robust due diligence process will protect both the buyer and seller.
Transition Planning for Employees and Customers
Plan for the change. A smooth transition for employees, customers, and operations can maintain the business's value and prevent any ill effects from the transfer of ownership.

The Man Who Owned the Universe
Few people realized that the entire universe (with the notable exception of planet Earth) is owned today by one man or his descendants. And the deeds proving this remarkable fact are part of the court records of Irwin County.
Arthur Lindsey was a resident of PIttsburgh, but he frequently visited a friend who lived in Ocilla, Dr. R. C. Lloyd. While staying with Lloyd during the summer of 1937, Lindsey recorded three different deeds at the courthouse. In the first, he claimed: "All of the property known as planets, islands of space or other matter, henceforth to be known as A. D. Lindsey's Archipelago, located in all the region visible (by any means) upward, (or in any direction from the city of Ocilla, Georgia) together with all planets, islands-of space or other matter."
In the second clause, he also laid deed to all improvements and uses of natural resources of these bodies, and in two other deeds, he claimed Saturn and the Moon. Later, when R. K. Brown, the county court clerk, asked why he had done such an odd thing, Lindsey replied that throughout recorded time, the stellar bodies had never had an owner. Now they did. He also said that none of his newfound holdings were for sale, especially the planets, but he expected to exploit them commercially for great monetary gain. Previously, Lindsey had owned the Pacific and Atlantic oceans, he claimed, but sold them before entering the outer space real estate game.
Incidentally, no one has yet challenged his deeds in court, and for all we know, they may be legal. Perhaps our government leased part of his property for the moon explorations.

FLP CHAPBOOK OF THE DAY: The Unreliable Narrator by C.M. Clark
On SALE now! Pre-order Price Guarantee: https://www.finishinglinepress.com/product/the-unreliable-narrator-by-c-m-clark/
#Narrators are never the exclusive property of prose fiction, according to this new #chapbook collection, The Unreliable Narrator, by C.M. Clark. In these #poems, the author explores how all #speakers – even when embodied in written language – can sometimes be forthcoming, and sometimes simply unreliable. There are always unresolved questions concerning whose voice a poem manifests. From the dramatic monologue form, where a character “speaks” the poem, to a confessional set of lines — or in the case of the prose-poem a block of text – any poem’s persona is open to the reader’s interpretation. Is any poem ever the poet speaking? Or are all poetic voices more properly unreliable narrators, after all?
C.M. Clark’s work has appeared throughout the U.S., in Canada, and internationally. Publication credits include Painted Bride Quarterly, West Trade Review, Wild Roof Journal, Bookends Review, Prime Number Magazine, Vallum Magazine (Montreal), Punt Volat (Barcelona), The Paddock Review, Pegasus, Ovenbird, and the South Florida Poetry Journal. Her work has been anthologized in collections including Anhinga Press’s Rumors, Secrets and Lies, Demeter Press’s Travellin’ Mama, in Voices from the Fierce Intangible World (South Florida Poetry Journal Annual), and in Chasing Light (Yellow Jacket Press). Clark was a finalist for the Anhinga Press 2021 Chapbook Prize, and runner-up for the Slate Roof Press Elyse Wolf Prize. Clark is the author of full-length works Exoskeletal (Solution Hole Press, 2019), Dragonfly (Solution Hole Press, 2016), Charles Deering Forecasts the Weather & Other Poems (Solution Hole Press, 2012), The Blue Hour (Three Stars Press, 2007), Pillow Talk, a collaboration with painter Georges LeBar (Porky Pie Press, 2007), as well as the chapbook, The Five Snouts, (Finishing Line Press, 2017).
PRAISE FOR The Unreliable Narrator by C.M. Clark
There is a solitary, seeing about the soul’s business, cast in these excursions taken in the poems of The Unreliable Narrator. At stake is the culpability of witness: has the will at eyeblink speed come to essential truth underlying experience; and heart, caged in its juddering mien received real messages of life? Herein is travelogue, a vagrant telling– spoken with every breath. There is the grand sideshow of “getting there”–set upon a beaten track–one coast to another amid “numbing hours. . . miles,” crossing dead spots . . . between points, and a perilous descent through the warm peninsula air where all conviction belies separation from a world we must be helped into and out of despite our illusions of vision and power. You already own the ticket for this ride. Pray—settle—into the marrow of these pages as into a life.
–Sean Sexton, author of Portals and May Darkness Restore
Because this collection shape-shifts poem by poem, whether its narrators are real or avatars or imagined doesn’t matter. What does, is the way its language can without warning turn cinematic: “The drawer with flatware juddered in closing,/ hiding coupons, and lyrics to songs/ that frame the stanzas of every evening’s lullaby,/ these late days left unsung. But/ I hear it. Between waves./ Unseen/ like the air./ Unflinching/ like the sea.”
–Lola Haskins, author of Asylum, Improvisions on John Clare (Pittsburgh) and Homelight (Charlotte Lit)

Apathy - The Largest Problem HOA Boards Face
New Post has been published on https://blog.hoa-websiteservices.com/hoa-property-management-services/apathy-the-largest-problem-hoa-boards-face/
Apathy - The Largest Problem HOA Boards Face
Apathy, as described by Webster’s Dictionary, means: “a lack of interest or concern.” It’s a chronic community association problem could it be that owners bought the point of sale jargon?
“Enjoy worry-free living… all of your problems are taken care of… you don’t have to worry about a thing… someone else maintains the property for you…This property has professional management… Never do any yard work….”
Many HOA Boards have a difficult time recruiting owners to be on The Board.
In addition, many Associations cannot reach a quorum in order to conduct business at their annual meetings. Here are some ways to combat such apathy.
1) In desperate situations, have legal counsel draw up a temporary plan to have non-owners serve on The Board.
2) Petition The Court to reduce the size of The Board and/or reduce quorum requirements.
3) Make owners who attend the annual meeting eligible to win a $200.00 gift certificate.
4) Provide snacks and refreshments at annual meetings or at board meetings.
5) Try to recruit “fresh faces” get new residents excited about their new living choice.
6) Turn complaints into committees. When an owner expresses a legitimate issue ask them to head up a special committee to address the concern and come up with a plan to fix it.
7) Have a clubhouse? Use it to build camaraderie. Organize a community picnic or tailgate party.
8) A Fun Social Community gets more Board Volunteers than a dictatorial Board
9) Send out periodic community Newsletter and email messages with helpful information.
AND MOST OF ALL:
Have an informative Homeowners Website for residents to turn to first before inundating board members with easily answered questions. End the driveway accosting with a simple “Go check out the website, the information is posted on the members’ page for you to view”.
ACRI Best Association Management Services
Acri Community Realty, located in the Greater Pittsburgh Area, specializes in pro-active property management in re-active times. Acri is known for the great care and pride in the work done to protect and enhance the value of your investment. They have the privilege of managing a diverse portfolio of properties while caring for each and every home like it is their own.
In summary, the association has to “capture the community” to avoid widespread apathy. It has to continuously work to portray the community as a vibrant and active place to live. The board needs to organize “fun social events” in order to avoid the stigma of being viewed as the town sheriff. Funnel creative ways to engage the residents and you will always have enough volunteers to staff your Board.

Maximizing Savings: The Benefits of Choosing a Pittsburgh Rebate Realtor
Whether you're buying or selling a property, the assistance of a skilled realtor can make a significant difference in your financial outcome. Among the various types of realtors available, a Pittsburgh rebate realtor offers a unique advantage that savvy homebuyers and sellers should consider. In this article, we delve into the benefits of partnering with a Pittsburgh rebate realtor and how they can help you save money while navigating the local real estate market.
Substantial Cost Savings Pittsburgh rebate realtors provide an innovative approach to real estate transactions by offering rebates on commissions. Traditional real estate agents typically earn a percentage of the property's sale price as their commission. However, rebate realtors give a portion of their commission back to their clients, which can result in substantial cost savings. This financial relief can be especially appealing in a competitive housing market like Pittsburgh's.
Enhanced Buying Power For homebuyers, working with a Pittsburgh rebate realtor can enhance your buying power. The rebate you receive from the realtor can be used to cover various expenses associated with buying a home, such as closing costs, moving costs, or even home renovations. This added financial flexibility empowers buyers to make more confident and informed decisions throughout the purchasing process.
Increased Negotiation Strength Rebate realtors are often just as experienced and knowledgeable as traditional agents, giving you a strong advocate during negotiations. With their expertise, you can navigate price discussions, contingencies, and terms with greater confidence. The additional savings from the rebate can also provide leverage in negotiations, potentially leading to a more favorable deal.
Tailored Real Estate Services Contrary to misconceptions, choosing a Pittsburgh rebate realtor doesn't mean sacrificing quality service. Many rebate realtors offer a range of services that are tailored to their clients' needs. From conducting comprehensive property searches to providing insightful market analysis, these realtors prioritize your goals and work diligently to ensure a smooth real estate experience.
Transparent and Objective Guidance Since rebate realtors earn their commission based on the homes they help you buy, their advice is typically unbiased and aligned with your best interests. Their transparent approach to real estate transactions ensures that you receive objective guidance throughout the process, helping you make well-informed decisions without any hidden agendas.

The Current Housing Crisis Is Crushing Some More Than Others
Even as the housing market slows due to rising interest rates on mortgages, only half as many homes are being put up for sale as before.
The lack of supply is hurting some buyers more severely than others.
Tumblr media
At its most desirable rate during May, buyers seeking 30-year fixed mortgage rates of high 6% could afford homes estimated to cost $341,000 with annual salaries of $100,000 - slightly above America's median annual wage - according to an investigation released Thursday, the 16th of May from Realtor.com in collaboration with the National Association of Realtors. Yet only 39% of houses were advertised with prices matching or lower than their estimated prices this month, as reported in a separate study released Thursday, the 16th of May, from both organizations.
Markets characterized by balanced demand and supply can offer homes at affordable rates for buyers earning $100,000 annually; 64% are affordable to residents living there, with only 285,000 listings currently available.
Over the past five years, income earners could purchase two-thirds of available homes when mortgage rates and home prices were much more reasonable.
Due to an acute shortage of affordable homes on the real estate market, competition on it exploded this year - which reversed any reduction in home prices that began last summer.
"There's an amazing parallel between Las Vegas and Phoenix where homes under $500,000 are selling quickly; for those under $350k-400k, we are seeing several offers," explained Noah Herrera of Las Vegas at an open house event held mid-May. However, once houses surpass $500,000, the sales process slows considerably.
As prices climb, too many houses are listed for sale relative to how many Americans can afford these properties. Each listing for homes over $680,000 results in twice more available houses for less than $341,000.
"Stated Realtor.com's head of economics Danielle Hale: High housing costs and limited home availability continue to present budget challenges for prospective homebuyers, likely keeping some out of the rental market or delaying the purchase until conditions improve," and may keep some from purchasing until conditions improve.
Home prices have become prohibitively expensive for buyers, leading to more people moving into new properties - ironically, those which were previously more costly to own. Builders offer incentives like upgrade options or short-term mortgage rate reductions; however, over time, these have decreased as demand continues to outweigh supply, and builder price power has grown accordingly.
Location is of the utmost importance in real estate. Areas, where an affordable home shortage exists include El Paso, Texas; Boise and Spokane in Idaho; various Florida markets and, particularly, Riverside/Los Angeles in California, which has some of the highest-priced housing markets in America.
Midwest regions remain home to the highest concentration of affordable houses. Ohio remains home to the greatest supply of such housing options, followed by Syracuse, New York; Pittsburgh, Pennsylvania; and St Louis, Missouri.
Redfin reports that supply is continuing to dwindle as new listings for homes available for sale during June's first week fell 25% year-on-year, reaching its lowest ever point ever recorded since early records started being kept for this month began being kept.
Due to a shortage of homes for sale, the number available for purchase has fallen five percent compared to last year.

Termites are the most expensive pest to get rid of. This figure is much more than the total costs of all-natural disasters combined. If you have termites, it's best to call a Greenix Pest Control professional. They will be able to determine the extent of the infestation and recommend a solution.
Aside from removing your current pests, a Greenix Pest Control technician can provide tips on how to prevent future infestations. This includes cleaning your yard and sealing any cracks or gaps that might allow pests to enter your home. They can also suggest ways to seal off food sources and hide places.
Aside from the type of pest you have, the cost of Greenix Pest Control services will also vary depending on the size of your home. The average cost will depend on the size of your home, the type of pests you have, and the frequency of your treatment. Typically, a general pest control plan will involve quarterly visits by a pest control expert and a protective barrier to keep pests from entering your property.
You can find a list of companies in your area by calling your state's Greenix Pest Control department of agriculture. Then, you can call a few to get a price quote. You should also ask for a copy of the pesticide labels to ensure that you're not exposed to harmful ingredients.
