Poetz, I have a task for you (if you’re up to completing it!!). Could you list (or do you already have a list) of all the locations that DB Faberry do the deed? Of course there’s the obvious ones like their separate and communal living spaces, Rachel’s dressing rooms, Rachel’s fathers’ home…where else?
I'm afraid I might disappoint you because their list really isn't all that adventurous in terms of location.
Obviously, the beds, showers, living room sofas, chairs, and kitchen tables and counters across three apartments and one house. Also the baby grand piano that goes into their house in Riverdale. Really, they manage to christen every room in that house except their daughters’ bedrooms - and possibly the backyard on one nice summer day. Don't worry, there's a fence.

The guest bedroom and shower at the Berrymen's house in Fairfield. 
Various hotels in many, many cities like Philadelphia, Detroit, Columbus, Los Angeles, Paris, and even New York, including that suite the Plaza with the decadent shower.   
The cottage in East Hampton, both inside and out, fully enjoying the pool and the hot tub.
Dressing rooms at the Palace, Shubert, Winter Garden, Cort, and Ambassador Theatres to name a few. 
Also maybe a quickie or two in the dressing room at the studio where Union City Blues was filmed.
They may have fooled around a bit in Quinn’s (tiny) office at HarperCollins, but they never actually had sex there. They saved the bending over the desktop fantasy for Quinn’s home office at their apartment in the Upper West Side.  
Same with Rachel's trailer on the set of the Confessions film, since they had Calliope when Quinn visited.
Despite what Santana believes, they DO NOT have sex in every bathroom - at least not the public ones, because gross. (Although they might have gotten carried away that one time when they were drunk at that dance club with Santana and Josie.)

In 1994, we discovered that it isn’t unusual for brothers to wage war with each other. In 1995, Ian and Axl Rotten turned their brand of brotherly hate into a Feud of the Year. Man, did this get ugly…and gory!
It began in ECW a few days into 1995. After the Rottens lost to The Pit Bulls, Ian brutally attacked Axl, leaving him lying in a pool of his own blood. Ian had been pinned, but he blamed his brother’s carelessness for the loss. Ian’s assault on Axl started one of the bloodiest and most vicious feuds ever. They contested anything -goes matches in which all weapons were legal, bouts in which both wielded baseball bats wrapped in barbed-wire, and matches in which thumbtacks were scattered on the floor outside the ring.
As brutal as those conditions were, most who know the Rottens well believe the settings were appropriate.
“The harsher the matches, the better those two lunatics liked it,” said The Sandman. “They enjoyed grinding each other to a pulp, and they didn’t mind getting themselves ground up while they did it.”
“Definitely the goriest stuff I’ve ever seen,” wrote Chris Fishman of Berwyn, Pennsylvania. “There’s a lot of nasty stuff in ECW, but what the Rottens did to each other was the worst I’ve ever seen. Just watching it was painful, but it was fun, too.”
 Their last match in ECW may have been the worst of all. It was a “taipei death” match. The stipulation: Both men had shards of broken glass taped to their fists.
“Talk about winning at all costs!” wrote Gia Kredke of Columbus, Ohio. “Were they trying to beat each other or kill each other?”
Even after both men left ECW, the intensity of their hatred for each other did not wane. Axl recently returned to ECW after a stint in the USWA, and Ian competes in several independent organizations, but they constantly threaten each other with a renewal of the violence.
“It’ll be a long time before this one is really over,” said 2 Cold Scorpio. “I’m surprised they haven’t started going at it again.”

Turns out, it was possibly a sea mammal, similar to how manatees were mistaken for mermaids by Christopher Columbus.
Sea Witches used the goddess as totem to “represent the bridge between humans and the water element”. There was also a mass population of Sea Witches during the Assyrian reign.
The Sea Witches mostly located to land, living with multiple covens up and down the coast alongside. Their powers are made up in the basic powers of witchcraft, weather (especially wind), control over the 4 elements, and telekinesis.
Towards the end of the Assyrian empire, the Sirens were wreaking havoc across the land, killing and tempting souls into Hell for their master, Arcadius. They targeted witches and humans from left to right, making their way inland to the coast.
All the covens came together to strategize and strengthen their numbers, as well as magic to defeat the Sirens.
Sometime along the way, the massive coven decided that even with their abilities, the powers of the Sirens still stood against them. So, they decide to enlist the help of Sacrificial and Dark Magic.
They gathered along the ocean and used their powers to bring forth lifeforms from the sea. It started with fish (a considered lesser species), dolphins and seals,then eventually sharks and whales. These animals beached against the shores and witches used their deaths as sacrifices in imbue magic- as they were Nature's creatures as well.
When Sybil and Seline came for them, it happened on a Full Moon. Drawing on collective power from the monthly Nexus Vorti, they used the strength from their sacrifices to create a trap for the Sirens.
Using Dark Magic, the coven somehow manages a spell that allows them to copy the Sirens’ abilities. For a time, the Sirens did escape and an epic battle reassured, but the coven finally managed to lock away the Sirens for now (then?).
Despite the intentions of the coven, Nature had had two of its rules broken (Species need weaknesses and nothing can be immortal) as the coven was now semi-immortal and overexertion in power. This was a violation of Nature's laws.
Nature acts as a living entity and uses the power of the ocean and the full moon to curse the coven by making them Merpeople: Stripping them of their Semi-Immortality, burying their witch abilities where they could not access them except telekinesis, gave them the tails of fish (in courtesy of the animals they sacrificed), downgraded their elemental abilities to temperature and 3 states of liquids, and most importantly, were stripped of their Siren abilities, leaving only Aquatic Respiration and voice luring.
In the process of the magical transference, Moon Crystals (which crashed into Earth long before humans were around) absorbed some of the powers that were stripped away, making Moon Pools carry different abilities.
In grief, the coven dispersed into different groups (pods), going deep in the ocean as self-exile.
Eventually, merpeople found the moon pools, considered a safe haven from the Land. Time spent there would result in realizing that the pools had a bubbling reaction on Full Moons that leaves them distorted or their powers to grow uncontrollably. They later learned to let the energy flow through them rather than fighting it.
It took a while before they could learn to activate their abilities through hand gestures.
Somehow, a merperson came across a moon crystal and realized the properties and similar magical signatures, recognizing it as a powerful object. Through various trials and errors, that merperson was able to create a talisman, channeling the power inside it as witches had done in the past.
This lead to the discovery that spell making and potion brewing was not lost to them.
Certain pods found that their moon pools gave a specific ability (like one pod got a moon pool that gave them invisibility, another had zoolingualism, speed swimming). Because not all merpeople had their common abilities at the time, union ceremonies were used in marriages to grant and share their abilities with each other. Thus, leading to present day merpeople having all their abilities now.
This later caused pods to form a network worldwide. The merpeople, especially mermaids, came to gradually see their curse as a gift as they now understood the deeper connection to the ocean. They created different cultures and spells, depending on where they are located and ways to live. Even forming their own governments.
A few hundred years later, merpeople were forgetting their ties to the Land. It wasn't until a merman used his ring to create a spell that gave him legs. As he was born a fish, his curiosity towards humans led him to meet a witch, which the Spirits allowed her to tell him about his roots. Taking all this in, his newfound knowledge would unknowingly lead to a war against merman vs mermaids. 
A pod/army of Mermen used a Trident during the war. The trident was powered by a familiar stone to attack and harm mermaids. On Mako Island, one created the Merman Chamber in the event of using the power of the trident and moon pool to kill the mermaids (or pod) as a mass. But he fell in love with a mermaid and decided against using the chamber.
The mermaids won, efficiently destroying their moon rings and forcing them to live on land while the mermaids stayed in the ocean.
Said merman was the one who invented the Leg Spell. Mermaids later forbid later generations to go on land as a result of the war.
Merpeople Facts
Mermaids are descendants of cursed sea witches.
The tails are different colors: Ocean blue for males and golden-copper-orange for females.
Once upon a time, marriages between mermaids and mermen were used to share abilities with pods and passed down genetically. 
Merman had moon rings, but they were all destroyed before moving to Land.
The Leg Spell was created accidentally by a merman who would learn he descended from land witches.
The Trident was powered by a moonstone, which is larger and more powerful. The Trident has similar functions as a Moon Ring, but can only be charged by a full moon and can drain/recharge moon rings.
Merpeople tails are likely to be more dolphin-shaped, likely why dolphins are more affiliated with them.
On their birthdays, merpeople give gifts rather than receive them.
Ancient mermaids used to play an ancient game similar to tug-of-war. A mermaid must use whatever power she has to drive a ship to her side. Ancient mermaids may have used real ships long ago but were probably forbidden. 
There may be a slight difference in DNA between mermaids and mermen due to the Trident and Mermen Chamber working only solely for mermen and intent to hurt only mermaids.
Mermaids can cast spells, potions, and enchant abject. Unlike a majority of their powers, the Moon Rings adds power to the spells.

Author’s note: This is the much-requested sequel to Chapter 67: The Best Safety Plan, found in my Klaroline series, A Beautiful Symmetry.

           It started with a dozen candy cane sorrels delivered in an exquisite crystal vase.
           “Oxalis versicolors?! Those have to be shipped in from South Africa!”
           Caroline rolled her eyes at Bonnie, doing her best to fight back a silly grin as she read the note from Klaus: Thinking of you. She still wasn’t sure what to think of their encounter with the hot weirdo in the woods who thinks he’s an immortal Viking hybrid something with fangs who buried Damon’s body for them in exchange for a date with her. And he’s probably a psycho killer. And a week ago she was worried her life had become dull.
           And then he sent a platinum and diamond encrusted charm bracelet. From the exclusive Arcadius flame logo, she probably could’ve funded her and Bonnie’s practice for the next year if she pawned it. It was beautifully designed and somehow perfectly tailored to her background and tastes — from the miniature eye chart and glasses charms to the scrolled letter ‘C’, her sapphire birthstone, and, surprisingly, a raven. How the hell did he know “The Raven” was her favorite poem?
           “Cupid McDimples is stepping up his game,” Bonnie teased as she eyed the shiny bracelet. “Can’t wait to see what he has planned for your date. Well, our date since I’m going with you in case he actually is a crazy murderer and we need to get all shovel-happy again.”
           “His name is NOT Cupid McDimples! He’s a random lunatic we ran into and it’s entirely possible he wants to wear our skin. And damn right you’re going with me since you’re the one who suggested I go on the date in the first place AFTER he admitted to being in the woods for a body dump. Come to think of it, shovels might be a good idea.” Letting out along-suffering sigh, she added, “Of course someone that attractive would have some glaring defects.”
           “Not to throw stones, but you two lovelies were traipsing about the woods for the same reason,” Klaus’ amused voice suddenly interrupted, startling them both. With a dimpled smirk, he held out two shovels, cheekily topped by frilly pink bows. “In case you decide to end our date by getting ‘shovel-happy’.”
           Seriously? There was no reason for her heart to be fluttering like this over a pair of shovels. And yet it was. She couldn’t remember the last time she’d been so charmed. “Are you always so considerate with your dates?”
           “Honestly, I can’t recall the last date I went on,” he remarked, his accented voice warm and inviting. “Does sharing a glass of champagne with one of the chambermaids at Tuileries count as a date? We were having a rather lovely time before the Parisian mob invaded and the royals marked it as a prudent time to flee.”  
           “You’re seriously talking about the French Revolution. Like you were there,” Caroline replied flatly, throwing an exasperated glance at Bonnie.
           Swinging her shovel up until the handle rested on a shoulder, Bonnie muttered, “Why the hell not? Caroline’s last date was convinced a powerful secret society is running the Starbucks franchise, which is why they’re on every corner.”
           Favoring him with a wink, Caroline kept a grip on her shovel while linking her other arm with his. “I do enjoy a good nervous breakdown.”

           There was a delicious-looking meal set out in the auditorium. She’d been surprised when Klaus drove them to a community theater, and immediately squealed when she saw they were performing a series of Poe’s works. “Poe is my favorite author! I had no idea this was going on.”
           She could’ve sworn the tips of his ears turned red and his voice was a bit tight as he said, “Yes, well, what a coincidence.” As a handsome man with a blinding white smile stepped out of the shadows, he nodded his head at Bonnie and said, “I brought along Marcel to keep you company. Marcel is a...friend.”
           Bonnie studied the stranger skeptically, but Caroline also noticed a flicker of interest in her friend’s gaze. So, clearly she wasn’t the only one who had terrible taste in men. “And I suppose Marcel’s a werewolf-vampire Viking too?”
           “Actually, I was a plantation slave in Louisiana. Just a little over 200 now,” Marcel replied silkily, with enough of a flirty undertone that Bonnie’s eye twitched.
           Caroline snorted, telling her friend, “See? I told you all the hot ones were crazy.”
           Marcel threw back his head, laughing. “I’ve been perfectly sane for years now. The Quarter Coven isn’t nearly as powerful as they think.”
           As Klaus held out a chair for Caroline, he wryly answered, “Now, let’s not be too hasty — you weren’t under a spell when you summoned my father to try to kill me after you returned from World War I.”
           Seriously?! French Revolution. Werewolf-vampire Viking. Plantation slave. Witch coven. World War I. Caroline exchanged a look with Bonnie, in which they wordlessly weighed the hot-to-crazy ratio of their dates and decided to just roll with it. Besides, the dating pool was far too shallow in their little town to be overly picky. What’s a bit of crazy between friends?
           The antique sconces along the walls began to flash, signaling the performance would begin soon despite the empty theater. Confused, Caroline leaned over to whisper in Klaus’ ear, “Are we early? Where’s the rest of the audience?”
           Marcel gleefully explained, “Klaus bought out the whole place. In fact, he actually hired them to—”
           “Try the saffron crab cakes, Marcel. It seems your mouth needs to be occupied,” Klaus interrupted, cheeks slightly pink as he couldn’t quite meet Caroline’s inquisitive gaze.
           Was Marcel going to reveal that Klaus paid an acting troupe to perform Poe’s works because he was her favorite author? Seriously?! The last date she went on wanted her to reimburse him for the drinks because she ended the date early after he told her that he and his twin sister just loved blondes and ‘shared everything’. “You’re really setting the bar high for our second date,” she told Klaus, enjoying the hopeful gleam in his gray eyes.
           “Second date? That’s quite forward of you, sweetheart,” he teased. “I’ll need a bit more wooing before I agree to a second date.”
           She couldn’t help but return his impish grin. “Then I probably need to figure out your favorite author.”
           “I’m quite fond of Chaucer. Now, he’s heralded as one of the greatest English poets of the Middle Ages, but in his time, kept getting into quarrels with those who believed legitimate literature should be written only in French or Latin. I might’ve had a compelling argument in ensuring his proper burial at Westminster Abbey.”
           Caroline rolled her eyes as she replied, “And after that, you gave Columbus directions and helped Henry VIII hire a divorce lawyer.”
           He chuckled, caressing her hand with his thumb. His voice low and seductive as he murmured, “You are a delight.”
           Nearly identical snorts came from Bonnie and Marcel’s table, but Caroline couldn’t be bothered as her heart did that fluttery thing again while Klaus looked at her. Onstage, the red velvet curtains rose to reveal a cozy fireplace and an actor in a wingback chair. From the ominous bird perched on the bookcase overhead, it looked like she’d be treated to her favorite poem first.
           Since it was Poe, the shrill screams backstage seemed to blend perfectly with the foreboding atmosphere, and it wasn’t until the sounds of furniture breaking and muted thuds against walls reached her ears that Caroline realized something was wrong. The lone actor who’d been sitting in the chair seemed paralyzed with fear as a pale young man strutted onto the stage, a single trail of blood at the corner of his mouth.
           If it wasn’t for the blood, Caroline would’ve dismissed him as another pretty boy who’d never love anyone as much as he loved himself. The supercilious curl of his smile gave her chills — not to mention the black veins that crawled underneath his eyes. Plus, there were fangs. Actual fangs.
           “Klaus, I’ve come for your kingdom — and your head,” he proclaimed with a snarling hiss.
           Wow. Apparently monsters are a thing. Caroline couldn’t help her knee-jerk reaction as she blurted out, “So, werewolf-vampire Viking or plantation slave?”
           Although clearly in shock, Bonnie managed to reply, “Probably not plantation slave.”
           Klaus snickered, seemingly pleased by the women’s ability to keep a sense of humor during this bizarre situation. “Actually, Lucien’s just an upstart stable boy.”
           As Klaus and Marcel both bared their fangs, leaping onto the stage to face off with Lucien in a whoosh of air that was impossible to comprehend, Caroline started thinking that maybe those shovels would come in handy after all.

I haven’t wanted to go here, but I am ready now. 
It was 2015. I met you in the darkest year of my life. It was the year of ultimate betrayal. It was the year that I sold myself for my best friend’s tuition; the year where I woke up every day and enjoyed a a bowl of Ritalin to get through advanced mathematics and computer science coursework; the year I made it into one of the most exclusive investment banking programs in the country with an acceptance rate under two percent; the year that I co-ran a finance club and fell into every bad habit that I never quit; it was the year that, while on the surface, seemed like I had achieved so much and had a steady slew of investment banks pursuing me, and was constantly in and out of New York, I realized perhaps for the first time that things were not getting any better. 
It was the year that I was found out, blackmailed, and nearly kicked out of school. It was the year that my best friend met a drug dealer, stole everything out of our apartment -- right down to the bathroom curtain! -- when moving to a fully furnished home and I was so poor that I couldn’t replace a thing, so I slept on the floor every night and waited for her to come back. She never did, but from September to May that year, I waited. (Sometimes it feels like I’m still waiting.)
And then I met you. And you were everything. You were the CEO of a proprietary trading firm in Manhattan, traveling to Columbus on business. I was going into my junior year and had just decided to turndown my dream internship at a bulge bracket investment bank to accept a worthless job at a small financial services company locally. It was full time and I was so hungry and so poor. I couldn’t tell my family how I was living or what was happening, so I just survived. 
We met at a small Mexican restaurant in a yuppie town outside of Columbus during a trivia night. I was out with my new coworkers, and you were out celebrating after having closed a business deal. I saw you from across the room, and thought you were the most handsome person that I had ever laid my eyes on. You were dressed in a black button down. Chiseled jaw, slcked back hair, fiercely green eyes. You went home with me and it began. 
For the first few months, you would fly to Columbus and I would fly to New York. You’d surprise me frequently by showing up with flowers to my door or showing up at a restaurant or bar on High Street. Somehow, you always knew where to find me and you would take me out on the town, somehow finding places that I didn’t even know existed in my own city. And when I would go to New York, we would stay at the Gansevoort and parade around the Upper East Side and the Meatpacking District. It never ceased to amaze me that no matter how long the line was, or how exclusive the place was, you walked right up to the bouncer and they knew you and would let us inside. It was that easy. 
In October, the day before my birthday, you closed up the Manhattan office and joined me in Columbus. You had so many investors that worshipped you that it didn’t matter much if you had a prop shop or a commodity pool. So you ran a pool from our apartment while I went to school, and we planned to return to New York the following year. 
Less than two months later, while working full time and going to school full time, I found out that I was pregnant. You had mentioned so many times that you wanted a familia. And soon following, you admitted that you already had one. In the outskirts of New York, you had a wife and three year old son. In a wealthy New Jersey suburb, you had another ex-wife and two other children. Your wife was a playboy golf girl who was frequently seen on reality television. I knew her long before I knew her. She was beautiful, and I’d imagine you as a couple and how you must have turned heads everywhere you went. But she was also reckless and impulsive, and lived in a ski resort as her primary home while she drink and inebriated her entire life away. 
I never suspected it, and things were never really the same afterward. On a Tuesday in December, right before Christmas, I aborted our child. I have never said those words, but it is the truth. The guilt was immeasurable. 
Not long afterward, you had asked me to go clubbing with you at one of the nearby EDM clubs. Cosmic Gate had come to town, and you desperately wanted to go. But I was in pain and bleeding and tired from my hectic schedule. So I said no. It was the first time I had ever said no to you. You threw me into the bookcase so hard that a neighbor came up from the ground floor to see if everything was alright. I said nothing as my head bled from behind. When the neighbor left, you ran back toward me, and pushed me back up into the wall; I slapped you, the wrong move, and ended up beaten to the floor. 
I couldn’t walk the next day. But I deserved it and I knew it. 
So I smiled at you when we woke up the next morning, and we never spoke about it. By the spring, I was offered a promotion in Philadelphia, which allowed us to get closer to your children, who by then, we were going to visit every two weeks. It made so much sense to relocate and drop out of college. I had you and you took care of me and the least that I could do was take a position that allowed us the chance to be closer. 
So we moved to Philadelphia and we married. And then you started disappearing in the night. Sporadic at first, then consistently. It took nearly a year before I realized who you were and what was happening.  
At the same time when you were coming home bloodied, bruised, and sometimes vomiting, I was going through it in my own way at work. I was one of fifteen new hires. We were all young, capable, attractive, and very close. Our manager was unlike anyone I had ever met in a corporate environment, but it was fitting for Philadelphia. She was a size zero with implants and shiny tan skin; she had bleached blonde hair with pink strips and loved to wear mini-pencil skirts and collared-shirts with about three of the buttons missing. Everyday, she wore large hoop earrings, dark eyeliner, and five inch heels. But she wasn’t just attractive, she was hysterical and endearing and intelligent and multi-dimensional. And being with her made me happy. 
The manager, myself, and several other new hires were as close as people could be. You were often doing whatever you were doing, and I had hours to spend however I wanted. So after work, we would all go for drinks or grab cigarettes from the local Wawa and smoke at a nearby park. 
Everything was great until it wasn’t. By the fall of 2016, everything went irrevocably to shit. I was in the company bathroom freshening up after an upsetting call with a client, when my manager walked in. She grabbed me from behind and put her head up to my shoulder as we locked eyes in the mirror. She tried to kiss me, but I pulled away. The next day, I was in a meeting with human resources about my poor performance and attitudinal issues. I was so stunned, so humiliated, that I had no idea what to do. So I simply said I would work harder to improve myself and apologized. 
After that day, no one at this company ever talked to me again. I was put on an action plan and nearly fired. Through all of it, you were busy, and when we did talk about it, you aggressively had mentioned that I had provoked the situation. And I was so confused, I thought that was probably the case. I took a job at a nearby company in downtown Philadelphia, but it haunted me. It still haunts me now. 
Things started to get worse. The new company, the new job, was too much for me. I couldn’t comprehend what was happening in my life anymore, and I had a breakdown. You told me to get stronger. So as I was breaking, you began hitting me with more frequency. I remember one specific night where you had picked me up and thrown me across the kitchen table. 
I stopped being able to work by April of 2016. We relocated back to Ohio in order for me to try to finish my degree, again. I began having panic attacks almost every time I left the house. We began fighting with more frequency and more violence. 
By 2018, I was able to finish my schooling and got a job at a shitty local company in the area. Our plan still was always to return to New York, but I needed to stabilize myself first and this was the way we decided to do it. One day in the fall, only about two months into my job, I woke up to an empty bed. I assumed you were out blowing off steam, like you did with some frequency, but then I noticed many of your clothes and your luggage was gone. For three days, I called you and I sat next to the door in complete silence. 
But I never heard from you again. 
You left me. And I never figured out why.

Top 5 Markets for Multifamily Construction Activity | Resident First Focus
The five metros on this list account for almost a third of the units under development nationwide, based on Yardi Matrix data.
Multifamily development activity during the first and second quarters was impacted by lockdown measures, even though many states either classified construction as essential or allowed it to continue with minor restrictions. According to NMHC, the majority of multifamily developers reported that the COVID-19 crisis has slowed down their projects.
According to Yardi Matrix data, 600,900 units were underway throughout the country, as of June. The bulk of construction is concentrated in major multifamily markets, where demand for new supply was high before the pandemic. The total number of apartments underway in the five metros on this list account for 30.6 percent of the nation’s pipeline.
5. HOUSTON
More than 28,000 units were underway in Houston in June. In the metro’s West End-Downtown submarket, GID was working on the 600-unit second phase of The Sovereign at Regent Square. Expected to come online by the end of 2022, the project is part of a three-phase community, with the final phase still in the planning and permitting stages. When completed, the upcoming property will be the submarket’s fifth-largest community and the largest to come online in more than a decade.
Houston has faced a series of challenges over the past couple of years, which have heavily impacted its economy and multifamily market. This year, the coronavirus pandemic pushed oil prices to an 18-year low, severely affecting the energy sector and the metro’s overall employment. Houston lost more than 250,000 jobs in the 12 months ending in May, with unemployment rising from 5.5 percent in March to 14.3 percent in April. And according to June estimates, while the metro managed to slightly bounce back from these losses and improve its unemployment rate to 9.9 percent, its economy will likely continue to contract over the coming quarters.
4. LOS ANGELES
At the end of June, developers were working on almost 30,000 units in metro Los Angeles. In the Hyde Park submarket, Carmel Partners is developing the metro’s largest project, the 1,210-unit Cumulus. Constructed with the help of a $462.7 million loan from Pacific Life Insurance Co., the development is located within an Opportunity Zone and is expected to come online as early as the first quarter of 2022. 
Prior to the pandemic, 2020 deliveries forecast in the metro was expected to surpass the number of units completed last year by more than 70 percent. But as California was one of the first states to impose a stay-at-home order and as the number of confirmed coronavirus cases spiked over the past month, uncertainty looms over the number of projects expected to reach completion by year-end. While the leisure and hospitality sector shrunk by 43.9 percent, construction jobs only contracted by 4 percent during the same period. In total, the metro lost more than 600,000 jobs in the 12 months ending in May. 
3. MIAMI
Developers were working on projects totaling more than 33,500 units in the metro in June. But as Florida became the pandemic’s new epicenter by mid-July, it is uncertain how many of these projects will deliver on time. As of June, the largest project underway was Melo Group’s Downtown 5th, a 1,042-unit property expected to come online in the first quarter of 2023. Earlier this year, the company opened Miami Plaza, a 425-unit community in the Arts and Entertainment District of downtown Miami. The asset marks the firm’s final development in its plan to bring more than 2,000 transit-oriented apartments to the area.
Miami’s strong job market, driven by its business-friendly climate, has felt the burden of the health crisis. The metro lost 121,100 positions in the 12 months ending in May, equal to a 9.6 percent plunge. As expected, the leisure and hospitality sector was the hardest hit, down by 37.3 percent, or almost 55,000 positions. Meanwhile, with construction deemed essential during the state’s stay-at-home order, leisure and hospitality was the only major sector to remain afloat during the first months of the pandemic, adding 3,400 positions. Overall, the metro’s unemployment rate rose from 4.1 percent in March to 13.4 percent in April, and then dropped to 11.3 percent, according to June estimates.
2. WASHINGTON, D.C.
More than 39,000 units were underway in the metro at the end of June. Lerner Enterprises’ upcoming 1,618-unit Black Hill Germantown is expected to reshape the Germantown-Montgomery Village submarket. Part of the company’s mixed-use master plan, the multifamily project is slated for completion as early as the end of 2020. The overall development is expected to include more than 3 million square feet of office space, a hotel, and some 90,000 square feet of retail. At full build-out, the multifamily segment will be the submarket’s largest community to date.
Before the pandemic, D.C. saw positive employment growth thanks in part to its leisure and hospitality sector, one of the best-performing industries in Washington, D.C. But as the city was forced to issue a shelter-in-place order at the end of March, employment in the metro began to contract, down by 317,900 positions in the 12 months ending in April, with tourism-related jobs accounting for more than half of that. Leisure and hospitality declined by more than 45 percent, diminishing its share of the total employment pool to just shy of 6 percent. However, June estimates showed that construction jobs, which dropped 5.1 percent year-over-year through April, started to increase in May.
1. DALLAS
Developers were busy in Dallas, with more than 53,000 units under construction as of June. Columbus Realty Partners is developing the largest project in the metro—the 1,625-unit expansion of its Parkside at Craig Ranch campus. Five of the six buildings are expected to reach completion this year, with the largest one slated for delivery in 2022. Furthermore, the four phases of the development pushed North Frisco-West McKinney to the top of our breakdown of the most active North Dallas submarkets for development activity.
Texas and Dallas have both taken significant steps toward diversifying their economies in recent years. This, coupled with the metro’s highly skilled workforce and business-friendly environment, made Dallas attractive to a series of smaller and larger companies looking to expand their operations to new markets. As a result, Dallas strengthened its financial activities sector, leading the nation with the highest number of new jobs added to the sector in 2019. Financial activities was the only industry exempt from the total jobs lost in the metro—150,400 positions—in the 12 months ending in April when. The current health crisis, however, has forced a break in Dallas’s outstanding expansion, but not in terms of development activity.
