could you tell me what Private Equity is and why it's a bad thing?
Oh man okay first of all I'm pretty sure that only MBAs truly understand private equity, and I'm so far from being an MBA that I don't even file my own taxes, but I'll try to give a really rough explanation.
At the most basic level, a private equity firm is just a business that buys up stock in companies that are not public (not on the stock exchange for people to buy public shares). In practice, these firms are massive, and in 2021 they managed close to 20% of corporate equity in the US. Importantly, that's a MUCH bigger share than it was ten years earlier, and private equity is a fast-growing part of the world market.
Why it's bad is that this sector of investing falls at the juncture of just a lot of loopholes and blind spots in government regulation, allowing these private equity firms to manage the companies they own in very predatory ways.
For example, private equity firm Golden Gate Capital killed Red Lobster. Basically, they bought the company and started stripping it for parts, because their only interest in the companies they buy is investment profit. They don't have any incentive to care about the company's long-term health. The biggest thing they did to Red Lobster was what's called a sale/leaseback. Basically, insofar as I understand it, they sold the real estate the company owned--i.e. the actual restaurants, took the profit from that, and then made Red Lobster pay them to lease the restaurants. Ultimately this proved crippling for Red Lobster, but through evil finance magic and careful corporate structuring, Golden Gate Capital gets the profit, while Red Lobster got all the debt.
Private equity firm KKR is what killed Toys R Us, again with sale/leaseback and other management methods that favor short term profit over long-term viability, like firing people until there isn't enough staff, pushing store credit cards, assorted other bullshit I barely understand.
Basically, private equity is companies that buy up businesses using leveraged funds (borrowed money) and then "strip and flip" them, squeezing as much profit out of them as possible and then dipping out to leave the company to deal with the fallout. A lot of recent major company bankruptcies besides the ones I mention above came on the heels of the company being managed by a private equity firm. JoAnn Fabrics is one of the most recent.
Yeah. That's the best I can do. Basically, it's a very fast-growing sector of vulture capitalism and it's making a small number of people very rich off killing otherwise viable companies that the rest of us plebes liked and wanted to keep.

Lomwé and Macua communities in Mozambique’s Zambezia province traditionally harvest wild mushrooms to eat alongside staples like cassava. Conservationists are working with hundreds of indigenous women there to commercialize the sale of mushrooms like the vivid orange Eyukuli (Cantharellus platyphyllus) as part of a wider strategy to protect forests surrounding Gilé National Park.
The mushrooms are harvested in a 55,600-hectare (137,400-acre) buffer zone surrounding the national park during the height of the Southern African country’s wet season, from November to April. After harvesting, the fungi are cleaned, dried, and transported by road to Maputo, the capital, more than 2,000 kilometers (1,200 miles) away. There, they’re packaged and sold under the trade name Supa Mama.
This is the first time that native Mozambican mushrooms have been commercialized in the country.
Gilé covers an area of 286,100 hectares (707,000 acres), much of this covered in miombo woodlands that include tree species, like those from the Brachystegia genus, whose roots host mycorrhizal fungi. These underground networks help the trees absorb nutrients and moisture, and announce their presence in the form of diverse fruiting bodies above the ground: mushrooms.

Communities living around Gilé harvest at least 46 species of mushroom for local consumption. These include eyukuli, the trumpet-shaped khaduve (Lactifluus edulis), and the broad-capped namapele (Lactarius densifolius). So far, a total of five species are being harvested and packed for commercial sale under the project.

“Slowly, the community, especially the women, are learning that keeping the trees standing means having a bigger production of mushrooms,” Fusari tells Mongabay. “Since they’re starting to see commercial results, more and more avoid cutting trees.”
The project, which is supported by the French Development Agency, is in its third year, meaning the team doesn’t yet have the hard data to determine its success. But, Fusari says, the reduction in tree cutting “is a clear trend that is happening.”
Mushroom harvesting around Gilé is typically done by women while out doing other tasks, such as gathering firewood. The mushroom project works with 900 or so members of 30 women’s groups drawn from communities living in the national park’s buffer zone.
Gilé National Park is home to animals that include buffalo, wildebeest, sable, waterbuck, and around 50 elephants. Many of these animals were reintroduced from other areas to rebuild the wildlife wiped out during Mozambique’s 1977-1992 civil war.

The teams collecting mushrooms have already been trained in sustainable harvesting methods. For instance, they cut rather than pull the mushrooms from the ground, to avoid damaging the mycelium, or root-like structure, beneath the surface; they brush the dirt off the mushrooms wherever they pick them, to leave as many spores there as possible; and the women carry their harvest home in open baskets, to allow spore dispersal along the way.

Why you don't know anyone who celebrates Kwanzaa
"Because no one cares"
"Because it's a sham holiday made by a con artist"
"Because it's dumb"
"Because no True African would ever celebrate Kwanzaa."
These are all bad faith arguments. They aren't meant to actually explain why, and do more to devalue the holiday as well as people who celebrate it or at least respect it.
So, why don't you know people who celebrate Kwanzaa? After all, you have so many Black friends, or maybe even you are Black yourself, shouldn't Kwanzaa be everywhere?
This post is a bit long, and some points are explored more deeper than others, but I think this will provide an explanation that's actually pretty fair and common sense. The short version:
Kwanzaa is a newer, anti-consumerist holiday that does not appeal to every single Black person. And that's okay!
1. Kwanzaa is a newer holiday.
Kwanzaa is only about 60 years old. It's not going to be as popular as Christmas. Other holidays, say Veteran's Day, Memorial Day, or Martin Luther King Jr. Day are about as old or even younger than Kwanzaa, so why are they celebrated more widely? Well, it helps that they're all federal holidays with a state structure to back them up. Individual people can celebrate those holidays, but they don't have to, institutions celebrate them for us by giving us time off work and making a public statement (maybe a donation or two). Other than that, those holidays are largely upheld by community events, just like Kwanzaa (more on this later).
The types of family traditions we associate with Christmas take generations to build. Even other older holidays like Mother's Day don't have any real traditions inherently associated with them--we all give our moms a gift but beyond that, everyone engages with it differently.
New holidays need time to catch on. Institutional structures help speed that process along, but Kwanzaa doesn't really have that. So it's going to be slower than others in terms of attracting people.
2. Kwanzaa is anti-consumerist inherently.
In America, consumerism makes up a very large part of how people engage in holidays. Note that I'm not saying "people only celebrate other holidays for consumerist reasons", I am saying that a lot of the driving forces that 'remind' us to take holidays seriously in the US are market forces. We're inundated with advertisements, sales, and decorations that help create a 'feeling' of the holiday (be it Christmas, Valentine's Day, Halloween, etc) which also make it easier to engage with the holiday. We can get the supplies we need at the store. If we don't have plans then there's probably a business throwing a party around that time to keep us entertained. Gift-giving and feast preparation is expressed through buying products en masse so we prepare financially. Holiday specific media sculpts our collective understanding of the holiday's themes even if we don't engage directly.
Kwanzaa, as an explicitlyanti-consumerist holiday, doesn't lend itself to that level of cultural zeitgeist in the US. People exchange gifts and decorate places for Kwanzaa, but commerce during Kwanzaa is typically kept within Black communities through dealing directly with (small) Black Owned businesses. Given that most corporations in the US are white owned, there's very little reason for the market structure to incentive our continued engagement in Kwanzaa. The passive acknowledgement that it's a holiday that exists is the most we can really hope for.
Imagine Halloween without candy sales, Spirit Halloween stores, Halloween parties or costume nights at our favorite restaurants and bars. Imagine no horror movies coming out in October! In a world like that, I and many other people would still celebrate Halloween, but it wouldn't be as easy, and a lot of people probably wouldn't acknowledge it at all, because it isn't as easy.
Kwanzaa explicitly resists the market forces that help holidays stay in our daily lives. We all value our holidays beyond those forces, but we can't deny the very heavy role they play. We can argue that such market forces are morally neutral or even good, but not in this post--whatever your view of holiday consumerism, it's critical to understand that Kwanzaa was organized specifically for people who don't appreciate such consumerism.
3. Kwanzaa does not appeal to all Black people equally.
I think this is one of the hardest points for people both within and outside the community to grasp. The holiday is for Black people, and is meant to appeal to as broad a sampling of Black people as possible. That doesn't mean it will appeal to everyone, though.
The target audience for Kwanzaa is Black people, regardless of nationality, who believe in a shared political unity, heritage, and cultural engagement of all Black people regardless of nationality.
Thing is, not all Black people believe in or value those things. Not all Black people are Pan-Africanist, Afrocentrist, or Black Nationalist, or any other Negritude philosophy. These philosophies are widespread in politics and scholarship, but outside of those dimensions of life engagement with them gets complicated.
You may have heard that "no Africans celebrate Kwanzaa" this is largely true because Africans live in families and communities where their African heritage is already affirmed through other means, including other holidays. Kwanzaa therefore doesn't appeal to them, even if they do believe in all it's themes. Such people may go to Kwanzaa events if invited, but they likely wouldn't hold them for themselves.
Many in the African Diaspora understand their identity most immediately by the region they settled in, and only have a distant sense of African identity. They don't deny being African or having African heritage, but they see being Caribbean, or Brazilian, or American as more relevant. Kwanzaa therefore doesn't appeal to them as it's not specific enough.
Kwanzaa is not closed to any Black demographic and actively encourages all of us to celebrate it. But not all of us will find it appealing.
I would compare Kwanzaa to a holiday like Easter--its a Christian holiday meant to appeal to all Christians equally. But if you aren't church-going and have no children in the family, you probably don't celebrate Easter to any meaningful extent, or your engagement is so personal that it isn't considered very mainstream or traditional.
The point I'm trying to make is: holidays aren't guaranteed to appeal to everyone in their target demographic. Though the reasons why diverge, not every Christian celebrates Easter, not every Black person celebrates Kwanzaa.
4. Communal Kwanzaa celebration is more popular than in-home, but that also carries some drawbacks to it.
Whenever people interested in celebrating Kwanzaa ask me how to get started, I often tell them to look into community celebrations. They're usually put on by churches (perhaps even mosques), community centers, cultural activity groups, or political groups. And therein lies the problem--if you don't live in close proximity to that type of Black community, or the community is invisiblized, then even if there are communal Kwanzaa celebrations to check out you probably won't know about them.
You can't just ask a random Black person about a Kwanzaa event, typically. My advice is to tell people to check out a Black bookstore (and, if available, an African cultural store or an Afro spiritual store). The types of people organizing Kwanzaa events are usually those deeply enmeshed in cultural and political Black discourses, particularly those that affirm an African heritage. But such people aren't found everywhere. In my experience, you can find such people and spaces in most major cities, and so a Kwanzaa celebration probably isn't too far away either. Everywhere else, though...
The only other option to find Kwanzaa celebrations, in my experience, are through Black student clubs in colleges. Not all of them do Kwanzaa activities due to many factors (cost, timing, interest, etc), but my undergrad college did and I know that others throughout the country do. However, such activities may not be open to the public (again, for varying reasons -- cost, timing, interest, college policy...).
When people ask about personal celebration, they usually ask about in-home celebration, treating community celebrations or celebrations in schools as less serious or legitimate. Kwanzaa in general is itself rare, but the idyllic in-home celebration is even rarer -- I myself was raised engaging in Kwanzaa almost entirely through community rather than in-home celebrations (though I started doing in-home for myself in recent years).

How, then, should we treat people who celebrate Kwanzaa, or even the non-Black people who don't celebrate it but acknowledge it as a valid holiday?
Honestly, I don't get why that has to be a question. Sure, it's a very marginal holiday, but it's also harmless to treat it respectfully and try and make room in your life in case you ever come across someone who does celebrate it.
I made this post because I often see this idea that people were "tricked" about Kwanzaa. I fail to see what harm has transpired. I don't get why people use their lack of awareness of Kwanzaa or Black communities that celebrate it as a "gotcha" that proves Kwanzaa is a scheme. When I do try to understand the logic underlying this, I come back to this idea that holidays and cultures have to earn respect and validation, that being included in our American idea of "Holiday Time" requires that holidays have a certain number of people we already respect, whom would be offended otherwise.
But that isn't a perspective that I share. I can't say how many people need to celebrate a holiday in America before I stop thinking it an insult or a lie that said holiday be included next to Christmas in a holiday greeting; the number doesn't exist because I don't hold Christmas or Hannukah in so high esteem. I value Christmas in as much as I recognize other people value it, the same is true of Hannukah and Yule (and even the pagan witches I've known didn't celebrate Yule). To me, the only thing one needs to be worthy of consideration as one of The Holidays is to simply be celebrated by people around this time of year.

I have to disclose that I am not a financial advisor or an accountant <3
Trusts: You want to consider purchasing the properties under a trust. Tax implications can vary under trusts. Revocable living trust will allow you to be treated as the owner, but in an irrevocable trust, it is a separate entity. In some structures, you would only pain capital gains, which can also be transferred to a separate trust, and you do not end up paying capital gains on the property. You do this with a charitable remainder trust. Generally, if a property is held in a trust, rental income generated from that property is typically subject to income tax. The trust itself may be responsible for paying those taxes, or the tax liability might pass through to the beneficiaries, depending on the type of trust and its specific provisions. This will change the amount you would pay in taxes. If the property was purchased as a primary home, there could also be capital gain exceptions depending on the trust. Your income affects the rates you pay on specific trusts. Before I continue, I want to suggest speaking to an actual attorney, not an accountant. Most are not knowledgable or equipped to properly guide you here. Same as with traditional, in a trust you can deduct property related expenses like mortgage interest, property taxes, maintenance costs, and depreciation, from the rental income. This can help reduce the taxable income generated by the property.
IRA's: You can use a self directed IRA or other retirement accounts to invest in real estate. The gain from these investments grow tax deferred within your account. This is something you should also consider doing.
Depreciating assets: Real estate can depreciate overtime. This doesn't include land. But when it depreciates, you can deduct the properties cost. This would offset the income you would pat taxes on.
1031 Exchange: Filing a 1031 will allow you to defer paying capital gains on an investment property when it's sold, as long as another "like kind" property is purchased with the profit gained from the sale.
Mortgage Interest Deduction: Interest paid on mortgages for investment properties can be deducted.
Carry Forward: If your expenses exceed your rental income, you could have a net loss. Some of these losses can be used to offset other taxable income, while others might be carried forward to future years.
Living in the property: If you live in the property for 2 years. you can exclude a portion of the capital gains from your taxable income when you sell.
Opportunity Zones: Opportunity zones offer tax incentives, including deferring and potentially reducing capital gains taxes.
Expenses: All repair expenses can be deducted.
Installments: You can structure your sale to receive payments over time. This spreads out the capital gains and reduces tax impact.
Tax Credits: There are a ton of tax credits for investors. Would research in your state.
More deductions: Interest on a mortgage for an investment property is typically tax deductible, as are property taxes and many other expenses related to the property like Insurance premiums.
Cost segregations: You can hire someone to reclassify certain areas of your property to accelerate depreciation. This will give you a significant upfront tax deduction.
Pass throughs: Certain pass through entities (like LLCs, S Corporations, and partnerships) may be eligible for a deduction of up to 20% of their business income from rental properties.

now i’ve gotta know about the monopoly and the austrian economies
okay, so I'm going to oversimplify an entire school of economics, but we came up with the foundation of these rules at the ages of about 5, 8, and 16, respectively, without realizing we were broadstrokes mirroring any economic philosophy. the rules were constructed in piecemeal over time, beginning after we realized the 16 year old was shamelessly embezzling, and maturing further only after I realized the boys always undervalued my property to bankrupt me by leveraging my 5 year old whimsy and commitment to always owning every railroad so that I could roleplay redrawing rail lines to subvert manifest destiny (entirely because of the animated movie Spirit, do not give me any credit here.) that the rules arose in response to players becoming savvy enough that the game actually had to become a game also aligns with the incidentally Austrian economic flavor of the rules—social institutions often are the result of human action, but not of human design.
but anyway, below are the rules and underlying principles for their application and enforcement. you might notice that the rules seek not to rectify the injustices described above but to justify and institutionalize them and to minimize riots by creating expectations. do not mistake any of this for my sincere economic philosophy; the below relates exclusively to how my siblings and I play monopoly, which, by the way, we avoid doing as adults because it causes loved ones who met us as adults to suddenly see grotesque strangers capable of monstrous acts where someone they love and thought they felt safe around once stood, and this violent reorientation is something they struggle with for days afterwards, and I'm not remotely exaggerating, my brother's then fiancée briefly reconsidered their engagement over it.
In the most literal sense, we play by maximizing the value of property we can tax/on which we can charge rent, and approaching each property as possessing prospective strategic value; there is no valueless property where there's an opportunity to control the board by growing one's presence or interrupting another's attempts to, only heterogenous value that is in flux until the latter third of the game. The first sale price of any property is set by the board, but the market dictates the resale price, which means on a player's turn they reserve the right to initiate negotiations regarding another player's property, but all players have the right to present counterbids with regard to the same property. The price need not be monetary; the players dictate the consideration, and there are no protections against bad faith dealings or ulterior motives or unconscionability; no matter how nominal or illusory, a sale is deemed valid where the buyer and the seller consent at the time of sale. Admittedly, this latter standard did not become cleverly implemented until after the youngest sibling grew old enough to realize she didn't like playing with us. After that, we had to replace wringing the most naive player dry with managing conflicting incentives by intentionally adjusting the flow of information, and eventually, my older brother and I developed our own preferred stratagems effective enough that we tend to weed out players that aren't each other quickly and brutally. (We try telling them our exact approaches at the outset so they aren't totally disadvantaged. They just don't seem to believe us and play accordingly until we do what we warned them we would, by which point its too late for them to recover enough to avoid bankruptcy. The capital structure consists of heterogeneous goods that have multispecific uses that must be aligned; distorted circumstances can be costly to realign.)
But outside of devouring the unsuspecting, the free market approach is especially relevant when it becomes clear which player held properties will be game deciding; such as when someone has the only railroad not owned by another player. The player with the lone railroad can't necessarily monetize it effectively, but the player can economize their awareness of the other player's near monopoly by dynamically reevaluating the price of their lone railroad from turn to turn. You'll notice a running theme of permissiveness for behavior that preserves choices and opportunities to play strategically even where your resources are working against you; it makes it more fun but also conceptualizes the competitive market as a process of entrepreneurial discovery. Imperfection is opportunity, and using scarce resources effectively proffers influence that can be used to prod and pull the game in alternative directions. This also relates to private property in the means of production as a necessary condition for rational economic calculation, especially where it drives players towards making effective use of their previously lesser considered resources where the cost of the one missing, obviously valuable resource is too high. (Most people don't land on Boardwalk, and monopolizing the entire stretch of the cheapest side of the board can win a game even where another player has instituted rent that amounts to a coup de grace on a property that statistically, players don't land on frequently.)
Relatedly, any property reclaimed by the bank can be auctioned, and the banker (usually the former owner of the property or, where property is repossessed or sold back to the bank but no player has been bankrupted yet, whosoever all players consent to playing the role of banker for the limited purposes of the auction) can negotiate and decline to sell a property, although they will only repurchase property for the price set by either the card or it's mortgage value (if the card is then mortgaged). Which ties into money not being neutral; no set prices or requirements to sell where the sale seeks to leverage formality for dramatic consequences the market otherwise wouldn't tolerate.
(Relatedly, you can obscure the property you hold in how you organize your cards and cash, or otherwise subvert attention from draw your burgeoning monopolies— your property is yours to organize, and you can arrange your assets how you like. There isn't any information rights between players, although there is with regard to the bank. But those cards are easy to count, so it's a bit petty to lie if asked outright, and there's mutual benefit to transparency that's realized in the flexibility to adjust around changes in underlying conditions that might otherwise permit a premature monopoly. The price system economizes the information that people need to process in making their decisions.)
Above all, individual interest dictates, and the player who wins is likely the player considering their self interest in the context of the intended and unintended consequences of each player's choices and incentives; in other words, each decision has both immediate and long term consequences and no choice is presumed arbitrary or irrational. Even where players are momentarily cooperating or playing to another player's interests, their actions are only made intelligible by their individual purposes and plans.
This is especially salient in our version of monopoly, since there is no alternative where players may subvert that there will be only one one liquid player left in the end considering we will not stop playing until that condition is met. We have carried this rule to such intensity that after several enough hours, other players have given away their property and cash just to escape the board. This is allowed but frowned upon as bad sportmanship; except where players do so strategically or where players nearing the end of their liquid capital become vengeful or stubborn or interested in the outcome enough to choose a player to begin transferring their remaining assets to orchestrate the downfall of another player. This is a respectable choice of one's death throes, and players are not only allowed but encouraged to scavenge, convince, negotiate with, psychologically appeal to, manipulate, and court players nearing bankruptcy. In either case, utility and cost are subjective.
However, for me, the difference is that the former seeks to end the game arbitrarily by breaking the game, and the latter recognizes players' plans, purposes, emotions and values as constructing the facts of the game; human action is part of intelligible decision making and dynamic gameplay. Structure, including a set end condition, reserves space for human action. Counterintuitively, purging human action through strict rulemaking also purges the subject matter and makes for dull, predictive gameplay that wastes the mechanics for exploring economic decisionmaking offered by the game.
In other words, we play monopoly as a zero-sum differential game, which is all good in play, but perhaps shouldn't form the sum of one's approach to economics outside of those narrow confines lest one mistake people for game pieces.
