To FSBO or Not to FSBO? 
I think I’ve mentioned it briefly in a previous entry that we have primarily FSBO’d our houses. FSBO’s are largely frowned upon. Why? Perhaps, the marketing isn’t as attractive or effective as a real estate agents presentation, an FSBO homeowner can be difficult and unrealistic, FSBO owners have spoken negatively about real estate agents, it’s deemed less professional, some statistics have shown that FSBO gross less than an agent assisted sale, real estate is largely a relationship business (and realtors would prefer to utilize their networks than speaking with an “uneducated” seller), and so on. 
Well if this is the case, why have we been FSBO’ing our homes? Two answers: 1) Wholesaling. We started out in real estate as wholesalers. We would find ugly and vacant homes where ever we could and market them to flippers, landlords and homeowners that were willing to do some work. For that reason, we felt we could take our experiences over into the rehabbing world. 2) For many of our early deals, we were involved in a heavy handed partnership that didn’t leave much on the table for us to walk away with. Taking life into our hands, FSBO’ing was a way for us to add some dollars back into our pocket. “They” may talk about us for not being as sleek and masterful as the regions top producing agents, but they cannot criticize that I didn’t lay to willfully accept the short end of the stick. We knew how it was was not always how it would be. The extra work was a temporary, worthwhile sacrifice.
Does it work? Yes. We have FSBO’d about 3/4s of our flips. When hasn’t it worked? Ironically enough, the first one! We had the idea that selling our flips would be as easy as selling a neglected rental but there was a bit of a learning curve. We didn’t market it correctly, ironically enough. So, we did go with agent on that one after attempting ourselves for about a month. It also didn’t work when we sold the home in the floodplain. Being in a floodplain turned off many people, naturally, so we needed more exposure to a larger buyer pool than our marketing offered us. We listed that one about after a month of effort also. How do you show the home? We started out showing them personally and hosting our own open houses. We came across and investor who allowed viewers to self show by providing them with the lock box code upon the viewer sharing a photo ID or license plate. We approached it that way from the second house forward. We change the lock box code frequently to prevent all the you-know-what’s from happening. Have your buyers been represented or have you worked directly with them? Both. One lady in particular worked for a local title company so she was easily able to walk herself through the process and provide her own paperwork. Only paying out 3% is awesome but no commissions at all feels amazing! Are there any factors that you consider in determining if you will FSBO a house or not? Time- do I have the time to do it. Spread- is there enough profit in the deal where I won’t miss the commission? Did we go over budget and I need to recoup some dollars? Desire; is the home in a hot neighborhood that sells itself? Safety/security- is the home in an area where buyers need more vetting/qualifying? Some neighborhoods attract certain kinds of attention and we certainly want to minimize the risk of the wrong exposures. 
As it stands right now, we’ve been a bit busy so our fantastic friend Tony Britton (423-876-9876) with Berkshire Hathaway has been representing us and he’s been doing a fantastic job. He excels in areas that have been a points of contention with other agents I’ve worked with.

It’s been a long time!
The plan was to always update our blog regularly with what we’ve got going on BUT technology fails sometimes. Took us a bit of time to get it straightened out but here we are! Looking forward to sharing all the cool things we are blessed to do in our lives.
So maybe I’ll be posting on these things at length later but here’s some of the things we’ve been up to:
-successfully selling a home in a Zone A FEMA floodplain
-having the longest, most miserable closing ever
-acquired our first duplex
-code inspections caused us to totally blow a budget
-our successes has opened the door for speaking and sharing opportunities
-first time receiving an offer over asking price
-had the relationship sour between us and our most reliable, longest standing vendor
-three break ins
-grew our network 
And more!
It’s been fun and very busy! Looking forward to sharing it with the world.
