Home Selling Advice from the Experts @ Reed & Roe, Sibcy Cline

Are you thinking about listing your home in Cincinnati? You’re in luck! We’ve scouted out Amy Roe & Shelley Miller Reed of Reed & Roe, members of the Sibcy Cline family of realtors. They have continued to amaze us with their success in listing, staging and selling homes in fantastic timing and making all of their clients VERY happy in the process!

If you live on the East side of Cincinnati, you’re sure to have seen one/many of their signs … and many turn to “Pending” or “Sold” almost faster than we notice them! They were willing to share with me some of their secrets in how they’re able to make so many clients so happy and be so successful. Here’s a peek into our fun conversation over coffee (we tried to have drinks together, but between the 3 of us, we have 7 children, jobs and LOTS going on… so we settled on a meeting at Starbucks!)

How did you all meet and what is it like working with you all?

9 years ago, they both worked in the same office for Sibcy Cline and Shelley reached out to Amy to see if she wanted to partner (based primarily on her “go getter” attitude she saw!). Amy had just left corporate America in insurance sales and group benefits to become a realtor full time but she made this transition slowly (and smartly).

Jointly, both Shelley and Amy cover a wide geography across Cincinnati, with a heavy emphasis on the East Side in Mariemont, Terrace Park and surrounding neighborhoods. When they combined ‘forces’ 9 years ago, they expanded their audience to more home sellers and buyers across the area who knew one of them. They help all types of homebuyers – “first timers” to “free birds” (those who have adult children out of the house – we tried not to say “old people” )

When you work with Reed & Roe, one of them is your primary contact for either listing or buying, but they both serve as ‘expert backup’ should they need it. Thus, all clients almost get 2 highly-qualified realtors and fantastic service when you decide to work with them.

Advice to new Sellers:

We all know that selling your home can be a stressful scenario, so I asked them to give me some tricks & tips they give to new sellers:

• Listen to an agent who has experience in prepping and pricing your home in the market from the get-go • Stage your home – let your realtors help you – could be really simple! • Paint colors are important – start with a neutral pallet where a home buyer can envision their things in the home • Have an agent walk your home with you to help you find things you might not be seeing • Fix things that are broken (appliances, doorknob, handle) • Declutter (don’t hesitate to get a Pod and store items) • De-personalize (take down the 50 photos dating back to high school prom) • Deep clean (yes, this means inside and behind the refrigerator) • Listen to your agent on when the right time to list is; in a school-driven community, list in early Spring. Depending on what winter season was like, if inventory is low and you have a good product, list earlier. Don’t list between Thanksgiving & Christmas unless absolutely necessary – many buyers aren’t focused

Overall, trust the expert in your agent. “Partner with someone who does a great job at communication and gets along with other agents; don’t hire an agent who puts a sign in the ground and disappears.

“If your house isn’t ready or priced right – don’t list. We should be able to sell your home any time of the year if it’s ready and priced right.”

Now they’re 23 and 24 years old and the “flexibility” of being in real estate is still there, but as you can tell by the above, she works a LOT and very hard!
