Blue Team Beach House: Overview
So you're a supersoldier in the UNSC and you're being ordered to take mandatory R&R and for the first time in his life, your squad leader doesn't finagle some way to avoid this. But you're sick of being shipped off to places that aren't built for you (because there was that one time you broke a whole couch) but the UNSC hasn't gone out of its way to make a vacation resort for Spartans (because when do they ever go on vacation, right? Ha.) And you're sitting on a lifetime of hazard pay, more money than you know what to do with, but hey...actually, this time you do know what to do with it. You're gonna build a house on the prettiest white sand beach in the galaxy, specifically for you and your Spartan siblings because if the brass is forcing you to take some shore leave, then goddamn it, you're gonna take that literally.

Welcome to the (actual, official) series of Blue Team Beach House posts. If you made it through that whole opening paragraph and still don't know what I'm talking about: I want Blue Team to fucking relax, so I imagined a (beautiful, unrealistic) timeline in which they'd be able to custom-build a vacation home to use when they need a break (and to eventually retire to? Like I said, unrealistic).

The idea is that they'd do their best to tailor it to their own preferences and truly make a place designed by and for Spartans. And then I started thinking about this so hard I had to build the dang thing in Sims. So that's what this is. It's me showing off pics of a fun beach house build and bullshitting about why the architecture and design are (mostly) Spartan-Approved(tm) based on what we know about them from Halo canon. And if you're wondering, yeah, I do things like this for fun more frequently than you'd think.
CONSIDERATION 1: LOCATION

Spartans are always thinking strategy. They can't turn it off. So naturally, if they were making a place where they'd be relaxing - somewhere they'd have their guard down - they'd want it to be naturally, geographically safeguarded, in case there were an attack (hey, you never know). What's better than a narrow strip of land from the front and a reef in the back to discourage access from the water? They wanted to have an anti-aircraft missile system on the roof, but their design team said no. They settled for solar panels instead. (Note that the roof edging the third floor is also made of solar paneling. We know green energy is standard in the 26th century.)

CONSIDERATION 2: FUNCTIONAL ARCHITECTURE AND EFFICIENT USE OF SPACE

They might have the funds to make this a reality, but that doesn't mean they're going to build superfluous balconies when they can just use the roofs of the floors below for deck space. It keeps things compact without being cramped.
Also, see those pretty wood slat facade pieces on the corners of the first and second floor? Not only are they a nice design touch, but they're also makeshift ladders. Need to get to the roof very quickly from the outside? Climb the fucking walls. Let's be honest, they'd do this for fun.
CONSIDERATION 3: OUTDOOR SOCIAL AREAS

It's canon that John is a little claustrophobic. Yeah, he can fight it off, but he doesn't like spaces that are too small for him. I'd venture a guess that this is common for most Spartans, just by virtue of them being nearly seven feet tall. That said, given the options, I think they'd much rather be outside than inside, even if that inside was built to their standards of comfort. What's better than a nice big porch to hang out on and enjoy the gorgeous tropical weather?
Glass railings keep their view open and unobstructed - great for defense (again, you never know). The furniture is sturdy, either sculpted metal or durable wood (with the exception of some pieces that don't have to support a Spartan's-worth of weight). These themes will show up in other areas of the house, too.
Oh, and the vertical wall planter in the corner? Strawberries. What's better than a self-sustaining food source to cut down on trips into the city for groceries? This is only the tip of the iceberg on edible plants, by the way. Just wait.

Things stay well-lit at night, because even though they can see near-perfectly in the dark, it's easier to relax when you know what you're looking at. And while those palm trees are nice landscaping, they're also great for climbing (and coconuts).

New Year, New Beautiful Homes of Instagram
  Hello, my wonderful friends! How are you in 2019? Did anything happen? Did a switch turn on, bringing more Light into your heart during this first week of this New Year? It’s been terribly cold, gloomy and dark out there. The weather is miserable and it’s easy to feel the winter blues insistently knocking on my door, but I am not opening it… instead, I decided to take a small break during the Holidays to do what I love the most in life; which is spending time with my family and work whenever I feel inspired. I took a small break and I am finally feeling like myself again… nothing makes you feel more centered than being able to slow down and hear your own thoughts, and that was exactly what I did.
During this New Year, I certainly hope to continue to listen to what’s inside of my heart and that goes to what I want to share with you here on Home Bunch. I have to be completely honest with you guys. I am tired of cold homes, everything looks the same these days. Although I will always bring the latest trends to my readers, one of my main goals this year is to share homes that feel more like real homes, homes that have character and feel loved, and that starts with this year’s first “Beautiful Homes of Instagram”.   Hi, my name is Erin @theheartandhaven and I’m a home renovator, home décor enthusiast and mother. I have always enjoyed staring at all the pretty things, but I never realized how much joy I would find in creating them until my husband and I bought a 1950s fixer upper about five years ago.
My husband and I are high school sweethearts from the Jersey Shore. We dated long-distance throughout college and upon graduation, we decided to move across the country to start our life together in Los Angeles. I worked in television before deciding to become a stay at home mom when I had my first son. I now have two boys, ages 7 and 4.
After getting married, we purchased a newly-built, builder-grade condo in Los Angeles and while the finishes were not exactly my taste, I was excited to just have a place to call our own and honestly never thought about changing anything. Two years after having my son and really craving some private outdoor space to have him run around, we searched our neighborhood to find a house. We found a corner house only a few blocks away on a beautiful, wide tree-lined street. It was custom built in 1950, and nothing had been updated since then. The house was head- to-toe covered in orange wood (floors, ceilings, walls, you name it!). The bathrooms had parquet linoleum, the staircase had scrolling wrought iron and each room had ceiling fixtures hanging so low that it made the 8 ft. ceilings feel much smaller. Having no reno experience under my belt, I still felt that this 2400 sq. ft. house had potential. Thus began our renovation journey, and we lived through all of it! I don’t think I knew what my style was when we started renovating our home and decisions often had to be made quickly. There are some things I would change, but I have learned so much throughout this process. And five years later, I think I have found my casually modern, beachy-boho style through decorating it , and it has truly become a passion of mine.

Our kitchen was the last major renovation. After living in what felt like a wooden cave, I wanted our new kitchen to be light and bright. We took down the wall that separated the kitchen from our playroom to open it up. I had always wanted an island but, due to building codes, the island would have been very small. So, I adjusted my vision and was able to have the counter space and seating area by making it into a peninsula instead.

The costs to remodel in Miami: Kitchen, bath, whole home, and outdoor, plus resale value and permit tips

Here’s a breakdown of the typical costs to remodel in Miami, Florida. The costs are across five categories: full home, kitchen, bathroom, deck additions, and permits. These figures are compiled from Sweeten general contractors and Remodeling’s Cost vs. Value Report:
Full home renovation: Starting at $100 – $250+ per square feet (psf)
Budget kitchen remodel: starting at $150 psf or $15,000 (based on 100 sq ft)

Pro tip: Do not wait. The pandemic has caused a backlog in the supply of materials in many sectors. For homeowners interested in renovating, it’s smart to schedule and sign with a contractor to lock in your material prices. You’ll also want to book a start date on the contractor’s schedule. If you do wait, prices will only continue to go up and your material order starts at the back of a long queue.
How much does it cost to remodel a home in Miami?
If you’re renovating a house in the Miami area, expect costs to range from $100 to $250+ psf with $175 psf as the middle range for a full-scale remodel. If you’re aiming for a budget that is in the upper-middle-range, Miami-based Sweeten general contractor Adrian said you can expect to pay over $200,000 or about $200 psf. However, several elements affect this, like square footage, the state of the original home, and how expensive your tastes are. “It has all to do with the finishes,” Adrian said. By finishes, he means the elements you can see such as tiles, faucets, and kitchen countertops. With materials, plan to add to the timeline for installation and materials and labor costs. Using higher-end finishes will push your budget upwards by at least $50,000, he said. With the pandemic, material and labor costs have gone up due to higher demand. “There’s been a 20 percent in materials,” said Adrian.
The budget for renovating an apartment can be higher than house renovations. “If you’re doing a house, often you can work on the weekends,” said Adrian. In a condo, there are tight rules about when construction work can and can’t be done. These hours are put in place by the homeowners association (HOA) for each building. Often, this means only working within an eight-hour or so window Monday to Friday. This extends the timeline of a project, thus increasing the budget. HOAs might also charge a condo owner a fee to remodel their apartment. 
Disposing of trash adds to the cost of condo renovations. With a house, a general contractor can park a dumpster out the front. For condo remodels, general contractors will likely hire a separate contractor to come and lug construction trash away. This involves negotiating tight hallways and elevators as well as timeframes given by the HOA.  
How much does it cost to remodel a kitchen in Miami?
A kitchen renovation in the budget value range can come in starting at $150 psf or $15,000 for a space measuring around 100 square feet, according to Hancen, a Sweeten general contractor in Miami. To get a new kitchen at this price, it needs to be a rip-and-replace job, meaning a layout of the kitchen must stay the same with pipes and appliances remaining where they are.
Homeowners should look at materials like pre-made shaker-style cabinets and appliances from big-box stores like Home Depot. “I’ve also noticed a trend for concrete countertops,” said Hancen. “These can be cheaper than quartz, but they take more to maintain,” adding that a sealant needs to be applied annually. 
For a mid-grade kitchen remodel in Miami, Sweeten has seen costs starting at $325 psf or $32,500 for a 100-square-foot room. According to the 2021 Cost Vs Value Report, a mid-range kitchen remodel costs on average $73,645. This works out to $368 psf for a 200-square foot space. Almost 54 percent of that cost is recouped in the value it adds to a home. The example kitchen the report gave was 200 square feet with laminate countertops, semi-custom wood cabinets, and a stainless steel sink with a standard single-lever faucet. It also contained a built-in microwave, dishwasher, and custom lighting. Other than the addition of a kitchen island, the layout, such as where the oven and dishwasher were installed, remained the same as the original design.
Sweeten general contractor Domenico, also servicing Miami, recently completed a kitchen renovation in this price range. It included a countertop made from Dekton, a stain-, scratch-, heat-, and UV-resistant material. The cabinets were custom with self-closing doors, which took $40,000 from the budget. The appliances were from GE. 
Sweeten has seen high-end kitchen renovations in Miami start at $650 psf or $65,000 for a 100-square-foot space. The 2021 Cost Vs Value Report quotes $145,718 for this finish level, adding the same amount of value to a home’s resale value—50 percent—as a mid-range kitchen remodel. This included custom cabinets, built-in sliding shelves, stone countertops, and imported ceramic or glass tile backsplashes. The appliances were also upgraded, including a commercial-grade cooktop and vent hood, plus designer faucets and a water filtration system.
How much does it cost to remodel a bathroom in Miami?
At the budget level, expect a solid rip-and-replace bathroom with no behind-the-wall surprises to come in starting at $10,500 for a 35-square-foot room. Contractor Hancen specializes in bathrooms for the Miami area. He has completed a very basic 50-square-foot bathroom for $300 psf, he said. However, this is contingent on the layout staying the same and having no issues like leaks or mold discovered once the project begins. If you’re after this price, stick to a prefabricated vanity and ceramic tiles, which come out to about $2 psf. When it comes to faucets, toilets, and bathtubs, the brand American Standard is a good example of affordable, quality products. “These are the most well-priced materials I’ve seen and the most popular,” said Hancen.
The next step up is a mid-grade bathroom renovation. Expect the starting costs for this finish level to be $570 psf or $19,950 based on a 35-square-foot space. According to the 2021 Cost Vs Value Report, the average cost for this type of bathroom remodel in Miami is about $22,567 and about $644 psf. The example bathroom the report gave was a 5’ x 7’ space and involved installing a new porcelain-on-steel bathtub, ceramic tiles, and a lit and recessed medicine cabinet. A renovation in this vein can add about $12,051 to a home’s value.
A high-end bathroom remodel in the Miami area starts at $630 psf or $22,050 for a 35-square-foot space. According to the 2021 Cost Vs Value Report, the average price in this category is around $70,286. For this budget, you could expand your bathroom to around 100 square feet and can play around with elements like a freestanding soaker tub and a shower with recessed shelves, a frameless glass enclosure, and body spray fixtures. You’re also likely to afford a double sink and double-mirror vanity with custom drawers, and wall cabinets.
The cost of tiles can add up. On a recent project, Domenico’s client picked out a tile that had the appearance of wood and cost $20 psf. Another client wanted a wave pattern created out of tiles. “It was more difficult to install adding to the labor costs,” he said. “Occasionally, breakages happen, so that also needs to be covered.” 
The good news is this is an investment with about 48 percent of the budget added to your home’s sale price. 
Adding outdoor space to your home
In Florida, there is plenty of sun and enviable weather to take advantage of by renovating or adding an outdoor space to your home. Many Miami residents will use these spaces as an additional living space and even kitchen. 
For one project, Sweeten contractor Adrian added a 900 square foot patio to a house that had a budget of $50,000. “It was essentially another room to the house without the walls,” he said. It had a tiled roof supported by four columns, which was necessary so the structure could withstand a powerful hurricane. The flooring was Cuban tiles and there were fans and lighting so electrical work was required.
According to the 2021 Cost Vs Value Report, a 16′ x 20′  wood deck costs $15,216 and $20,879 for a composite one in the Miami area. If you went for a simple wood deck in a simple linear pattern, you could recoup close to 67 percent of the budget in the bump it gives to your home value. For this price, you could get a built-in bench and planter with stairs and railings.
Permit costs in Miami
The cost of permits, from a typical building permit to electrical, mechanical, and plumbing permits, are calculated in different ways. Some permit costs are calculated by square footage. Some are calculated by the value of a project so an exact figure can take some time to figure out. That’s why general contractor Adrian puts an estimate in the initial budget. For example, with a $250,000 renovation, he puts a budget placeholder of $1,500 for the main building permit with an additional $500 each for plumbing, electrical and mechanical, if the project requires it. 
Miami-Dade county covers a huge amount of land and almost three million people. Each city—such as Miami South and Miami Lakes—in the county has a building official who issues permits for projects located within that city’s jurisdiction. Residential permits typically take 30 business days to process.

Facing the endless waves of the sea that break right at the entrance Old City, townhouses stand with an impressive and traditional stone cladding. Within one of these ancient buildings lies an apartment that architects Raz Melamed and Omar Danan turned into a house that is a meticulous, one-of-a-kind architecture.
Jaffa House was designed for a young couple and their two children, who have already lived in the home for many years and knew how to identify every corner inside while identifying the home’s every need for improvement. In addition, they got to know the neighborhood around them in depth, including the climate and community that surrounds them– a very important detail in planning a home in a familiar environment.
The buildings that surround the house are built in the topography of a ridge, which has seen architectural changes over the past 300 years, throughout which the houses were split and united frequently according to the wishes of the residents. This joint-architect project provides a rare appearance as it is uniquely built in a clear grid whose ground floor is divided into 6 orthogonal units using columns and domes, with no levels or changes in ceiling heights.
The facades of the other houses in the neighborhood feature a traditional construction that incorporates magnificent antique walls, arches and domes, which are in a uniform and rigid frame, inflexible to architectural changes, which is why in the original appeal the tenants sought an interior-only renovation so as not to disturb the traditional exterior.
Nonetheless, reality has a way of surprising us all, and after looking at the property and the possibilities that lay within, the architects proposed a number of alternatives for design. This move was received with open arms by the highly aesthetic customers who take care to maintain the home’s look even in everyday use, whether it is a white sofa or light carpentry.
The main challenge of the architects in the beginning was the ban on changing the facade of the building. Added to this was the fact that the tenants really liked their house and any change had to be justified on a practical as well as a design level.
And so it was!
The architects discovered new spaces for the customers within the familiar space that could be used by them on a daily basis, and offered them a new layout for maximum utilization of the space whether for hidden storage or for visible use.
The interior of the house in its redesign presented a play between traditional and new, smooth and rough, plaster and stone – in the original construction the house was covered entirely with Kurkar stone, an ancient traditional stone in Israel, that adorned its walls and arches, and during the renovation was plastered in selected parts whose role was doubled, playing both contemporary and clean.
The white plaster mimics the feeling of the sea, which in its infinite appearance creates a feeling of pure serenity. In this way the architecture is a continuation of the sea, and vice versa, and they live in subordination as if they were a whole in which there is no partition between a built element and a natural element.
There is no doubt that the sea is an integral part of the design of the house, and being a cosmic motif, infinite like space or desert, it illustrates the natural flow of the landscape, and so the apartment in design is its architectural reflection: its walls are the architectural cosmic motif, their white color begins at one point and winds uninterrupted around the house in an endless performance in space.
The entrance to the house is greeted by a door with a white arch and a brass handle, a material reminiscent of stone, which will return as a jewel throughout the house with light fixtures, a library, taps and handles. When opening the door, you are welcomed by a white resin-paved space, a material without partitions that creates an unstoppable flow in the space.
The first motif to be discovered is the stairwell, completely open on the floor sequence, a rare architectural element in houses of this type. The result is a long vertical space that emphasizes the height of the house, the materiality of the plaster, and the cleanliness of the architecture.
The stairs and railing are painted white, emphasizing that there is no separation between the floor and the walls, and the two planes flow into each other for perfect continuity. The white color is also found in design elements such as blinds, carpentry, furniture, sinks, Corian countertops, and art sculptures by homeowners. Added to this are appearances of natural wood, which create a fruitful dialogue with the stone – two materials with character that bring warmth to the space.
The house has two floors with a living room, a living area, a kitchen, a dining area, a guest toilet, and a huge balcony on one level with a thin covering, overlooking the sea and equipped with a sauna, jacuzzi, shower, living room and kitchen. The balcony is a major player in the design of the house as most of the life takes place in it, whether for entertaining or for the enjoyment of the tenants themselves.
A view from the balcony to the western wall reveals an ancient stone façade with new brick windows, and a semi-circular balcony, also white, so that the new white stands out against the ancient stone, and together they tell a story on historical and contemporary levels.
The private space is on the second floor hosts the family corner and the TV, with the bedrooms of the parents and children on both sides. The master suite overlooks the sea through the white wooden shutters, and the view truly competes with the best possible picture that could have been hung on the wall. The bed is recessed in carpentry that serves as the back of a bed and a base for the reading lamps.
All the walls of the room are covered with white cabinets, and the door of the one overlooking the sea leads to the bathroom. A spacious shower with a Corian planter for shampoo puts in the bath, where the arches serve as a luxurious soap tray. The room is adorned with brass light fixtures and faucets, and a rainbow-shaped mirror that looks like it came out of an Arabian Nights legend. The bathroom cabinet is built from a wooden facade reminiscent of stone shades, covered with a white Corian surface and together with the smooth tadelakt cladding, maintains a clean, practical look.
The children’s rooms are located across the hall, and are characterized by a minimalist design, white carpentry, and natural stone that connects them to the whole house.
All over the house for architects it was important to preserve the high ceilings, a planning challenge that was solved thanks to creative thought, and hiding the technical systems behind carpentry. Thus, for example, it can be seen that there are no air conditioning units in the kitchen, and the operation of the air-conditioning system is made possible thanks to disconnections in the form of arches designed in carpentry. This design solution meets a practical need, along with maintaining the design language of the house that emphasizes a clean and continuous line. The effect of height is also seen in lighting that does not use recessed fixtures, and the lighting of the space is done with the help of wall fixtures alongside decorative lighting hanging from the ceiling.
The project reflects the architectural concept of Melamed and Danan, which emphasizes clean lines and ignores ornate decoration. In addition, the color is influenced by the use of natural materials such as wood and stone, which stand out against the background of the nature that surrounds the house, is the sea. The materials and colors of the house are bounded by a frame with 4 vertices: the blue that looks out from the sea, the white that appears in the architecture and furniture, the stone that emphasizes the arches of the building, and the brass that appears in perfect solemnity.
The meticulous planning, the design to the last detail, the precise combination of materials and colors – all of these are the result of excellent teamwork between the two architects, who each have their own free and creative thinking. In the case of Melamed and Danan it is a matter of full cooperation, a synergy in which one completes the other’s sentence, and knows what the other is thinking even before he has said it. The two added to the team a project manager who specializes in conservation, who met the wishes of the architects and the new design in the face of complex conservation techniques. The result of the precision in details created a harmonious celebration of natural color and material that create a modern home with a warm feeling.

‘Real Housewives’ Star Teresa Giudice Lists Custom NJ Mansion for $2.5M

A mansion with a starring role is now on the market.
“Real Housewives of New Jersey” star Teresa Giudice is selling her custom-built Montville Township, NJ, home for just under $2.5 million, the New York Post reported.
With her marriage to Joe Giudice over, the reality TV star is also moving on from their shared home.
