This is a sad story of a house that we happened to come across last summer.

Once, a family of 3 kids and mother and father lived here in happier times.

When we came into their acquaintance, the mother and 3 children were living here after the father had left the state and remarried.

The mother was a functioning (barely) addict to heroin and other drugs.

There was not money coming into the house except for $650 of food stamps.

The house was in foreclosure with the mortgage in arrears 10 months.

We wanted to help the woman, who insisted that she wanted to stay in the house because renting an apartment for herself and 3 kids would be much more expensive than living in the house.

We sat and talked to her for over an hour and listed the options that were available to her.

All of these were feasible to cure the foreclosure but she had no income to sustain the payments.

She promised to find the loan documents so we could assess what was needed to bring current the mortgage.

This was in June.

The living conditions in the house were deplorable.

The basement had been flooded twice. The first flood had been fixed by the insurance company.

The second flood came from improper grading around the windows in the basement and heavy rains that channeled right into the window well.The earth was at the same level as the window well and with the heavy rains we had in the summer, made for an easy path for water to get in the basement.

Some of the downstairs got removed but most stayed in place and there was evidence of mold.

We told the mother we would help her but she had to find the mortgage papers so we could talk to the bank about a loan modification and she needed to get a job and some income to support the house.

At this same time, her oldest daughter had a boyfriend who was old enough to have a job and some of the other kids staying there were old enough to get jobs and pay some money towards rent, which would help her keep the house.

She agreed and we had a dumpster delivered to the house so the junk that was no good could be removed from the house.

The basement as a whole was a fetid mess of water damaged furniture, piles of laundry and even bigger piles of dog excrement. It was extremely difficult to breathe in this house, let alone live in it.

We instructed the teenagers living there how to clean out the junk in the house. We brought masks, gloves, trash bags and cleaning and deodorizers to kill the smell once the junk and detritus was removed to the dumpster.

The basement bathroom was not functional at the time we had the dumpster delivered.

While we had the dumpster there, the upper bathroom toilet got clogged because the toilet paper ran out and the inhabitants used paper towels and flushed them down the toilet.

At this point, the 4 family members had done nothing to help clean out the mess. The two boys living there cleaned out the biggest mess and filled the dumpster. We were ready to  bring in another dumpster to get the rest of the house cleaned out.

The basement got cleaned out and deodorized. Everything went well for about a week and we came back and noticed that there was animal excrement in the basement again.

We sat down with the mother and again, tried to impress upon her the dire situation she was in if she took no action.

She kept telling us she was talking to the bank and that they had not sent papers. We were firm with her and told her she was the adult and should be the example for the kids she had in the house. We were pretty blunt and told her that she had to stop smoking the drugs and get her life together or she was going to lose the house.

It became pretty obvious where the trouble was. The mother had no self-control and the children had no discipline to clean or straighten up.

After going back and forth with the mother and her not producing the documents, we were at a loss of what to do.

The cold weather was coming in and the furnace did not work properly and we were not going to outlay any money if she was not going to help the process.

The final nail in the coffin for us was when we came to clean the basement bathroom floor that had human excrement on it. The mother was locked in her room. As soon as we went down to get to work on the bathroom to install a new toilet that we brought, she slipped out the door and got in her car and left.

We made the difficult decision that we were done extending time and money for someone who was unable or unwilling to help herselfand her children

We did not want to do it; but we packed up our tools, called for the dumpster to be picked up and went home.

We told her when she was ready to clean up her act and get serious to call us.

We never talked to her again.

Her house was foreclosed on and she lost over $100k of equity.

This is one of the houses that I had no intention of buying. We wanted to help a family stay in their house.

The last I heard, the children were living with their father in a midwest state and the mother was in the East Coast area.

The lesson here is that IT IS good to help people, but people have to want to help themselves. We can only do so much. It requires all parties to work toward the same goal.
