we hope you’ve all had a great weekend thus far, but to top it off for you guys - we're releasing ANOTHER PREVIEW today! below is our neighborhoods / boroughs. waverly has six personalized locations, any of which you’ll be able to choose as your character’s stomping grounds. they all contrast each other in many ways (social class, aesthetic, businesses or lack thereof) so we’re sure there will be a place best fitting for your characters! i’m gonna stop blabbing now and get on with it okay? okay.
BYWATER
louisiana’s largest body of water, lake pontchartrain, flows right into waverly’s backyard and is an estuary connected to the gulf of mexico. if you were wondering where the somewhat swampy landscape comes from, this is it. have a pontoon or even a yacht that needs a parking space? eastpoint harbor should fit all your boating needs! to the west of the harbor, you’ll find bradbury beach - which is less of a beach and moreso a small portion of the shore that isn’t just mud and tall grass. however, it isn’t recommended that visitors stay past sundown, which is when the merfolk pods are most active - and deadly. despite the many dangers lurking in this particular area, some choose to live lakefront in the small neighborhood situated by the coast.
CYPRESS GROVE
as lowly and run-down as waverly may seem, it isn’t without its very own hub of old money. the town’s founding fathers owned many of the plantations situated in cypress grove - some sporting rather modern renovations and others succumbing to the rest of the town’s decay. the latter, no matter how abandoned and rickety, remain a piece of waverly’s history and are owned by the bank - making them private property. some have been preserved, serving as museums of sorts in an effort to educate the town of the very founding fathers that built them. there is one, however, that the general population tends to avoid completely - orville plantation. the orville’s were devoutly catholic up until the day they all mysteriously died in the summer of 1932. The youngest daughter was said to have suffered a demonic possession, the last effort at an exorcism going horribly wrong. Unless you’re a particularly brave ghost hunter or harboring a morbid death wish, you’d be better off skipping a tour of the supposedly haunted estate as well - if you believe in that type of thing. on the opposite end of the spectrum, devout churchgoers will fit right in at epiphany church, the largest waverly has to offer. lastly, the cypress grove country club serves as much of the neighborhood’s entertainment where there’s sure to be some high class party going on at all times.
HOLLOW CREEK
waverly is no stranger to wooded areas. in fact, if there’s anything this town has an abundance of - it’s trees. however, no pocket of forestry runs deeper than hollow creek. located to the east of lake pontchartrain, hollow creek runs along the southern edge of the town, cradling it in a grasp of impenetrable darkness. there’s a rumor among waverly citizens that keep most people out of the woods’ clutches. legend has it that the deeper one finds themselves venturing into hollow creek, the less likely they are to return. many missing persons cases have run cold in waverly and most of them have one thing in common - the last known location being none other than hollow creek. despite its shudder inducing reputation, the area comes complete with an actual campsite. cabins (available to rent or own) varying in sizes are situated a mile into hollow creek road and encompass only five percent of the northern section of the woods. multiple trails will satiate any hiker’s needs and a number of random creeks and brooks provide visitors with the option to swim or kayak. don’t forget to stop by the general store on your way in - it might be a good idea to come to hollow creek well prepared.
THISTLETHORN
perhaps the most lively borough in waverly, thistlethorn provides most of the town’s entertainment. if you aren’t the outdoorsy type, chances are you’ll find yourself here when the boredom of small town life starts to rear its ugly head. sure, it’s no vegas strip, but thistlethorn gets the job down well enough. If you’re looking to get some retail therapy, belleridge center serves as the town’s shopping district complete with a couple of clothing stores, a pharmacy, the local hair salon, and one of those new age boutiques that most people glare at as they pass by. down the road, you’ll find rusty’s karaoke bar which is mostly family friendly before nine pm. not big on the whole singing thing? Come by The Lodge, Waverly’s largest bar that’s situated just a mile further. Take your friend’s money over a game of pool or take your chances on the mechanical bull. Then if you're feeling particularly adventurous, a few miles down the road on a patch of earth that shares boundaries with the eerie Hollow Creek there's a demon bar called Delirium that caters to the supernatural residents of Waverly. Humans are welcome, but should tread lightly. If you thrive in the nightlife scene, you most likely live in the nearby neighborhood where Thistlethornians sleep soundly to the off-key vocals humming in the night air.
VINECREST
vinecrest is waverly’s most populated borough, housing most of the town’s lower-middle to middle class citizens. perhaps the most family friendly neighborhood to raise children, vinecrest holds the public school district as well as the public library and the town hall. you’ll also find fernview park, where the kids can play on the jungle gym while you walk the dog or lounge on a bench to read a book. a baseball field and duck pond are also featured, you know, if you aren’t five. additionally, if you’re a person of faith like most of waverly’s inhabitants, come by the southern baptist church and join the tightly knit community. they’re sure to welcome you with open arms - if you’re willing to fully repent your sins, that is. lastly, and likely waverly’s most frequented eatery, is the shady nook diner. mostly referred to as simply ‘shady’s’, the decently sized restaurant serves all the best comfort food twenty-four hours a day, seven days a week. so grab your pals and your favorite corner booth and stay awhile!
WESTGATE
as you venture toward the western perimeter of the town, you’ll find that the decay has only worsened. situated on the outskirts of waverly, westgate seems to have been long forgotten. the structures have fallen into disrepair and one would mistake it for a ghost town if it wasn’t for the nearby pleasant acres trailer park that serves as low income housing. along with other rundown homes sprinkled throughout, you’ll also find old pine cemetery. the groundskeeper hasn’t kept the place well maintained in years, thus leaving visitors spooked for days and less likely to return. lastly, on the corner of the main road, you’ll find hair of the dog. this seedy motorcycle dive bar is a little more than it may seem to someone on the outside - and one would be wise to steer clear of the place unless the owner knows you by name.

5 housing developments in the pipeline in Palm Beach Gardens

PALM BEACH GARDENS —
New estimates show that Palm Beach County’s population growth has slowed down, but there’s more to come in Palm Beach Gardens.
RELATED: Independent living facility proposed on RCA Boulevard in Gardens
The next phase of houses in Kolter’s Alton is under construction on Hood Road. So are the townhouses in Kennedy Homes’ Trevi Isle just down the street. That doesn’t take into account more than 3,000 homes yet to be built in Landstar Development Group’s Avenir on the west end of Northlake Boulevard.
Here are five development projects to watch in Palm Beach Gardens.
Alton: This massive Kolter build is between Hood and Donald Ross roads. In May 2017, the Palm Beach Gardens City Council approved a site plan for 316 single-family homes and 199 townhouses, which are under construction. The new phase of development is on the north side of Hood Road, just south of Alton’s first neighborhood by The Benjamin School.
The 360 houses in the first neighborhood range in price from the high $500,00s to more than $1 million.
Alton will have 1,400 houses and 353 apartments when it’s finished.
The Town Center, 192,778 square feet of retail and commercial space on 28 acres, is also under construction. Alton is on what was known as the Briger tract.
Trevi Isle: Kennedy Homes is building 50 townhouses on 12.4 acres on the north side of Hood Road, a short distance from Alton. The enclave of three- and four-bedroom luxury townhouses between Eastpointe Country Club and Florida’s Turnpike is called Trevi Isle. The houses are priced from the low $400,000s, according to Kennedy Homes.
Avenir: Moving south to Northlake Boulevard, Landstar Development Group is building Avenir, which will be the size of a small municipality.
There will be 3,900 homes, including 250 for workforce housing and 960 age-restricted homes for people 55 and older. Workforce housing is priced so that people such as police officers, firefighters, teachers and home health care aides can afford it.
In 2016, the City Council approved a plan that called for 3,250 homes. The developer asked for and received a change that increased the number of homes and decreased the office space to 1.8 million square feet from 1.9 million square feet.
As approved, the plan also calls for 200,000 square feet of medical offices, 400,000 square feet of commercial space, a 300-room hotel, 20 acres of agriculture, a 55-acre public park, a 60-acre civic/recreation parcel, 15 acres for a police/fire/city annex and 15 acres for a public school.
About 2,400 acres on the property’s north end will be conserved.
Ancient Tree: PulteGroup last year paid $12 million for 97 acres between Avenir and the city’s Sandhill Crane Golf Club. PulteGroup’s DiVosta brand is building 97 single-family homes on the former Balsamo property. Prices for the three- to five-bedroom houses will start in the $600,000s.
Pointe Midtown: The new Earth Fare grocery store is open in Midtown, but construction is far from over. Ascend Properties is building 63 townhouses on the north side of the store on PGA Boulevard just west of Military Trail. The three- and four-bedroom houses will be called Pointe Midtown. Prices start in the high $400,000s and go up to the high $500,000s.
More to come: Other development has been proposed but not yet approved. This includes the 220 independent living apartments for seniors on the Amara Shrine Center property on RCA Boulevard, 27 houses on the former Bonnette Hunt Club site and 263 luxury apartments and townhouses geared for young professionals between Military Trail and Central Boulevard.
A residential tower in Downtown at the Gardens and luxury apartments at the former Loehmann’s Plaza have been discussed but not yet proposed.

This Mild Custom 1950 Ford Custom Coupe Has Plenty of Class
They say, there’s no better way to get an education on something than to immerse yourself into it full time. Now, imagine the learning starting as soon as you could walk and it’s easy to see that the path you’ll follow is pretty well laid. For Brandon Hibdon of Clinton Township, Michigan, growing up in a family of dedicated auto enthusiasts was just the tip of the iceberg. It wasn’t just the cool cars in the home shop and driveway that got him involved; it was actually the family used car business that added a whole lot of fascination to the mix.
His grandfather started Hibdon Motor Sales in 1972, working alongside his dad, Terry, to serve the Metro Detroit area in which they lived. While most youngsters headed home from school, Brandon usually stopped by the shop as part of his daily ritual and tended to small tasks at the shop while also increasing his automotive knowledge of all the makes and models. It wasn’t long until he was actually able to participate in the shop as a young apprentice by honing his mechanical skills with every new project he was given to handle.
As you can imagine with all of the makes and models to arrive on the lot it was like a virtual candy store on wheels among all of the styles he’d see, regardless of whether they were coupes, sedans, drop-tops, or trucks. Somewhere between all of these he was always drawn to old iron. Being that Terry had plenty of roots in vintage cars it was commonplace for his personal rides to populate the shop as well, regardless of whether they were hot rods, customs, or muscle cars. It was here that Brandon began to gain a deep appreciation for traditional customs that had a classic nostalgic style and personality. Regular family trips would often include his uncles and take in plenty of local car shows as well as visits to a myriad of stock car tracks to take in weekend racing events, all of which further fueled the passion.
It wasn’t until he attended Billetproof Detroit in 2005 that he became completely captivated by the culture, and at that time made the decision to start an active search for a project car to act as a base for his first custom build. Being in the business was definitely a benefit and a call was placed to his grandfather (now residing in Tennessee) to start looking for a suitable car to start with. The initial hopes in locating a 1950 Mercury proved too costly, however a Shoebox Ford was well within the budget. Not long after 1950 Ford club coupe was sourced in what appeared rough but usable condition so a deal was made and then new acquisition was shipped from Tennessee to the shop for evaluation.
To get the project started Brandon and his dad got busy on freshening up the original spine, since it was in solid overall shape. To get the rear ready for a slammed stance they worked with Paul Arft of Lapeer, Michigan, who added a rear C-notch and hung a 1995 Chevy S-10 rearend in place packed with 30-spline axles spinning 3.73:1 gears matched to a custom four-link, Monroe shocks, and Air Lift ’bags for attitude adjustment. For modern handling a 1995 Chevy S-10 IFS front clip was grafted in place and treated to Belltech 2-1/2-inch drop spindles combined with Air Lift ’bags and their WirelessONE digital controller installed by Paul. When you need to cut speed, an early Corvette dual master pushes fluid through steel lines to Bendix 10-1/2-inch front discs and matching 9-1/2-inch rear drums. Anchoring it all to the street are a set of 15-inch steelies shod with Diamond Back II wide white radials capped with classic 1957 Cadillac caps filled with custom bullet centers.
Brandon had decided to run the car hoodless and wanted to be able to make a statement when it came to engine choice. Always being a fan of seeing a Ford in a Ford, he located a 1968 Ford 302ci V-8 to fill the ’rails and got started freshening it up with his friends. The block was filled with a factory cast-iron crank linked to matching forged steel rods wearing cast aluminum pistons getting a beat from a COMP Cams stick. The original cylinder heads were warmed over for plenty of seamless power and capped with classic Cal Custom finned aluminum valve covers. To add plenty of wow up top, Brandon worked with Don Perrett to mill a custom three-deuce intake breathing through a trio of Ford 94-series carbs crowned with vintage Cal Custom air cleaners. A stock distributor lights the fire and spent gases dump through Hedman headers to straight pipes with fishtail ends. Power moves through a massaged Ford C6 trans by TD Transmission of Troy to a custom driveshaft.
Bringing the body back to life required a solid amount of determination to replace all the tattered areas with fresh sheetmetal from EMS, including the lower fenders and quarter-panels, inner and outer rockers, trunk floor, and tailpan. When styling a mild custom it’s an exercise in creative restraint, so when it came time to updating the body, Brandon knew exactly what the car needed. To give it just the right amount of allure to match its newfound stance he started up front with Terry and Don by frenching in 1953 Mercury headlights while also shaving the wipers, door handles, tunneling the rear Lee taillight lenses, and adding a rear roll pan, while also lowering the bumper to balance with the front. From there the trio worked the body to perfection, making it razor-sharp while also setting all the gaps and prepping it for paint. Of course the car needed a coating of Axalta custom-blended Midnight Black gloss, so Dennis Leuffgen of Eastpointe filled his gun and laid down the vibe to bring it all to life.
Inside the factory dash was restored with the factory speedometer accented by a Sunpro tach and underdash dials to monitor the vitals. Steering moves through a classic Crestliner wheel perched on a GM tilt column while shifts pull via a custom mile-high stick. Wanting the interior to have a very unique feel, Brandon designed a classic blend of late ’50s Ford N.O.S. materials and had John Pinkerton of Shelby Township stitch up the combination as well as the headliner and black loop carpeting. Brandon’s Uncle Mike completed it all by handling the rewire of the coupe. The car has seen thousands of miles with Brandon and his lovely wife, Angela, crisscrossing the country attending plenty of events while rolling with his fellow Road Devil’s Car Club members, and to us that the real deal.
