Biases and belief
I follow T Kingfisher over on Bluesky. So much fun stuff! Wonderful author. Excellent additional nerdery things. Unfortunately, she's become a target for rage trolls because of her very reasonable stance on the recent bombshell in the bookworld.
Look. Everyone knows that when a woman comes forward with allegations about a man regarding SA, it's a good idea to believe her. Chances are that she wouldn't put herself through the shitscape of public scrutiny if something hadn't happened. While there are outliers who only do it for attention or to try and get back at someone, generally speaking there's every chance she's telling the truth.
There is, however, a difference between speaking up on your own, speaking to a credible news source, and going to a hate group with a grudge against the target of those allegations. This doesn't make anything that happened less true, but it's going to vastly alter how the news is perceived by the general public.
The issue is further complicated by a lot of people having a very deep hatred of the accused for various reasons. They are highly motivated to believe the allegations because it "proves" they were right to hate him. That's the whole "confirmation bias" issue and leads people to believe things without fact checking because you're already inclined to believe the worst about someone.
Personally? I've enjoyed a lot of the author's stuff, but I wouldn't consider myself a fan and I don't follow him on any social media sites (though I've reblogged stuff that crossed my dash). I've also defended him in the past when I felt fans were being unreasonable in their expectations of him.
When I heard the news I was inclined to believe it. Because, as stated above, when a woman (or women in this case) come forward, chances are there's truth in what they say. I've also heard questionable things about him before. And, generally, I think men steeped in popularity and with certain levels of money and power are more likely to take advantage of women knowing that they can get away with it.
Then I learned that the source of the news- the ONLY source of the news- was unreliable, heavily biased, and inclined to lie and/or misrepresent information. This is less than ideal because you have "believe women" coming up against "don't trust liars with a grudge."
"Legitimate" news sources have been reporting on the allegations, but every single one of them has cited the same questionable source. This is, again, less than ideal, and I really wish that news agencies cared more about truth than page hits. I wish that they'd make an effort to verify and confirm info themselves rather than leaving it at "so-and-so reported" and pretending that was good enough.
And this is where Ursula (T Kingfisher) has run into trouble. She's stated over and over that it isn't that she disbelieves the women, but that she doesn't find the source credible and that there's no way to confirm the accusers actually exist. I can see how that would be tricky given that victims have a right to a certain amount of anonymity in cases like this, but also, how do you prove they exist?
Ursula has faced a LOT of angry dogpiling, telling her to shut up, demanding she delete her posts/account, and accusing her of being a SA apologist who refuses to believe women. (And probably worse stuff I'm not seeing on account of her blocking/ignoring the really terrible ones). It isn't true, but every time she tries to explain that people just get angrier and keep ignoring her words in favor of raging at her for what they believe she said. If it's exhausting to watch I can't even imagine how it feels to be the target of so much misguided anger like that.
As for me, like Ursula, I'm still inclined to believe the allegations, but it'd be really damn helpful if an independent and less biased source could confirm the details. Maybe even police reports? A court filing? A court filing would really cement the issue, and I know they have provisions in place (at least in the US) to protect identities exactly for cases like this.
Anyway, my points are:
Ursula did nothing wrong and is, in fact, right to want a better source.
Believe women.
Question unreliable sources.
Beware of confirmation bias.
Don't fall for the fallacy that all men are scum.
Remember that some men ARE scum, even if they're your faves.
Read. Carefully.
Don't attack someone when you aren't in possession of all the facts.
Stop assuming the worst out of every conversation you start with someone.
You can believe women and still want a credible source of information.
Also, as an addendum, just because That Author hasn't responded to the allegations doesn't make them true. It means he's listening to his lawyer while the situation is investigated.

With the return of Outbreak Perfected and a bunch of SIVA-related ornaments in EV, as well as the return of old Cosmodrone content with the exception of Site 6; and ALSO Saladin’s more active involvement as of late... Do you think Season 14 is going to be SIVA themed and also include Rasputin’s return in an Exo form (which is a thread that hasn’t been picked up since Arrivals), right on time for Witch Queen?
I’m of mixed opinion re: Exo-Rasputin. Having him in a humanoid form opens up such great storytelling opportunities - he can run around on missions with us, he can do dramatic shit, and most importantly we can see him emote and empathize with him so much easier. But I like the element of alien-ness that comes with his not having a humanoid avatar or relatable “face” to personify. Rasputin is not human. He’s not a digital copy of a human mind like Big Head Clovis (whom I hope Exo-Rasputin makes a special trip just to taunt and mess with.) He can mostly pass as human if he tries, but Felwinter’s close companions noted oddities in his behavior that marked him as "other” even among Exos. 
I don’t want him to be a human being. I want him to be this big incredible mind that evolved semi-accidentally out of human machines and attempts and mistakes. I want him to be this alien creation that woke up in our world and met humanity and went, “I love you. I love all the weird shit you do. I want to do it too. I want to be part of your world and make it better.” His fundamental existence is non-human in that he’s spread out over all these distributed processing nodes. He perceives and processes information differently, he thinks and decides differently, he’s intelligent in vastly different ways, and every so often we’re reminded of that. And yet he himself is very much relatable. He has emotions. He has dreams and desires. He makes mistakes. He gets afraid. He has pride and guilt and regrets. He wants to tell you about his favorite book. I love that juxtaposition, that grandiose otherness with a familiar core. Making him “just” an Exo risks losing that. 
And at the end of the day...I imagine Rasputin as too big to fit in a single Exo. I’m okay with him having an Exo avatar for storytelling purposes as long as it’s clear this is a representative of a bigger Rasputin existing in a bigger network.
As to SIVA, I’m always game for a Rasputin season but I hope it’s not SIVA-centered. I’m over SIVA. It happened centuries ago - before the Battle of Six Fronts, at minimum - and we’ve already rehashed it once. It’s time for Red to get some new plotlines. I do hope we get some character interaction with Saladin, especially if Exo-Rasputin is running around, because I want to see our bloodthirsty Iron Lord have to deal with the twin facts of a) SIVA was a trap from the beginning and b) one of his much-mourned comrades (Felwinter) pretty much was Rasputin. And while the Felwinter’s Lie quest is a confession and a degree of apology to us, Rasputin should probably make said apology directly to Saladin (and Efrideet) as well. 
But other than getting that character closure, I want to see something new. There are so many delicious story threads left open for Red - the Deep Stone Crypt! the Pillory system! Seraph energy! whatever happened on Pluto! the outer solar system! Planet X! whatever happened when he faced Darkness! the old colony ships! Caladbolg! - that it’d be a waste to reiterate one we’ve already done. I think it’d be cool to work on clearing out and rehabilitating the Cosmodrome - reopening the Seraphim Vault would provide a lot of infrastructure that would help him get back on his feet - since it’d be neat to see a ruined environment change because of our efforts, plus we could maybe uncover some cool stuff about the colony ships and other Warminds.

dumb jojo you tuber au thing
Jonathan Joestar- the most wholesome person on the site. posts videos of a ton of random things, mostly his archaeology digs and his dogs. his wife erina ALWAYS shows up in the videos somehow. his channels small but has a devoted following.
Dio Brando- beauty guru who sometimes posts reviews of terrible vampire romance novels. ALWAYS has some controversy going on around him and most of the time he’s at fault. he’s somehow still got a huge following. may have once nearly killed jonathan and also may be his brother? no one is 100 percent sure.
Speedwagon- he doesn’t post anything on his own channel but he comments on EVERY SINGLE ONE of jonathans videos. he appears in them sometimes too, since they’re good friends, and the audience ADORES him.
Joseph Joestar, Suzi Q, and Caesar Zeppeli- have a joint channel, which is equal part shitposts and lets plays. have some sort of weird thing going on and it somehow always remains barely functional. fairly average viewerbase but one of their videos of caesar getting hit by a rock somehow got viral.
Stroheim- used to post political videos and then one day switched to a channel about mechanics out of the blue. follows an uncomfortable amount of alt right figures on twitter. has a huge rivalry with the pillar men
The Pillar Men- channel is a weird mix of conspiracy theories about an ancient race and genuinely informative biology videos. mostly run by kars but his friends (???) show up sometimes. tend to end up in fights with everybody.
Jotaro- his channel is the best marine biology channel you can get your hands on, if you can stand all the jargon. his daughter used to show up on the channel all the time until the divorce. has this weird feud with dio no one really understands? they both nearly got arrested for fistfighting in a mcdonalds one time.
Noriaki Kakyoin- biggest channel out of any of these, he exclusively does let’s plays. super nice to everyone, but had this big falling out with dio like a year ago that caused huge drama. he nearly lost his site in an accident soon after that and people question it.
Polnareff- used to make lots of videos about fencing until he was crippled in an incident involving the Italian Mafia (long story). now he primarily makes guest appearances on his friend avdols channel. his channel used to be fairly popular before that, though.
Muhammed Avdol- makes videos about birds. also fortune telling occasionally but he just loves making videos about his pet bird Magicians Red. really only posts as a hobby, doesn’t really have a big viewer base. ended up friends with some pretty big channels somehow though.
Josuke- also does lets plays, but is much smaller than kakyoins channel. doesn’t post as much as before since he’s studying to get into medical school. also posts the best shitposts, along with okuyasu.
Okuyasu- he really just makes videos for fun, and has like three subscribers. which is a shame his shitposts are an art that cannot be replicated. has to take long breaks due to family issues.
Yukako and Koichi- the two share a channel despite having completely different content. yukako does hair tutorials and koichi's content changes a lot, though his production levels have froze recently. they also do a lot of wholesome couple stuff, but they can’t match the peak wholesomeness of jonathan and erina.
Reimi- her channel is 99% true crime cases. the other 1% are of her dog. was once nearly stabbed to death and has the scars to prove it. once she somehow got video footage of rohan, which caused people to freak out since he stays far away from any social media. people rumour they’re dating but reimi remains dead silent on the issue.
Kira- doesnt post anything but likes any video relating to hands. never comments, does his best to keep as low a profile as possible. watches all of reimi's videos, may have been the man that stabbed her.
Giorno Giovanna- runs a gardening channel. once someone asked if he was growing weed and he punched them in the nose. definitely involved in mob activity, may or may not be the leader of said mob activity, but still somehow one of the nicest people on the platform if you don’t piss him off. likes to include his brothers in his videos.
Bruno- part fashion vlogger and part random videos of those he took under his wing. likes zippers way too much. like, WAY too much. also probably involved in mob activity. his activity has slowed down after a recent illness.
Mista- mostly posts videos about his guns. he’s got the worst fashion sense out of anyone here. bruno once tried to fix up his fashion and it didn’t stick. posts comments on ALL of his friends videos. once got into a fistfight with a four year old (dont bring it up around him).
Fugo- posts educational content, mostly. he’s pretty good at explaining things but sometimes more obscure stuff stays hazy.  his friend narancia doesn’t have an account but he shows up a lot, and gets things wrong even more. used to be friends with bruno, but they drifted apart.
Trish- the only beauty guru to rival dio in terms of subscribers. she goes with a more understated approach. relatively. everyone here is flamboyant af. has a ton of family drama. she also occasionally posts covers of spice girls songs, and only spice girls songs.
Doppio and Diavolo- diavolo is doppios alter, and they both upload completely different shit to their channel. diavolo mostly doesn’t upload anything tho, but when he does it’s the most surreal shit. doppio just likes to post videos of his frogs. they’ve got an eerie ability to predict the future at times.
Jolyne- posts sewing tutorials. most people who follow her have no interest in sewing, though, they just like her commentary. jotaros daughter but they don’t get along. probably too young to own a youtube channel and DEFINITELY too young for the type of humour that she uses. has excellent makeup for like a ten year old.
Pucci- posts weird religious shit mostly. has some weird and shady connections with dio. other than that he’s kind of weird and obscure, though he’s somehow managed to get into long twitter arguments with both jotaro and jolyne despite their vastly differing content. has stole videos in the past.

I totally understand!
I'll put my longer reasoning below,  but tl;dr is I feel there’s not a lot someone can do with knowing only my address and a nickname that’s not even close to my legal name. So many business and private sellers have my address anyway, but they don't have my face, which is what I think really matters. Also, I think befriending people offline can be just as (if not more) risky than pen pals if I really think about it, but I have a lot of faith in my fellow humans.
Some alternatives are: you could use the address of someone/somewhere else (a relative, a friend, your work, etc.), use a post office box, and/or use a nickname, a single name, or just a set of initials.
That being said I would never ask someone to do something that they feel is dangerous!
Also, I could give my address first, and then it would be up to your final discretion whether to send something or not. (It’s highly likely you do not even live in the same country as me, haha)
I think overall the benefits of making new friends has so far vastly outweighed any drawbacks I can imagine.
The following is just about me, but others may totally feel differently!
For me, I'm an adult, I've used my address on so many sites to purchase stuff, and at any point creators could have used my information to do something. But do what, exactly? Send weird things to my address (that will cost them money)? They don't have my name (I usually use an online handle or a nickname), my phone number, my email, or a picture of my face. I mean, I guess someone could theoretically come to my place and stalk me, but I think that likelihood is way less than my neighbors or coworkers stalking me, who know me much better. Not that I think people would stalk me anyway; I ultimately believe people are good overall.
If anything, I actually refuse to put pictures and videos of me online outside of Facebook, and all my stuff on Facebook is restricted to family and friends. Having a name with a face online is far more dangerous, I think, in this digital age.
Ultimately it is a little leap of faith, but I make similar leaps of faith every time I meet a new person, online or irl ^_^

I am a 19 year old male university student in Ontario Canada. I live at home in the summer and only one hour from home during the school year for my studies. I would like to purchase my own car for everyday driving. I am only insured as a temporary driver on the Intrepid as it is too expensive for anything else. I also have a 21 year old sister who is in the same situation (lives at home for 4 months a year) but she has just bought her own car and is her own primary driver. So I don't think that should affect me at all, it is cheap enough for a female to get primary insurance at this age. So now I want to buy a sports car. I am 100% sure I want to buy a car that is not common, its just something I am stubborn about and so I know that insurance will be more this way. “I have FOMO for the future”, says Sam Lessin. That’s why his startup, Fin, is working backwards from a far-off tech utopia. One day, computers with some human help will answer our every beck and call. Today, Lessin is teaming them up. Every day, Fin gets smarter.
For $1 a minute, 24/7, Fin gets your digital chores done. Message, email or speak a request and a real person will snap into action, augmented by a machine intelligence toolkit built from all the tasks Fin’s tackled to date. Sure, it handles research, scheduling, commerce and customer support calls. But it also learns your habits, negotiates for you, and conquers complex jobs like creating a website.
Now after two years and funding from top investors, including Kleiner Perkins, Fin is opening up to more customers and press. “We’ve really intentionally talked to no one,” says Lessin, a former Facebook VP who sold it his file sharing startup Drop.io.
That’s a vastly different approach than most boisterous AI startups have taken. “There’s been this crazy hype cycle,” Lessin tells me. “‘Everything’s a bot. Bots are awesome. Everything’s an assistant.’ All these things fucking suck.”
Converting money into time
Fin was determined not to suck, even if that meant staying quiet. Lessin and co-founder Andrew Kortina have tinkered and tested Fin since mid-2015. “I had done Venmo,” Kortina says, downplaying his co-founder role and its sale to PayPal, “and was then doing nothing. I heard Sam was also doing nothing and that piqued my interest, as he’s an old friend.”
Brainstorming led them to the thesis that “the internet is broken as an information machine,” Kortina tells me. They saw a greater destiny than entertainment, distraction and big enterprise. So in Fin’s first incarnation, the duo swapped neglected memos and to-do lists, and tried to find what they could get done for each other. Plenty had been falling through the cracks.
“I’m okay about doing menial things for colleagues but I’ll just let all that stuff in my own life slip,” Kortina admits. “I wouldn’t go to the dentist for years. I didn’t have health insurance after college for 10 years. My credit score was terrible because I had some bill I wouldn’t figure out how to pay.”
Most people have similarly boring tasks they loathe spending time dealing with. You could call the cable company to fight a price hike or research restaurants and hunt for a reservation. So could Fin. And thanks to Uber we’ve grown accustomed to being able to trade money for that time back, sidestepping slow public transportation or looking for parking when we’re in a rush.

While it’s easy to imagine Fin as merely a first-world luxury for the lazy, and it’s great at that, it’s also a productivity tool that can let people achieve more of what only they can do. Kortina talks about Fin as a way to “instantly offload” chores.
Even if you could power through a task faster than Fin could second-hand and keep the dollars, “It’s not just the cost of doing that thing yourself. It’s the context switching,” Kortina explains. “It’s so hard for me to get into a really good state of concentration and flow and creativity, and when I get into that state I don’t want to be interrupted.”
Reverse-engineering science fiction
Fin’s far from the only personal assistant startup trying to save you time, but many of the others fail due to hubris, relying too heavily on their own code as the answer to every question. “The mistake is looking at machine learning and thinking we’re so close to this general intelligence,” Lessin insists. Replacing humans outright isn’t the answer. “The future is people helping people.”
Competitors that can go AI-only are restricted to narrow sets of tasks, like x.ai for meeting scheduling. Traditional and virtual assistant services can be inefficient. Facebook’s M assistant also uses a combo of humans and AI but is free and hasn’t been opened up to the public.
One service similar to Fin called GoButler was forced to pivot to solely automated assistance, and eventually sold as scrap to Amazon. Fin’s most remaining direct competitor is Magic. It’s cheaper at $0.59 per minute but only takes requests via text message. Lessin moonlights as a partner for Slow Ventures, which participated in Magic’s $12 million 2015 Series A, which raises some concerns about conflicts of interest he wouldn’t comment on. [Update: More examples of competitors were added to this paragraph.]
But wait, isn’t AI supposed to take everyone’s jobs? Lessin envisions a new industrial revolution instead. He cites cobblers making a few shoes while waiting around the shop for customers, struggling to match fluctuating demand. But with steam and electricity “you had a new source of power. It’s not like power stopped work. You had humans doing what they were good at, tech doing what tech was good at, and you had way more shoes.”

With Fin, though, Lessin’s vision involves a team of round-the-clock operators equipped with AI and processes for similar tasks can snap into action even after-hours, rather than a full-time dedicated assistant being “paid for showing up being on YouTube” and then going off the job, Lessin says. Even if it’s expensive at $1 per effective minute of work, Fin is exceedingly convenient, and you don’t pay for down time.
To use Fin, you just pop open its minimalist black-and-white desktop site or iOS app, then type, speak or upload a photo of your request. If you’re unsure what you could ask for, there’s an anonymized feed of real examples from other users to spark your imagination.
“We can execute any task that doesn’t require hands in your city,” says Lessin, noting how hard it is for some startups to get local scale and capacity nailed down. “I have incredible respect for Instacart.” He also points out that “there are types of specialized knowledge we can’t currently do for you. Ask us some PhD physics problem and it will either take a long time or we won’t do it.”
Usually, though, you get messaged back almost immediately by a Fin human who collects any necessary details and gets started. I felt an instantaneous sense of relief upon outsourcing my responsibilities. Along the way, your task gets updated with progress and requests for secondary decisions. When possible, it just pulls things like addresses and airplane seat preferences from your onboarding survey, and payment information or online passwords from the app’s Vault. You get a detailed statement of exactly how Fin used your time and how much you owe.
“Our job is to mix the best tool or person for the job in a way to deliver an experience that’s better than you can get from working with a single isolated individual, or a piece of pure software,” Kortina declares.
That’s where the name “Fin” comes in. “Like ‘the end’ in French films,” Lessin reveals. “This is the interface and the ways things will work in 50 or 100 years.” While technology will get more and more adept at a wider range of tasks, he imagines that in the end, it will still be humans sending requests to computer-human teams.
The unevenly distributed future
The hardest part of using Fin is getting over the mental hurdle of relinquishing control while paying for what you could do yourself.
“I think that’s the real competitor,” says Lessin. Even factoring in what your time’s worth and the context switching overhead, Fin can produce some serious sticker shock. That’s accentuated by our idealized predictions that underestimate the time required to do things. “How long does it take to book movie tickets?” Lessin jokes. “30 seconds? No!”

I was charged $80 to deal with having a mis-shipped iPhone X refunded and a new one bought and sent. While I was thankful not to have to deal with customer support, it was some pricey peace of mind. Getting a holiday restaurant reservation originally cost me $150, which is completely absurd even if it took several loops to find the right time and get me to sign a credit card payment form for the prix fixe dinner.
Luckily, I was refunded that $150 after submitting a complaint through the app, which is easy to do through Fin’s thumbs up/down buttons on each request. “Most really heavy users escalate / ask about something every month or two,” Lessin admits. Fin uses internal benchmarking tools to track if certain assistants take too long on a task or routinely do too much research in a category. Still, Fin sometimes goes overboard so users shouldn’t be shy about contesting any charges that seem ridiculous. Fin initially launched in beta with a $120 per month subscription fee. But Kortina gripes that “all we were learning is how people could arbitrage Fin to do way more than $120 worth of service.” He seems to be having bad acid flashbacks to before Venmo started charging a 3 percent credit card fee in 2012, when people would just send money back and forth to hit minimum spending limit or earn points while Venmo ate the fees.

With the switch to per-minute pricing, “We’ve set ourselves up for the long haul by really focusing on unit economics,” says Lessin, in contrast to many on-demand startups. That surely delights Fin’s investors John Doerr at KPCB, Sameer Gandhi at Accel, and Saar Gur at CRV. While Lessin won’t reveal exactly how much Fin has raised, he calls them “good capital partners,” noting the startup has enough cash to “be able to do this for a long time.” Fin now has 20 employees on the technical side, while it’s climbing toward 100 when you include its full-time operators.
Not subsidizing the service is a healthy choice for Fin, but that means “Unfortunately it’s not at a price point that everyone on Earth can afford.” Whether through economies of scale, AI advancement, or human training, Fin may need to bring the price down if it wants widespread adoption. “The future is already here” sci-fi author William Gibson once said, “it’s just not very evenly distributed.”
The premium price tag begets premium service that makes Siri and her cohorts feel like mere calculators in comparison. “The message is you should demand a lot more out of assistant services than cooking timers and Google search lookups,” Lessin concludes. In an era when technology is designed to soak up the maximum amount of your time, Fin lets you buy it back. We’ll each have to decide how much it’s worth.

The Yellow Pages are dead. Everybody and their grandmother is searching online to find the services they need. Are you there for them to find you, though?
If not, it’s actually a good thing, because I’m going to show you the 3 biggest mistakes investors make, mistakes that I’ve personally made, when trying to generate motivated seller leads online.
Spending over a decade being obsessed with online lead generation, and generating thousands of motivated seller leads in the process, I’ve discovered what works and what doesn’t. I still actively generate the majority of my leads and deals through a single LeadPropeller website.
Even if you have a website, you will find tips in this article to help you get more our of it. I’ve found more than 90% of real estate websites I’ve seen don’t have all the ideas found here implemented.

Mistakes Investors Make #1: Not Focusing on Conversions
How do you make sure you are getting as many visitors to your website as possible to call you or submit the form? You’ve got to focus on convincing them to contact you, which is called a conversion.
Having your website optimized for conversions is of the utmost importance. As you work more and more to send traffic to your website, you want to make sure you squeeze the maximum number of leads out of that same traffic.
As an example, let’s say website 1 isn’t optimized for conversions and gets 200 visitors per month. Of those 200 visitors, only 2 people submit the form or call you. The conversion rate for website 1 is 1%.
Now, let’s say website 2 is optimized for conversions and converts at 7%. That same 200 visitors will produce 14 leads instead of 2.
If we acknowledge that, roughly on average, investors are able to turn 1 out of 12 leads into a deal, website 2 could possibly generate a deal per month for its owner! Whereas website 1 could take 6 months to generate a deal…
A 7% conversion rate doesn’t sound like much more than 1%, but the resultant 1 deal a month versus 1 every 6 months shows how big of a difference it really is.
How Do We Optimize Our Website For Conversions?
Working with thousands of motivated sellers personally over the years, I’ve learned how they think and what they are looking for. This has allowed me to understand why they might call one investor over another or submit the form on one website and not on another.
This isn’t second-hand knowledge from different industries. This is first-hand experience. Trying to translate success from websites in different industries in very dangerous, as the real estate investing niche is very different. We’re not selling widgets.
Motivated sellers usually don’t have a lot of experience selling real estate and are there fore apprehensive about being taken advantage of. Our websites need to put these sellers at ease and show that we are credible and professional.
You entice sellers to contact you with credibility boosting elements on your website.
Credibility Boosting Website Elements
BBB Accredited Business Logo (only if you are, of course)
Testimonials – Videos are the best. At the very least, include full name and location.
Professionally Designed Website – You are advertising the ability to pay cash for houses…don’t you think your website should look like you have the means to afford a nice website?
Normal Pictures of You – Yes, pictures of you from your cell phone work fine (be sure they look good though). Do not use stock photos…they seem fake and too ‘corporate’. Sellers want to be able to relate to you and know there is a real person behind the website.
Lots of Contact Information – You really need your name, phone number (business phone), and address on your website. People like to know you are not hiding. You don’t want to just have a weird email address that people have to contact you with.
Call to Action
Visitors to your website must know what you want them to do and what they will get from doing it.
Within seconds, visitors to your website should be able to discern that you buy houses and what the benefits to them are.
Your form should be prominently displayed (without forcing them to scroll to see it). The form should be made the focal point by having it be a contrasting color to the rest of the site.
The button for the form should pop out even more. LeadPropeller website forms default to having a form title of ‘Get a Cash Offer’ and the button defaults to ‘Get My Cash Offer’ so that visitors know immediately what you can give them and what they need to do to get it.
Ease of Use

Mistakes Investors Make #2: Not Communicating Fast Enough!
How can you make sure you convert more leads from your website into deals that produce profit? Once we make sure that we are converting as many visitors to the website as possible into leads, we need to focus on converting those leads into deals.
While much of the lead to deal conversion lies in the ability of the individual investor, a website can vastly improve your chances of getting a deal regardless of your ability to make a strong offer and close the seller.
F’in Competition
One of the biggest deterrents to you turning a lead into a deal is the competition. If a seller can find you online, they are likely seeing several other websites alongside yours.
When they submit their information to your website, the temptation is to hit the back button and go to the next website.
Don’t worry…all’s not lost. I’ve found an awesome way to prevent this from happening!
You can prevent this by communicating with the seller immediately. You need to know exactly when they submit their information to your site.
Many investors have website where they get an email when a form is submitted. This is not going to be the optimal choice for you because you’d have to check your email every minute to make sure you see each new lead immediately.

You might be thinking, “Wouldn’t that seem automated if it’s sent as soon as the form is submitted?” Yes, it would.
That’s why we have a delay built in and allow the address they submitted to the form appear in the text. Now it seems completely realistic that you actually typed the text personally and sent it to them!
If your website doesn’t have these texting capabilities, you’re at a huge disadvantage. This is the one area that needs to be shored up if you want to maximize the return on investment you are getting from your website.

How long does it take to start getting leads?
Too many people have no idea what to expect when they first set up their real estate investor website. That’s understandable, as markets are different and knowing how the internet works can get pretty complicated.
Your Website Will Not Be the Field of Dreams
You cannot just set up a website, even a highly search engine optimized website, and expect it to magically start having visitors. There are millions of websites and more has to be done to have your be found.
There are 3 top ways to get traffic to your website
1 – Direct Promotion:
Direct promotion includes having your website on all of your other marketing. This works in several ways. First, it gives you more credibility and allows potential sellers to find out more about how your service works, and about you. It also allows sellers another way to contact you. Many motivated sellers simply don’t want to pick up the phone and call a stranger.
Craigslist ads are another way to generate traffic from motivated sellers quickly. You can post free ads on Craigslist that focus on the benefits of your service. I also like to post ads based on situations motivated sellers typically face, such as:
Foreclosure looming, and you’ve come to the realization that you waited too long to do anything about it
Nasty divorce that can’t be over with soon enough
Death of a relative that leaves you a house you don’t need
Tenants that are ruining your life
Your house is too big and you want to downsize
You’ve bought another house and need to sell your old one fast
You’ve waiting too long to fix your house and now it’s overwhelming
2 – Ranking Organically:
Organic ranking refers to showing up in the search results on Google or Bing for the keywords motivated sellers search for. So, if a seller gets on Google and searches, ‘sell my house fast in Cleveland’, you want your website to show up at the top of the first page of the search results.
This is where expectations are usually way off…which is why most real estate investors give up on using a website to generate motivated seller leads online. The recommended method of ranking organically is to be very consistent at making blog posts that focus on a single keyword each.
This is called content marketing. Google loves this because it provides tons of value and information to website visitors. You should lot it too because it helps your site to rank, and for your site to convert better because it sets you up as an expert.
Even with consistent, weekly posting to your blog, it can take more than 8 months to have your website start to show up near the first page.
You might think that stinks…and it does…but it also means most of your competition isn’t willing to do it. If you know it takes this long, you’ll be willing to put in the investment and work to find true success with your website. The cheapest and best leads I get come from ranking my website for well over a thousand keywords (yes, this was done with content marketing – tons of blog posts).
3 – Paid Promotion (Pay Per Click):
Think of pay per click as your ticket to the top of the first page of Google and Bing for the best keywords motivated sellers search for…for a price.
You can pay to have your website show up above all of the organic ranking today! Of course, there are a lot of intricacies with running successful pay per click campaigns that would be impossible to cover in this article. I recommend serious investors get a high-converting website built with search engine optimization in mind.

3 Biggest Mistakes Investors Make With Lead Generating Websites
Are you tired of getting angry calls and deals with tons of competition when you send out direct mail to get motivated seller leads?
There’s a better way.
Direct mail is outbound marketing where you are sending out thousands of pieces of mail in hopes that it reaches a person facing a situation that would require your services.
With inbound marketing, you make your services known so that people who already realize they need your help can find you.
Which would you rather have? Tons of motivated sellers ready to sell finding you, or tons of tire-kickers calling you from your postcards and letters (that took forever to print, stuff the envelopes, stick the stamps, and send out)?
A Website is Perfect for Inbound Marketing
The Yellow Pages are dead. Everybody and their grandmother is searching online to find the services they need. Are you there for them to find you, though?
If not, it’s actually a good thing, because I’m going to show you the 3 biggest mistakes investors make, mistakes that I’ve personally made, when trying to generate motivated seller leads online.
Spending over a decade being obsessed with online lead generation, and generating thousands of motivated seller leads in the process, I’ve discovered what works and what doesn’t. I still actively generate the majority of my leads and deals through a single LeadPropeller website.
Even if you have a website, you will find tips in this article to help you get more our of it. I’ve found more than 90% of real estate websites I’ve seen don’t have all the ideas found here implemented.
Let’s get started!
Mistakes Investors Make #1: Not Focusing on Conversions
How do you make sure you are getting as many visitors to your website as possible to call you or submit the form? You’ve got to focus on convincing them to contact you, which is called a conversion.
Having your website optimized for conversions is of the utmost importance. As you work more and more to send traffic to your website, you want to make sure you squeeze the maximum number of leads out of that same traffic.
As an example, let’s say website 1 isn’t optimized for conversions and gets 200 visitors per month. Of those 200 visitors, only 2 people submit the form or call you. The conversion rate for website 1 is 1%.
Now, let’s say website 2 is optimized for conversions and converts at 7%. That same 200 visitors will produce 14 leads instead of 2.
If we acknowledge that, roughly on average, investors are able to turn 1 out of 12 leads into a deal, website 2 could possibly generate a deal per month for its owner! Whereas website 1 could take 6 months to generate a deal…
A 7% conversion rate doesn’t sound like much more than 1%, but the resultant 1 deal a month versus 1 every 6 months shows how big of a difference it really is.
How Do We Optimize Our Website For Conversions?
Working with thousands of motivated sellers personally over the years, I’ve learned how they think and what they are looking for. This has allowed me to understand why they might call one investor over another or submit the form on one website and not on another.
This isn’t second-hand knowledge from different industries. This is first-hand experience. Trying to translate success from websites in different industries in very dangerous, as the real estate investing niche is very different. We’re not selling widgets.
Motivated sellers usually don’t have a lot of experience selling real estate and are there fore apprehensive about being taken advantage of. Our websites need to put these sellers at ease and show that we are credible and professional.
You entice sellers to contact you with credibility boosting elements on your website.
Credibility Boosting Website Elements
BBB Accredited Business Logo (only if you are, of course)
Testimonials – Videos are the best. At the very least, include full name and location.
Professionally Designed Website – You are advertising the ability to pay cash for houses…don’t you think your website should look like you have the means to afford a nice website?
Normal Pictures of You – Yes, pictures of you from your cell phone work fine (be sure they look good though). Do not use stock photos…they seem fake and too ‘corporate’. Sellers want to be able to relate to you and know there is a real person behind the website.
Lots of Contact Information – You really need your name, phone number (business phone), and address on your website. People like to know you are not hiding. You don’t want to just have a weird email address that people have to contact you with.
Call to Action
Visitors to your website must know what you want them to do and what they will get from doing it.
Within seconds, visitors to your website should be able to discern that you buy houses and what the benefits to them are.
Your form should be prominently displayed (without forcing them to scroll to see it). The form should be made the focal point by having it be a contrasting color to the rest of the site.
The button for the form should pop out even more. LeadPropeller website forms default to having a form title of ‘Get a Cash Offer’ and the button defaults to ‘Get My Cash Offer’ so that visitors know immediately what you can give them and what they need to do to get it.
Ease of Use
Another Factor in conversion optimization is ease of use. LeadPropeller websites have a 2-step opt-in form for this exact reason. Don’t scare off website visitors with a form that asks 50 questions (most of which are somewhat personal).
The first form should only as for Name, Phone, Email, and the Address of the house they’re selling. That’s it. Once they submit that form, take them to the second form.This way, even if they don’t fill out the second form, you still have their contact info and can call them!
Another bonus to this 2-step form system is that you have time to contact them while they are still on your website filling out the second form. This is huge, and I’ll talk more about that in the next section for mistake #2.
Mistakes Investors Make #2: Not Communicating Fast Enough!
How can you make sure you convert more leads from your website into deals that produce profit? Once we make sure that we are converting as many visitors to the website as possible into leads, we need to focus on converting those leads into deals.
While much of the lead to deal conversion lies in the ability of the individual investor, a website can vastly improve your chances of getting a deal regardless of your ability to make a strong offer and close the seller.
F’in Competition
One of the biggest deterrents to you turning a lead into a deal is the competition. If a seller can find you online, they are likely seeing several other websites alongside yours.
When they submit their information to your website, the temptation is to hit the back button and go to the next website.
Don’t worry…all’s not lost. I’ve found an awesome way to prevent this from happening!
You can prevent this by communicating with the seller immediately. You need to know exactly when they submit their information to your site.
Many investors have website where they get an email when a form is submitted. This is not going to be the optimal choice for you because you’d have to check your email every minute to make sure you see each new lead immediately.
That’s why LeadPropeller members have the ability to have a text message (with the information submitted to their website!) sent to their cell phones. This allows them to see the name, phone number, and address of the house that the seller is selling right away.
They just need to click the phone number and have their phone dial out to the seller. It’s really as quick and easy as that!
As I mentioned before this is very cool because, with our 2-step form system, the seller is likely still filling out the the second form when you call them…they are still on your website and not on your competitor’s website!
Technology is the coolest!
We don’t just stop there, though. We also have a text message sent to the seller after they submit their information to your website. This message simply says something along the lines of:
Hey, this is Danny. I got the information about the house at 123 Main. Will call in a second.
You might be thinking, “Wouldn’t that seem automated if it’s sent as soon as the form is submitted?” Yes, it would.
That’s why we have a delay built in and allow the address they submitted to the form appear in the text. Now it seems completely realistic that you actually typed the text personally and sent it to them!
If your website doesn’t have these texting capabilities, you’re at a huge disadvantage. This is the one area that needs to be shored up if you want to maximize the return on investment you are getting from your website.
 Mistakes Investors Make #3: Not Having the Correct Expectations
How long does it take to start getting leads?
Too many people have no idea what to expect when they first set up their real estate investor website. That’s understandable, as markets are different and knowing how the internet works can get pretty complicated.
Your Website Will Not Be the Field of Dreams
You cannot just set up a website, even a highly search engine optimized website, and expect it to magically start having visitors. There are millions of websites and more has to be done to have your be found.
There are 3 top ways to get traffic to your website
1 – Direct Promotion:
Direct promotion includes having your website on all of your other marketing. This works in several ways. First, it gives you more credibility and allows potential sellers to find out more about how your service works, and about you. It also allows sellers another way to contact you. Many motivated sellers simply don’t want to pick up the phone and call a stranger.
Craigslist ads are another way to generate traffic from motivated sellers quickly. You can post free ads on Craigslist that focus on the benefits of your service. I also like to post ads based on situations motivated sellers typically face, such as:
Foreclosure looming, and you’ve come to the realization that you waited too long to do anything about it
Nasty divorce that can’t be over with soon enough
Death of a relative that leaves you a house you don’t need
Tenants that are ruining your life
Your house is too big and you want to downsize
You’ve bought another house and need to sell your old one fast
You’ve waiting too long to fix your house and now it’s overwhelming
2 – Ranking Organically:
Organic ranking refers to showing up in the search results on Google or Bing for the keywords motivated sellers search for. So, if a seller gets on Google and searches, ‘sell my house fast in Cleveland’, you want your website to show up at the top of the first page of the search results.
This is where expectations are usually way off…which is why most real estate investors give up on using a website to generate motivated seller leads online. The recommended method of ranking organically is to be very consistent at making blog posts that focus on a single keyword each.
This is called content marketing. Google loves this because it provides tons of value and information to website visitors. You should lot it too because it helps your site to rank, and for your site to convert better because it sets you up as an expert.
Even with consistent, weekly posting to your blog, it can take more than 8 months to have your website start to show up near the first page.
You might think that stinks…and it does…but it also means most of your competition isn’t willing to do it. If you know it takes this long, you’ll be willing to put in the investment and work to find true success with your website. The cheapest and best leads I get come from ranking my website for well over a thousand keywords (yes, this was done with content marketing – tons of blog posts).
