I did a little self reflecting today looking back at the last 15 years of my career, I asked myself what home owners have struggled with the most when selling their home. The top thing that came to my head was not knowing all the costs associated with selling their home to begin with. Home sellers not having the resources to know what costs they are getting into before hiring a Realtor. I think this has affected the level of trust home owners have in Realtors. 
I want to shed  light on this matter by keeping the home sellers of Massachusetts informed and confident about the costs involved in selling their home.
Tax Stamps: Massachusetts home sellers are required to pay tax stamps of $4.56 per thousand dollars of the sales price. Tax stamps may change slightly depending on the area. Consult with your local Realtor to verify,
Commissions: Realtors commission rates may vary but generally consist of a 4-5% of the sales price.Its not the commission that is the problem, its hiring the wrong Realtor who isn't going the extra mile and putting your interests first.
Title V Septic inspection: by law, this is required by lenders and must be done upon transfer of Real Estate with a mortgage. Unless you are serviced by a public sewer, this is a cost of around $800 dollars.
Attorney Fee’s: Representation by an Attorney will cost $850 - $1200.
Smoke & Carbon Monoxide detector inspection: By law, MA home seller must have both inspected by the fire dept. prior to closing. New smoke detectors range between $150 - $400.
New Deed: By law, home sellers are required to prepare a deed for the buyer which is done by your lender for $100-$150.
Misc. Expenses: filing fees and other minor expenses involved in processing your transaction all the way to closing day will also be added.
Plan ahead and stay in the loop so you don't get any surprises later. Those are no fun... If you have any questions, do not hesitate to ask!

📦Definitely pack these 3 things before your house hits the market: Gallery Walls of family photos – of course we love our families and we’re so proud of our kiddos, grand kiddos, nieces & nephews, you name it and want the world to see how wonderful they are. But when it comes time to sell, we don’t want the world to see them. We want the buyers walking through your home to envision their own kids, grandkids, romantic date nights with their husband, birthday parties and Christmas dinners – not yours! So pack those things up! Anything smaller than a baseball – accessorizing and shelf styling is great but it’s important not to have tons of knick knacks cluttering your space! The simple rule of thumb is to remove anything smaller than a baseball! Small kitchen appliances – toasters, blenders, espresso machines, electric wine openers, you name it. 6 Tips for House Hunting Over the Holidays Are you moving to a new town for work, losing your lease in January, or have your home under contract and need to move soon? You may be dreading the prospect of house hunting over the holidays, but, cheer up. There are some good reasons to get out there and look. Here are some reasons why, and some tips for finding the right home amid the holiday season. Remember that sellers who are showing their home over the holidays may also need to move soon and may therefore be more motivated to negotiate on price. There may be less inventory available, but I can help you find off market properties. Often homeowners take their listings down over the holidays, but I can use my Realtor network to communicate your needs to agents whose clients want to sell, but don’t want December showings. We may just find the perfect house with a seller willing to work with us. Be patient with homeowners willing to show their homes and make the most of your showing time. Try your best to be on time for your showing appointment and be free of distractions. Leave the kids with a sitter, and if you are buying with a spouse or partner, schedule showings when you both can attend together, so as not to waste anyone’s time. Look past holiday décor. Don’t be distracted by garland, lights, and trees. Make sure you take time to look past decorations to see every corner and fixture in the home. Do your homework before you go looking. Scrutinize pictures or video tours. I can help you research properties ahead of time to make sure we are not wasting time looking at homes that will not make work for you.
