Why did Tamil Nadu’s first multi-modal logistics park boost real estate potential?

The news of Tamil Nadu’s first multi-modal logistics park (MMLP), planned at Mappedu in Tiruvallur, has been creating the right kind of ripples in Chennai’s real estate circles. Last month, a memorandum of understanding (MoU) was signed for the construction of the 158-acre park between the state-owned Tamil Nadu Industrial Development Corporation (TIDCO) and the National Highways Authority of India’s (NHAI) arm National Highway Logistics Management Ltd (NHLML). To be built under the public-private partnership model between TIDCO, NHLML and the Chennai Port Trust with an investment of Rs 1,200 crore, this mega project is expected to create employment for an estimated 10,000 workers and greatly spur the ancillary warehousing and cold storage facilities segments.

Strategic location The Chennai port enjoys its location advantage of being accessible to the industrial clusters and is well-connected by rail, national highway networks and, inland and coastal waterways. This MMLP at Tiruvallur will have an edge as it will be linked to the established industrial clusters of Sriperumbudur – a premier automotive manufacturing hub, Pillaipakkam and Oragadam. Besides being nearer to the CPRR (Chennai Peripheral Ring Road), Chennai airport and sea ports, the MMLP is expected to house a host of modern facilities including a freight terminal with rail and road links, large storage capacity, as well as advanced machinery and mover equipment to handle an increase in cargo.

In fact, given the MMLP’s strategic location, the aim of having this park near Chennai is to reduce the operational delays involved in the handling and movement of substantial amount of freight. The provision of in-house warehouses and cold storage facilities as well as speedy custom clearance is envisaged to give industrial exports a shot in the arm.

“We expect many new industrial and storage infrastructure being set up around the multi-modal park to tap into the superior connectivity benefits it offers,” shares M Arun Kumar, chairman – policy committee, CREDAI Chennai. “The corridors between Thandalam-Perambakkam and Pollivakkam-Ulundhai will benefit immensely,” he adds.

Scope for real estate investment Any new industrial landmark opens up vistas for progress. The real estate industry in Chennai too is optimistic about the MMLP at Tiruvallur creating large-scale employment with the scope for accommodation facilities in the areas around it.

“The MMLP is a fantastic idea and we are glad the government has realised the potential for it. With Tiruvallur already a thriving warehousing hub having basic social infrastructure in place, including a number of schools and colleges having their campuses here, the workforce that will be employed at the MMLP will greatly benefit from living here too,” shares T Padam Dugar, president, CREDAI Chennai.

Kumar agrees that the successful growth of an industrial cluster depends on the availability of adequate social amenities like housing to support it. “We believe the demand for housing, especially catering to the middle-income, affordable and worker accommodation segments, will see increased demand in the near future,” he posits.

Dugar is of the opinion that the new projects announcing budget homes and apartment enclaves will take some time. Till then, he feels that the locations around are ideal for those looking at investing in plots of land. “Now is a good time to invest in plots in the vicinity of Tiruvallur. You could later sell it at a good price to purchase an apartment, or even construct a house on the same plot. The opportunities are many,” he points out.

As the state waits with bated breath to get this ambitious project off the ground, the logistics, warehousing and real estate industries anticipate their active participation soon.

What is a multi-modal logistics park? Multi-modal transport involves a humongous network of roads – both, national and state highways, ports, airports and railways. This combination of different modes of transport working together facilitates the efficient and faster movement of cargo, hence saving valuable time and money. Logistics parks ideally have large warehouses and cold storage units along with advanced equipment and automation to facilitate storage of perishable and industrial goods with ideal temperature settings and enough manpower to prevent wastage.

The CBRE India Real Estate Market Outlook 2021 report states that government initiatives are likely to have an impact on Indian real estate. As the industrial and logistics (I&L) segment takes centre-stage, the government is keen to extend support via draft national logistics and industrial policies and investments in setting up industrial corridors, the report mentions. The MMLP at Tiruvallur seems to be an apt beginning in this direction.
