Polyphemos House, Holland

Polyphemos is a private house at the Klevarie site in Maastricht. Within the historic city walls this was before an old monastery garden, later a hospital and nursing home. But always served as hidden green space for the site. In our urban plan for the site we cherished this green space.

The gate on the abstreet functions as a ‘pars pro toto’ for this project. The charming modernist nursing home of the architect Schellinckx from 1962 still stands at the site A unique modernist incident within the cityscape for Maastricht standards.

Within these conditions, one lot remained free. On the edge of this place stands a high monumental tree. In the small garden from the 1950s that belonged to the nursing home, a stump of an ancient monumental Ginkgo Biloba was preserved. This is the remnant of the first Ginkgo Biloba that was imported from China by a Franciscan monk to the Netherlands at the end of the 18th century. (Of these cuttings are spread over the most important botanical gardens in the Netherlands, including the Hortus Botanicus in Leiden.)

The housing volume is formed by a number of urban planning restrictions and the presence of the tree on the plot. As the final piece, the house has been inserted into the row as an sculptural object. And in doing so, the masses form a counterpoint to the adjacent modernist monumental Polvertoren. In tone, texture and scale they are family staying both incidents.Personal gestures that belong to an incremental city.

The footprint is limited to an area of 6 by 9 meters. Above that, the volume was allowed to expand again to a square of 9 by 9 meters. In floor plan and cross-section, these measures and dimensions always play a role in the division of the various spaces and facades.

The ground floor is connected to the first floor by a large void and that floor is connected to the second floor by the loggia. The third floor through a large skylight with the sky and looks back at the Polvertoren. The concrete spiral staircase with an open center circles through the volume as a connecting vertical core throughout the house.

The plinth was provided with a smooth painted stucco, the top with a coarse ‘kratzputz’ to turn on the gravity inversion a little more strongly.

The house has a thick warm shell, is compact and has a fully integrated sunroof that supplies the heat pump with energy.

Voeg “Sense of place” toe aan je bezoekerswebsite

Jij als destinatiemarketeer kent je stad of gebied op je duimpje. Je weet waar je je in Nederland bevindt en hoe je er komt. Maar geldt dat ook voor je toekomstige gasten? Soms is een bestemming dichterbij dan je denkt! Met de nieuwe “Sense of place” functionaliteit, help je je bezoekers (letterlijk) om zich beter te oriënteren.

Waar ligt...

Wie kent het nog: De Vakantieman met Frits Bom. Vakantiegangers op zonnige bestemmingen werd gevraagd om hun vakantiebestemming op de kaart aan te wijzen. Hilariteit alom! Zo werd het zonnige Benidorm plotseling in Rusland geplaatst volgens de argeloze vakantiegangers...

Dat het leuke tv-beelden oplevert, moge duidelijk zijn. Maar het is natuurlijk wel zorgwekkend voor jou als destinatiemarketeer. Je gast heeft geen idee waar hij zich bevindt.

Het is dichterbij dan je denkt...

We hebben allemaal een vertekend beeld van de wereld. Vraag een willekeurig persoon maar eens om een kaart van Europa te tekenen. Grote kans dat de kaart wordt getekend op basis van je achtergrond en eigen belevingen. De meeste mensen tekenen Frankrijk of Spanje een stuk groter dan ze daadwerkelijk zijn. Puur omdat ze daar waarschijnlijk ooit op vakantie zijn geweest.

Zo gaat het ook op “kleine schaal” in Nederland. Als je in Utrecht woont, voelt het alsof een tochtje naar Leeuwarden je naar het einde van de wereld voert.

Wist je dat een autoritje van Utrecht naar Leeuwarden maar 1u en 45 minuten is? Pak je de trein? Dan duurt het een paar minuutjes langer.

Even in perspectief: Binnen 2 uur kun je vrijwel heel Nederland bereiken. Dat vinden we best lang... Plot je dat eens op de beleving van een Chinese bezoeker. Binnen 2 uur is hij een grote stad als Beijing nog niet eens uit!

Vooral gebieden hebben het er wel eens moeilijk mee... De Veluwe, De Maashorst, Oostvaardersplassen, het zijn namen die we allemaal wel eens gehoord hebben. We kunnen ons er misschien ook nog wel een voorstelling van maken: Op de Veluwe leven de edelherten en wilde zwijnen, in de Maashorst lopen die enorme oerossen. En bij de Oostvaardersplassen is er een hoop gedoe over de wilde paarden. 

Een Utrechtse Heuvelrug heeft zijn naam nog wel mee, maar waar liggen al die andere gebieden nu eigenlijk? Voor een bezoeker is het vaak moeilijk oriënteren...een beetje het gezegde over de klok en de klepel... En wordt het aloude ezelsbruggetje van de TVTAS nog wel geleerd bij topografie? Hoe weten we anders waar de wadden eilanden liggen?

Een kaartje helpt je bezoeker enorm om zich te oriënteren en letterlijk aan “plaatsbepaling” te doen.

Wijken: What’s in a name?

Landen, gebieden en steden kunnen allemaal baat hebben bij een positiebepaling op de kaart. Maar hoe ga je om met regio’s en wijken? 

Wijken hebben vaak een eigen sfeer en identiteit. In het Utrechtse “Museumkwartier” zal het geen verrassing zijn waar het om bekend staat. Maar wat kun je doen in het “Sphinxkwartier” in Maastricht? Of wat is er nu zo uniek aan “De Bergen” in Eindhoven?

Door middel van het nieuwe “Sense of Place”-pagepart, kun je nu heel eenvoudig een kaartje aanbieden aan je bezoekers. Per wijk of gebied, kun je meer informatie tonen of over het unieke karakter van het gebied vertellen. 

Voeg “Sense of Place” toe aan je website. Je helpt je bezoekers ermee.

Toon waar jouw bestemming ligt, door middel van een kaartje (dit kan op wereldschaal zijn voor de buitenlandse gasten).

Toon de “bekende” omliggende steden (handig voor zowel de binnenlandse als buitenlandse gasten). Zo kan een dagje uit nog veel leuker worden, met interessante activiteiten in de directe omgeving.

Maak inzichtelijk “hoe lang” het duurt om jouw bestemming te bereiken.

Maak gebruik van het “Sense of Place” pagepart om wijken en gebieden in kaart te brengen en meer te vertellen over hun unieke karakter.

What is going on in Maastricht already?

The city of Maastricht has several strengths but also weaknesses that we need to be aware of in order to build on our project. 

Strengths: 

- Creative City: Maastricht has shown since few years its ability to redevelop and reuse former industrial spaces and turn them into creative and cultural spaces (e.g. Sphinxkwartier- Belvedere)

- Dutch City: under the umbrella of following Dutch and EU Sustainability priorities and commitments.The Netherlands are considered as the pioneer of the implementation of the circular economy within the EU. 

- Student Organizations: the students account almost 20% of the Maastricht population. This educated community is very active in developing sustainable and environmental organizations and raising awareness. 

- University backdrop: attracts people with diverse backgrounds (sciences, sustainable development, arts and heritage...) that care about these issues. The University is playing an important role as well into educating the future generations on these environmental and sustainable topics. 

The logos below correspond to several student led organizations within Maastricht that are actively advocating for improving lifestyles, wasting less, consuming smarter, being more sustainable and raising awareness.

Urban Space in Maastricht

This space is centrally located and easily accessible for everyone. This should be a place where different groups (student organizations, local businesses, representatives of the municipality, community) can come together and have a knowledge exchange about the important environmental related topics.

Solution

--> Create an organization that is able to gather all the stakeholders involved in Maastricht’s environmental issues, have discussions, think of doable policies, try and change habits

meet once a month

have a varied program of lectures, talks, art exhibitions, workshops

Make sure environmental and sustainability issues are not only dealt with in the university context, but also by the local community ( Maastricht Zero Waste). It is important to listen to the local community as well. 

use the aforementioned urban space as a “think tank” for: stakeholders, student community, space for artists to create art, which deals with the people’s impact on the environment.

Possible event, apart from the meetings: 

- Sustainable week in collaboration with students 

- Public Art: ( inspired by Júlia Kapronczai and Erika Végh Plastic Waste Labyrinth) involve students from Van Eyck Academy to create, within the context of the sustainable week, an exhibition, art in a public space that deals with plastic waste of the city for example. Either in the urban space we selected or use another vacant spot, the Sphinxkwartier, collaborate with them.

The initial intentions of the so-called municipal flat on Koningsplein by the city architect F.C.J. Dingemans (1905-1961) have come under pressure over the years due to the adjecent highway A2. Now that the tunneling of the A2 traverse has been completed, we have wanted to restore the municipal flat, which has since been declared a ‘National Monument of Younger Architecture’.

Making this national monument more sustainable was an important starting point and through a combination of measures, the Gemeenteflat was even upgraded from energy-label G/H to A.

However, by also making an integrated plan for the surrounding, we have, in combination with the renovation of the adjacent AH Supermarket, a upgrade to the entire area. This was partly achieved through co-design sessions with the environment and stakeholders.

The flat, built in the 1950s, was the first high-rise flat in Maastricht. This differs from the well-known gallery flat because a continuous repetition of the same floor plan is not yet an issue here. The residential building is a total composition with a classic beginning, middle and end, with different building heights and nuances in the plinth and the crowning.

The head and the ‘joints’ of the building were made in brickwork. The intermediate ‘hulls’ are filled in with concrete elements. The original structure and layout of the houses has been kept intact while retaining the remaining authentic elements such as mantelpieces, panel doors and panelling.

With the renovation of the flat in the early 1980s, the original and very refined wooden frames were replaced by coarse plastic frames. The masonry volumes were plastered in a sober brown color, referring to the stone color.

Now the original graphic of the window layouts has been used to restore the flat to its original appearance. It was possible to choose between bringing back the original wood material with a larger dimension (due to the double glazing) or restoring the original dimensions in aluminum. The latter was chosen.

Together with Sikkens, the original color was sought for the painting. Since stucco is closer in texture to concrete than masonry, it was decided to match the paintwork of the stucco surfaces ton-sur-ton with the original concrete color.

This gives the municipal flat a monochrome appearance. The light and shadow effect during the day brings the special plasticity of the building back almost 60 years later.
