When Brynne came banging on the door at half-six, Arielle picked up her head and scowled in the general direction of the door. Had she only dreamed the previous night, or had Thorin actually promised her a future?
With a soft groan, she flung back the quilts and rose. She washed, wincing as she patted the bruise dry, which actually looked even worse now.
She frowned at the somewhat battered face frowning back at her from the looking glass. “Wonderful. The only consolation is that she probably looks just as bad.”
Arielle stuck her tongue out at her reflection and finished dressing, then and padded across the corridor to rap lightly on Thorin’s door. “Your Highness?”
“What?”
Oh, he sounded as grouchy as she felt. “It’s Ari—er— it’s Elen.”
“Come in.”
The handle turned easily and she entered his apartment to find him sitting on the sofa, dressed in the same tunic and trousers he’d worn the night before, rubbing the back of his neck. “Did you fall asleep here again?”
He nodded. “And spare me the lecture, if you’d not mind. My bloody arm feels like it might fall out of its socket and I’m not at all certain I’d mind it if it did.”
“Well, we will get you dressed and then we’ll go see Narnerra.”
He looked up and his glower worsened. She almost took a step back from the fury brewing in his eyes. How could he possibly be annoyed at her already? She hadn’t even rambled once yet. “What did I do? Why are you glaring at me?”
Thorin didn’t answer, but rose and crossed to her to catch her by the chin and, to her surprise, gently turned her face to the right. “I want Narnerra to look at this as well.”
“It’s only a bruise. I’ve had them before. And don’t poke it!” This came as a partial yelp as he did indeed prod her.
He lowered his hand. “I beg your pardon. I want to make sure your cheekbone isn’t broken.”
“It’s not. It just hurts, is all.” She stepped around him to go into his bedchamber. “Do you wish a bath this morning?”
He thudded along behind her. “I’d probably drown if I attempted it.”
“I wouldn’t let you drown.”
“Well, that’s something.” He turned away from her and gingerly tugged his tunic over his head.
The only light came from the sconces along outside his bedchamber, but it was enough for her to see the jagged toothmarks-scar of a warg bite over his back. Other, smaller scars dotted the landscape as well—one along his left shoulder that looked like it had come from a blade, another one lower down, also a blade from the looks of it. In fact, he bore probably close to a dozen scars of varying sizes, some slightly crooked from the swells of muscle, but she’d wager most were from blades.
Taking a deep breath, she crept up behind him and pressed her lips against the uneven dotted line that was the scar from the lower jaws of a warg. He stiffened beneath her touch, his voice husky as he whispered, “What are you doing, Arielle?”
Her heart tripled its pace. She slid her arms about his waist, her hands flat against his furred stomach, and kissed the next tooth mark, letting her thumbs brush along that soft hair swirled about his navel. A hint of fresh air, sunshine, and leather touched her nose, along with a hint of musk.
His breath hitched as she flicked the tip of her tongue against one of the scars, then pulled away to whisper, “How did you get these?”
“I—I told you,” his reply came slow and thick and she could just picture him; eyes closed, lips slack, as he tried to assemble his thoughts into something coherent, “a warg.”
“How did you,” she brushed her lips along another tooth mark, “find yourself in the jaws of a warg?”
“Outside Goblintown. I came face—face to—oh, that feels nice—face to face with Azog the Defiler.”
“And what happened?”
Little by little, the tension left his back, the muscle relaxing beneath her touch. He made no move to pull away from her, but instead almost leaned back into each kiss. “I’d had enough. I—I confronted him—oh, mesmel, you should not be doing this…”
“I know,” she whispered, sweeping her lips along his right shoulder blade, “but do you wish me to stop?”
“Arielle…” He carefully eased about to face her, “you should stop.”
“I should, yes.” She nodded. “But, do you wish me to?”
His arms came up to wrap about her waist and he bent toward her, whispering, “No,” as his mouth slashed down over hers.
She melted against him, sliding her arms about his neck, parting her lips at the first gentle probe of his tongue against them. Her fingers found their way up into his hair, twisted in the thick waves. He bent her back slightly, slowly exploring her mouth with his teasing tongue.
She did the same, let hers skim along his, smiling around the kiss as his breath hitched once more. His hands splayed across her back, but then slid down to curve against her backside. They tightened, lifted, and pulled her firmly against him and as they met, she slid her hands down along his shoulders, over the curve of them to move down his arms, along the rises of solid muscle, back up, along the thick bands wrapped along his shoulders. Oh, he was in fine shape, this dwarf kissing her so nicely. Fine shape, indeed.
He broke the kiss, let his lips graze her cheek, out toward her temple. Her eyes closed at the gentle caress, her blood warming by single degrees as his lips swept along her ear, then down along the side of her neck. Her head lolled to the side, a sigh bubbled to her lips as the light stroke sent ripples of pleasure bouncing through her.
His hands went to the bottom of her tunic and she held her breath as he skimmed it up, for she’d removed her bandages earlier. Just the backs of his thumbs brushed the outer curve of both breasts and she smiled as he whispered, “No bindings, Arielle?”
“I forgot, to be honest. I was still half asleep.” She pulled back to see the expression on his face and nothing could have prepared her for it. His eyes were almost sapphire, glittering in the low light, heavy-lidded and filled with promise. She couldn’t hold back her smile. “You can take it off me, you know.”
A hint of a feral smile played at the corners of his lips as he slowly lifted her tunic. His eyes never left hers, and as the fabric skimmed up her back and over her head, and his gaze lowered to sweep over her, nothing could have prepared her for his, “Mahal… you are perfect…”
Perfect? She looked down at herself, tried to see her breasts through his eyes, but all she saw were breasts that were so in name only. Unlike the perfect Belle Caisys, who sported generous curves and probably actually was perfect, Arielle most likely didn’t even have to bind herself if she didn’t want to. Her breasts were small, and one was slightly bigger than the other to make the look complete.
But… when she saw Thorin’s expression, her belly kinked and the heat in his gaze warmed her as well. He cupped one breast, his hand far more gentle than she ever would have imagined. He gave it a gentle knead, brushed his thumb over her nipple, and she had to bite down on her bottom lip to hold back her sharp inhale. Pleasure zinged through her like a barb, only without the pain. Her nipple tightened, and the smile he offered her was enough to make her knees weak—it overflowed with sinful promise and wicked delight.
He leaned in, capturing her lips with his once more as his hand tightened about her breast. It didn’t hurt, especially when he slid his thumb slowly about her nipple once more. Her back arched of its own, pressing her breast deeper into his palm. He growled softly, low in his throat, and once more, broke the kiss. This time, he swept his lips down over her chin, along her neck, down toward his hand.
“Oh!” Arielle couldn’t hold back her cry as his lips closed about her nipple and the tip of his tongue flicked against it. Fire blazed through her at the first gentle swirl, her fingers twisting more tightly in his hair as he lifted her easily, his breath hot against her skin when she wrapped her legs about his waist.
Two steps, and he bent to press her down into his oh-so-comfortable bed. She tightened her arms about him, pulling him firm against her. He thrust against her, the firm pressure of his erection grinding hard against her to send a delicious shiver through her. Deep within her, a small ache bloomed, small, but sweet, and it seemed to worsen with each slow arch of his hips, with each ever increasing press of him into her.
He pulled away, smiling as he murmured, “Mahal, you are beautiful…” then before she could reply, he bent back to her, his lips gentle as they grazed along her belly, down over one hip. He snagged the waist of her leggings, tugged them down as he kissed his way along her thigh.
She tried to hold onto him, but her fingers slipped through his hair because she certainly didn’t want to pull his it. At least, not too hard. Each kiss sent a new sensation coursing through her, hotter and sweeter than the last. Her eyes grew heavy-lidded, and closed of their own as he now worked his way up the other leg. His beard came soft upon her sensitive skin, and she bit back a laugh as it tickled her inner thigh.
His breath came warm upon her skin, his lips teasingly gentle as they moved along her opposite hip, along the slope of her waist.
Her back arched as those lips closed about her other nipple this time. Her legs parted of their own to accommodate his hips, and as he settled between them, she rocked to meet him. He released her nipple with a low, “Oh… yes…” as he thrust against her with more force this time.
Pleasure spiraled through her, the knots forming in her lower belly growing tighter with each one of his thrusts. Those spirals grew warmer, sparked, caught fire, and set the embers blazing.
Her legs wrapped about his waist of their own and his low moan came soft against her breast. She trailed her fingers down, along his sides, smiling as he shivered against her, and then, she slid them around to the fastening of his trousers.
The buttons gave easily, and when she pulled the falls open and slid her hand inside, he shivered again, breaking away from her to whisper, “Arielle…” into the curve of her breast.
Emboldened, she smiled, letting her fingers slide along him, savoring each tremble of his body, each ragged breath against her skin. She’d already seen this part of him, but she’d never seen it like this, and she very much wanted to, so she curled her fingers about him and stroked, easing him from the confines of his trousers at the same time.
He arched sharply against her, then went still as she slid her fingers along him slowly. Planting her free hand against his chest, she murmured, “Lie back?”
His eyes were closed, his lips softly slack as she stroked him, but he nodded and simply flopped onto his back for her. Arielle bent over to capture his lips with hers, easing herself over him to straddle his hips. It was her turn to explore, and he let her, his hands plunging into her hair as she kissed her way along the scruff of his throat, into the surprisingly soft dark hair spread wide across his chest. She flicked her tongue against his nipple, laughing softly as he sucked in a sharp breath and growled, “Mesmel,” as he twisted his fingers hard into her hair.
She smiled as she kissed her way down, over his belly, where the dark hair thinned just below his navel, and caught the waist of his trousers to tug them from his hips. She half-expected him to stop her, to explain to her why he couldn’t go any further, but he did no such thing. Instead, he lifted his hips and the trousers skimmed along those thick thighs fairly easily.
Her mouth went dry at the sight of him in the small clothes. Seeing him aroused, seeing her effect on him, was far headier than seeing him just standing in a bathing tub, far more so than even feeling with her own hand. Her heart hammered her ribs as she caught the waist of the small clothes and eased them down.
Mahal, help me.
He was magnificent. Utterly, entirely, amazingly magnificent. She traced a curious fingertip along the underside of him, smiling as he let out a low sigh and a breathless, “Ohhh…”
She leaned in, pressed her lips against the muscle of his inner thigh, where coarse hair curling from his skin tickled her nose. She ignored it, sweeping her lips up, closer to that magnificent part of him.
But before she could reach it, he caught her under the arms and dragged her up to meet his kiss. Wrapping his arms about her, he maneuvered her onto her back and growled, “I want you…”
She smiled up at him. He looked almost feral, his dark hair falling all about them, his eyes darkened to almost all pupil. Drawing a loose wave away from his face, she whispered, “Are you certain?”
“Mesmel, I am absolutely certain.” He slid a hand between them and she sucked in a sharp breath as he slid a finger inside her. Pleasure spiked through her, her hips moving of their own with him, finding his rhythm to make it her own.
She bit down hard on her bottom lip as the sensations tore through her, made her ache to join with him. Each stroke, each swirl, each thrust of that finger and he brought her nearer to a pleasure unlike any she’d ever felt before.
Then, he eased it from her and shifted. Her legs parted wider, she bit down on her bottom lip as she felt that part of him breach her. He moaned low in his throat, his, “Mahal,” almost a rumble.
The pop was unexpected, the pain swift and sharp and mercifully fleeting as he tried to seat himself fully inside her. Her entire body tightened about him, against his invasion, and he moaned low again as he whispered, “Amrâlimê… let me do this…”
“I’m trying,” she managed to grit back, her fingernails sinking into his shoulders as her body finally yielded to him, as everything inside her seemed to roll over to make room for him.
He thrust, and this time, moved more easily. Now, the pain ebbed completely, replaced by something far more delicious. Another thrust, and she almost sighed. Oh, he felt amazing! With each thrust, her body accepted him more easily, and she found if she angled her hips just so…
Mahal, help me!
Pleasure scorched her as he thrust again, and that’s when she felt it. Something tight. Hot. Spicy. Deep within her. Each thrust pushed her closer to it, whatever it was, and she wanted to know what it was. Now.
Above her, Thorin moaned, his eyes shut, a half-smile playing at his lips. “Arielle…” Her name was almost plaintive on his lips. His thrusts came faster. Faster and harder and he shoved her closer too that amazing edge. “Oh, mesmel…” his voice smoked around the edges, breathless and hot, “you feel so good…”
Then he arched hard, his body shuddering against hers as he growled, “Oh, kakhf… no… No…” and then collapsed against her, fighting for breath as his head came to rest in the slope of her shoulder.
Disappointment bit into her with swift, sharp teeth. It’d felt so good, and then it was over and she had the feeling there was supposed to be more for her. At least, she hoped there was, otherwise, this was a bit of a letdown.
Her eyes closed, tears pricking them at the stinging disappointment, then he brushed a gentle kiss along the side of her neck and whispered raggedly, “Forgive me, mesmel. I did not mean to come so quickly… I just—I couldn’t help myself…”
She pressed her lips together, moving her fingers through his hair to tuck it behind his left ear. “It’s all right…”
“No,” he lifted his head, his eyes soft and serious, “it isn’t. I just… I didn’t expect it—didn’t expect you to feel so good.”
He shifted and that fullness inside her dissipated. Her eyes stung, the tears refusing to be held at bay as they slid from the outer corners of her eyes to course along her temples and into her hair.
The last thing she wanted was for him to see her cry, so she rolled away from him, which was foolish, really, because the first thing he said was, “Are you crying?”
“No.” A total lie.
The bed dipped and she felt him curve against her. An arm slid about her waist and a gentle kiss came upon her nape as he whispered, “I will make it up to you, mesmel, I will.”
“No,” she shook her head, swiping at her eyes with one hand, “that’s not it. I rather expected it to be that way…at least, for me. It’s just that I—that this—”
Thankfully, he didn’t ask her to explain, for she didn’t think she’d be able to, since her own thoughts made no sense to her. Yes, she thought there might be more to it for her, but it was more that she never expected to feel as if she’d experienced something so much bigger than herself. Something so… almost magical in its intensity and she’d never felt closer to another person than she did to Thorin at that moment. And thankfully, he didn’t press, didn’t demand to know her thoughts or for her to explain. Instead, he tightened his arms about her. Pressed a soft kiss into the back of her head. Whispered, “Shhh…. Mesmel… shhh…”
Her hair slid from her nape, and her eyes closed as he pressed a tender kiss into it. His fingertips brushed along her belly, his lips moved along her shoulder. A delicious drowsiness swirled through her, growing stronger with each caress. He tugged her back against him, the coarse hair on his thighs tickling the backs of hers, the softer hair on his chest tickling her back ever so gently. He was just so much broader than her that being engulfed by him this way made her feel something she’d never felt before.
Safe.
She was safe there, in his arms this way. The outside world couldn’t touch her. At least, not for now, it couldn’t. She didn’t have to worry about being discovered, or how to pay the rent, or facing Belle, or what would happen once they left his chambers, or anything, really. For now, there was no where else she would rather be, and there was no one else with whom she would rather be.
He whispered something in a tongue she didn’t understand. Amrâlimê. Then kurduwê. And as he whispered these things, his fingers grazed her belly, then slid down into the curls between her thighs. She bit down on her bottom lip as he stroked her, brought her body back to life, and moments later, urged her onto her back and covered her body with his.
This time, when he reached down between them and positioned himself, there was no pain, no stinging, only a steady, growing, utterly delicious pressure that sent ripples of pleasure through her. His first thrust was slow and silken, and he dipped to her, his mouth finding hers, his lips teasing hers.
He didn’t hurry. His thrusts remained slow, leisurely, serving to increase her pleasure steadily. He broke the kiss to whisper, “Wrap your legs around my waist, amrâlimê, so I might go deeper.”
She did, and when he thrust, the knots inside her tightened, that feeling of being on the edge of something amazing swirled through her all over again. She met him, moved with him, and as he thrust faster, It happened. Hot. Sweet. Incredible. She teetered on that edge, his name hovering on her lips as his thrusts came swifter now, far more powerful. Oh, yes… this was much better the second time around. This was everything she ever imagined making love would be. Everything she imagined making love with him would be.
“Thorin!” She clung to him as the knots burst and fiery pleasure scorched through her. Her fingers tightened against his back, her fingernails digging into him as everything inside her turned over suddenly in a pulsing shower of delight that coursed through her with all the flash and burn of a powder keg erupting.
Above her, he let out a low moan, surging faster still. Then, he arched hard, went rigid against her as he growled, “Arielle…” and surrendered to the moment.
She fought for breath as he sank against her once more, and he did the same, his breath coming in hot, hard blasts against the side of her neck. He trembled against her, fighting to breathe, and little by little, she felt his heartbeat slow, the thumps steady and soft even as they reverberated through her.
He shifted, coming to lay beside her once more and without a word, gathered her in his arms to hold her close. She tucked her head into the curve of his shoulder, just listening to that soft thump of his heart, the slow draw of his breath, and as a delicious drowsiness washed over her, she closed her eyes and let it carry her away.

A Hudson Yards Renovation Renews a Foyer, Kitchen & Bath
After moving in, we wanted to redo the kitchen, but the most urgent fix was the bathroom. Some prior higher-floor leak had unmoored a section of tile, and the previous owner refused to repair it as a condition of closing. This was our first lesson in how different a Seattle and New York renovation could be.
Deciding to do the larger renovation
Our foray into bidding a standalone bathroom remodel proved short—we got as far as finishing the design when the co-op came back with a series of unexpected plumbing requirements, chock full of things we’d never heard of like water hammer arrestors and Laticrete. The price nearly doubled, and if we were going to spend much more on a remodel, we decided we should save up and do the larger apartment renovation we had hoped to.
With regular re-spackling, we figured we could buy time while we saved up. That folly ended a year and a half later when, hours before leaving for vacation, a precarious section of tile came crashing down. Our super covered the crumbling wall with a plastic tarp, but it was clear: it was time to begin bidding.

Finding the right general contractor with multiple skills
We weren’t sure exactly what we needed—walls weren’t moving per se, but our co-op seemed to want an architect. So while we asked the initial bathroom contractor to bid, we also thankfully posted our project on Sweeten. To complete our renovation, Sweeten paired us with a design-build firm with architecture training. They also did custom millwork, making it the perfect fit for our project. Not only did the general contractor immediately understand our aesthetic, but we also had a great rapport.
In planning the remodel, we knew we wanted to play off the building’s modest Art Deco bones, but in a way that wasn’t slavish or theme-y. We also both brought mild obsessions to the mix—for me, an inexplicable passion for English cabinetry, for Chris, a desire to put a banquette in any possible corner.
Reworking the kitchen layout
The first big choice was how to manage the kitchen layout. The room was spacious enough—designed as an eat-in when 24” of counter space seemed ample—but the two doorways weren’t in an ideal location. One opened onto the foyer and the other onto a back hallway by the bedroom. It had also been poorly updated in the intervening years: half of the footprint was wasted, with a lonely refrigerator in one corner and an errant desk in another.
The location of the gas riser dashed our hopes of moving the entry to adjoin the living room, so our contractor suggested closing the smaller opening to create a wide galley with room for a banquette. This would extend the cabinetry the length of the room on one side, doubling the counter space and creating room for a wine fridge and pantry to boot.
While we played with centering the sink and range on the counter runs, our Sweeten contractor advised against it to preserve prep space. In hindsight, we were happy to have lived in the space before renovating: symmetry looked better on paper, but from experience cooking in the space, we knew her recommendation would be more functional.
To keep the room from feeling enclosed, we substituted upper cabinets for extra-long open shelves on one side, then tucked in under-cabinet lighting for function. The banquette capped off the space, creating both more storage and a place for friends to hang out while cooking.
Giving the foyer a purpose 
Our foyer situation was a classic New York City conundrum: too small to do much of anything useful but large enough to be wasted if empty. We decided on a full-height bookcase that’s only 8” deep and it holds loads more than we expected. On the opposite side, our general contractor fitted narrow custom cabinets to serve as a bar. There’s just enough depth to squeeze in double rows of liquor bottles and glasses, saving precious room in the kitchen. We ran new electrical to hang art lights over tall mirrors—the goal was to make the whole space pull triple duty as an entryway, a library, and a bar—then painted the foyer and kitchen cabinetry the same deep gray so that the two spaces relate.
A renewed bathroom in classic black-and-white
In the bathroom, we preserved and refinished an original tub and stuck to a classic black-and-white New York-inspired scheme with updated finishes. Given the narrow layout, the primary play here would be with subtle geometries—and taking advantage of our building’s extra thick walls. A hex marble floor worked well with the warmer white subway tile and porcelain. Our contractor recommended extending the floor tile onto the base of the walls to stretch the visual plane of the room.
The hexagon echoed in new shower controls that help tame the notorious temperature fluctuations that come with living in an old building. In such a small space, we took a cue from hotel bathrooms and put a pedestal sink atop console legs to keep the space open. An extra-tall recessed medicine cabinet provides both storage and electrical outlets.
My favorite thing of all is the towel warmer which took forever to source but that I deeply love for its hex bars and Anglophilic appeal. The contractor placed it in a deep niche so that the warm rails wouldn’t risk singeing passersby. We decided to paint the walls and ceiling in a black high sheen that makes the ceiling recede and the white surfaces gleam. Strangely, of all the things in the apartment, the shower glass proved one of the most frustrating: it wasn’t installed until five months after everything else wrapped up.
Finding the budget for hardwood floors
New wood floors were the most unexpected part of the reno. We had only budgeted for the kitchen alone. But the more floor options we looked at—and after our contractor dissuaded us from several temptations like Moroccan Bejmat tile—the more we wanted hardwood in the kitchen. That meant either putting down maple boards to match the rest of the apartment—despite disliking their color—or redoing everything. Our contractor’s opinion was that changing the kitchen floors would make one of the biggest impacts in the space. So a month into the renovation, after all the other demo was done, we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made.
Becoming comfortable with flexibility 
Stepping back from it now, our major lesson was in developing a deep comfort with flexibility. We found that we could be much more controlling of our remodel in Seattle than here. New York’s interminable series of permits, co-op requirements, and engineering reports—paired with the inelasticity of old spaces—meant we had to take a go-with-the-flow approach that made trust and an ability to laugh key. Also, best to know exactly what you’re looking for before you start to remodel.
Our contractor taught us the biggest lesson of all: do it all at once if you can. It’s not the disruption that’s the problem, really, or that rework ends up costing more—it’s that few of us really have the talent to create a cohesive space in small increments. Unfortunately, we didn’t quite learn this last lesson in time. During our reno, our bedroom became the storage unit for our furniture.
More than anything else, we were lucky to have a real partnership with our Sweeten general contractor to see us through the changes and warn us off of bad choices. We feel a bit like we’ve earned our honorary New Yorker stripes: we chose a space that we thought was a diamond in the rough and hoped we could turn it into a classic city respite. We feel like—at least to our taste—we got there, and now we have this lovely, large-living one-bedroom to come home to in one of the most dynamic parts of Manhattan.

  Hello, my friends! How great it is to have you on Home Bunch!
Today’s Interior Design Ideas features only modern farmhouse interiors and I think you guys will really like to see all of the details found in this home.

A Mesmerising Marriage Of Mid Century And Minimalism
Mid century modern and minimalism make an easy partnership. Each embrace simple lines over ornate outlines, and lift furniture up on legs to present a more open and airy feel. Predominantly neutral color schemes with white walls, wooden floors, and elements of brown, cream and white are the perfect setting for such a fusion, as illustrated here in our three beautiful examples. Black base notes pull the aesthetic and materials of mid century modern bang up to date, whilst metallic small accent pieces add up market sheen. The abundance of negative space left around vintage furniture items lays a minimalist foundation, bringing balance between classic and contemporary ideas.
Designer: Artem Trigubchak   Visualizer: Artem Trigubchak   Our first marriage of two styles fills the 520 square metre interior of a mid-century modern house renovation. The home was originally built in the 1970’s by O’Neil Ford and Richard Colley, two leading architects of the American Southwest. Whilst the space was restructured, its original charm was maintained. A combination of vintage American mid century furniture was matched with modern pieces, in a clean layout that strikes a harmonious chord. The mid century modern living room uses wood and tan furniture to create a warm welcome within an all white room.
The lounge stands open to a formal dining area decorated in the same colour scheme to create a calm and easy flow.
Wooden window frames look mellow in their white setting.
A simple area rug holds the vintage furniture items together in arrangement.
A triple headed black swing arm wall lamp lights the tan sofa, adjacent book stacks, and a black mid century modern chair–which is the famous Eames style lounge chair.
The centrepiece of the lounge is an unusual round coffee table design. Its presence pulls all of the seating together, like a gravitational force.
The large glass doors pivot in their mounts to give access to a red brick terrace.
White walls present a simple foyer design, whilst stunning diamond grain in the front door steals the show. A cool tiered pendant light design, synonymous with the mid century aesthetic, helps draw the eye up toward a triangular clerestory window.
Another mid century style pendant light swings above the dining room table.
The dining room pendant light is understated so that the chunky dining suite can stand dominant.
A large home office has a bookshelf and floating drawer installation along one entire wall. A white chaise reclines under a stained glass window.
The glossy black surface of the desk/meeting table reflects the colours of the window. The vintage ambiance of the room is shook by the appearance of a modern chandelier, although its sputnik stem-like design has clear mid century roots.
Heavily veined stone encases the modern bathroom layout.
Modern taps fill the deep sided stone bath. A wall sconce shares ambient light.
The shower holds brass fixtures, a popular material in the mid century modern movement.
Designer: Kanstantsin Remez   Our second tour is a residence in San Francisco; a 146 square meter house redesign that had not been updated since 1950. The new owner, a young businessman in the gaming industry, requested a laconic and minimalistic space for himself and his family.
The minimalist living room is a set of chairs, sofa and a floor hugging round coffee table.
Huge white cabinet doors slide away to reveal a hidden book library, and secret storage for toys.
The living room design is built with simple forms, and textures of wood, artificial leather and concrete. The double sided sofa arrangement is raised on a single plinth, like an island, or an art exhibit.
An unusual floor lamp provides reading light.
Floor-to-ceiling curtains fully encircle the creative homeowner’s Yamaha Piano, which was his only non negotiable for his family’s new minimalist home. The instrument forms the heart of the living room but can be played in a kind of solitude behind this cloak when fully closed. The piano can also be revealed to the dining room, to allow for some impromptu dinner time entertainment.
A linear chandelier stretches above a white table in the white dining room.
Flat fronted, handle free doors open to reveal a kitchen made in deeply contrasting rich wood. The concealment doors allow for the kitchen to be removed from configuration of the space entirely, presenting a full and uncomplicated dining room. This way kitchen clutter can not distract from the importance of the coveted family dinner.

Wegner style elbow chairs and a round dining table make up a minimalist dining room.
Beech wood doors line a white hallway to the bedrooms.
A wooden bedstead, two matching bedside tables and a simple rug design make up the minimalist bedroom.
The mid century modern dressing table and vanity mirror populate one white bedroom wall. A low console unit and a fresh indoor plant underpin another.
The white bathroom is tiled from top to toe. Black fixtures cut through the pale backdrop.
A second bedroom is set out with equal simplicity to the first, though an upholstered bed design brings a certain softness. The bedside table lamps are the brass versions of the Menu JWDA concrete table lamps.
Only the lamps occupy two neat side tables.
The closet is accessed via a wooden archway.

Yellow Kids’ Rooms: How To Use And Combine Bright Decor
Yellow is a colour that creates wow in an interior. It also adds sunny visual warmth and evokes feelings of spring-summertime happiness. This high energy effect makes it a great hue to use in any area of the home, but particularly for kids rooms. Despite the colours feel-good factor, its bright quality can at first seem a bit daunting when using in decor. Yellow is just yearning to be used though, so we have put together this collection of yellow kids’ rooms that show how to implement it to best effect, and how to combine yellow decor and home accessories with other colours to create entirely different looks and atmosphere.
Visualizer: Len's Decor   The yellow elements in this kids’ bedroom have been put within a pale grey, white and light woodtone scheme. Here yellow is used as an accent rather than a dominating hue, though its brightness still does overrule the other relaxed tones. The headboard feature wall is covered in Swiss crosses, which create a quirky pattern on which to situate a pitched wood and yellow headboard and a dreamy thought bubble shaped wooden wall clock.
A yellow stripe runs across closets, a childs’ desk and along the lower quarter of one grey wall. The vividity is neutralised by larger volumes of smooth grey and pale wood tone.
A yellow bedroom pendant light and kids’ desk chair add splashes of sunshine to the grey room.
Star motifs and house themed decor accessories, along with the Swiss cross pattern, challenge the brightest hue for attention.
Sage green is a highly effective neutraliser for bright yellow.
This kids’ room decor scheme uses sage green, yellow and white in equal amounts to achieve the perfect balance of light and shade. Green window blinds match the unique twin platform bed. Below the window, desk chairs at a white double workspace have been tipped with a yellow crown.
Apart from one pillow on the bed, all of the colour is confined to one butterscotch corner in this interior. The rest of the room is concrete grey finished with monochrome wall art and a black bedroom pendant light.
Motivational art is given the spotlight in a lemon alcove. Blue volumes boldly frame either side of the zesty feature wall.
Colour is used to help divide the space in this shared kids’ room. Royal blue areas mark each kids sleep zone, whilst a wedge of sunshine marks the communal space between.
Feature storage has been specially crafted for this yellow and blue kids’ room; fitted with a humorous selection of mismatched painted doors it looks as though peeled from the pages of a story book. A blue desk matches the main frame of the storage cupboard, whilst the kid’s chair matches a white cloud shaped mat.
The kids’ beds are a bespoke bunk bed design with storage drawers that run on beneath a tandem bench seat. The solid look of the dark blue and yellow bunk beds is lightened by a pale pink backdrop.
This yellow, pink and blue childs’ room has a water themed decor scheme. The yellow bed is reminiscent of a yellow submarine beneath the waves – and whales! Blue and white striped curtains add to the nautical theme.
The small proportions of this kids’ bedroom have been filled with dark blue decor and yellow accents. The triple aspect windows bathe the scheme in plenty of natural light.
This predominantly white bedroom harbours many colourful pieces, but it’s the chartreuse accent wall, yellow pillows and unique wall shelf that most strongly attract the eye.
Shared bedrooms for a boy and girl can be tricky. This one incorporates units of blue and pink to mark out ownership of desk chairs and beds, and is pulled together by gender neutral yellow and aqua decor.
Yellow and aqua decor makes a stunning addition to a monochrome kids’ room scheme.
Introduce a few confident yellow accents with larger areas of pale aqua to cool the hue.
When using very dark blue in a yellow room, the blue shade should be used on a smaller scale to keep the room looking light and fresh.
Yellow and aqua decor promotes a happy summer vibe as it reminds us of sun, sand and tropical oceans. The random polka dots on this headboard feature wall add to the fun factor too. It can’t be fun 24-7 though, so a yellow desk chair sits at a white kids’ desk, equipped with a designer table lamp.
The work area inside this yellow room is marked out with a blue painted section. A grey table lamp adorns a white and woodtone desk and adjoining shelves. Some cute wall art pulls the two different coloured sections together.
On the other side of the room, a sliver of yellow echoes the bright feature wall opposite. Brown accents match with the wooden features in the room.

A house flood sets off a new start
Sometimes you can spin a disaster into an opportunity. That’s what happened with Hildreth Place, our house in the Hamptons. We used a devastating flood as a prompt to create a happy, modern home where family and friends can meet. 
Hildreth Place has been in the Garry family for more than 40 years, and my husband and I have owned it for 10. The house is in Hampton Bays, New York, 50 yards from Meschutt Beach, where families gather to swim in the bay and live music plays every night at Tiki Joes. The house was originally built in 1970, in a traditional Cape style. We have long used it with family, shared it with friends, and also rented it.
Two years ago, a pipe froze and burst. After discovering eight feet of water in our basement, we decided to go down to the bones and renovate. Our goals were to make the home more efficient from both energy and maintenance standpoints, all while turning it into something beautiful that our family and friends can enjoy.
 A new chapter for a family home
Cara Boyce of Red Wagon Design partnered with me on the interior design and helped me reimagine the home. We planned to revise the façade, giving it the relaxed appearance of a modern farmhouse, and use the interior redesign to solve problems and increase our living space. With Sweeten’s help, we found the perfect contractor to help us with our Hampton Bays home renovation. He worked on time and within budget, keeping cost savings in mind and brainstorming solutions to construction challenges. The house had a few!
Hildreth Place has endured quite a bit, and we needed to prepare it for the future. The house has been standing 50 years, and is close to the beach and exposed to the elements, so our biggest investment was on exterior improvements. The materials needed to withstand the environment. We installed James Hardie clapboard on the exterior, invested in a fiberglass front door, and chose fiberglass casement windows rather than old-school wood. 
A garage bay turns into a lounge space 
One of the biggest interior changes we made in modernizing was on the home’s ground floor. The first floor was very traditional for a beach house, and the formal dining room, which was in the front of the house, wasn’t practical for entertaining.
By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway.
We decided to create an open floor plan that connected the kitchen to a walk-through dining room and then to a new inside-outside room we carved out by stealing just under 300 square feet from the garage. This “garage room,” which opens to the back via an industrial-style roller door, lets the indoor space flow to the outdoors, and is an ideal casual gathering spot for coming off the beach.
On the second floor, there was another flow blockage to overcome: We had four bedrooms, including a big dormer for the kids, but the only way to access that bunk room was through one of the other bedrooms. It was an awkward layout for children trying to find the bathroom at night. By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway. The resectioning also found us space for a master bathroom, a nice bonus.
 Personalizing with color and art
Seeing my murals and paintings transform the house has been incredible. The master bedroom got a bold, black-and-white brush-stroke mural. I love it! I have a moody painting tucked between the shelves in the master bath and oceany pieces in all the first-floor rooms. A guest room with a bright bamboo theme features a hand-painted ceiling by me and is inspired by colors that I’ve been gravitating to—the combination of orange, hot pink, and red makes me happy.
Down on the first floor in the powder room, we added wallpaper—this Dorothy Draper look was a dream of mine. The lush green print and chartreuse ceiling color is the kind of pairing that inspires me as an artist. Such a surprise when you open the door! I always recommend spending money on things that give the most bang for the buck. I told my husband that the splurgy wallpaper was more important than running water.
Many of the room designs in the house are inspired by my paintings, as I really wanted to bring their joy into our home. One of the best examples of that is the “goldfish bathroom,” which is bathed in a dappling of water-blue penny tile and features several playful fish paintings. 
Natural elements soften
Throughout the house, we also chose simple items to offset the highly visible ones.  We went with pre-painted cabinetry in the kitchen, and the same hardwood floors as in other rooms. The lights are modern loft pendants, clean in matte white.
I’m intimidated by the process of picking out kitchen appliances, so I let my mother-in-law—a holiday-entertaining superwoman—choose; she picked a single oven with the largest cubic heating space she could find. The living room fireplace mantel is made of a rustic, hewn-wood beam.
With Sweeten’s help, we renovated and built a home that has exceeded our expectations. Hildreth Place makes me so proud. We took a tragedy and turned it into a house that makes you feel like you are on vacation the moment you walk in.

A Creative Home to Call Their Own
A couple’s clever path to a larger, more personal space
When Aimee and B made a move to upgrade to a 3-bed, 2-bath (formerly 1-bath) co-op in Park Slope, they weren’t sure if they needed a contractor, an architect, an interior designer, or all of the above. The kitchen was “more or less non-existent” and the bath needed a re-do. Essential changes, including moving walls and emphasizing the home’s architectural character, gave way to their welcoming new space. Read on for details of their renovation adventure.

My wife B and I loved our little one-bedroom duplex in Hell’s Kitchen, but it had two drawbacks. It was small and the little spiral staircase was a safety hazard that we suspected would only get worse as we got older. Our budget was tight for the 2-bedroom, 2-bathroom apartment we wanted, but we felt like it was time to make the move.
Focusing on Park Slope, we found one apartment that wasn’t perfect, but it had enough space, so we put in an offer. We lost out to a higher bid. We found a second apartment that had a cute little balcony, but we were outbid again. It became clear that we needed to look at apartments below our budget so we could bid higher, but there wasn’t much in that range.
Finally, I expanded my search to include places with only ONE bathroom, and saw an apartment pop up that fit our budget—the listing said, “Bring your contractor.” It was a big mess, but at least it was big! I rushed to an early open house on a Wednesday morning so I could be one of the first to see it. As I left, I texted B, “It needs a lot of work, but it just feels like home.” She came back with me that Sunday and was equally smitten with the place. We had to outbid 11 other offers, but this time, we got it!

The 3-bedroom, 1-bathroom (now 2-bathroom) co-op is on the 2nd floor of a brownstone building in the center of Park Slope. The bathroom was in desperate need of an update, and the kitchen was more or less non-existent (there were a few cabinets and a sink). We knew this would be a lot of work, but didn’t know if we needed an architect, a contractor, a designer, or all of the above. We spoke to a few of each and no one thought they could do all the work we needed for anywhere close to our budget.
After seeing Sweeten on Open House NYC, we finally posted our project on Sweeten and were matched with a contractor who could guide us with design and connect us to an architect. Since we wanted to renovate the kitchen and bathroom before moving in, we decided to take the plunge and do a full renovation on the whole apartment, including installing new 5″ oak floors in a cherry stain, replacing crumbling plaster walls with drywall, and adding a washer/dryer in the hallway closet.
We didn’t have a specific style in mind for the remodel, though we wanted to save as many of the original features as possible. Both of us loved the sense of history in the home, and while a few modern lights were OK with us, we didn’t want to clash too much with the original look. So we saved the molding that was salvageable and picked new ones that matched as closely as possible. We managed to save the vast majority of the tin ceiling—a small section was ruined when we moved the wall between the rear bedrooms. The exposed brick walls and the Deco-style fireplace in our living room were also kept intact (we gave the fireplace a fresh coat of paint). Sadly, we weren’t able to save the beautiful french doors, but one now hangs horizontally on the living room wall as a piece of art.
Beyond matching the existing style, we wanted an apartment that felt cozy and creative. For me, as a writer, that meant lots of space for books. The existing small study, where one of the two doorways was removed and a transom was added, was the perfect spot for our collection. It offered me a place to write and work that felt totally stuffed with books. The writer in me also loved the bay window. Back when I first walked into the apartment, during the open house, I could already envision the banquette that could be built underneath the three windows, allowing us to lounge along the windows and read. Sitting curled up on that bench with a book is now one of my favorite activities. As an added bonus, it also gives us extra storage.

The kitchen was probably the biggest transformation. While we kept the room in basically the same spot, everything else changed. The only appliance in the kitchen when we bought the place was a small, cheap stove that the sellers brought in for the inspection. There was also a small sink and a few metal cabinets, all on the righthand wall when you faced the kitchen. Very little demo was needed in there!
We spoke with our contractor extensively about what we wanted—as large a kitchen as would fit in the space, and as open as possible. He was able to give us a 3D rendering that included all the elements we required—a large peninsula for bar stools, ample storage space including deep drawers for our pots and pans, and the triangular configuration for our stove, sink, and fridge.
We tried to bring in our “cozy and creative” feel through the fixtures and furniture. Our contractor sourced most of our materials, other than the lighting and appliances, so we had time to focus on finding just the right accent pieces. Our favorite store in Hell’s Kitchen, Domus, was a great resource for items like our bedspread and picture frames.

Our Sweeten contractor helped us to figure out the best layout in the apartment. Since we were putting in a second bathroom, we wanted to create a master bedroom that was ensuite, but we weren’t quite sure how to make that happen, including annexing some hallway space. Ultimately, a wall was removed between the two rear bedrooms so the master would be next to the large walk-in closet. That closet became the master bath and a new clothes closet was built.

Though we love the end result, the renovation process took a lot longer than we had originally hoped, partly due to waiting for city permits, some changes to our original plan, and to the general busy schedule of our contractor. We were able to stay in our old apartment for quite a while because we had low carrying costs, and held off selling it as long as possible. When we finally put our old place on the market, it sold quickly and we moved into the new place with only a few weeks’ notice.
Our contractor’s team was able to get it to a “move-in ready” state in time for our move, but we realized that our idea of move-in ready was different from theirs. The floors were dry enough to put our furniture down, but none of the kitchen appliances worked. We had one functioning toilet with the only working sink in the kitchen. B and I had an interesting few weeks of making ramen with our coffee maker and eating tuna out of a pouch.
In the end, that little rough patch just made us appreciate our wonderful new kitchen and the whole apartment even more. And we are still thrilled about all the little details that make this apartment uniquely ours.

Painted Brick Farmhouse
  It’s no secret I am a huge fan of this talented North Carolina builder, Pike Properties LLC  (previously featured here, here & here), and I am happy to have them here today to share this newly-built brick farmhouse. Here, they share the main insights: “We were faced with a 60′ wide lot with some decent depth, so we set out to design a home accordingly that would fit the homesite and become an asset to the community. One of the challenges with a skinny lot is that in order to have a garage, it essentially has to be a front load. To make the best of the situation, you can always install pretty garage doors as we did, but we even took things a step further. Upon setting eyes on this Modern Farmhouse, ones eyes are drawn to jutted out portion of the facade with style enhancing overhang with metal roofing, or the “turret” above the garage where an extended roof overhang and cedar brackets make for the offspring of coastal and farmhouse designs. It’s always our goal to build the prettiest house on the street and to push the boundaries of communities, and with this home it was no different.”

Go bold or go home. That was our philosophy for the full overlay kitchen cabinetry, and we think it was a great idea. The custom navy toned color is warm and inviting, and compliments the brass hardware exceptionally. Navy cabinetry, mainly for islands, is definitely in. We haven’t seen too many people go for it with all navy cabinetry though. We’d love feedback! Aspen CQ quartz countertops create a crisp and clean look. The 60″ fridge is a WOW factor and conversation starter.

Dining Room
This dining room “floats” between the kitchen and living room, but maintains its own presence thanks to the cased openings. That is always our strategy for ensuring open floor plans never feel TOO open. What you see below the dining table is informally known as a tile rug, and it is simply marble tile that is inset into the hardwood floor at the same level, creating the look of a rug, but maintaining the durability and functionality of tile. How cool!? Looking up, you’ll notice V-Groove trim in a unique pattern. The paint color throughout this main living space is Benjamin Moore Dove Wing.

Great Room
Now the Farmhouse vibes start to really kick in! With a full height shiplap accent wall it’s hard to not just sit back, relax, and take it all in. Cedar exposed beams and a matching fireplace mantle help evoke a rustic feel. The ceiling vaults to a grand scale of 20 feet, and that vault even continues outside to the covered porch.
Lighting
Imagine a cold morning and being able to just cuddle up on one of these two large couches with a cup of coffee and the warm fire! What could be better? The mirrored glass tiles put a spin on your typical fireplace surround!

Home Office
Get some work done or just take in the outdoors through the large triple window. This room would also function well as a guest suite, kids playroom, etc. The doors throughout the home are all painted in Benjamin Moore Iron Ore as you see to the right in this photo. We do this to create some visual interest and keep things exciting in an era of neutral colors. Paint color in this room is also Benjamin Moore Dove Wing.

Guest Bathroom
Who wouldn’t want to be a guest with this bathroom!? We wanted to make a guest in this home feel as if they were on vacation at a tropical beach paradise, while visiting in the heart of Charlotte, NC. We didn’t want to go too far down the beach themed route, however. Finding that balance was critical and something we think was executed flawlessly. More shiplap trim was essential and contributes to the coastal feel, while the brilliant blue textured subway tile was a home run. Paired with the brass fixtures and banding, the most sophisticated visual sensation is accomplished. Who’s in love?

Master Bathroom
One of the places that should truly stand out in any home is the owner’s bath. It is a spot where the hard working owner’s of the home can refresh their mind and body and prepare the the new day ahead of them. With that in mind, we created what you see here and in the next photo. An oversized dual vanity has plentiful space for two people. We went for the contrasting black and white color scheme to set it apart from the brass/blue throughout the rest of the main floor. Hardwood flooring was continued into the bathroom as well, meaning no cold bare feet!
