How Wall Street Priced You Out of a Home
Rent is skyrocketing and home buying is out of reach for millions. One big reason why? Wall Street.
Hedge funds and private equity firms have been buying up hundreds of thousands of homes that would otherwise be purchased by people. Wall Street’s appetite for housing ramped up after the 2008 financial crisis. As you’ll recall, the Street’s excessive greed created a housing bubble that burst. Millions of people lost their homes to foreclosure.
Did the Street learn a lesson? Of course not. It got bailed out. Then it began picking off the scraps of the housing market it had just destroyed, gobbling up foreclosed homes at fire-sale prices — which it then sold or rented for big profits.
Investor purchases hit their peak in 2022, accounting for around 28% of all home sales in America.
Home buyers frequently reported being outbid by cash offers made by investors. So called “iBuyers” used algorithms to instantly buy homes before offers could even be made by actual humans.
If the present trend continues, by 2030, Wall Street investors may control 40% of U.S. single-family rental homes.
Partly as a result, homeownership — a cornerstone of generational wealth and a big part of the American dream — is increasingly out of reach for a large number of Americans, especially young people.
Now, Wall Street’s feasting has slowed recently due to rising home prices — even the wolves of Wall Street are falling victim to sticker shock. But that hasn’t stopped them from specifically targeting more modestly priced homes — buying up a record share of the country’s most affordable homes at the end of 2023.
They’ve also been most active in bigger cities, particularly in the Sun Belt, which has become an increasingly expensive place to live. And they’re pointedly going after neighborhoods that are home to communities of color.
For example, in one diverse neighborhood in Charlotte, North Carolina, Wall Street-backed investors bought half of the homes that sold in 2021 and 2022. On a single block, investors bought every house but one, and turned them into rentals.
Folks, it’s a vicious cycle: First you’re outbid by investors, then you may be stuck renting from them at excessive prices that leave you with even less money to put up for a new home. Rinse. Repeat.
Now I want to be clear: This is just one part of the problem with housing in America. The lack of supply is considered the biggest reason why home prices and rents have soared — and are outpacing recent wage gains. But Wall Street sinking its teeth into whatever is left on the market is making the supply problem even worse.
So what can we do about this? Start by getting Wall Street out of our homes.
Democrats have introduced a bill in both houses of Congress to ban hedge funds and private equity firms from buying or owning single-family homes.
If signed into law, this could increase the supply of homes available to individual buyers — thereby making housing more affordable.
President Biden has also made it a priority to tackle the housing crisis, proposing billions in funding to increase the supply of homes and tax credits to help actual people buy them.
Now I have no delusions that any of this will be easy to get done. But these plans provide a roadmap of where the country could head — under the right leadership.
So many Americans I meet these days are cynical about the country. I understand their cynicism. But cynicism can be a self-fulfilling prophecy if it means giving up the fight.
The captains of American industry and Wall Street would like nothing better than for the rest of us to give up that fight, so they can take it all.

I Stole These Political Systems from Rulebooks for Worldbuilding
Here’s a list of society and government types I’ve pulled from some of the weirdest, most creative worldbuilding rulebooks.
Some of these may sound outlandish, but that’s the beauty of worldbuilding – you can break the rules!
If a system seems like it could never work in the real world, just write it for your fictional world and see where it takes you.
Athenian Democracy: Every citizen gets to vote on every law, and everyone’s voice is heard – no representatives needed.
Merchants in Charge - Imagine a world where merchants hold all the power and shape the economy and governance.
Defeat the Ruler - In this society, you become the ruler by defeating the current leader in battle.
Intellectual Rule - A society where the most intelligent people govern, making decisions based on knowledge and reason
Meritocracy: Only those who pass rigorous testing or prove themselves in battle can hold positions of power.
Theocracy: Religious leaders control the government, and their beliefs dictate the law.
Plutocracy: Whoever has the most wealth is the one in charge – money makes the rules.
Cybercracy: The entire government runs on computer systems, where decisions are made based on data and algorithms.
Clan System: A society where family clans rule and the oldest member of each clan holds the highest power.
Corporate State: Powerful corporations take control, and everything is run like a business – profit over people.
Unique Variations:
Bureaucracy - A slow, inefficient system where red tape and high taxes dominate.
Cybercracy - A system governed by a computer, where programming and technology dictate decisions.
Meritocracy - Only those who pass rigorous tests can rise to power.
Matriarchy/Patriarchy - Gender-exclusive positions of authority, where either women or men dominate the leadership roles.
These are just a few examples, but the beauty of worldbuilding is that you can mix, match, and tweak these systems to create a society that fits your story's needs.---
Suggestions to Get Creative:
Combine two or more systems to create conflict.
Imagine a Technocracy that’s challenged by a Plutocracy.
Introduce a Nomadic Tribe society where leadership is based on the most experienced warrior or hunter.
Experiment with an All-Night Ruling System, where the ruler only governs during certain hours or seasons.
Create a Parliamentary Duel System where the leaders can only change through formal debates or duels, combining elements of law and combat.
Challenge the Bureaucracy with a rebellion, where citizens rise up against the slow-moving system to create a more direct, responsive governance.
Get creative with your world!
If it doesn’t work in the real world, that doesn’t mean it won’t be a perfect fit for your fictional society.

If you squint, you can make out versions of the same story — people bypassing the mainstream media to their own ends, the importance of social media in determining public perceptions of protest movements. There’s also an unmistakable tone shift from gently awestruck condescension to gently horrified condescension. (Disclosure: I was a reporter at the Times from 2016 to 2022, where I sometimes wrote about this subject.) In a far more significant sense, though, something is different. This week’s protests have been visible on social media, but their portrayals are fragmented, strange, and to people on the ground, often absurdly divorced from reality. If social media used to work for activists, or at least could,now it’s more effectively used against them. This sort of narrative role-swap isn’t new. For all the attention Twitter got as a factor in the 2011 Egyptian revolution — a story embraced by the company’s leadership — the story of social media’s role in Egypt’s politics since has mostly been one of suppression, surveillance, and harassment. An American version of this story has been taking shape for a while. The most significant factor isn’t really about tech — it’s that the current administration is proudly hostile to protest and has cited social-media posts as thin pretexts for no-process arrests and deportations. An administration that both routinely threatens activists with imprisonment, deportation, or worse is more than enough reason for activists to regroup in spaces where privacy can be maintained, not just traded for attention.
But social media really has been transformed, too, in ways both explicitly ideological and technical. Twitter, the platform people are most often referring to when they talk about these things, is owned by Elon Musk, who bought the platform with the explicit goal of disempowering its “woke” users and has more than accomplished his goal. Meta is still run by former BLM supporter Mark Zuckerberg, who more recently embraced Trump and pivoted to military contracting. TikTok, which is legally banned, is still online because the Trump administration promised not to enforce the law under vague and suggestive circumstances. Before its legal ban, TikTok’s rise set in motion industry trends that would alter social media’s relationship to activism in material ways. Meta, X, and Google reoriented their platforms around TikTok-style algorithmic video feeds, which relied less on users following one another and more on black-box per-user recommendations. For the platforms, this meant more engagement. For activists, it meant there were no longer coherent public conversations in which to intervene, against which to push back, or to join in any meaningful sense at all. Platforms that were once useful for understanding and following the news became venues for pure spectacular consumption. In some ways this was novel and strange, with hundreds of millions of people consuming individualized feeds determined by automated recommendations. In other ways, it was familiar, since it was a reversion to pre-social-media power dynamics. The platforms were no longer social, in any meaningful sense of the word, but rather centralized and exercising constant (algorithmic) editorial discretion. At least as much as the mainstream media that’s now been twice replaced, TikTok-ified social media rewards decontextualized spectacle. This can be useful for activists to bring attention, generally, to their causes — at least some of the large swing in support for Palestinians can surely be credited to the endless stream of horrific videos from Gaza, which are plenty powerful without further context and don’t require the authority of a trusted follow. More often, though, the lack of a common chronological feed — the crude social-media proxy for a “shared reality,” I guess — produces disorientation, uncertainty, and the ability to retreat completely into ideological safety, pure fantasy, or both.
