I feel like the real estate question boils down to the same thing as the "could a cop enter a house with a warrant" question. Who exactly can give permission? Can the ability to give permission be sublet? What exactly counts as "permission"? Unfortunately I have still yet to be contacted by a real vampire, so I cannot draw any conclusions from this line of thought yet, but I believe an answer to one question would likely answer both. Though, if the vampire themselves did not know the intricacies of the rules, this the sort of stuff they'd have to do to figure out the underlying principles. I'll be sure to keep this in mind if we ever need to figure out whether permission can be sublet via experimentation alone.
If vampires not being able to enter houses is the case, I think this implies things that paint a very grim picture of vampire rules in general. I mean, if digital houses in general count, it would probably apply to more than just video games. Would vampires be unable to "virtually" enter a house via watching a movie that takes place in one? What if it's simply a set that looks like a house, does the vampire instinctively know the difference? In the case that the mere idea of a house does not constitute the need for invitation, I do still think this raises some interesting questions. Imagine vampires who use video games as an escape to indulge in their wildest fantasies: entering a home without explicit invitation. Pondering this further, whether a house counts could also differ based on the sort of game the house is in. For Pokémon, per se, a house is just another area to explore. It's not like the people who live in it are "real". But what if it was a Minecraft server? Could they enter a house built by another player in a Minecraft server? It is the private residence of a real person, unlike with NPCs, there is a similar social force that makes even other people respect the fact that this is the domain of another person. It's possible that a vampire COULD enter a Pokémon house, but not a Minecraft one.

Would digging a hole under the house into the kitchen work? Of course, maybe the answer is just that inviting a vampire into any of your house lets them into all of it. Exactly what parts is the vampire allowed to get to without my permission anyways? They're able to get to my porch to ask to come in, so clearly they can walk on my property as long as it's not "inside my house". So where is the line drawn? If a natural disaster tears my house apart, is the vampire able to come in because it's no longer considered indoors? If my house is connected to my neighbors, can a vampire invited to my neighbors house also come into mine? If my neighbor says a vampire is allowed in my house, is it allowed into theirs? If I invite a vampire to my neighbors house, but the only way to get to my neighbors house is though my house, is the vampire allowed into my house to get in? If a vampire was camping in the wilderness it wouldn't have to abide by any laws of having to be invited, right? But what if someone owned the woods? Maybe a "space you must be invited into" in vampire terms is more defined by residence and personal connection than actual legal ownership. But still, people can live in the woods. If it's just a tent then is it only the tent that's protected? Maybe. But what about a bear? Would a vampire have to be invited into the den of a bear? Don't tell me it doesn't have domain over the space in which it lives because it's not human, that's racist. But could the bear even invite them in? Does a gesture or something work? Hypothetically, if a vampire visits their werebear friend, who cannot really use human speech while beared up, would it be possible for them to be invited into whatever bear hole they're using as a home? Is assuming it would be a hole or something a stereotype? Am I being racist to werebears now?

Side note if a vampire became president I think he would be able to get into the white house. Since there's like a whole ceremony for moving the new president in there I think at some point some part of that ceremony would count as an invitation and no one would ever know.

Could a vampire cop go into a house if they had a warrant? i mean technically they’ve been invited in by a judge. there's also the issue of whether someone who isn't even in the house can invite a vampire in, and how long exactly an invitation is valid for. if that warrant was signed a week ago could they really go in? can they really be "invited" by someone who isn't even in the house, neither at the time of the invitation nor when the vampire is attempting to enter?
Now, when I asked this somewhere else, my colleague responded that in D&D a vampire needs an invitation, either verbal or written, from someone living in or staying in the house. Therefore, unless the judge was in the house, then no, the warrant would not count.
So now the most important question is was D&D written by real vampires or people harping on racist stereotypes?
Another issue is exactly how “official” does this resident have to be? Could a vampire throw a homeless person through your window to be invited in by them? Does the resident even have to be sentient? Could a vampire be invited in by your dog, who is very clearly trying to play with them and beckon them through the door? Combining these rules, could a vampire have a familiar that’s just like a regular bat, chuck it through your window, and be let in? Returning to the original scenario of the cop vampire, maybe it’s possible to have a police duo of one vampire and one human, so when they have a warrant but it doesn’t work because the judge issued it a week ago or was never in the house, the human cop just has to enter first and then invite the vampire in. And the vampire can use like, blood powers to breach entrances very easily. But the human still has to go in first and invite them. Anyways I’m getting off topic here. if we are to take the proposed “cops are practically vampires, you basically have to invite them in or they’re powerless” similarity and bring it back to the original question “what if a vampire was only invited into part of a home”, this theoretically means it work work exactly how police having a warrant to your house would. The warrant states they have permission to check a very specific area, they’re only allowed to check it, and therefore a vampire might be bound by the same rules. which also implies they would have access to other parts of the house, if only to search the parts that they have permission to. this proposal provides the closest thing to an actual answer that has ever come out of this channel. That is, assuming that police and vampires work similarly at all, and not being like, mortal enemies existing on two sides of the same coin or something, with similar spirits but different letters to their laws

Vampires in non-capitalist societies? Nobody would technically own the houses, but we’ve already established that probably doesn’t matter. Probably. Imagine communist vampires have free reign over all the state regulated housing. Big ol’ post apocalyptic commune that’s sheltered themselves in an old neighborhood. Can the vampire just go in? I mean all those houses are places people live, probably protected. What about the neighborhood as a whole? Can they not even enter the neighborhood without being invited? It is technically our home where we all live. If they were invited, does that then let them go anywhere in the neighborhood? Would a vampire in say, the 1970s, need to be formally invited just to step foot into the USSR? Is any soviet citizen capable of giving this invitation? Once invited are they able to enter effectively any part of it? Back to the apocalypse commune, I’m not enough of a history nerd to keep talking about the soviet union. Let’s say i wanted to invite a vampire to the giant communal movie theatre we’ve made, and only that, because they seem cool enough to watch a movie with but i don’t trust them, would i be able to? Maybe it could be more feasible if it was still its own contained residence. So it’s a house 2 people live in, their home even, but the majority of the downstairs is salvaged tvs and speakers and whatnot. This is technically all publicly owned by all of us, but we’ve seen ownership is probably irrelevant. This is where those two live. They could invite the vampire into their home, but does that mean they could invite it to only that house? If the “has to be invited to even the neighborhood” rule stands, are they allowed to pass through the streets to even get to it? Could people other than them invite it to specifically that house? Could it dig a tunnel under the neighborhood to the house? Let’s say there’s a vampire dormant in one of the buildings in the neighborhood, and as we’re searching through the buildings we haven’t used yet we awaken it. Assuming a lot of other rules i’ve only speculated about are true, would it now be trapped, unable to enter the commune (aka anywhere outside of the house we found it in)? Or the lamer, probably more true answer, it can now go anywhere in the neighborhood because it’s already in. Does this technically mean the vampire is one of us now? Do we just celebrate our new vampire comrade while he’s confused about what happened to all of american society and we’re confused about what a vampire was doing some 3000 year resting shit in a relatively new property, like this dude probably shouldn’t even know what america is.

What exactly counts as a home for vampire rules? Does it have to be somewhere someone lives? I would assume so, kind of in the definition of the word home. So a vampire wouldn’t need to be invited into a government office or some other sort of public building. Nor a private building that isn’t exactly residential, so vampires have free entry to a mcdonald’s or an amazon warehouse. Unless someone’s sleeping in it. We’ll return to that later, what about other things that aren’t exactly houses that people still live in? Orphanages? Hospitals? I think it makes sense a vampire would need entry to a place like that. Though who would be able to give it? Is it just someone who lives there? Can the receptionist, who doesn’t live in the hospital, invite a vampire in to visit their human friend they’re really worried about? Or maybe anyone affiliated with the building at all? Can a rich man, who built the orphanage for publicity, invite a vampire in despite having never set foot in it himself? Well, it’s his, and it’s a home, but it almost feels like a stretch to call it his home. What if they’re not affiliated at all? A guest can invite other guests in to a normal house, what if I’m robbing houses with my vampire bud and i just invite him in myself. I find this unlikely, as you could nullify the invitation rule entirely by saying “i invite every vampire into every house that exists or will exist”. Calling back to the mcdonald’s example, despite being owned by someone, it’s not a home and therefore (we assume) vampires can enter freely. This implies that ownership holds no power against vampires, it’s just residency. This builds more potential evidence for the theory someone must live in a place for it to be protected, and maybe to be allowed to invite someone in. So then if a homeless person, or even an employee overworking themselves a bit, lives in an amazon warehouse, is it protected against vampires? Would employees be able to invite it in? Imagine if you were a vampire living in a warehouse and now you can’t because it’s being lived in by this random homeless human instead. Imagine you're just a vampire employee but this homeless dude slept in the warehouse last night and now you can’t go in unless they invite you. And what if the company gets him to leave? A home is still a home even if you’re gone on vacation, right? How long until after he leaves is it considered not his home? Or is one night not enough to make it considered where they live? Do they have to sleep there at all for it to be considered their home? What if one has like a real close friend and they’re like “consider my house a second home”? Can they invite the vampire in (assuming someone has to live in a place before they can invite vampires in)?
