Importance of successful building construction
Successful building construction is vital for various reasons. It ensures the safety and well-being of occupants, enhances the aesthetic appeal of the structure, and contributes to the overall development of the community. A well-constructed building also increases its value and provides a solid foundation for future renovations or expansions.
Understanding the Canadian construction industry
Before embarking on a construction project in Canada, it’s essential to familiarize yourself with the country’s construction industry. Canada has a robust and highly regulated construction sector that adheres to strict building codes and standards. Understanding the construction landscape will help you navigate the process more efficiently and avoid any potential pitfalls.
Building regulations and permits in Canada
Obtaining the necessary permits and adhering to building regulations is crucial to ensure compliance and avoid legal issues. In Canada, each province and territory has its own set of building codes and regulations. Familiarize yourself with the specific requirements in your jurisdiction and ensure that your construction plans align with these regulations. Engaging with local authorities and building inspectors can provide valuable insights and guidance throughout the process.
Hiring the right construction team
One of the keys to a successful building construction project is assembling the right team. Hiring experienced and reputable professionals, including architects, engineers, contractors, and subcontractors, is essential. Conduct thorough research, check references, and review past projects to ensure that the individuals or companies you choose are qualified, reliable, and have a track record of delivering high-quality work.
Creating a comprehensive construction plan
A well-defined and detailed construction plan is the foundation of a successful project. Start by outlining the project’s objectives, scope, and timeline. Identify the required resources, including labor, materials, and equipment, and create a budget that considers all aspects of the construction process. A comprehensive plan will help you stay organized, manage expectations, and mitigate potential risks.
Ensuring safety and compliance during construction
Safety should always be a top priority in construction projects. Implementing proper safety protocols, providing adequate training to workers, and ensuring compliance with Occupational Health and Safety (OHS) regulations are crucial steps. Regular inspections and ongoing monitoring throughout the construction process will help identify and address any safety concerns promptly.
Managing construction timelines and budgets
Effective project management is essential to keep construction timelines and budgets on track. Regularly review project progress, identify any delays or cost overruns, and take corrective actions as necessary. Proper planning, communication, and coordination among all stakeholders will help minimize disruptions and ensure that the project stays within budget and is completed on time.
Using sustainable building practices
Sustainable building practices are becoming increasingly important in the construction industry. Consider incorporating energy-efficient technologies, using environmentally friendly materials, and implementing waste management strategies. Sustainable construction not only reduces the environmental impact but also offers long-term cost savings through reduced energy consumption and maintenance.
Leveraging technology in construction projects
Technology has revolutionized the construction industry, offering new tools and processes that can enhance productivity and efficiency. Embrace technology solutions such as Building Information Modeling (BIM), project management software, and drones for site inspections. These tools can streamline communication, improve collaboration, and provide real-time data for better decision-making.

Portgas D. Ace Headcanons 01
Excuse me Oda-sensei, but that 40 year old Ace is simply criminal. Thank you so much for blessing us with him
Anyway! Have some Husband!Ace headcanons For more Ace content please head to my Tumblr MasterList
Tumblr media
Ace is, respectfully, a huge simp for his wife
To the extent that the Whitebeard crew straight up jokingly awarded him with a “Biggest Wife Simp” Award
They made it look official and had Whitebeard sign it and everything. There's even a stamp.
Ace has it framed and hung proudly on the wall next to your bachelor’s degree / college diploma / degree in general.
I feel like despite his own personal insecurities, Ace still manages to be an amazing father
I imagine Ace originally setting out for like one or two kiddos at most (because y'know...what if he's not good enough) and ending up with 3 or 4 kids
Thing is, that’s both your faults.
Ace is tender and goofy with his kids, and he’s so friggin caring: to the extent that…well wouldn’t it be neat to see him with maybe another 2 or 3 kiddos of his own?
(Your husband is hot okay?)
In his case, he swears you have a unique glow about you when you’re pregnant. But more than that when he sees you with your first born, he suddenly wants a big family with you.
I imagine his kids are an eldest son, then his princess, then the youngest boy who takes after his uncle Luffy.
His kids aren’t parentified. He keeps his issues far, far, away from them. Besides, he’s got you by his side.
He was dedicated to making sure they got as much playtime as possible.
He heard about learning through play, and he is DEDICATED to doing that as much as possible
Ace’s kids are spoiled with affection, but not spoiled brats.
While it’s true he’d give them the world, he’d rather let them go get it themselves.
For example: when they asked for a tree house, he gave them the greenlight immediately.
But they had to build it themselves.
It was a super fun project lasting a little over two months with the whole family involved.
Oh and the Whitebeard crew helped too.
It took a while to get the design down initially, then the shopping logistics and whatnot (they used a lot of math here - see education via play)
Building the thing took maybe a weekend or two because the Whitebeard Crew and even the Strawhats came over to help
(It was mostly Franky and Usopp doing work, Sanji was cooking with Thatch)
Uncle Luffy was not allowed near the construction zone after an accident.
They almost destroyed the tree house with their partying once
Ace’s kids were not happy and no one was allowed in the backyard for the rest of the night
He makes sure they have proper manners and self-defense skills
You had to help out here, no lie.
He admitted he needed your help, especially after a dinner with Garp where Makino tagged along to see Ace again
He puts all of his kids into martial arts classes
especially his princess - he’s so proud of her when she beats up bullies
He’s not great at discipline though to be honest. He probably goes about it similarly to Garp.
Ace will not tolerate any of his kids being nasty to their mother. No matter the phase.
You will have to hold him back if you want to let them get their frustration off their chest.
He’ll let them talk, but you’ll have to keep a hand on him somewhere, his arm, his hand, his knee, his shoulder, his back and rub soothing circles
Let’s just say, “talk shit, get hit,” is Ace’s attitude towards anyone being demeaning towards you (more so with adults, not his kids, but that's why they get a scolding)
"Ace my love" (he melts every time you call him that) "the kids’ll start thinking you love me more than them if you do that"
"My kids won’t disrespect their mother though!"
"They’re just venting darling, and when they say or do something that violates my boundaries, I'll be sure to reinforce it. Lead by example right?"
If they ever feel like pissing Ace off for fun they can just say something kinda not nice about you and he'll get mad and they'll flee from him giggling like the little gremlins they are
Ace is veeeeeeeeerry physically affectionate and he isn’t shy about it at all.
At gatherings with the Whitebeard family, he will gladly seat you in his lap, he will happily hug you as you are seated.
His arm is on your waist most of the time.
They tease him to make him tone it down, he does not.
He, in fact, dials it up. Turns up the heat lol.
You have kids? Not in front of them? What do you mean, not in front of the kids? It’s important they know just how much he loves their mama!
So he will continue to be playful with his hugs and kisses and other displays of affection.
It’s nothing too over the top. Just hugs and quick pecks wherever.
Your entire head is fair game for his smooches, your arms (he loves kissing your pulse and then making eye contact, sneaky guy that he is), your shoulders.
Maybe lifting you and spinning you around. Cuddles. Little bites.
He will play-wrestle his kids to “fight” them over getting to cuddle you, and then he’ll just put all his weight on all of you in a group cuddle
Just to let you know, your kids also receive all the warmth and love of his affections.
When his sons are still tiny and adorable, he smooches them all over. The kisses grow less frequent as they grow older, but the hugs do not stop.
Oh no, hugs galore.
Ace still pecks his little princess on her forehead though
When they’re all under ten he’ll wrap them in a hug (after he chased them down and caught them so they’re laughing and screaming) and start smooching their cheeks while they laugh and try to get out of his grasp
Also yes she’s his princess, but that girl has no problem throwing a fully grown man twice her size around, he made sure of it.
I reiterate: Ace is not remotely shy about displays of affection
Like his eldest could have a friend over, and Ace would still launch a full scale hug attack using the rest of his troops (daughter/youngest)
It's complete with screeching, screaming, and a lot of laughter
His kids used to get teased for it, but it didn’t take more than a few conversations for them to instead jeer at the kids that teased them.
"You’re all jealous your parents don’t love you like ours do"
"How sad, your parents don't hug and kiss you"
Their dad, grandpa, uncle - uncles really, are all gremlins - it's in their DNA
The kids are really physically affectionate with each other as a result
Deadass they’ll be kicking the shit out of each other one second and the next they’ll be all cuddled and huddled up playing Mario Kart or something
Ace is his kids’ hero.
His sons aspire to have his level of fitness.
His daughter, when she’s older, uses him as a standard for dating
You're relieved
Ace is touched and a touch nervous, because he is aware of his shortcomings, though he works hard to keep improving
Of course when you look at him, a twinkle in your eyes, and tell him, “I’m so proud of her, I’m so proud of you!” He feels better
When you continue: “if she can find a guy like you, who cherishes her as much as you cherish me, I’d be so happy.”
Ace loves you so much he swears

"Clean energy investment manager Greenbacker Renewable Energy has secured $950 million to build what will be New York State’s largest solar farm.
Greenbacker acquired the 500-megawatt (MW) Cider project from renewable energy developer Hecate Energy. Work started in October [2024], and the project is expected to come online in 2026.
Hecate announced on February 3 that the New York Office of Renewable Energy Siting and Transmission (ORES) has now formally issued a siting permit and a formal notice to proceed with construction...
Cider will sit on approximately 2,500 acres of land in Genesee County, east of Buffalo, where it began construction in late 2024. The project is expected to generate enough annual clean electricity to power around 120,000 New York households.
Greenbacker’s Cider project is one of 23 large-scale clean energy developments awarded contracts in December by the New York State Energy and Research Development Authority (NYSERDA). New York has set a goal of sourcing 70% of its electricity from clean energy by 2030.
The Solar Energy Industries Association ranks New York 8th nationally for solar capacity. With 6,493 megawatts, it has enough solar to power 1,127,865 homes. It’s expected to move to 5th place in five years."

The US Department of Transportation has ordered states to kill their implementation plans related to the National Electric Vehicle Infrastructure program, according to a memo obtained by WIRED that was later made public. The decision appears to halt in its tracks a $5 billion program designed to fund state projects to install electric vehicle charging stations across the United States.
Officials at the Federal Highway Administration (FHWA), which manages the program, ordered state transportation directors to “decertify” the plans that all 50 states have used to outline where and how they will build their charging stations, and with what companies they’ll contract to do so. States have followed those plans to build more than 30 charging stations across the US, with hundreds more on the way.
Surveys show prospective car buyers cite the country’s lagging electric vehicle charging infrastructure as a major reason they won’t buy electric. The NEVI program, established by 2021’s Infrastructure Law, was the government’s answer to those concerns. It attempts to build chargers along thousands of miles of federal highway, with a focus on places that might not otherwise be able to financially support a charger.
The memo says transportation officials in President Donald Trump’s administration will write all new guidance for the program, which will then go through a public comment period. The timeline suggests work on the federally-funded electric vehicle charger network may be paused for months.
The order may be illegal. It could fly in face of court orders demanding the Trump administration “unfreeze” a funding pause that prevents federal money from flowing to state agencies. It may also violate the Administrative Procedures Act, which requires agencies to follow legal procedures before taking action.
“There is no legal basis for funds that have been apportioned to states to build projects being ‘decertified’ based on policy,” says Andrew Rogers, a former deputy administrator and chief counsel of the Federal Highway Administration.
The US DOT did not immediately respond to a request for comment.
It’s unclear how the DOT’s order will affect charging stations that are under construction. In the letter, FHWA officials write that “no new obligations may occur,” suggesting states may not sign new contracts with businesses even if those states have been allocated federal funding. The letter also says “reimbursement of existing obligations will be allowed” as the program goes through a review process, suggesting states may be allowed to pay back businesses that have already provided services.
Billions in federal funding have already been disbursed under the program. Money has gone to both red and blue states. Top funding recipients last year included Florida, New York, Texas, Georgia, and Ohio.
Tesla CEO Elon Musk has spent the last few weeks at the head of the federal so-called Department of Government Efficiency directing “audits” and cuts to federal spending. But his electric automobile company has been a recipient of $31 million in awards from the NEVI program, according to a database maintained by transportation officials, accounting for 6 percent of the money awarded so far.
The Trump administration has said that it plans to target electric vehicles and EV-related programs. An executive order signed by Trump on his first day in office purported to eliminate “the EV mandate,” though such a federal policy never existed.
NEVI projects have taken longer to get off the ground than other charging station construction because the federal government was deliberate in allocating funding to companies with track records, that could prove they could build or operate charging stations, says Ryan McKinnon, a spokesperson for Charge Ahead Partnership, a group of businesses and organizations that work in electric vehicle charging. If NEVI funding isn’t disbursed, “the businesses that have spent time or money investing in this program will be hurt,” he says.

Excerpt from this New York Times story:
Federal grants: On Monday, the Office of Management and Budget ordered a pause on almost all federal grants and loans, saying it was necessary to root out “D.E.I., woke gender ideology and the Green New Deal.” There is no such thing as the “Green New Deal,” but that language was clearly meant as a broadside attack on federal support for renewable energy projects. By Wednesday, the White House had rescinded that order, creating more confusion. But the scope of climate- and energy-related programs that could still be affected by such a freeze is vast, and includes several clean-energy programs and efforts working to limit pollution. Heatmap News compiled an extensive list.
Foreign aid: Last week, after a Trump executive order, Secretary of State Marco Rubio announced a 90-day freeze on almost all foreign aid. The stop-work order affected scores of programs around the world. Some projects have received waivers that will allow them to continue operating. But officials have already warned that programs focused on managing the impact of climate change will be permanently cut.
Fuel economy rules: On Tuesday, the newly confirmed transportation secretary, Sean Duffy, signed an order seeking to roll back fuel economy standards for automakers that had been set by the Biden administration. The move could result in more tailpipe emissions from cars and trucks, and slow the adoption of electric vehicles.
Wind power: Last week, one of President Trump’s first executive orders targeted wind energy. The move brought an immediate halt to all leasing of federal lands and waters for new wind farms, and directed federal agencies to stop issuing permits for all wind farms anywhere in the country for the time being.
Wind projects already under construction are unlikely to be affected for now. But some projects that were far along in the development process but awaiting final approvals may be scuttled.
Electric vehicles: Another executive order signed on Trump’s first day in office targeted electric vehicles. A tax credit for people buying EVs was scrapped, and federal funds intended to help install charging stations were put on hold.
While some funds that have been allocated for charging stations are still expected to be used, the moves are likely to slow the development of the electric vehicle industry in the United States, and help President Trump’s ally, Tesla chief executive Elon Musk. While Tesla is the largest EV maker in the country, it has its own network of fast chargers and stands to benefit if rival networks are slow to be built.
Some climate funding could survive: A Trump executive order targeting clean energy investments could affect the Department of Energy’s Loan Program Office, which under the Biden administration awarded $107.6 billion in loans and loan guarantees to help bring new energy technologies to market. But more than $60 billion of that has been finalized and would be hard for the Trump administration to claw back.
Companies that had received loan commitments from the agency say they are unsure when they might start receiving payments, though some pointed out that the agreements are legally binding and can’t simply be abandoned at will.

In a 2017 interview with Republika, a newspaper in Macedonia, former Macedonian Prime Minister Nikola Gruevski said Soros had "decisive influence" over his country's politics via "a monopoly in the NGO sector." "If they need a so-called colorful revolution, then they do it through NGOs with money," lamented Gruevski, then-leader of the country's conservative VMRO-DPMNE party until his resignation, which was brought about by the 2016 color revolution. "Soros has turned the NGOs in Macedonia into a modern army," Gruevski told Republika. In this culture war waged against the perceived enemy, the ex-PM explained, the "Soros-owned media" would malign their political opponents and brew "a myriad of alleged scandals to your name" as a way to sway public opinion. As Gruevski indicated, any pushback was met with contempt. Laura Silber, chief communications officer of the Open Society Foundations, reportedly condemned "illiberal governments" in the Balkans for opposing Soros NGOs. Under the guise of "democratic reform," these USAID-partnered cogs of the Soros cultural imperialism machine organized youth movements, created influential media outlets, and coordinated widespread, often violent, protests in the streets. According to grant records, in 2016, USAID awarded a $9.5 million contract to the East-West Management Institute (EWMI), a Soros-funded nonprofit that focuses on "restructuring" former Soviet states in central and eastern Europe. EWMI implemented this multi-million-dollar program, known as USAID's Civic Engagement Project (CEP), in partnership with the Foundation Open Society–Macedonia (FOSM), a local Skopje appendage of the sprawling Open Society Foundations network founded by Soros. Through the seven-year project, which centered on constructing a "multi-ethnic democracy rooted in the respect and protection of all," USAID North Macedonia sought to increase "youth engagement" in the political process. According to a USAID-sponsored EWMI newsletter documenting the Civil Engagement Project's progress, the program dispensed rapid response "voter education" grants ahead of the 2018 name-change referendum, which ultimately paved the path to North Atlantic Treaty Organization (NATO) membership. In order to reach "marginalized" voters, grant recipients included the Association for Promotion and Development of an Inclusive Society (INKLUZIVA) and the Union "National Council for Gender Equality." Macedonia resolving a longstanding dispute with Greece was a condition for admittance into NATO. Greece stood firm on blocking Macedonia's membership and the beginning of European Union accession talks unless Macedonia changed its name, seen on both sides as an issue of national identity. The name change and its implications were so unpopular that the Soros-funded Institute for Democracy Societas Civilis-Skopje, an Open Society Foundations policy research partner, commissioned conflicting polls, courtesy of USAID, claiming that only 33 percent of Macedonians were categorically against compromising with Greece over Macedonia's name. However, when a referendum was held on the matter, many Macedonians boycotted it and voter turnout failed to reach the 50 percent threshold required to validate the results. Conservatives proclaimed victory since the proposal should have been rejected by virtue of the low turnout. But because it was non-binding, the reigning liberal government declared that the turnout requirement was irrelevant and proceeded anyway to rename the ex-Yugoslav republic, now "North Macedonia." As for the USAID contractor East-West Management Institute, it is deeply intertwined with Soros finances. A now-deleted 2011 financial report said EWMI received "loans [...] of up to $1,000,000" from the Soros Economic Development Fund.
This is just a small section of the article, which goes into a lot more detail about everything Soros did through USAID funding his NGOs. Anyone who thinks George Soros is a conspiracy theory is an idiot.

Debs Nieves: Bridging Music, Media, and Marketing With Purpose
Tumblr media
Before she was producing music videos for icons or building digital strategies for businesses across the country, Debs Nieves was already making waves in Puerto Rico’s elite nightlife scene. At an age when most were still finding their footing, Debs became one of the youngest creatives to land a key marketing role at one of the island’s most prestigious night clubs. Under the mentorship of a legendary Puerto Rican businessman, she was entrusted with high-profile campaigns and brand projects that most professionals twice her age hadn’t touched. It was during this time she crossed paths with Latin music icon DJ Nelson, a meeting that would spark a career that has since spanned continents, industries, and cultural boundaries.
Debs naturally gravitated toward the creative side of music. She began working with filmmaker Carlos Martin of DG Films, immersing herself in music video production, visual storytelling, and content strategy. She helped shape the narrative and brand for rising artists, including early contributions to the rise of reggaetón star Jay Álvarez. Her work stood out for its style and emotional depth long before content marketing became an industry standard.
As a music video producer, Debs has brought powerful visuals to life for an impressive range of talent including Kendo Kaponi, Jowell y Randy, Zion, Baby Rasta y Gringo, and Daddy Yankee. Her reach extends beyond Latin music, she’s also produced videos for major alternative and rock acts like Of Mice & Men and Paramore, proving her versatility across genres. Later, she went on to collaborate with international stars such as French Montana, cementing her as a creative capable of moving fluidly through the global music landscape. These are just a few names in a much longer list of artists whose stories she’s helped translate visually for the world.
Currently, Debs continues to thrive in the music world, collaborating with trailblazing talents like Rome LMN, Dominican viral star El Cherry Scom, and the internationally recognized Beatz Akademy. In these roles, she leads creative direction, visual strategy, and digital branding for a new generation of global artists. Her recent projects include creative campaigns and content development for breakout stars like Chuck Liddell, Pablo Chill-E, D Smoke, Totoy El Frio, Casper Magico, Villano Antillano and Lil Jou Jou, among others. She’s not just producing content, she’s curating cultural footprints and helping artists turn their work into full-scale brands.
Her expertise doesn’t stop at music.
Debs has also made her mark in television and film, working behind the scenes as a trusted production coordinator and creative producer. Her credits span an impressive list of high-profile projects, including collaborations with Morgan Freeman (Story of God), Nicole Richie (Candidly Nicole), Abby Lee Miller (Abby’s Studio Rescue), T.I and Sia (Sound Clash) She’s contributed to large-scale productions for MTV Movie Awards, live at E3, VH1, Mun2, and more, juggling creative direction, logistics, and production coordination with skill and poise.
When the COVID-19 pandemic disrupted the entertainment world, Debs shifted gears and focused her energy on helping small businesses stay afloat. She launched In-House Brand Lab, a boutique marketing consultancy project, rooted in storytelling, strategy, and community. What began as emergency support for local businesses evolved into a thriving agency offering services in SEO, social media marketing, content creation, digital branding, online reputation management, and growth consulting.
Her client roster is as diverse as her background, from restaurants, tire shops, and construction companies to retail boutiques, nightclubs, and Grammy-winning producers. She applies the same creative rigor and strategic thinking to a small-town business as she does to global artists, because for Debs, every brand has a story worth telling.
Today, Debs stands at the powerful intersection of music, media, and marketing. She builds bridges between culture and commerce, creativity and conversion, vision and visibility. Whether she’s directing a music video, leading an artist’s digital rollout, or building a brand campaign for a local business, her work is grounded in purpose and driven by impact.
Debs Nieves isn’t just a name behind the scenes, she’s the architect behind the movement. A creative force who continues to elevate the game in every industry she touches. She’s a peer connector, a trendsetter, and a storyteller who knows how to turn moments into momentum. With every project, every brand, and every beat, she’s not just building content, she’s building culture.

Travelers Motel, 1100 Fremont St. Postcard, c. 1936
Travelers “Auto Court” opened in 1936. The city commissioners granted permission for a sign on 10/6/36. Actress Sara Haden, Clarence Finney, and Chester Carter were the property owners. Finney and Carter sold their stock to Haden in '37, with Finney remained as on-site property manager.
Clark County Assessor records indicate the motel was built in '26. If this date is accurate, it might refer specifically to the west wing, made of concrete block, as opposed to the east wing of wood frame construction. (More notes on this below.)
Sara Haden sold Travelers to R. M. Dockins in ’47. Dockins also acquired a new, adjacent motel on North 11st St built by Cleveland Schultz, which became Travelers Annex. The rear units of Travelers were demolished, creating a driveway from the main motel to the annex.
A new motel sign was added to the property no later than '62 – it's first seen in a film shot circa '61/62.
In '69 owner Charles Seifert (Charton Corp.) changed the front of the motel, adding a porte-cochére, and a gateway sign by Larsen Electric. In the 70s, owner Ted Candalino added a swimming pool to the motel in the courtyard of the annex, and in '79 the buildings were re-roofed. VMK Corp. acquired the property in '83. The corporation received a notice from the City ordering them to make repairs due to “substandard” conditions in the mid '80s.
Travelers Motel sold to Downtown Project (DTPLV) in 2013. DTPLV closed and boarded up the motel, and later demolished most of Travelers Annex wing, leaving only a two-story section. The main motel and its sign were repainted in 2020.
A note on the Clark County Assessor date: If the '26 date is accurate, the original wing may have been an apartment building. There were no hotels or auto courts in this area before the rise of tourism on East Fremont that followed the opening of Boulder Hwy in '31. An article appears in the Review-Journal on 8/9/30 referring to an apartment building construction at Fremont & 11st which may or may not be the Travelers property. Alternately, another year is referenced in a blurb about the motel's construction on 10/24/47, saying Clarence Finney assisted in building Travelers motel “13 years ago” ('34). Regardless of the building date, there is no record for "Travelers" prior to '36.
