Why Colorado is NOT the Worst Place for Millennials to Buy
I’ve been seeing it everywhere.  A short picture snapshot of the “Top 5 Worst Places for Millennials to Buy in the US”.  Top of the list?  Denver.  This is my response every time.

Of course I click the link and read up on all the terrifying stats to support their position of why it’s the worst-- the information would undoubtedly take anyone who was remotely considering buying jump right back into the “rental” camp.  The latest article I read gave the following three reasons for why Denver is the worst place for millennials to buy.  And here’s what you need to know about why it’s so misleading.  
Reason #1:  Apparently Denver’s Millennials have the worst credit scores.   
Yes, credit scores play an important part in getting approved for a loan to purchase a home.  But future buyers need to know that this stat is misleading because their credit score may be just fine compared to others.  Most lenders can work with a credit score around 620 or higher.
Reason #2:  Apparently you need an average of $67,000 as your down payment.
Most of us (including me) don’t have this kind of cash laying around. This number is ridiculously high.  The minimum down payment a homebuyer needs ranges between 3% to 3.5% of the purchase price (ie. $400,000 house = $12,000 - $14,000 down payment  OR  $180,000 condo = $5,400 - $6,300 down payment).  These numbers seem far more on track with what I see more on a regular basis.  I consulted my trusted lender on this and he said it was high too (video interview to follow this post). 
Reason #3:  Apparently there is a cost of living vs wages earned disparity -- and I agree with this. 
As more people move to Denver and more buildings and apartments go up, so does the rent and the price of homes.  Cost of living is going up and we cannot deny that here in Denver.  I agree employers need to face this and give everyone raises.  There.  I said it.  You’re welcome.

Don’t be fooled by everything you read and everything you see.  Because while you sit and ponder, someone’s moving forward on a house that could have been a great fit for you!  
Now that I hope I’ve cleared some confusion on that front, I do want to let you know that our market is competitive.  It’s extremely competitive.  It’s only February and bidding wars are a normal thing right now.
So I guess... it’s not the worst place to buy, but it’s a hard place to buy.  You can afford it but can you get it?

This is where it’s important to have a knowledgable real estate agent on your side.  Because getting the listing agent and seller to accept YOUR offer is HARD in this market and it’s up to the real estate agent to champion your offer.

 Your real estate agent is doing you a disservice if they’re not racking their brains a mile a minute before submitting your offer.
Is this the best offer my clients can submit? Is this offer written flawlessly? Do I know exactly what my client(s) is/are up against? Is this the best offer on the table? Does the listing agent feel like I’m the best one to work with? Have I earned their trust and have we established a good rapport? Is my client’s lender on the same page? Did the lender call the listing agent? Are there any terms we should write in to the contract to make it more appealing?  Are my client’s happy with this?  Is this the right house for them-- should we be fighting this hard for this one?  Do I know as much as all the other agents know?  Is there more I need to know?  Should I go buy flowers? A sheet cake?  Should there be a personal letter or are these the type of sellers that would be offended by it?  Am I missing anything? Am I doing everything possible?  
If your agent isn’t driving themselves borderline mad to make sure the offer you submitted and the way they presented it to the agent is the best you all could have done, you’re going to have a heck of a time getting under contract... unless you’re a cash buyer.  Then you’ve done most of the work for everyone - as the old adage goes, “Cash is king in real estate.” But for the most of us who don’t have that kind of money laying around, please remember these two things:
1. You CAN afford a house in this market.
2. The RIGHT agent will help you get the keys.
