CPP Completes Extensive San Jose Rehab Project
El Rancho Verde. Image courtesy of Community Preservation Partners
Community Preservation Partners (CPP) has completed the most extensive rehabilitation project in its history at the sprawling El Rancho Verde multifamily community in San Jose, Calif. The 49-building, 700-unit property serves seniors and intergenerational families. Prior to the rehabilitation, the community had not been renovated for 19 years.
With L&M Development Partners, CPP purchased the property for $370 million in 2018 and embarked on a $50 million rehabilitation program, which included the addition of solar thermal systems and wireless security on campus. Financing for the rehabilitation project received support from Citi Community Capital and Wells Fargo. The investment in El Rancho Verde means residents will see affordable rents locked in for 55 years, a critical assurance in San Jose, where mushrooming rent expenses now average $3,000 monthly.
Last month, L&M Development Partners unveiled a fully affordable community in Far Rockaway, N.Y.
Ideal opportunity
“El Rancho Verde is a community that is directly aligned with our mission and our vision,” CPP Vice President Karen Buckland, told Multi-Housing News.
“This multigenerational family project appeared to be functioning fine on the surface, but was tired and needed modernizing and overall re-energizing. We knew if we were successful in getting this marketed project under site control, it would be an ideal opportunity for CPP to improve the physical buildings, enhance the environment for the residents and, most importantly, extend the affordability on a project that is located in an extremely rent-burdened community. It would be a win all around.”
Reduced costs
Partially constructed in 1969, El Rancho Verde expanded with a second phase three years later. CPP undertook electrical enhancements to help reduce utility costs for residents. The rehabilitation also included full kitchen renovations, new bathroom cabinetry and fixtures and new flooring and windows. Community gardens, outdoor exercise equipment and barbecue areas, as well as exterior stucco and repainting and a reclaimed water system were additional enhancements of the Certified GreenPoint Rated project.
Among the more noteworthy amenities of the community are two fitness centers. CPP plans to deliver enhanced services to residents of El Rancho Verde that will include after-school programs, tutoring, heath and wellness events and on-site daycare.

$1.2 Million Homes in New York, California and Florida
Hudson, N.Y. | $1.195 Million
A Greek Revival-style house built in 2005, with three bedrooms and three bathrooms, on a 0.17-acre lot
Built on spec on vacant land in Hudson’s first gated community (dating to the turn of the 20th century), this home is one of several stately houses in the area. It is the last building on its side of a blocklong street, less than five minutes on foot from Warren Street, the city’s boutique- and restaurant-rich commercial stretch. An Amtrak train station is less than half a mile northwest, near the Henry Hudson Riverfront Park. Pennsylvania Station in New York City is two and a quarter hours south.
Size: 2,520 square feet
Price per square foot: $474
Indoors: The sellers, who are the second owners, bought the house in 2009 and made substantial changes. They installed central air-conditioning, opened the second-floor stairwell and landing (which required some structural engineering to remove a load-bearing wall) and updated the kitchen and bathrooms. They also replaced windows, added period-appropriate crown moldings and other millwork and wired several first-floor rooms for sound.
Crossing the colonnaded front porch, you enter a center hall with Brazilian cherry floors that leads past the staircase to the new kitchen. There, you’ll find Smallbone of Devizes hand-painted cabinetry and new appliances, most from Miele. The stovetop is a Lacanche Volnay four-burner that includes a cast-iron simmer plate with a wok ring.
The connected living and dining rooms have cherry floors, 12-foot ceilings and walls painted in a pale gray shade from Farrow & Ball. Each room has a fireplace (gas-burning in the living room, wood-burning in the dining room) with a black marble surround and mantel. The powder room was renovated with a paneled wainscot topped with Art Nouveau-style wallpaper.
Two second-floor bathrooms were combined to create the en suite master bathroom. Striated marble tile covers the walls, continuing into the walk-in shower. The guest bathroom has a shower-over-tub and a pedestal sink.
Outdoor space: French doors lead from the master bedroom and adjacent guest room to the upper front balcony. A rear entrance is approached by a brick walkway through a fenced garden. There is off-street parking for two cars.
Taxes: $17,878

Los Angeles, Calif. | $1.199 Million
A midcentury-modern house built in 1958, with three bedrooms and three bathrooms, on 0.28 acres
Offering treetop views in Woodland Hills, in the San Fernando Valley, this one-story stucco-clad house is close to the Ventura Freeway, which takes you southeast into Los Angeles (downtown is 26 miles away). The neighborhood’s central business district is about two miles east, and the city of Calabasas, with a number of shopping and dining options, is just to the west. The 2.1-million-square-foot Westfield Topanga & Village mall, which has luxury stores and restaurants, is about three miles northeast. Hiking and biking trails wind around the almost 3,000 hilly acres of the Upper Las Virgenes Canyon Open Space Preserve, less than four miles northwest.
Size: 2,029 square feet
Price per square foot: $591
Indoors: Entering a bright-red front door and skirting a walnut partition, you find an open-plan room with terrazzo floors, a vaulted ceiling and a rear wall of glass. The living room includes a gas-burning stone fireplace; the kitchen has walnut cabinets and stainless steel appliances.
The owner converted the original master bedroom into an office, and expanded beyond that to create a 500-square-foot master suite with floor-to-ceiling windows and polished concrete floors. A pair of new master bathrooms includes one with a slipper bathtub and another with a walk-in shower.
There are two additional bedrooms and a guest bathroom with retro aqua tile, double sinks and a separate shower and tub. The furniture is available to buy.
Outdoor space: A large covered patio with a grill area extends off the back of the house. The property is entirely fenced (an automated gate with a pedestrian door gives access) and is planted with Meyer lemon, guava and fig trees. Parking is in the attached two-car garage, with additional room for up to 10 cars in the spacious driveway.
Taxes: $14,988 (estimated)

Key West, Fla. | $1.199 Million
A three-bedroom, two-and-a-half bathroom house with a historic cottage-like front structure believed to be a century old and a two-story addition in back, on a 0.05-acre lot with a swimming pool
Before the singer Julio Iglesias Jr. bought this house eight years ago, it was renovated in a sailboat-cabin style, with efficiently designed wood-paneled rooms incorporating many built-ins. The house is in the Meadows neighborhood, in Old Town, five short blocks northwest of Bayview Park and less than a mile east of the historic seaport. The Ernest Hemingway house is about a mile southwest, and Higgs Beach is the same distance southeast. The Basilica of Saint Mary Star of the Sea, with its Our Lady of Lourdes grotto, is about half a mile southwest. Lore has it that the nun who designed the grotto, which was dedicated 98 years ago, prophesied that Key West would never be devastated by a hurricane as long as the structure stood. So far, so good, but flood and wind insurance are still required for mortgage holders of this property.
Size: 1,424 square feet
Price per square foot: $842
Indoors: A paneled living and dining room with an open kitchen are part of the new addition. Glass double doors open from there to a covered porch overlooking the pool. The kitchen has custom Dade County pine cabinets and wood cladding, even on the refrigerator.
Self-contained guest quarters at the front include a bedroom with a loft sleeping area, an office niche, a bathroom, a kitchenette and a private entrance. There is also a bunk room with two sleeping berths off the kitchen.
A spiral staircase rises to a second small office on the landing, and the master suite. The suite includes a bedroom, a sitting room overlooking the pool and a bathroom with a walk-in shower and porcelain pedestal sink. A television positioned above a fireplace between the two main rooms swivels to face either.
The spiral stair continues to a rooftop observation deck, where Mr. Iglesias installed an outdoor shower, steam room and kitchenette.
Outdoor space: The property is entered through a gate set into a stone wall. There is a rocking-chair porch leading to the louvered front door, and tropical greenery surrounding the backyard swimming pool and hot tub. A structure to the side of the pool offers equipment storage and additional covered seating.
Taxes: $7,502 (based on a $700,174 tax assessment)

The 8 Hottest Hotels In New York
Here are eight of New York’s hottest hotels right now. The very best. Hotter than hot. Head to the Big Apple and stay at these amazing destinations that sizzle:
The Crosby Street Hotel — For Country Accents Inside a Modern Delight in the Heart of SoHo
Situated on a quiet cobbled street in the heart of SoHo, The Crosby Street Hotel is the perfect choice for those seeking fresh, contemporary digs in one of New York’s most vibrant neighborhoods. Though each of its 86 bedrooms and suites features floor-to-ceiling warehouse style windows, make sure you book on one of the upper floors if you’re looking to gaze out at lower Manhattan. In addition to The Crosby Bar, the hotel boasts a bevy of extras for guests, including: a private leafy garden, drawing room, fully equipped gym, luxurious 99-seat screening room, and several private event and meeting rooms.
While every aspect of Crosby Street blends tastefulness with comfort, the rooftop bar—one of the more aesthetically pleasing spaces in the area—is perhaps it’s greatest asset. Unlike many other rooftop bars in New York, the CHS outdoor terrace (as it’s called by the hotel) is only eleven stories high. But what it lacks in panorama, it makes up for in cozy views of the surrounding neighborhood. You’ll feel as if you’re at a secret hideout tucked away in downtown Manhattan, which is as much rare as it is wonderful.
What’s more, the rooftop is home to a beautifully appointed urban fruit and vegetable patch, which actually yields produce for some of their favorite menu items. In fact, the quality and freshness of everything served is guaranteed to make a big impression. We recommend the Croque Madame, followed up—of course—with the famous cinnamon sugar-coated Crosby doughnuts. And if you’re in the mood to change up your drink palate, try the hotel’s signature cocktail: The Tiger’s Eye mixes Stolichnaya, Champagne, lemon juice, star anise, pear puree and cinnamon.
And no cosmopolitan hotel is complete these days (in our opinion) without a solid commitment to going green. LEED-certified, the hotel has two small but bountiful gardens for aesthetic serenity, terraces for outdoor dining and an outdoor sculpture garden for lounging. In addition to the small rooftop garden, the hotel’s main vegetable garden—designed by the Crosby Street’s Head Chef, Anthony Paris—supplies the on-site restaurant with melons, blueberries, tomatoes and herbs when in season. The hotel is also home to a chicken coop which shelters the four Araucana chickens who supply the kitchen with fresh eggs. Tres chic(ken).
79 Crosby St New York, NY 10012
One Brooklyn Bridge — For The Newest, Trendiest Hotel Across the Bridge
The third and latest iteration of the 1 Hotels lifestyle brand (with sister locations in Central Park and South Beach) 1 Brooklyn Bridge is pairing their core philosophy of melding eco-friendly design, sustainable architecture, philanthropic partnerships and superior service with the allure of East River panoramic views. Combining west coast chill with the thrill of the Big Apple? Hallelujah.
It won’t take you long to see why this brand isn’t called 2. Upon arrival at 1 Brooklyn Bridge, you’ll be entranced by the lobby’s 25 foot green wall, compliments of landscape architecture firm Harrison Green. Comprised of steel grating adorned with hand-placed plants and ever-growing vines, this greenery might have you feeling more connected with Mother Nature than when you were standing outside. This lush display is contrasted by an industrial spiral staircase that climbs two stories and features an obsidian rock boulder sculpture. The man-made meets Earth-given vibe permeates the entire hotel and lends perfectly to the eco-luxe ambience.
Such chic and yet functional surroundings were no coincidence, of course. According to founder Barry Sternlicht, the careful curation of every material and an overall focus on retaining the hotel’s purpose to both serve and inspire guests helped shape his vision for the space.
“Confronted with how far Americans were lagging behind in changing our consumption habits, I created 1 Hotels to show sophisticated travelers that they can do good, live well, and connect with both the world and the community around them,” said Sternlicht.
From regional and reclaimed materials—the pine beams you’ll admire are from the former Domino Sugar Factory and the walnut comes straight from Brooklyn Botanical Gardens— to the property utilizing 100 percent wind power energy, to a rain-water reclamation system that irrigates Brooklyn Bridge Park during the summer, the eco strides are very real and noticeable.
If your mind isn’t put to ease by the hotel’s eco-conscious efforts, it will find much needed rest and relaxation in its simple yet stunning guestrooms. The property boasts 194 of them, including 29 two- to six-bedroom suites and a 2,000-square-foot Presidential Suite dubbed The Riverhouse. No worries if you aren’t living the suite life—all rooms feature a sleek floor-to-ceiling sliding window with skyline views, tasteful leather and wood accents by local artisans, custom hemp-blend mattresses with 100 percent organic cotton sheets, and marble rain showers (timer included so you’ll get that gentle reminder to conserve). In-room yoga mats are provided, so feel free to turn on the LCD 55-inch smart television and flip to one of the on-demand meditation programs by brand Meditation Leader, Biet Simkin. Oh, and complimentary cozy socks are yours for the taking because they’re just good for the soul.
60 Furman St. Brooklyn, N.Y. 11201
The Nomad — For The Artsy Bookworm
Elegant and upscale with a decidedly European feel, the NoMad Hotel—a design standout in it’s own right—is the crown jewel of the NoMad neighborhood. Housed in a turn-of-the-century Beaux Arts building with interiors by French designer Jacques Garcia and world-class dining and drinking from Daniel Hum and company (Eleven Madison), The Nomad has it all.
The rooms are cozy but elegantly appointed, featuring large beds with studded leather headboards, velvet tapestries, antique Heriz rugs, and free-standing clawfoot bathtubs. Throw in a breathtaking private rooftop, a Maison Kitsuné and the occasional cocktailed magic show starring Dan White, and there’s little reason to even leave the premises.
Perhaps our favorite feature? The fully curated, two-level library, connected by an original spiral staircase imported from the South of France. Guests can lounge throughout the day on custom-made furnishings and enjoy light fare and finger foods which are served alongside coffee, tea, wine and cocktails. An eclectic literary collection is available, featuring extensive volumes on such wide-ranging topics as The History of New York, Music, and Cocktails and Spirits. And if you’re feeling famished you can order off the regular menu, which includes their signature chicken for two—a whole chicken stuffed with foie gras (plus one optional).
1170 Broadway New York, NY 10001
The Mark — For The Fitness Junkie
Sure, travelers to the Big Apple have a cornucopia of gyms to choose from, but why spend your en perdiem bucks on a day pass? Located just a couple blocks from both Central Park and the Met in New York’s classy Upper East Side, The Mark is a luxury boutique hotel—and given the limited space, they take a smart approach with their gym. Rather than settle for a treadmill and some free weights, guests can schedule their workout with renowned fitness expert, Dan Flores, or opt for one-on-one personal training with kickboxing and MMA pros from Punch Fitness (owned by former national champ, Adelino DeCosta).
Of course, The Mark wouldn’t make it on our list if all it had to offer was a good fitness center. The Mark is one of the chicest and prettiest hotels in New York. And because of it’s low-key, boutique feel on a rather quiet block between Madison and 5th Avenue on 77th Street, its popular among celebs and other well-heeled folk who prefer to trade the fast pace of lower Manhattan for the quieter and more old-fashioned elegance of the Upper East Side.
Oh, and did we mention the Jean Georges restaurant? Every good workout calls for a little rest, relaxation, and refueling.
25 E 77th St New York, NY 10075
The Beekman — For the “Top Chef” Binge Watcher
An architectural gem hailed for its iconic nine-story atrium and pyramidal skylight, The Beekman unites some of the world’s greatest talent, including the sophisticated design of Martin Brudnizki and the culinary cachet of restaurateur and chef Tom Colicchio. This boutique hotel also features a restaurant by Keith McNally, his first in the neighborhood.
Located within the center of Lower Manhattan’s “New Downtown,” nestled between both the East and Hudson Rivers, The Beekman is surrounded by some of Manhattan’s most cherished attractions—the Brooklyn Bridge, the World Trade Center, South Street Seaport and City Hall. The hotel boasts 287 fully appointed rooms (including 38 suites and two signature penthouses within its iconic “turrets”), each with private rooftop terraces overlooking One World Trade Center, the Woolworth Building and City Hall Park.
The excellence extends far beyond the rooms and décor, though. Colicchio pulls inspiration from the rich history of the building and his own culinary journey to provide a menu of classics, old and new, reinvented with his signature seasonal touch. The a la carte and five-course tasting menu at Temple Court—a one-of-a-kind setting for dining set with rich, jewel-toned furnishings and antique accents—features dishes such as Maine Lobster with chanterelle mushrooms and tarragon, presented in the style of Lobster Thermidor.
In the mood for something more casual? The Bar Room at Temple Court, with plush lounge seating and a distinctly old New York feel, is located beneath The Beekman’s stunning, nine-story Victorian era atrium and offers an ideal setting to enjoy a list of handcrafted cocktails alongside an all-day menu.
The Beekman is undoubtedly one of New York’s best new hotels, but don’t just take our word for it. Since its soft opening in Fall 2016, The Beekman has received unprecedented acclaim and recognition worldwide: Condé Nast Traveler US’s 2017 “Hot List”, Travel & Leisure’s 2017 “It List”, USA Today’s “Reader’s Choice” Award, Food & Wine’s “Hotel Award”, and U.S. News & World Report’s “Best Hotel in New York” Award.
123 Nassau St New York, NY 10038
The Standard Highline — For a Retro Twist on Modern Luxury
The Highline may be at its most popular in the summertime, but this autumn’s favorable temperatures lend well to maintaining high traffic to its trendy surrounding neighborhood. And The Standard Highline just happens to rise up right above it.
Situated in New York City’s very popular Meatpacking District, this hotel’s inviting public spaces are what make it a year-round favorite for travelers and locals, alike. At ground level, it has the young professional’s casual weekend haunt of choice, The Standard Biergarten. If you aren’t looking to lay low, you can reverse it straight up to the penthouse, where funky discothèque Le Bain hosts world famous DJs. Alternatively, if you’re feeling particularly fancy, the legendary Top of The Standard is the perfect spot for sunset drinks and appetizers. This sophisticated lounge will steal your breath with its views and quest your thirst with its specialty cocktails. For dinner (or brunch, if you prefer), there’s the award-winning Standard Grill, which melds a brasserie atmosphere with new American cuisine.
When it comes to accommodations, think sleekly simple but still everything you may need. All rooms feature floor-to-ceiling, wall-to-wall windows that open to sweeping city or Hudson river views, and include amenities galore. The beds are adorned with sumptuous Italian sheets and fluffy down pillows, the bathrooms feature rain showers, the mini bars are overstocked, the cozy robes are extra large, and the room service is 24-7.
Oh, and did we mention the hotel has its own ice rink? Bring the family back for a winter re-book.
848 Washington St New York, NY 10014
Refinery Hotel — For the Fashion Forward Traveler
Once home to a Garment District hat factory, the Refinery Hotel maintains its industrial aesthetic and fashion heritage with an updated sense of luxury. The decor is sleek and modern, yet inviting and comfortable. The location is convenient, and just steps from Bryant Park.
Drawing inspiration from their storied past, each of the spacious rooms at Refinery Hotel feature industrial accents such as 12-foot ceilings and distressed hardwood floors. While the 197 rooms call attention to the Colony Arcade’s early life as a hat factory, modern amenities like free WiFi, Noir bath products, and a mini bar stocked with Dean & DeLuca gourmet foods and local Hudson whiskey provide luxurious comforts.
Serving breakfast, lunch, brunch, dinner and cocktails in a nostalgic atmosphere, Parker & Quinn, The Refinery’s main restaurant, features classic design touches from the building’s early life as a working factory. Executive Chef Jeff Haskell takes a straightforward and rustic approach in his kitchen, relying on high-quality and locally sourced ingredients to produce balanced, approachable American dishes.
The Refinery Rooftop, however, is the crowning jewel of the space; a rooftop bar and lounge featuring over 3,500-square feet of cinematic views of the Manhattan skyline and Empire State Building. A cozy interior space is complete with fireplace, water feature, and wooden ceilings constructed out of wood salvaged from the original building’s water tank. An expansive indoor/outdoor space capped by a retractable glass roof, an outdoor terrace with porch swings, and spectacular city views from every direction make the Refinery Rooftop one of the most dynamic and tasteful (if not a bit lavish) rooftops in the city.
Lunch menu favorites on the Rooftop include Seared Yellowfin Tuna, Grilled Hanger Steak Flatbread and the Little Gem Caesar salad with watermelon radish and frico. At night, lively crowds gathers for signature cocktails developed by In Good Company mixologists with a focus on natural ingredients paired in surprising and refreshing combinations.
63 West 38th Street New York, NY 10002
Wyeth Hotel — For Farm-to-Table, the Brooklyn Way
When the Wythe Hotel opened in 2012, it brought the city’s vibe with it. From the towncars and taxis pulling up at the corner to its bustling lobby, it feels more West Broadway than Wythe Avenue. The 72-room hotel blends old and new; the building’s circa-1901 industrial details are offset with luxury amenities, floor-to-ceiling windows, and, in many rooms, outstanding Manhattan skyline views (another perk to being on the “wrong” side of the river).
The Wythe Hotel’s restaurant, Reynard, is owned by the same group that first put Williamsburg on the culinary map over a decade ago with the opening of Diner. Their newest venture offers a daily-changing menu based on farm-to-table classics. During balmier months, The Ides rooftop bar feels like the Brooklyn version of the Standard Hotel Rooftop (but hey, it’s not that cold yet). This industrial-chic gem is across the bridge in Williamsburg, which might scare off some diehard Manhattan loyalists, but trust us when we tell you the city skyline views from your loft-style room will more than make up for a little extra travel time.
80 Wythe Ave Brooklyn, NY 11249

$2.2 Million Homes in Georgia, Massachusetts and New York
Rome, Ga. | $2.2 Million
A late 19th-century Carpenter Gothic house with four bedrooms, three and a half bathrooms, a one-bedroom, one-bathroom carriage house and a saltwater swimming pool, on 5.65 acres
In the late 1990s, the owner, a commercial builder, renovated what was then a dilapidated home surrounded by virgin woods outside his hometown, Rome, 90 minutes northwest of Atlanta. The gated property backs onto the 311-acre Marshall Forest Preserve and is about a mile southwest of Rome, a city of about 36,000 built on seven hills (hence its name).
Size: 5,549 square feet
Price per square foot: $396
Indoors: Passing under a swooping gable, you enter a parlor with gleaming restored or reconstructed woodwork, one of the home’s six wood-burning fireplaces and a period brass-and-crystal chandelier. This was where business was conducted with tradesmen. More intimate guests were ushered into a living room to the left, which has a wall of built-in shelves surrounded by Gothic molding flanking a fireplace.
The formal dining room, which is also off the parlor, includes a fireplace and dentil crown molding and space to seat 16. The eat-in kitchen has mahogany-colored traditional cabinets with granite countertops, travertine floors and high-end appliances. The adjacent family room has a coffered ceiling, wall paneling and bookshelves with a distressed off-white-painted finish. It connects to a wood-paneled breakfast room with a floral glass pendant lamp hanging from a chain and views of the swimming pool and forest. A sunroom that extends across the back of the home has this view as well.
A hallway with damask-patterned wallpaper and a carved Victorian coat rack leads to the main-floor master suite; it includes a coffered ceiling and a metal spiral staircase up to a glass-walled yoga room. (That space is also accessible from a paneled shelf in the upstairs hallway that was once a secret passageway where precious objects were hidden.) The master bathroom has a polished dark-marble floor and shower and a claw-foot slipper tub.
Three additional bedrooms are upstairs. Two have fireplaces. The two second-floor bathrooms include one with vintage black-and-white harlequin-patterned floor tiles and a checkerboard wall trim.
Outdoor space: The house and swimming pool, which has an adjacent hot tub, are surrounded by lawns, paths and groomed garden beds. The three bays in the detached five-car carriage house are air-conditioned and could be used as a work space. The upstairs apartment has a bedroom, full bathroom, small den area and kitchenette. A second, two-car garage is underneath the main house, next to the original fruit cellar.
Taxes: $6,575 (2018, based on a tax assessment of $204,000)

Newton, Mass. | $2.15 Million
A 1949 modernist house with five bedrooms and four and a half bathrooms, on 0.54 acres
Samuel Glaser, who partnered with Walter Gropius and the Architects Collaborative on the John F. Kennedy Federal Building in Boston (and who was the father of the actor Paul Michael Glaser, best known for playing a detective on the 1970s television series “Starsky & Hutch”), designed this suburban house for a family called Leventhal that owned a construction company. The house is in Oak Hill, one of 13 villages that make up the city of Newton, blocks from a variety of parks and schools and about seven miles southwest of Back Bay, in Boston.
Size: 3,842 square feet
Price per square foot: $560
Indoors: The second owner, an interior designer, renovated and expanded the house about 10 years ago, with improvements that included a larger kitchen, new windows, updated bathrooms and a new roof. The third, and current, owners upgraded the mechanical systems, lighting and hardscaping and installed a Tesla charger. Original features include custom cabinetry, light fixtures and interior doors with Lucite-and-chrome knobs.
The main entrance takes you into a foyer that leads, on the right, to a 500-square-foot living and dining room with a polished concrete floor, a stone fireplace and floor-to-ceiling windows overlooking an extensive rear patio and lawn. A swinging door leads to a breakfast room with an L-shaped walnut banquette and an open kitchen. Lined on two sides with custom walnut cabinetry, the kitchen has Viking, Sub-Zero and Miele appliances and includes a pantry behind sliding walnut doors.
To the left of the main foyer is a half bathroom with Ann Sacks tile and a floating red birch vanity, and an office. There is also a laundry alcove off the breakfast area and a large mudroom next to the kitchen with an additional door opening to the patio.
The master bedroom sits directly above the living room and has its own fireplace in the stone chimney stack. The master bathroom was updated in 2013 with radiant-heated stone floors and a walk-in shower. The three additional bedrooms on this level include one at the front with an en suite bathroom and two at the rear that share a hallway bathroom. Both guest bathrooms have heated limestone floors.
The daylighted lower level includes a large family room with black-stained heated concrete floors, a fireplace and a wet bar. There is also a bedroom and a full bathroom.
Outdoor space: The bluestone patio was enlarged during the renovation, with a covered portion raised and surrounded by curtains. The addition and part of the original building were clad in cedar siding. Birch trees were added to the property for enhanced privacy. Parking is in a detached two-car garage.
Taxes: $17,351

Upper Nyack, N.Y. | $2.195 Million
A 1986 house with four bedrooms, four and a half bathrooms and a swimming pool, on 1.93 acres
This house is in a village of about 1,800 people that was originally known as Goosetown and has a number of large estates. It is about 25 miles north of Manhattan and a mile and a half from the center of Nyack proper, with its many businesses. The 61-acre Nyack Beach State Park, on the Hudson River, which is part of the Palisades Interstate Park system, is less than a mile up the road.
Size: 5,724 square feet
Price per square foot: $383
Indoors: Inspired by a Georgian Revival house in Newport, R.I., the building is guided by classical symmetry. The marble-floored foyer has an imperial staircase that curves up on two sides behind a pair of free-standing Doric columns. French doors to the left of the entrance open to a carpeted study with navy-blue walls and white built-in bookshelves. French doors on the right lead to a formal dining room with inlaid-wood floor borders and dentil crown molding.
Behind the study is a living room with oak floors, a 14-foot-high tray ceiling painted with a classical scene, chair-rail and picture moldings, a wood-burning fireplace and French doors on three sides, including an arched pair leading to a rear brick patio.
Behind the dining room is an eat-in kitchen with bleached-oak cabinets and Corian countertops, new stainless-steel appliances, a decorative wood-trimmed ceiling, a separate pantry and French doors opening to the back. The kitchen flows into a family room with a fireplace and yet another opportunity to step outside.
The second floor includes a master suite with access to a porch that offers seasonal Hudson views (the porch can also be reached through an arched door on the landing). The master bathroom is faced in tumbled marble tile and has a claw-foot tub and walk-in shower.
An additional three large bedrooms share a bathroom with double sinks and a combined tub and shower. A staircase in one of the guest rooms leads to a large carpeted space on the third floor lined with dormer windows. This level also has a full bathroom.
The unfinished walkout basement has poured-concrete floors and 12-foot ceilings.
Outdoor space: The home is called Walnut Hill after the many walnut trees on the property. The lot is terraced and includes brickwork around the saltwater swimming pool and adjacent hot tub. Parking is in an attached two-car garage.
Taxes: $56,668 (2018)
