With seed money from Nick and Ryan, George opens a cafe, a pizza parlor and buys Johnny Mac's bar (re-naming it Buddy's) in addition to the Claw. Her sister’s help run what will become their family’s burgeoning hospitality empire. There is tension between George and Jesse who isn't interested in business and wants to go to the JC in hopes of becoming a marine biologist. George buys the Breaker Hotel later in her life. All of her establishments are notoriously (and conveniently) "haunted". Trip advisor stickers on the door and mentions on lonely planet-all the things. George becomes a rags to riches business marketing wonderkind about town. George struggles to be taken seriously by the old money investors and conservative business owners she must rub elbows with now. In the end she'll expand to Boston and NY and get into real estate and have enough money to throw in all their faces for the rest of time just like Nick whom she may reconnect with at some point.
Ryan struggles with alcoholism again, gets a DUI and enters rehab where he becomes interested in art. He gets involved in collecting and patronizing and when he falls in love with an artist he is inspired to become the Cathrine the Great of Horseshoe Bay: investing in culture, the arts and championing the environment and the education of young women in particular.  He gets his pilots license and flying in his vintage plane (restored by Nick of course) becomes a favorite hobby of his. He turns the Lilac Inn into the local girl's home.  He opens what becomes a renowned museum in honor of the the forgotten historical figures of New England in Boston. With the help of Carson he lobbies NYU to create a journalism scholarship in Lucy’s name.  He dies before he turns 60 in a landing accident while returning from a half hour flight he took to observe the bay on a particularly nice day.  
Bess acquires a student visa by becoming a cosmetology student at the local JC but doesn’t fit in and becomes an “illegal” resident again when she drops out of beauty school.  She’s a part time secretary for Nick and waitress at the claw again. She bungles Nick’s flow and he has to let her go at which point she finds a job in a bookshop after bonding with the manager over a mutual love of AJ Crane novels. She hones an affinity and strong sales numbers for the antique/rare book section and she uses her Newley sharpened expert eye to forge her papers all while angling for an apprenticeship with the mysterious owner which will allow her to begin building clientele amongst the wealthy collectors of Horseshoe Bay and get out of the counterfeit game she's been running on the side to get by. She fully embraces the dark-intellectual trope and pursues her PHD. at a historic, prestigious and secretive private school in Horseshoe Bay. She buys a dope ass queen-anne with a turret that she restores and lives in. She eventually becomes an art dealer (specializing in "rare objects" of course), chief buyer for the Hudson family trust and patron of the historical society.  After her eventual death at a ripe old age she gets a statue in her likeness, her house becomes a historic landmark and she becomes a legend in horseshoe bay for being it’s favorite Rich Auntie Supreme. Rumor has it her spirit still walks the town. Local legend says if you happen to see her ghost it’s an omen of good luck to come.
Nancy and Ace briefly open their own PI detective agency in Nick's building downtown. They begin to build a respectable reputation despite their youth. They assist Horseshoe Bay PD on "strange" cases, accept work from the town’s folk, and PI work from Carson. Nancy gets into Columbia and makes the tough choice to leave town for her education.  Grant moves in to fill her place at the agency. Things go well for a while but end up sideways when Ace suffers from an opioid addiction. Grant does his best to cover his brother’s tracks for a while but Nancy briefly must return from Columbia at his panicked behest to help him track down Ace when he goes missing on New Years Eve.  After a short stint in a detox center Ace decides to join the army on a whim without consulting anybody. He becomes a field medic first and an Army Ranger after that.
With the PI agency dissolved Grant joins the NYPD police academy (like his father *winkwinkwink*) after Ace goes to bootcamp and begins pursuing an advanced degree studying criminal psychology at NYU in hopes of someday working for the FBI as a profiler.  He naturally joins the nypd and becomes a rising star in his precinct. He and Nancy develop a close friendship while both living as students in the city and bond over their concern for Ace. Frant often lends her an assist, a quote, a clue or feeds her information for her stories.
Nancy shows up in the city at Columbia quickly becomes the darling of the journalism school and lands an internship at the school paper but after a promising freshman year is kicked out for breaking the school’s code of ethics whilst pursuing evidence that a cult is running a human trafficking ring fronting as a powerful and infamous secret society on campus that has been laundering it's profits through a fraternity's alumni donations by blackmailing a member of their executive board. After her expulsion she continues to pursue the story with encouragement from her friends and family  (in particular from Ace whom she maintains regular contact with via WRITTEN letters before he joins RRC. It’s romantic af but everything remains plutonic on the surface as is cannon, of course)  She publishes the story online. It goes viral and she's able to enter the workforce as a freelancer without her degree. She takes all kinds of assignments and has become celebrated for her thought pieces on buzzfeed, bellingcat, jezebel etc... but her bread and butter is working the crime beat in NYC.
Her sudden notoriety and reputation for being young, talented, and tenacious mean her colleagues are intimidated by her brilliance and they make her work especially hard for their respect. Despite her commercial success she's a loner and mostly isolated in the field.  She's thrilled when Bess shows up to the city looking to lay low for a while after the death of her mentor and burning some bridges in order to get out of the forgery game. She finds that she fits into city life and likes being close with Nancy and Grant after Ace's departure and George and Nick's breakup. She decides to move and she and Nancy become roommates. Bess gets a job as a bartender at Nancy’s favorite spot (a real dime store detective novel dive bar that's open in the middle of the day with low light and brick walls; maybe live music on the weekends but no marble countertops and tapas and shit) while attending Hunter college for her degree in cultural anthropology. Nancy eventually writes a true crime novel that becomes an infamous cult classic based on her experience uncovering her mother's murder and another based on her experiences with Gomber.
Bess’ graduation coincides with Ace’s homecoming and Ryan’s wedding to a renowned local artist. The crew returns to Horseshoe Bay for a couple of weeks before the ceremony for the subsequent reunions/celebrations.  While in town, the disappearance of a local girl proves to be the work of a serial killer when her body along with another girl's are found stuffed in a tree in the Gorham Woods. Nancy is hesitant to run down the story even at the behest of her editor’s pleas but decides to stay and investigate at George’s request when an arsonist burns down The Claw the night of Ryan’s reception.

Breakfast at Tiffany’s (Hoboken Terminal, Hoboken (NJ), USA)
First thing the other morning, straight after breakfast, I caught the PATH train from New York to Hoboken Terminal, on the other side of the Hudson River, in the state of New Jersey. PATH is like a secret second underground network to MTA’s New York City Subway, and is operated by a joint venture between the states of New York and New Jersey. PATH is barely visible on the MTA Subway map, despite paralleling MTA’s Sixth Avenue line for several stations, and its tickets aren’t interavailable with the NYC Subway. There are reasons for this. PATH’s key job is to provide travel between Manhattan and the New Jersey locations of Hoboken, Jersey City and Newark, and New Yorkers have much the same attitude towards New Jersey as they do towards dollar coins. Basically, they can’t see the point of them, accept them only begrudgingly, and wish that they didn’t have to acknowledge their existence in the first place. When it comes to PATH, and its two New Jersey terminals, they are (just as with the dollar coins, which are useful and good fun) making a great mistake.
A long time ago, I told you about the impressive Art Deco station at Newark’s Penn Station. It’s the western terminus for PATH trains on the New Jersey side of the Hudson. Hoboken Terminal, under which can be found PATH’s western terminus in New Jersey, is just as impressive. While Penn Station is all aluminum and Art Deco, Hoboken Terminal is bronze and Beaux Arts.

Its huge waiting hall / ticket hall / concourse (100 feet square and 54 feet tall) is undeniably its most impressive feature. Lovingly restored (more than once…) it is gloriously American railroad. You couldn’t really mistake it for anything in Europe. American railroads were keen adopters of the Beaux Arts style (Grand Central being probably the most famous surviving example) and such stations are always essayed in a uniquely American style; hard to pinpoint but unmistakeable when experienced.

Hoboken Terminal has the typical long benches that can be found, where they survive, at many large American railroad stations. The dominating feature is a double staircase and balcony across one wall. It leads to an upper floor concourse and restaurant serving the adjacent ferry slips, though the staircase is not currently open to the public and neither is the concourse or restaurant. Between the two staircases is an archway which leads directly to the ferry slips at ground level. The footings of the walls are dark green marble, and above that is pale rusticated limestone with plaster on the upper parts. Sculpted keystones decorate the arched windows and doorways. There are copper fittings everywhere – ornate brackets for wall lamps, light fittings running along the tops of the wooden benches, the railings for the staircase, and the chandeliers. But most impressive of all is the ceiling.

Set in the middle of a decorative plasterwork border, it’s a huge work of beautiful stained glass by Louis Comfort Tiffany (the same Tiffany of the Tiffany lamps). It is largely geometric in pattern, with floral elements towards the centre. It’s not the only piece of stained glass, either. More can be found over doorways and ticket offices, explaining what facilities can be found underneath.

The exterior of the terminal is also a riot of decorative copper. It seems to clad virtually the whole of the outside of the building, formed into various Beaux Arts features; scrollwork, pilasters, swags, pediments, the lot. Rather like Grand Central, it seems to have been a case of throwing everything at the terminal’s design and seeing what stuck. And what stuck was everything. From outside, the building is split into two obvious parts, the eastern section housing the railroad concourse, and the larger western section serving the ferries. The junction of the two is marked with an impressive 69m-tall clock tower, carrying the legend “Lackawanna” vertically, with the letters illuminated at night.

Railroad historian Brian Solomon suggests that the use of these vast quantities of copper came about because it was left over from the construction of the Statue of Liberty at the same time¹. It’s possible, but when I visited the Statue, the information there suggested the statue was constructed in France and shipped over in parts, so there wouldn’t have been lots of spare copper sheet lying around in America.
A large square in front of the ferry building ensured that passengers who had arrived by means other than the railroad were also able to easily access the ferry slips. Sadly, today, what is now known as Warrington Plaza is a bit of a mess, full of portacabins, shipping containers and haphazardly parked road vehicles. There’s a reason for that, though, as I’ll explain in a moment.
The architect of Hoboken Terminal was Kenneth M Murchison. He was hired by the Delaware, Lackawanna & Western Railroad to design the terminal after fire destroyed the pre-existing one on the same site. Murchison’s new station opened in 1907. It was one of a number of stations along the western bank of the Hudson, as close as railroads from the central parts of the US could get to Manhattan. The wide and heavily trafficked Hudson River wasn’t amenable to bridging, and tunnelling had been, until then, out of the reach of technology. All that was about to change, as the new underground (and underwater) Hudson and Manhattan Railroad (today’s PATH Train) opened in 1908, just a year after the new Hoboken Terminal itself, linking Hoboken to 19th Street and 6th Avenue in New York. In 1910 it was extended to its current terminus at 33rd Street, which is where I caught it. It was an immediate success, much faster than the ferries, and although there was significant passenger transfer from the ferries to the new underground railroad, the ferries between Hoboken Terminal and New York ran until 1967.

The Delaware, Lackawanna & Western did very well for itself in the early years of the 20th Century. Passengers were almost a secondary business; its success was built on the movement of anthracite, a clean burning coal also used to power its steam locomotives. The DL&W even invented a character called Phoebe Snow for marketing appearances, her white clothing unmarked by railroad travel due to the cleanliness of anthracite-burning locomotive. Unfortunately for the DL&W, demand for anthracite began a long slow decline after the First World War, taking the finances of the DL&W with it. It merged with the Erie Railroad in 1960 in an attempt to improve its financial position, but it didn’t help very much. The DL&W’s long distance passenger services were withdrawn and although Hoboken Terminal remained open for commuter services, there was no money to spend on the terminal’s upkeep and it went into a speedy decline. By the 1980s it was a ruin, its windows broken and the copper plating coming away. The clock tower had been removed as early as the mid-1950s, having become dangerously unsafe.
Happily, the railroad station was restored to its former glory in the 1990s by its current owner NJ Transit, though the railroad platforms have clearly not had the same care and attention lavished on them as the concourse interior and building exterior (shades of Newark Penn Station, then). The ferry slips were restored in the early 2000s, allowing the resumption of ferry services to New York. That’s not quite the end of the story, though. Having been through its impressive restoration, Hoboken Terminal was then submerged in a metre and a half of floodwater by the superstorm Sandy in 2012.

Having carefully restored the station once, NJ Transit had to do it all over again. The terminal is now looking almost back to its best, with the exception of the still chaotic Warrington Plaza in front. It’s named for George D Warrington, executive director of NJ Transit 2002-07, who oversaw the restoration of the ferry slips and the construction of a reproduction clock tower, which was installed in 2008.
If there are disappointments in the station today, it’s because it is really too large to handle the number of passengers it currently sees. In particular, there’s no need to use the upper ferry concourse based on current passenger numbers, and the direct entrance from the railroad platforms to the upper ferry concourse is blocked off. Instead, passengers heading for the ferry use what was once the cargo route to the ground level of the ferry slips. It looks like a cargo route too, an overlooked space that feels unloved. A baggage building later used by the YMCA, on the western side of Warrington Plaza, is also out of use. Meanwhile, the number of insensitively designed and located modern directional signs is quite extraordinary; you’ll notice them in some of the photos above.
Nevertheless, it is one of the great railroad stations, and a remarkable survivor. It will be all the better once the post-Sandy repairs are completed and it is back to its prime.

The 1867 Marble-Faced 105 Franklin Street
In 1849 a major outbreak of cholera occurred in Paris, and then in London where it claimed 14,137 lives.  The horrific disease spread to Ireland where many survivors of the Irish Famine, already weakened by starvation, fell victims.  That year 5,308 people died in Liverpool, England, a major port used by immigrants heading to North America.  They carried the disease with them, fueling a pandemic. Cholera spread with lightning speed, killing tens of thousands in New York City, St. Louis and St. Louis in 1849; including the former President of the United States, James K. Polk.   The New York City government formed the Cholera Committee, under the auspices of the ten governors of Blackwell's Island.  As existing facilities to handle the sick were taxed, the City converted a stable building on Franklin Street, between Church and West  Broadway.  On June 28, 1854 the New-York Daily Tribune reported "A communication was received from N. C. Ely, acting Mayor and Chairman of the Health Commissioners, stating that a hospital for the reception of cholera patients was being established at No. 105 Franklin-st, and stating that they were in want of twenty bedsteads, bedding, &c. for the same." The pandemic would not be quelled until 1860.  Following the crisis, the stable returned to its former purposes.  In March 1864 merchant Charles Denison purchased it from Israel Cook, apparently as an investment.  He seems to have soon come to an agreement with his tenant, N. Kingsley & Son, to vacate the building.  An advertisement in The New York Herald on June 8, 1866 read: Livery Stock for Sale--The whole stock of Livery, consisting of single and pairs of Horses, Wagons, Harness, Sleighs, Coaches, Robes and Blankets.  Sold at a sacrifice, on account of going out of business. Denison hired architect Alexander G. Cutler to design a replacement loft building on the site.  The 35-foot wide structure, completed the following year, was the last word in commercial elegance.  Above the cast iron storefront a white marble facade rose three stories to a mansard roof.   The French Second Empire style was relatively new to America and the polychome tiles and prominent dormers of the mansard bespoke the latest in architectural fashion. Among Denison's first tenants were shirt manufacturer Isaac Rosenstein & Co. and Martin, Mills & Co., dry goods jobbers.  As the years passed, other dry goods and apparel related firms came and went.  In 1878 Herman Hessel, shirt maker, and dry goods merchant William Campbell were here.  By 1884 towel and quilt manufacturer Gardner & Co., and woolens factory H. Crine leased space. H. Crine was a substantial operation, run by Hannah Crine and her husband.  The firm listed among its products "jackets, leggins and fancy knit goods."  The company was the victim of a prevalent crime of the period in 1890. Some unprincipled fire fighters at the time took advantage of the confusion at fire scenes to grab valuable goods.  It was a frequent complaint of shop owners and manufacturers.  Two corrupt fire fighters found themselves out of a job following a small blaze here in 1890.  On May 17 The Evening World reported "Firemen John L. Cleary and George J. Maguire, of Engine 27, who were charged with attempting to steal worsted shawls at the fire at 105 Franklin street, May 6, were dismissed from the Department to-day." In 1887 Hanna Crine had employed a young German immigrant, Lizzie Gunther, as a forewoman.  She earned $25 per week, or about $681 today.   Lizzie, like the other employees, was laid off while the fire damages were repaired.  Nevertheless, she was paid.  On March 17, 1891 The Sun explained "After the fire that burned the factory last summer, her salary was paid to Jan. 1, 1891, as she had a contract." But Lizzie was battling other demons.  On Monday, March 16, 1891 The Evening World reported "Lizzie Guther, a handsome young woman of thirty years, leaped from the roof of the six-story brick tenement, at 419 East Thirteenth street, at 5 o'clock this morning.  She was killed instantly on striking the sidewalk, every bone in her body being broken.  She was a forewoman of a woollen factory at 105 Franklin street."  The article added "She was despondent over personal matters." Lizzie had developed what seems to have been paranoid delusions.  Her landlady, Ms. Weimer, told investigators that two days earlier "Lizzie ran into her room and begged to be put into a closet, saying that her enemies were following her." The tortured woman had left a note, written in German, to her superintendent in the factory, Julius Homel.  In it she thanked him for his kindness and "I send my thanks also to Mrs. Crine."  In part the long note said "My evil pursuers tried all in their power to get me out of the way," and concluded "Lived-suffered.  Amen." Other tenants during the 1890's included Trojan Shirt and Collar Co.; the Globe Knitting Mills; Dunbarton Flax Spinning Co., dealers in "linen yarns;" and Edman Bros., makers of knee pants (who would remain at least through 1907). Fred F. Waters, cotton and linens merchants, were in the building by 1901 and would remain for decades.  They were joined by 1905 by Tilton Mills, "fancy cassimeres and broadlooms;" Dickson & Hull, "southern cottons;" and cotton merchants E. Millus & Bro.   A much different sort of tenant, both in product and target customer, was marine hardware supplier Montgomery & Co., here by 1907.  One of the company's main customers at the time was the United States Navy.  In 1907 it supplied bids for "280 square yards of sheet rubber" and 55 boat anchors.  In May 1913 the firm advertised its maritime hardware to the general public in Popular Mechanics, offering "pulleys, hangers, gears, sprockets.  Small sizes for models."

Montgomery & Co. was the exception as No. 105 continued to attract dry goods firms.  Dickson & Hull was still here in 1910; and by 1918 Kerr & Callihan, cotton goods merchants, was leasing space.  The firm would remain at least through 1927, employing 125 workers.  By then Valley Woolen Mills, flannels and dress goods was also here.
Things looked grim for No. 105 in the first years of the 1990's.  The building sat vacant and seemingly neglected.  But a renovation completed in 2011 resulted in six sprawling apartments above the ground floor and Alexander G. Cutler's cutting edge 1867 edifice was returned to its original grandeur. photographs by the author
