SAN JOSE — A high-profile downtown San Jose venue, weighed down by a sour California business climate and burdensome city rules, will shut its doors within days in a fresh blow to the city’s frail urban core.
Axe-Men Throw House, located near the corner of South Second Street and East Santa Clara Street, will cease operations this month, according to the venue’s principal owner and operator and a Facebook post.
The shutdown looms despite some bright business metrics for Axe-Men Throw House.
“Business was improving,” said Sarah Sed, principal owner and operator of Axe-Men Throw House. “We had a great product and there was a lot of interest. Our patrons loved that they got customized coaching on ax throwing. Coaches would be there during a session.”
Ultimately, the revenue improvement over two-plus years of operation didn’t suffice.
“We could never make enough money above and beyond the high cost of doing business in California and the high rents in San Jose,” Sed said. “We could never be consistently profitable.”
Even the high-profile location at 14 South Second Street in the old Voodoo Lounge building wasn’t enough to bolster the long-term success of the axe-throwing venture.
Ax-Men Throw House publicly announced its decision to close in an April 12 post on its Facebook page.
“After much consideration, we have made the difficult decision to permanently close Axe-Men Throw House on April 21,” the company stated in the Facebook post. “We want to invite all our amazing customers to join us during our regular business hours until our last day. Enjoy one last throw with us!”
Sed decided not to renew its lease in the building. The ax-throwing venue opened in 2022 and its rental agreement had reached its final stages.
The start-up costs and ongoing regulatory challenges contributed to the decision.
“The permitting process with both Santa Clara County and the city of San Jose was very difficult,” Sed said. “We ran into a lot of hurdles. It became a question of whether it was worth it to put more money into it.”
On top of the local permitting difficulties, the sour business climate and byzantine regulatory requirements in California were also factors behind the upcoming closure of the ax-throwing venue.
Sed stated that she believes significant differences exist between the bureaucratic restrictions in California compared with Texas. Sed also operates an ax-throwing outlet in Houston.
“Of course, it’s harder to do business in California than in Texas,” Sed said. “Commercial real estate space costs more in California. There are a lot more restrictions. Everything is just more expensive in California.”
The company issued a heartfelt farewell in its public post on the Facebook platform.
“We appreciate each and every one of you who has supported us throughout the years,” Axe-Men Throw House stated in its Facebook post. “Let’s make some final memories together before we say goodbye.”
Another ax-throwing venue is slated to open, potentially by the end of the year, a few blocks away on the ground floor of the Paseo Building at 201 South Second Street.
Unofficial Logging is the name of this planned venue. The new ax-throwing venture will be located near Urban Putt, a miniature golf course venue that opened its doors in February and is drawing healthy crowds.
As for Axe-Men Throw House, the departure is a fresh blow to San Jose’s urban core, which is still battling to recuperate from the coronavirus-spawned economic maladies that still afflict downtown districts in the Bay Area and nationwide.
Despite the ongoing economic woes in San Jose’s urban heart, Sed regrets her venture didn’t become a long-term success story in the city’s downtown.
“I wish it had worked out,” Sed said. “San Jose is a great city.”

A.K.A: Do, Guinea, Tiddly and Nincom. As the founding leaders of Heaven's Gate, He and Bonnie Netties referred to themselves in doctrine as 'The Two'
Born: May 17, 1931. Spur, Texas, U.S.A to parents Marshall Herff Applewhite Sr and Louise Applewhite.
Death: March 26, 1997. Rancho Santa Fe, California, U.S.A. Assisted mass suicide. Applewhite and 38 followers ingested a lethal concoction of phenobarbital and vodka, mixed into applesauce or pudding. Faces were covered to prevent any chance of survival, causing death by suffocation. Applewhite convinced followers that their souls would leave their “human containers” and be transformed into enlightened alien beings.
Life: Spent time in the Army, Entered the seminary, led choruses at Episcopalian and Unitarian churches, and sang with the Houston Grand Opera. Music was his passion. Appeared in performances such as South Pacific. He once appearing on stage with Placido Domingo.
1960's-Herff experimented with LSD and narcotics. He engaged in physical relationships with men, although never accepted his homosexuality.
Met nurse Bonnie Lu Nettles while hospitalized. Left his Christian faith, his wife and 2 children to begin a humble life in a quest to attain a higher extra terrestrial state.
Crime & Punishment: 1970. Dismissed from the University of St. Thomas, Houston for having sexual relationship with a male student. The Catholic university however, claim Applewhite was dismissed for "health problems of an emotional nature", and not for reasons of a moral nature. Co-workers recall him experiencing a breakdown that induced psychotic episodes.
1974, Applewhite and Nettles were arrested for stealing a rental car and using stolen credit cards. Applewhite spent 6 months behind bars in Brownsville Texas and then St. Louis.
Health: 1970-Hospitalised due to Psychotic episodes, Heart disease (supposed.) Also asked to be cured of his homosexuality. 1972- Deep depression following his father's death. Mild schizophrenia-hearing voices in head. His final videos reveal behavioural traits associated with paranoia. Medical Castration.
Occupation: Professor Of Music, Bookshop attendant, Ran a restaurant called Sunshine Company, Septic tank digging along a river in Oregon, Cult leader.

Buying for the ARV – locating and researching undervalued houses is time consuming and difficult.
This stage first requires the ability to recognize the potential of the immediate local housing market.
This means being acutely aware of the neighborhood market values. This can be achieved by you spending countless hours researching comps or working with a licensed sales agent digging up information.
If the subject property is not being offered at a price that is discounted at least 30% or more from after repaired market value (ARV), it is unlikely that it will be a potentially profitable contender for acquisition under new construction home investments.
Location – profitability is not your only concern, buying a house that is in a good location is also key.
If your target area has a reputation as a crime area or the schools are considered inferior, it can cause you to sit on a property far longer than anticipated.
Evan factors like shopping, dining and available parks can make the deciding difference to a prospective buyer.
These types of items are a significant part of the required due diligence of buying a subject property for rehab and holding or selling.
Sellable floor plan – buying a house with a reasonably good workable design is often an overlooked or ignored feature of purchasing a distress property.
Many buyers are so concerned with buying the house at a deep enough discount that they do not give the finished floor plan enough consideration.
The result is that they feel that home builders in Houston can move a few walls and sprinkle some nice finishes and the house will sell itself.
This type of thinking has caused more than one property sit on the market long enough to result in reducing the asking price to sell substantially.
Contractors – who has not experienced a general contractor not showing up as scheduled or experience job price creep on routine work or required them to redo work that ended the relationship.
Just when you think that your contractors can independently perform, something goes haywire.
It is quite normal to have a good working relationship with general contractors in Houston, but renovating a house is a business and in business not everyone has the same agenda or goals.
Warranty – lets discuss the concept of the contractor providing warranty service on the products for homes that are rented instead of flipped.
If it is not a clear issue of failure of a product, more than likely you will be paying a contractor for a service call to return.
It is very frustrating to complete a home renovation and to have renters making complaints.

Not every house has a major surprise item, but almost every home has something materialize that was not anticipated even by the Houston general contractor.
Market cycles – one of the characteristic issues with the rehab hold or flip business is the market cycles that causes swelling with supply and demand and buyer competition.
During recessive economic conditions, the supply of distress properties escalates. During expansive market conditions, the supply of distress homes decreases.
This creates numerous challenges for a rehab investment model around these conditions.

As of 2008 financial crisis, single family homes have become a widely accepted alternative real estate investment mechanism.
Large investment funds such as Blackstone, Silver Bay, America Homes 4 Rent have begun to produce huge portfolios of new build homes for rent.
The rental market historically has been small investors or private investors active in distress house sales. Blackstone with its start up $10 billion REIT called Invitation Homes, has made new build homes an asset class acceptable on Wall Street investors.
It took this asset class 3 years to develop the same credibility that it took apartments 25 years to acquire.
As the barriers of entry for home buyers continue to grow with higher home prices and a changing demand for the American dream, this asset class is likely to change as well.

"Have a good time!" You deserve it.
I deserve it...? I had a series of misfortunes last year from month 1 to month 12. A bunch of bad things happened... but she lost her brother. I lost a dear friend, but she lost blood. That she qualifies my good time like this is one of the many things I have faced lately that I haven't the brain power to deal with or the words to articulate. There is a secret sadness marked on her heart with her brother's name and yet she and her family are making sure we can leave town for an extended period of time without fearing for our menagerie of creatures; beloved furry and feathery companions.
You deserve it.
I have never deserved anything a day in my life.
I don't know why I think this way. I try to be mindful because I have heard similar declarations from friends and that they don't understand their own worth and that they are deserving of good things... sometimes the amount of sense such statements lack... I want to shake them. Shake sense in to them. Which means someone out there probably wants to shake me for similar reasons.
All I can think of is mirror pieces. Pieces of lots of things. The great shattering. The Tower of Babbel. When everything broke and we were all cast apart as diminished creatures, you ended up with a piece I need. I have the pieces you need, but if you don't talk to me... I'll never know. And vice versa.
I gave her a song.
He gave me books to read that changed my life.
She gave voice to my own ponderings: why isn't anything beautiful anymore? (She makes everything she touches more beautiful. The world is truly a more beautiful place simply by her existence in it.) The cars all the look the same, the buildings all look the same. There are no more great monuments to time and place and humanity in our weird throw away culture.
All of this is to say, human experience is the great unifier... if we let it be.
And we are on tour again. Rental car trouble and a flight change right out of the gate, but we are there.
I tell the nice couple in front of us at the Mucky Duck in Houston last night. Salim? We're with him. All the Texas dates and then? Then after San Antonio, we fly to Philadelphia and keep going with him and Rhett Miller.
I'm not trying to brag. I promise. I am trying to articulate the amazing amount of luck that has lead me to this place on this night (fabulous little venue -- try the shepard's pie with a Princess Peach mocktail... you won't be sorry!)
My husband stirs next to me. He makes some sort of noise of dissent when I say "we" … "we are with them." But we are. I'm not playing pretend like so many years ago where "going on tour" meant being at all the same shows as a certain band who would wave and maybe say my name, "Hi, Liz!" while they went to their air conditioned dressing rooms and I sat outside in the heat... heat... heat... it was always heat. And I wouldn't eat or drink so I could keep my place in line and then when the band finally hit the stage: I'd be so dehydrated, many times I would swoon.
Told the guitar player that once, "I thought that was you!" He smiled. Smiled. That happened. Hit the ground in Austin so many years ago. And no one cared. Especially not the people a younger, more naïve me would have done anything for.
Misplaced allegiance.
No. it's not that way this time.
This time Marty Willson-Piper gets the biggest smile on his face when he sees us. His [beautiful, radiant, wonderful] wife, Olivia, comes to say hello. Salim's friend [powerhouse, force for good, appreciator of cats] Sarah sits with us at our table for a bit. Salim's brilliant guitar player friend, Joe Reyes, tells me it's nice to see me. Salim asks us how we like The Duck.

Salim, infinitely patient, described it to me as a sort of exposure therapy: if I am around good, kind people who like me and want me around long enough maybe I will start to finally believe that is what I deserve.
I truly don't know what I deserve, but I believe Salim and the others when they talk. And I am smart enough to know I am currently living a life others only dream of.
"How do you go on tour, Liz"? I was asked after last time. You go after what you want. You don't give in to fear. I just happened to meet a strange, tall, talented man that radiated vibes of goodness and caring and instead of crawling off in a bush to be intimated as is per my usual, I went after what I wanted: yes, sir, I know we are both adults and therefore this is awkward beyond imagining, but you sing pretty songs that touch my heart. Please be my friend.
And sometimes the simplest approach is all it takes.
