ESCONDIDO, CA ... Two years following the announcement of its acquisition by Sapporo U.S.A., San Diego-based Sapporo-Stone Brewing, unveils the near completion of phase one of its expansion project at its Escondido brewery. The $20 million investment in the Escondido, CA facility is one of two significant investments for growth with $40 million invested in the company’s Richmond, VA operation. These investments will result in the doubling of the company’s capacity to about 700,000 barrels a year across its bi-coastal breweries. The brewing of Sapporo beers in Escondido, CA and Richmond, VA is now underway. 
Stone Brewing, Southern California’s largest craft brewery was acquired by Sapporo U.S.A. in 2022. The goal was to transition from an importer to a U.S. brewer, ultimately brewing, selling, and marketing all of Sapporo’s beers for the U.S. market locally. Richmond’s expansion will be unveiled this fall. By late summer, all production of Sapporo beers will have moved from Canada and Asia to the U.S. 
Sapporo-Stone Brewing is now a combined team of nearly 850 employees, about 600 of whom are based in San Diego County. In support of its expansion project, the company added 125 jobs locally and another 75 outside of San Diego County. More than 150 team members have been promoted or moved into new or expanded roles since the acquisition. 
“Operationally, this acquisition looks a lot like a merger,” stated Zach Keeling, Sapporo-Stone Brewing Interim CEO. “Our two companies are now fully integrated – Innovating, brewing, selling, marketing, and operating as a single, combined business. The Sapporo and Stone Brewing brands will maintain their individual identities, but we are Sapporo-Stone in name, operations, and culture.”
The Escondido expansion project includes additional tanks and packaging lines to increase capacity and efficiency. On the West Coast Sapporo-Stone now operates out of its two Escondido brewing and packaging buildings and a distribution warehouse with offices also in Escondido. It occupies additional warehouse space in San Marcos, CA and Downey, CA. The company operates two Stone Brewing World Bistro & Gardens and five Stone Brewing Tap Rooms. On the East Coast, Sapporo-Stone operates another brewery, an off-site warehouse, and a Stone Brewing Tap Room all in Richmond, VA.

In California’s Inland Empire, the supply chain doesn’t just flow. It gushes.
Logistics dominates the former citrus powerhouse where almost 5 million live. For better or worse, the region’s present and future are tied to mammoth, sleek-walled warehouses and an 18-wheeled armada connecting the fruits of overseas labor to shopping aisles and doorsteps.
That change hit light speed during the the coronavirus pandemic, which spiked demand for online shopping and warehouses to store goods bought virtually with one-day delivery. In 2020, the top 500 North American retailers generated $849.5 billion in online sales, up 45.3% from 2019 and the biggest jump since 2006, Forbes reported.
“What we see happening on the ground today is a result of our choices as a society, to shop more online, to change the way that we acquire products,” said Juan Perez, Riverside County’s chief operating officer.
The story of the Inland warehouse boom has chapters in geography, globalization and demographics — take out a chapter and the ending changes. It’s a long-running drama pitting those who see logistics as the best option for a low-skilled workforce against those who blame warehouses and the diesel-belching trucks filling them for poisoning the air, clogging freeways and paying low wages.

It’s also a story that — like the logistics industry — keeps growing:
From 2004 to 2020, the Inland logistics footprint roughly doubled to almost 600 million square feet, according to commercial real estate firm CBRE.
The number of Inland “big box” distribution centers grew 54% from 463 in 2009 to 711 in 2020, according to Statista, a market and consumer data firm.
In 2019, the Inland Empire was home to 21 of the nation’s 100 biggest logistics leases, the California attorney general’s office reported.
An estimated 40% of the nation’s consumer goods come through the region, Bloomberg News reported, and the logistics industry employed almost 1 in 8 Inland workers as of early 2021.
Amazon is Riverside County’s second-largest employer, according to the county budget report.
And these examples don’t include the planned World Logistics Center, which will bring 40 million square feet — 705 football fields — of warehouse space to eastern Moreno Valley.
The Inland region is “one of five or six locations like this in the world” for logistics, said Paul Granillo, president and CEO of the Inland Empire Economic Partnership. “The question we as a region need to grapple with is how do we take advantage of the economic engine that this sector is for us.”
In fighting new warehouses, residents often ask why something else — a shopping center, for example — can’t be built instead.
Jeff Greene, chief of staff to Riverside County Supervisor Kevin Jeffries, said a developer reportedly looked into building an outdoor retail plaza similar to Rancho Cucamonga’s Victoria Gardens in Mead Valley, a rural unincorporated area where warehouses are popping up.
“The population density (and) the demographics just don’t come anywhere close to penciling out,” Greene said.
While cargo planes fly to Ontario and San Bernardino, Inland logistics owes its scale to the ports of Los Angeles and Long Beach in San Pedro Bay. Both ports are about 65 miles from Riverside.

Unlike San Francisco and Seattle, San Pedro Bay has the geography and infrastructure to handle a large volume of seaborne cargo, said Juan De Lara, an associate professor of American Studies and Ethnicity at the University of Southern California and author the book “Inland Shift: Race, Space and Capital in Inland Southern California.”
The rise of Asian manufacturing in the past 40 years “created an incredible flow of goods coming through San Pedro Bay,” said Nick Vyas, founding executive director of the Randall K. Kendrick Global Supply Chain Institute and USC’s Marshall School of Business.
“As we look at this volume coming in, a lot of this volume had to be absorbed,” Vyas said. “We needed the warehouse spaces so when goods come in, we can store them.”
At first, that meant port-adjacent warehouses. But Los Angeles County started running out of logistics space and in recent years, L.A. County warehouses have been converted into lofts and workspaces, said Jay Dick, a CBRE executive.
Troy Plotkin, vice president of operations for Approved Freight Forwarders, a shipping company in the City of Industry, called the Inland Empire “the next closest place, really, to get freight out of the port and yet stay in this very large clientele base.”
At least 20 million consumers are within a two-hour drive of the region, he said, adding that Inland warehouses can be built with higher ceilings, which cuts costs because goods can be stacked higher.
Roads, rail, land, workers fueled warehouse growth
As the logistics industry moved eastward, it followed existing roads and rail lines. The launch of the U.S. interstate network in the 1950s led to the 10 Freeway, which runs from Santa Monica to Florida, and the 15 Freeway, which flows Inland and through Las Vegas to Montana.
A 1964 renaming of highways christened what is now the 60 Freeway connecting Riverside to L.A. The 10, 60, and 15 converge in Mira Loma, a neighborhood in Jurupa Valley that was an early hotbed of warehouse activity in Riverside County.
In the 1800s, Inland railroads replaced stagecoaches and brought in settlers and tourists, said Juliann Emmons Allison, a UC Riverside professor studying sustainability and environmental policy. But starting in the 1980s and continuing through the early 2000s, railroad companies spent tens of millions of dollars upgrading their facilities to move large volumes of goods more efficiently, De Lara said.
All that was needed was flat, vacant land — “You can’t build a warehouse on the hills,” Dick said — and the Inland Empire had plenty of it, along with a ready-to-go workforce.
A pro-logistics argument is “we have the least educated workforce in Southern California,” Greene said. “These people aren’t going to work in biotech … so therefore, warehouses are the best thing they can get. And that’s been kind of their pitch.”
Roughly a third of Inland households are under the $50,000-income level, compared to 25% for Orange County and 29% for San Diego County, 2019 census data shows. About 20% of residents in Riverside and San Bernardino counties have a bachelor’s degree or higher. In Orange and San Diego counties, it’s 41% and 40%, respectively.
The Inland area’s need for jobs grew in the 1980s when Kaiser Steel closed in Fontana and the 1990s when Norton Air Force Base closed in San Bernardino and March Air Force Base downshifted to become March Air Reserve Base.

Norton became San Bernardino International Airport and, in 2016, the agency responsible for redeveloping Norton announced that the 9,000-plus jobs lost in the closure had been restored. Amazon accounted for about a third of them.
Warehouse jobs are available in the Inland Empire “but it does nothing to change (the community) if you keep bringing the things here that are lower wages,” Allison said.
Catherine Gudis, a UC Riverside history professor, sees parallels between warehouse workers and those who toiled in farm fields a century ago. “It’s an exploitation of labor for the purposes of gaining the greatest value out of the cheapest possible production of the commodity,” she said.
There’s a line of thought that the Inland Empire “has always served the coastal communities,” Allison said.
“So land becomes more expensive there and those areas become places where people live, and these Inland counties become places that support those people,” she said. “So there’s also kind of an extension there that you’re not going to put your warehouses in Irvine. You’re going to put them out here.”
It’s no coincidence that whiter, wealthier communities are less likely to have a warehouse next door, Inland social justice activists said.
In May, the South Coast Air Quality Management District board, which is tasked with helping Inland residents breathe easier in a region with routinely poor air quality grades, passed new regulations targeting pollution from warehouse-bound diesel trucks. In making their case for the new rules, district officials said those living within half a mile of a warehouse “are more likely to include communities of color.”
Those whose shopping habits support warehouses are farthest from them and “people of color get all the burden,” said Andrea Vidaurre, policy lead for the Inland-based People’s Collective for Environmental Justice. The disproportionate number of warehouses in minority communities is “environmental racism,” Vidaurre said, adding that 80% of the warehouses her group studied were in zip codes where mostly people of color live.
More than half of residents in Riverside and San Bernardino counties are Black or Hispanic, compared to 39% for San Diego County and 36% for Orange County, according to 2019 census numbers.

Granillo defended the logistics industry and its growth.
“What is the remedy? We’re not gonna purchase anything? Fulfillment is the new retail,” he said. “It’s growing at a much faster rate than anyone predicted. This is a reality that we have to deal with. This is a new way for people to purchase things.”
Granillo added: “We need to look at the complexity of what this sector is comprised of and not just run to our corners and point fingers.”
Was logistics focus a choice?
While geography and demographics laid the groundwork for logistics, so did land-use policy, said Jeffries, who was first elected Riverside County supervisor in 2012.

“I would argue that the county for many years had the welcome mat out for logistics and perhaps you could argue still does,” said Jeffries, whose district, especially south of Riverside and west of the 215 Freeway, is ground zero for logistics.
For example, Jeffries said his county’s development impact fees, levied on development projects to offset their burden on public services, incentivize logistics.
Perez, Riverside County’s operations officer, said fees are based on studies of how growth affects roads and other public services. Logistics projects fees “proportionally … are somewhat lower” than for other projects, Perez said.
It’s not an apples-to-apples comparison between warehouse traffic and shopping center traffic, Greene said.
“All the warehouse vehicles are slow, giant … diesel-y vehicles,” he said. “Getting stuck behind a passenger vehicle … isn’t nearly as annoying as getting stuck behind a semi.”
Riverside County’s development fees are being reviewed and new rates should be established by year’s end, county spokesperson Brooke Federico said.
San Bernardino County does not have development impact fees, but looks at project impacts on a case-by-case basis, spokesperson David Wert said via email. Land Use Services Director Terri Rahhal said in an email that county zoning rules “are not organized to make it easier or harder for particular land uses.”
Logistics projects are in a land-use category that requires conditional-use permits, which have more public transparency as well as “more intensive design review and conditions of approval,” Rahhal added.
Developers also benefit from decades-old zoning maps that make it almost impossible to reject warehouses because they’re an allowed land use, Jeffries said.
Warehouses “seem to have zero obligation to be a partner in the community to make those communities better,” he said. “You can come in, you can build your big ugly boxes, you can clog all the roads with tractor-trailer rigs. But you don’t have to really help with anything.” 
In 2019, Jeffries proposed a Good Neighbor Policy to help unincorporated communities with large warehouses. Among other rules, the policy called for trucks to be limited to five minutes of idling, truck bays and loading docks to be at least 300 feet from homes and lighting to be directed downward into a project’s interior.
Riverside County’s Board of Supervisors passed the policy by a 3-2 vote, but not before changing it so supervisors could decide whether to enact the rules in their districts.
What else is there besides warehouses?
There are glimpses of an Inland future beyond logistics.
Inland leaders hope the California Air Resources Board headquarters under construction in Riverside and medical schools at UC Riverside and California University of Science and Medicine in San Bernardino — the first classes enrolled in 2013 and 2018, respectively — will foster the types of high-paying, high-end jobs enjoyed in coastal California.
Renewable energy could be key to Riverside County’s future economy, Perez said, noting there’s demand for clean energy and “we’ve got land and a lot of sunlight.”
Meanwhile, the supply chain shows no signs of slowing down.
“I think (logistics) is a major employer and will continue to be,” Granillo said.

The big story: SpaceX raises its biggest round yet
The $1.9 billion round was disclosed in an SEC filing. Bloomberg had previously reported that the round was in the works and would value the Elon Musk-led space launch company at $46 billion.

Midsummer Scream 2019: JFI Productions Panel Recap

The Dalai Lama once said, “There is a saying in Tibetan, ‘Tragedy should be utilized as a source of strength.’” And the genius minds behind JFI Productions did just that. (I bet you didn’t think this panel recap would start with a quote from the Dalai Lama, did you?)
But it felt fitting, seeing as Justin Fix, the director for JFI or Just Fix It Productions, chose to move through a dark period in his life with hope and ambition instead of letting it tear him down.
On the panel, “From Creep to The Willows and Beyond: JFI Productions” at Midsummer Scream, Fix revealed that the inspiration for Creep came after his father got cancer. While visiting his dad, he looked at the man’s bucket list, and was suddenly hit with the feeling of being profoundly unfulfilled in his own life.
He was an actor living in Los Angeles, and I’m sure anyone reading this can understand how difficult that life is. So with that burst of inspiration from his dad, Fix decided to try tackling something he’d always wanted to do: make a haunted house.
He described himself as a “weird kid” and “Halloween enthusiast,” so it just made sense. He wrangled his best friends, along with 10 other people, and luckily one of them had a warehouse they could use. They cast actors off of Craigslist, and suddenly their journey had begun.
“I just wanted to create a more theatrical haunt,” Fix said of the first year of what would become Creep. That first year was a struggle, spurred on by passion, with Fix noting that “It was built with, like, duct tape and plastic tarp.” But the materials didn’t matter. People were interested in this concept. The proof was the giant line out the door and around the block.
When all the dust settled from the first season, the group realized they didn’t want this to be a one-time thing. “We just wanted to continue to push ourselves and come from a passion project to actually land a business, and it’s been beautiful,” Fix told an enthusiastic Midsummer Scream audience. And thank God he did.
Since then there have been three more seasons of gloriously unsettling haunts, called “Entry,” “Lore (in partnership with Amazon)” and “Awake.” JFI Productions also produced three seasons of “The Willows” their take on an immersive murder mystery dinner party. (And for all of those wondering, there are sadly no plans to bring back this production - at least not right now.)
The team at Creep really thinks about ways to make the strange and unusual beautiful, yet still terrifying. They even brought on Stephanie Turek, a choreographer, to help add an element of dance to their shows.
Turek - who, those who braved the “Lore” haunt, would recognize as the dancing doll from the feather room - admitted that working in haunts is out of her comfort zone. “To involve dance in horror is something I never thought in a million years I would do… It’s very niche-y, but I love it,” she said.
“He [Fix] brought me on to explore how we can make movement interesting and scary and sexy. In all of our shows there’s always a little something-something,” Turek told the audience.

Daniel Montgomery, the writer/artistic director at JFI Productions, gave attendees a peek into the process behind putting together these complex haunts. “The Willows” in particular seemed like an impossible undertaking. Montgomery explained that he wrote the script, and then planned out different tracks, room by room, making sure they were each around the same amount of time so nothing threw off the main story.
He estimated the show was about 80 percent scripted and 20 percent improv, laughing, “When it works, it works so well. And when it doesn’t, you have to make it work. “
But “Creep” and “The Willows” aren’t all JFI Productions is known for. They also make in-depth activations, such as the haunt for American Horror Story’s upcoming ninth season at this year’s Comic-Con in San Diego.
Additionally, they’ve thrown a creepy, interactive party for Universal Picture’s thriller, Ma, and, of course, the previously mentioned Creep - Lore collaboration with Amazon. They said the latter was the easiest, or, let's say, most seamless, since they had more time and less creative involvement from the studio.
However, they always try to get at least a 12-week timeline when they’re taking on an event — though it doesn’t always work out that way. For example, the American Horror Story pop-up kept changing, because when they first agreed to work together, they didn’t even know what the ninth season was going to be about!
On the company’s decision to work with studios on activations, Fix said, “We’re just a bunch of creatives who have no money, who are trying to make cool things happen.”
For someone who thought they’d be too afraid for immersive theater, but actually had a blast at the Lore haunt, this panel was thrilling. I am so excited for this year’s haunt, which is called “Haus of Creep.”
Now, the thing about being a cool, niche crew is that people want to be a part of it. That’s probably why the woman in front of me yelled throughout the panel, whooping and responding to rhetorical questions - or, thoughts in general.
I can’t blame her, the Creep crew certainly feel like the cool kids in the cafeteria. But I’m sure I’m not the only one who felt like the presentation would have been better left without such interruptions.
Regardless, the team also teased their upcoming attraction, noting their space has taken a massive hit from last year (going down from 60,000 square feet for “Awake” to about 5,000 square feet.). But as Montgomery said earlier, they’re “making it work.”
They’re back in Downtown Los Angeles, and despite the myriad permit problems that all pop-ups these days are facing, they’ve managed to secure a venue that they are excited about.
Fix teased that there will be a lounge, and the event - which will run about 75 minutes - will feature explicit content, and is for those 21 and older, only. Montgomery described it as a “wild, sexy show.” Note: They said “sexy” A LOT throughout this presentation, so expect that to be a big part of this year’s haunt.
“There’s so much darkness in all of us, but it’s actually very beautiful,” Turek said, as a final (and wonderfully succinct) word on the project.
Tickets go on sale for “Haus of Creep” starting August 15, and the lovely Creep team gave us all a discount code. CREEPFAN (one word, all caps) for our tickets. Fittingly, the show opens in September, on Friday the 13th.

Turnover and Turnstile Announce 2019 Time & Nature Tour

In a move that makes total sense but may also leave some scratching their heads, chilled out Virginia Beach outfit Turnover will be embarking on a 20-date tour with breakout hardcore act Turnstile as well as synth-pop act Reptaliens.
In what should be a mellow yet violent but also chill experience, the 2019 Time & Nature Tour (referring to Turnstile’s 2018 release Time & Space and Turnover 2017′s LP Good Nature) will begin April 5th in Houston and conclude in Turnstile’s hometown of Baltimore, MD May 12th.

Empty Nester Home Renovation
  Located in Coronado, California, and recently renovated by Brittney Nielsen of Brittney Nielsen Interior Design, this home was designed as a second home for a couple with 3 sons. They were soon-to-be empty nesters and have since sold the family home and moved into this house. The home was a track home built in the 1970’s that hadn’t been updated. It is in a wonderful location on the canal in the Coronado Cays and the clients are avid boat and water sports enthusiasts.
The client wanted to modernize the floor plan and add natural light to the space, so the team took the house down to the studs, added approximately 450 square feet and reimagined the entire layout. The exterior elevation had a Spanish feel but the client wanted a clean lined modern feel inside. See more details shared by the interior designer of this inspiring empty nester renovation.

Hello hello!
A couple weeks ago, my best friend from optometry school got married! You may have seen her in some previous posts. The wedding was beautiful and I was soo ‘honored’ to be the maid of honor! I’ve been a bridesmaid about 5 times already lol and this was my first time being a MOH. This was peak bridesmaid.
The wedding was in Southern California, and I decided to get there 5 days early just in case the bride needed anything (and also it was a much needed getaway after working so much this year). My boyfriend and I did a day trip to San Diego and I’ll share photos from that day in case any of you are crazy and want to do SD in a day lol
Left OC around 8am and started our day in Little Italy where we had tasters at Ballast Point and visited my friend’s optical shop (SPECS) nearby, then we took the Lyme scooters to brunch at Queenstown Public House and got ice cream at Salt&Straw. We scootered down to check out the USS Midway. After, we went shopping for socks and necklaces at Seaport Village and then drove to Coronado beach to check out the hotel and to nap on the beach (lol I was already so tired). Then we headed over to Balboa Park to walk and scooter around and got a cake from Extraordinary Desserts. After we met up with friends for dinner on Convoy Street at a korean fried chicken restaurant called Cross Street Chicken. We went back to OC after because I was exhausted from walking, but the whole day was fun and action-packed and I can’t wait to go back to explore some more!
I didn’t realize how much I missed living in the OC until this trip. I got to spend time with my friends, cousin who now lives in my old apartment building, my godsister and her family, and just go to all the places I frequented during my time in optometry school. I even got to visit campus to say hi to two of the students I helped during application!

Ok back to wedding stuff. Prior to the actual wedding day, we had fun getting to know the wedding party at rehearsal and rehearsal dinner. The bridesmaids decorated the venue and I think it looked great! And I also planned an LA day with the bridal party the day before the wedding! We went to Museum of Dream Space and took lots of fun photos. One of the workers there offered to go around the museum with us one more time to take photos of us and turns out he’s a real photographer! We got lucky. After the museum, we got lunch at a very WeHo restaurant called Nic’s on Beverly. Their menu is soooo good and everything was vegan!

The wedding itself was beautiful. It was a long day with hair and makeup starting before 8AM and having multiple photoshoots at the house and park even before the ceremony. The ceremony was touching with the couple reading their own vows, a short communion, and a time where they honored their mothers with flowers.
After that, it was party time! It was so great seeing friends from school and just celebrating the union of my best friend and her husband. I was so nervous about my speech, but it was well-received and I was so relieved after!

Build-Outs Of Summer: Aveley Farms Coffee Roasters In Baltimore, MD
For many folks, knowledge of the city of Baltimore begins and ends with The Wire or Serial or with some pretty big lies from a very small man. But anyone who has actually stepped foot in the city knows that these reference points—both true and not—only paint a very small sliver of an otherwise vibrant city. We’ve covered a few different Baltimore coffee shops in the past, from Ceremony to Dovecote, and the scene is as thriving and diverse as the city it represents.
And we couldn’t be happier to be heading back to Charm City for our next entry into the Build-Outs of Summer: Aveley Farms Coffee Roasters. Aveley is looking to find their place in the local scene and is planning to do so by bringing a West Coast vibe to their local ethos. With some aesthetic ideas imported over from San Diego, Aveley is staying as local as possible, even including the importers they opt to work with. For the rest of the story, we check in with Corey Voelkel, the driving force behind Aveley Farms Coffee Roasters in Baltimore, Maryland.

For those who aren’t familiar, will you tell us about your company?
Aveley Farms was started after experiencing real coffee while living in San Diego. After a few years of home roasting and education, I decided to quit my job, drive cross country, and start Aveley Farms. Aveley Farms was started with the goal of pushing the Coffee Culture forward in Baltimore and educate the end consumer. We source as much coffee from Baltimore based importers as possible, including Keffa Coffee, The Coffee Quest US, and more.
Can you tell us a bit about the new space?
Our space was designed as a West Coast Style Roastery & Cafe in an old Baltimore warehouse with plenty of charm.
We have 13′ ceilings with 8′ panel glass warehouse windows, 100-year-old tattered hardwood floors, tiled wall from floor to ceiling behind our bar, and exposed storage. Our green coffee and cupping table double as a bar and wall to our roasting operations and 12-kilo Diedrich!
Oh and did I mention we are on the second floor in an old warehouse building in the Harbor East Community.
What’s your approach to coffee?
My background in coffee started and was influenced by Bird Rock Coffee Roasters. I believe that it’s our job as Roasters to build a sustainable supply chain and educate the end consumer. We roast all of our coffees to Origin and source as direct to farmer as possible.
Any machines, coffees, special equipment lined up?
’99 12 kilo Diedrich from Amavida Coffee! Matte Black Espresso Bar including La Marzocco Linea PB, Mazzer grinders, Curtis drip, and FETCO tower.
How is your project considering sustainability?
We source as much of our coffee from Baltimore-based importers in an attempt to grow the Baltimore Coffee Scene.
We started an education program, including free public cuppings every other Friday, free home brew classes, and our “Common Grounds” series in partnerships with Diamondback Brewery, Keffa Coffee, and more.
We are working with our importers to make a difference at farm level through our jute bag sales with 100% going directly to farm level. (Currently working with Keffa Coffee on a project in El Salvador with nutrition programs).
What’s your hopeful target opening date/month?
We opened May 18th, 2019!!
Are you working with craftspeople, architects, and/or creatives that you’d like to mention?
Two good friends, Zach and Sean (Architect and Engineer) helped get through the city permitting process! Everything was designed by me :)
