80 Bed Care Facility in Derby Complete

Rayner Davies worked initially with The Care Build Group to modify an existing design for an 80-bed care home to tailor the proposals to the specific needs of their client, Acacia Care. The changes were formalised with the local authority. Later, as lead consultants we provided the contractor, Wynbrook Ltd, with the technical design package that enabled the scheme to be delivered on site in an efficient and timely manner.

The care facility sits as part of a wider retirement living masterplan on the former Kingsway Hospital site on the western side of Derby. The facility boasts luxurious accommodation for its residents, including a large café/bistro, library, spa, cinema, pub, external balcony terraces and large resident lounges and dining facilities. The style of the building reflects existing developments to the north and the wider site to form a coherent series of buildings that share similar materials and styles, all of which are set within the mature garden setting of the former hospital.

Petition to Terminate Emergency Mental Health Guardianship

Reason for termination: Guardians are unfit for guardianship due to abusive and manipulative nature. They have mentally and physically abused ward, Matthew McCown, through beatings and telling him he is doing worse than ever before during an intervention. They have manipulated Matthew into believing he is at danger of losing his freedom of rights by threatening to recommit Matthew to psychiatric wards despite being against his best interest. They have blackmailed Matthew into taking drugs which caused him to have a heart attack and life threatening seizures. They have restricted Matthew to a closed environment with no outside access and no access to performing his favorite activities and professional jobs; track and field, basketball, and music production. This was done by committing him to Bloomington’s Emergency Exam Room and Valle Vista. The Guardians also placed Matthew in an inpatient psychiatric facility against Matthew’s will while Matthew was unconscious due to injection of non-consensual tranquilizers. These tranquilizers had drugs in them that are known to provoke seizures at a high rate, such as a concoction of promethazine base or fentanyl base tranquilizers. The Guardians restricted contact between the ward and Matthew’s significant other. Matthew was able to use the phone but without access to the internet Matthew found it impossible to locate her number or contact. The Guardians never took into account Matthew’s preferences and instead overtly went against them at any and all opportunities possible. The Guardian’s failed to care and protect Matthew’s personal effects shown through degenerative back issues, manipulation to take seizure inducing drugs, and manipulation to take sharp heart pain inducing and heart attack inducing drugs. They never conserved excess funds not so spent for ward’s needs and instead blew money to go against Matthew’s needs, best interests, and preferences. Wendy McCown altered Matthew’s personal bank account and by keeping her name on a joint account never made a separate account distinct from her own in order to protect personal effects. Matthew received no compensation from being placed as the ward in a psychiatric care facility for all Matthew’s time and value from opportunity cost. No letters of appointment were sent to Matthew with ample time and connection. It has been 27 days. The Guardians failed to be conscious at all times of the needs and best interest of Matthew. They have always been unable to continue duties and never petitioned Court to accept resignation and appoint a successor which should be Matthew McCown. They never proposed clear and convincing evidence that Matthew requires inpatient mental health care and treatment. They never told or revealed to Matthew if they have authority for outpatient or inpatient commitment of the ward and the expiration for those powers. They never paid all expenses of administration of guardianship estate, including those incurred in the winding up of affairs of Guardianship. Matthew was never informed by the Guardians if Guardianship was appointed for incapacitated person, an emergency existed, the welfare of incapacitated person required immediate action or if no other person appear(s)(ed) to have authority to act in the circumstance. None of these cases/situations/conditions apply to Matthew. The Guardians also filed the petition in bad faith and never paid penalties for this and liabilities incurred. They also used manipulation and status power to gain private information from Matthew’s psychiatrist and mental health representatives. This is why Matthew McCown is requesting the termination and removal of Peter and Wendy McCown as the Guardians of Matthew.

Please help me get this out to the right channel/person before the issues are exacerbated.

RIBA Student mentoring Scheme

Rayner Davies Architects have offered student mentoring to a number of students over the past four years. This year we are delighted to be mentoring Sian Bahia and Tom Washington, both students at the University of Nottingham.  The scheme introduces students to life in an architectural office before their first period on placement.

Construction site visits are valuable experience and this year we went along to see how Wynbrook Ltd are progressing with The Edge apartment development in Nottingham.

Back in the Rayner Davies studio, Associate and Project Architect for The Edge Julien McGuinness talked the students through the development of the design  to help them understand the real-life processes that lead from project inception to completion.

At the end of the mentoring period, students are encouraged to put together and deliver a short presentation about their experience. This allows them to reflect and take on-board the new knowledge acquired.

The student mentoring scheme is a rewarding process for both sides and Rayner Davies are pleased to help nurture new talent in the industry.

The desire to live in an area with a top-notch school district, of course, is one of the forces that drive many home-buying decisions for families. And most parents will do whatever it takes to ensure a great eduction for their kids. But here’s the reality: You don’t need to drop a load of money on private schools to make sure your children are learning their ABCs. And you don’t need to move to the priciest parts of the country to get into a top-rated public school.

You could just need to head to the Chicago suburb of Aurora, IL—or any of the other places on our list of affordable towns with the best schools.

Realtor.com® found the best elementary schools (which received at least an 8 out of 10 ranking by education information group GreatSchools) in the largest 15 metros where buyers can find a home without breaking the bank. You’re welcome!

To compile our rankings, our economics team looked at the monthly housing costs (mortgage payments, taxes, etc.) needed to purchase a median-priced home in all of the ZIP codes in each metro. To ensure buyers were getting a deal, we factored in the median income of residents living there to ensure affordability. We also filtered out the ZIP codes with high crime and poverty rates, and for geographic diversity included only one ZIP code per metro.

“When searching for a new home, finding something affordable in a good school district with family-friendly features, such as large backyards, tops the list of home buyer priorities,” says Javier Vivas, manager of economic research for realtor.com. “These markets offer strong public schools and affordable homes, making them a great fit for home buyers with elementary school–age children.”

Aurora topped the list due to its having three top-rated elementary schools. It’s also 45% more affordable than the surrounding metro area.

“It’s absolutely family-friendly,” says local real estate broker Margaret Rowe of Coldwell Banker Residential Brokerage. She touted the myriad parks and family events held in Aurora.

Planning Received for new Care Home and Bowls Club in Hinckley

Rayner Davies Architects have received planning permission for a 67-bed care home and bowls club on Coventry Road Hinckley.  The Care Build Group are developing the site.

On the site of the former Clarendon Club and the Sweet Pea Bowling Club, the development will be a three-storey building providing specialist care for the elderly. A new bowling green and pavilion is to be provided for the bowls club.  

The home will include a ground floor café/bistro lounge which opens out on to external patio spaces, separate lounge and dining spaces on each level, a library, a cinema, a bar/pub and a hairdressing salon.

Lounge and dining facilities at all three residential levels will overlook the bowling green with roof terraces above to allow views out over the activities on warm days. The communal café/bistro and bar are located centrally in the plan and serve as the entrance to the facility, whilst also connecting directly out on to the residents’ communal garden space. The ground floor facilities are to be shared by residents and visiting family members. The facilities included, along with the layout of the home, have been designed to encourage a variety of age groups and communities to congregate within the public areas.

Rayner Davies project architect Julien McGuinness said: “We are delighted to have been granted planning permission for this care home for The Care Build Group. The site is unusual in having a dual-purpose sports and care facility so working the two together was a definite challenge. However, the end user experience will be improved no end as a result.”

Howard Ward Associates of Nottingham provided structural design with Zenith Planning acting as planning advisors.
