Gekidan InuCurry is back!

Half of InuCurry (specifically, Doroinu) returns for the game, and his designs continue to be creepy, cool, and just plain awesome. Witches are just as unsettling and beautiful as in the anime, and new additions like doppels can sometimes be even more so. Meanwhile, the transformation sequences he storyboards are the best in the game. And he also did a few magical girl character designs - they’re definitely something to look forward to, for anyone who hasn’t been spoiled on them already!

Good news: If you want to, it’s easy to have a full team of characters with non-fanservice-y outfits. Heck, it’s even pretty easy to have a full team of magical girls designed and illustrated by women!

Furthermore, when the girls are leveled up, their outfits don’t change – instead, the art gains more elemental effects and dynamic poses rather than making their clothes devolve into I-can’t-believe-it’s-not-lingerie. As a result, girls like Felicia might not have the best costumes, but since their final art prioritizes looking badass over fanservice, I find I’m not as bothered by the original design. (Your mileage may vary, of course.)

That being said, while you can choose which art you want to use for each character… there are also some pretty darn bad illustrations. And there are some girls who just don’t have a good option.

Extra costumes

One usually nice addition to the game is alternate outfits for the character you set on your home screen. While some of the outfits are very fanservice-y (swimsuits gonna swimsuit), many are also unproblematic cute and fun. Plus, since these aren’t new gacha characters and the costume unlock sticks even if you only obtain the character later, they’re a bit more friendly to collect for nonpaying players.

Live2D animations

This is the first time I’ve played a game with the Live2D engine, and I’m impressed. The animations are rather “tween-y”, but they have lots of secondary motion and some great character details. Character traits like Kako (above) and Sana’s shyness or Tsuruno’s restless energy are sold just as much through their unique animations as through their dialogue, which really helps the characters feel like people rather than archetypes.

Also, despite what you might expect from a Madoka Magica spin-off, there are no hurt/defeated portraits for the cutscene models. The battle sprites have alternate poses for low health, but there is no clothing damage or blood.

Unfortunately, that Live2D animation I mentioned? Also includes jiggle physics on the girls with larger breasts. Thankfully, only a few girls have it to a noticeable degree, but the ones who do… hm. The effect isn’t unrealistic, I suppose, (that is, not weird bouncing whenever the character breathes, just secondary animation when the character makes a large or sudden movement), but I still wince whenever I see it. You couldn’t afford more than one body type or skin color, but you can afford this? A bad sign for the game’s priorities.

Transformation sequences

Wow, it’s weird to say this about a magical girl franchise, but honestly? The transformations are probably the worst part of the game. It sometimes feels like they just exist as an excuse to see leering closeups on some girls. (Ironically, the nudity that got altered for the Taiwan and North American versions was one of the less objectifying examples.)

And even beyond that, they’re boring! Most girls pose, get a brief sparkle of their associated element and bam, that’s it. Plus or minus some boob jiggle of course. (sigh)

SHAFT really let everyone down here, and it’s another place where it’s tragic to consider what could have been.

However… as I mentioned above, if you get lucky enough to roll one of the original series magical girls, you’ll get a taste of that possibility. Those sequences were mostly handled by InuCurry, and the difference is night and day - they’re creative and delightfully surreal new transformations. If only the rest of the game had lived up to that standard…

Lack of body diversity

One of these girls is a semi-famous model and the other spent her life training to master the naginata - good luck guessing which is which based on their body types, since below the neck, they’re nearly identical. And these two are not alone - every girl in the game has this Barbie doll-esque frame, with only small variations for height and (you guessed it) breast size.

On top of that, there’s only one, very pale, skin tone. Boo!

Thus, while I can understand the resource argument for this reuse, it’s to such an extreme that the result ends up looking off-puttingly lazy in a game that is otherwise has a lot of care and attention to detail.

It also actively hurts the story. There are characters who are said to be athletes, or who are sickly and spent a long time in the hospital, and so on. Yet unlike the animations, the actual designs work against those characterizations, since everyone is the exact same level of generic cuteness. Probably the most blatant example is when a character is stated to be beautiful in dialogue - for all we know, maybe she’s actually plain and it’s the person talking who has a weird opinion!

The Carrot and the Stick

Secondly, the law intends to give the owing party a reason to pay support in the first place. If you are aware that there is a possibility that your livelihood or at the very least your mobility depends upon your successful and timely payment of child support then you are more than likely going to pay that support when it comes due.

When it comes to something like a commercial driver’s license, a person who has that license revoked will have to pay money to have it reinstated and may even have to re-apply to get a new one.

Some folks work jobs where they are paid by commission or by the completed project, etc. and are not able to reply upon a set salary over a given period of time. We will have clients hire us in situations like this and they will ask our advice on how to handle a situation like this.

Even when it comes to child support calculation, the Court will not care how it is that you are paid or the frequency. The Court will take into consideration an average of what you earn over a year or two year period and will determine your child support in that manner.

Listen to Your Grandmother

How Do You Price Apartments in a Recession?

Multifamily operators rely on revenue management to help predict profitability patterns.

With all the pandemic-related turbulence in the market, determining how apartment units should be priced to succeed has become increasingly difficult. During the past two decades, many firms have come to rely on sophisticated pricing and revenue management systems to manage their daily operations. But since the advent of COVID-19, pricing units has become a pioneering effort.

“The most interesting thing about revenue management is that the biggest gains have been during recessions,” said Donald Davidoff, the president of D2 Demand Solutions Inc. Davidoff is currently experiencing his third recession using revenue management. During the first two downturns, in 2002 and 2008, he worked at Archstone, which was the first apartment company to use revenue management.

“We outperformed the market in both of those recessions substantially more than during any of the growth times,” Davidoff noted, adding that the rising tide lifts all boats during an upcycle and anybody can do well. “Where you really have to be smart and granular—and super careful—is when times are tough.”

Operators that rely on manual systems tend to look at a community as a whole and deal with things across the board. Or they’re slow to respond up or down. When they have to suddenly respond to lost occupancy or even improvements in the market, it requires a massive shift.

“Humans are very patterned,” Davidoff explained. “We’re sort of stuck in our ways, and it takes a little while to realize things have changed.”

But technology doesn’t miss things as humans can. During the 2002 and 2008 recessions, Archstone saw two-bedroom units outperform one-bedrooms and studios, as people doubled up. “If you reduced rents across the board, then you missed an opportunity where you didn’t have to reduce rents as much on the two-bedrooms, or in some cases could even increase them,” said Davidoff.

Revenue management is not just about raising rents. It’s about tactically lowering rents to stimulate demand. It’s about reacting more quickly and more granularly—and treating your one-bedrooms differently from your two-bedrooms.

“In fact, during the current recession, we’re seeing in the data for many markets that one-bedrooms are outperforming two-bedrooms. Maybe people don’t want to live with a roommate because of distancing. Maybe more of the people who are in larger units are moving toward single-family. I am purely speculating why,” said Davidoff. “But as a human, I would have gone to the rule of thumb I observed during the other two recessions: In both 2002 and 2008, two-bedrooms outperformed one-bedrooms. So, I would just automatically put that rule of thumb to use and think I was really, really smart.”

But the data is showing that the behavior at the bedroom count level is different this time than the last two recessions. Davidoff noted that if you’re not using a system, there’s no way you’d realize that. And even if you realized it, you might not know exactly how to act upon it and how much. “So, I actually think that revenue management systems are more needed now than before.”

PRICING ISN’T ALWAYS THE ISSUE

As a result of COVID-19, pricing has been trending down in general for Pillar Properties, a Seattle-based developer, owner, and operator of 1,600 units in the Puget Sound area. However, traffic has picked up over the past two weeks, and, depending on the property’s overall health, the submarket and neighborhood, the team has been reporting increasing trends in pricing.

“We’re hopeful we’ll catch up on some of our flattened rent growth and leasing activity,” said Diana Norbury, CPM, senior vice president of multifamily operations at Pillar Properties.

While revenue management technology can help reveal patterns, there are other factors at play today. “We’ve found that pricing isn’t always the issue right now. Some of the purchasing decisions are made around factors like delayed move-in dates related to work or school circumstances.”

Pillar’s perspective and future residents aren’t necessarily price sensitive. They are, however, in a position where they know they can take advantage of slow leasing trends and ask for specials upfront. “Revenue management has helped us find opportunities to push pricing and better manage lease expiration management, and to improve pricing and premiums for on-notice homes,” Norbury explained.

Like other operators, Pillar is approaching pricing, and revenue management forecasting differently now during the recession. “This means longer hold times on pricing, allowing for different (longer and shorter) terms to better manage lease expiration management, and opportunities to improve pricing at the next renewal,” Norbury said.

LOCATE YOUR BREAKING POINTS

Bridge Property Management, based in Salt Lake City, has overseen the management of more than $5 billion in investment property over the past 25 years for both large and small real estate investors. Pricing and revenue management are definitely more challenging during COVID-19, according to COO Tim Reardon.

Reardon has observed many owners and managers implementing panic-based strategies for maintaining and growing occupancy. “The reemergence of concessions in a broad way makes pricing within a submarket more difficult, as net pricing moves on a daily basis are widening,” said Reardon. “The understanding that availability is currently hazy—based on the potential of many nonpaying residents moving out at once—makes pricing decisions more difficult.

Pricing and revenue management systems, however, are absolutely more relevant than ever during recovery from the pandemic-induced recession, Reardon noted. He said that in order to not give away the farm—or to potentially realize some unexpected growth—you need to have a system that will guide you and show you where your breaking points really are. “If left up to feelings, you’re bound to react too emotionally and default to what everyone else seems to be doing and saying,” he explained.

Bridge is continually fine-tuning pricing and revenue management best practices. One current refinement they’ve implemented is including the eviction risk of a property’s current resident base into the new pricing philosophy, potentially changing the direction of pricing moves based on this metric that was previously not taken into account.

“We’ve been pleasantly surprised with the success of our properties over the past few months, but we know the stability we’re experiencing may be running out with the stimulus dollars dwindling,” Reardon said. “Until the moratorium on evictions ceases, we won’t really know the extent of the impact on the industry, but we’re hoping to be able to find some viable deferral solutions for all of our residents, so we can keep them in place, which would be a win for everyone.”

The Last Bullet For Indian Private Healthcare © Dr. Rajas Deshpande Many doctors, nurses and other staff, police officers are dying due to corona exposure. Recently the quarantine period of doctors was cancelled. To add to this, very ridiculously, doctors’ salaries were reduced, and covid funds were deducted from even frontline warriors’ salary. This is like taking money from a soldier’s paycheck to fund the army!! When I recently heard some people shouting about excess bills in hospitals, doctors not working etc., I felt like shouting back too, but one cannot argue with a sold TV screen. For decades India has had Excess urban crowding, Very poor hygiene. Very high poverty and illiteracy. Lack of town-planning for slums. Severe lack of state/ national healthcare infrastructure. Tiniest budget for healthcare. Perpetually under-functioning government hospitals. Every season hundreds die due to epidemics. Where were you till before the pandemic? Who is responsible for all of the above? Do you want to discuss these factors which are responsible for the pandemic chaos today? Or now you just blame it all upon Doctors and Private hospitals?© Dr. Rajas Deshpande Only private doctors with small nursing homes and dispensaries, clinics were shouldering all healthcare needs that government hospitals could not provide. They had low profits and catered to middle and lower class. These were destroyed in last few years because of too many stringent regulations and costly licensing. Many closed down. Legal troubles by relatives, politicos supporting them, vandalising hospitals forced many private doctors to stop admitting patients. Protection to doctors was denied by almost all governments till before this pandemic. Indian poverty is never ending, and charity cannot run anything perpetually unless there’s a strong fund generating mechanism supporting it. If someone expects that doctors charging 2 rupees fees are the ideal healthcare for all our medical needs, they should happily go to such a doctor. We highly respect them too, but it is their choice and there are obvious limitations to that. To develop advanced healthcare in India, higher profits were necessary for higher investment. Corporates, some businessmen and the likes of Mr. Ambani pitched in. Advanced healthcare with heart and liver transplants, complicated brain surgeries, cancer treatments came to India because of these investors. They accepted all the conditions of governments to accommodate over twenty percent poor, nonpaying patients via various schemes. The payments for running these schemes were delayed for years, and the hospitals were arm-twisted in still continuing to treat everyone. The only source of profits was private and some insurance patients who were paying a higher fees for facilities: from air-conditioning, food to choice of specialists. Higher quality of staff, especially nursing and technicians who can operate high end machinery and robotics requires very high salaries. Maintenance costs are heavy. A specialist cannot do much without such a very good team. Each of these requires good if not great salaries, as they are continuously invited by developed countries who pay far higher. But then every patient wants the highest facilities, best staff and specialist team, with no payment or basic payment. There’s no concept of billing beyond actual price of medicines and room charges. Service and maintenance is considered a ‘free right’. © Dr. Rajas Deshpande Even in this modern era of equality, a higher class Indian officer like a minister gets a higher room, better food and other facilities, even higher medical bill sanctions, whereas the labourer from his department gets minimum basic facilities and bill eligibility only for general ward. Law allows higher healthcare’s standards and payments for higher officials. Why do they even have classes in railways and airplanes? If a “Gareeb bechara” migrant wants to fly home, should we deny him compassionate air travel even if he dies walking hundreds of miles? Why don’t you do for the poor something that you expect doctors and hospitals to do? We don’t mind if basic and emergency healthcare is uniformly cheap or free for everyone. But when you force a high-end medical commodity (skill-time-investment-staff) to be sold at a loss or extremely marginal profit, you kill the system. Doctors do not differentiate when making a diagnosis or treating anyone from any financial/ power background. But the private hospitals must be allowed to cater to different classes, earning their profits. That is their only stimulus to grow forward, bring advanced healthcare to India. Different governments have failed at maintaining high standards of healthcare in their respective set-ups (with some proud exceptions- but that’s where our powerful go). Some hospitals indeed take more bills for better class of services, including staff, but none of them forces a patient to come to them. Even these hospitals never deny free emergency treatment to anyone. “But isn’t healthcare a charity? Haven’t you taken oaths to serve?” our loudmouth hypocrites ask. Yes we have taken an oath to serve everyone rich and poor equally, but no, we have not taken any oath to neglect our own health and well being. Yes we have taken an oath to serve, but we have not taken any oath to live in perpetual poverty and financial stress. Yes we are under an oath to do our best for every patient, but we will not be bending backwards to fulfil their unreasonable demands. Yes we want to save every life, even if it is dangerous , but we will not unnecessarily endanger our own life because someone forces us. We haven’t taken an oath to abandon our families. The Hippocratic oath does not ask any doctor to stay hungry, work without sleep, and do the unscientific because the government cannot pay for more doctors. Still we are doing all this already. Let us be clear: we proudly and intellectually serve our country, but we refuse to be considered slaves of either the system or the society. © Dr. Rajas Deshpande Capping bills in private hospitals will be the last bullet for all advances in healthcare development in India. Be prepared to go back to the chaos of ancient times in that case. Quality will suffer most: right from specialists to nurses to medicines. You can of course force one generation of doctors to work like this, low cost and excess work. People aren’t fools to send their children to such hells of social slavery. Yes you read that right. There’s a difference between service and slavery. Do not attempt to turn medical service providers into slaves. It will backfire very sourly. Instead of this, the government can invest in existing private healthcare players to create low cost infrastructure alongside their private hospitals, or privatising its own healthcare institutions with increased capacity. Our governments do have friends in very high places who can invest. We love India. We are not against any government. But we do feel very strongly that healthcare decisions must be made involving everyone concerned, that this people-pleasing for short term will turn out to be a huge disaster in long run, and it will be irreversible. If the government thinks that cancelling hospital permits and doctors’ licences is the right way forward, God help it. If private and corporate hospitals start shutting down now, it will be permanent. India will then have to mostly rely upon prayers alone for healthcare. THINK TANKS FIND FOOL PROOF SOLUTIONS

The best think tanks in the world were summoned to find innovative solutions to this devastating problem. They brain stormed and came up with these following proposals. The anti-lobbying law was enacted and passed banning any spending by these hungry corporations on lobbying of every kind, direct or indirect. Another sub law was added to the above, which made it legal, for the affected public and the governments to sue these companies for playing with health of future citizens of the nation, for staggering compensations.

It worked because these companies managed their hospitals and clinics very professionally and effectively, keeping the same philosophy of CUSTOMER FIRST. They adopted a unique pattern of admitting patients into the clinics and hospitals. They adopted a two window system: PAYING window and NON-PAYING window. The paying window was reserved strictly for indolent, alcoholics, smokers, overweight, and addiction prone public. The non-paying window was reserved for active, teetotalers, nonsmokers, lean and addiction free public. The premise of this system was transparent and simple. If a person could afford rich foods, exotic liquors, expensive cigarettes and luxurious cars then he could afford to pay for his costly illness and sickness too. These companies were happy making additional profits off the rich man which helped pay for the poor nonpaying patients who truly required the expensive treatments. It did not make sense with these companies that people should consume in large quantities, stick with harmful habits, and ask for medical treatments at the same time.

HOLES IN THE BUCKET

A diabetic patient refuses to give up his muffins, dough nuts & sweets, yet he insists on getting free treatments for his insulin imbalance ailment. Go figure.

PILOT PROJECT TO MAKE A SUCCESS STORY OF THE NEW MODEL

I feel the above Utopian approach and health care model, has to be tried out in an educated manageable advanced country like Norway or Switzerland first to make a success story and then the rest of the world will line up to borrow the concept, of course at a high cost and perpetual royalties for life. My intuition says that sooner or later the world has to come to its knees begging for such a unique solution to the most pressing and financially draining problem. How do the industrial manufacturers maintain their factories/plants & stay ahead of their competitors? Naturally by following the same very preventive maintenance concept they stay ahead. It should definitely work in the Medical field too equally well. I am suggesting a pilot project on a country level as we do in any engineering field. I have spearheaded numerous committees at my steel company to help evaluate the feasibility of major new projects. One noteworthy project was the setting up of new 10 million tonne steel plant on the eastern coast of India. After my findings and in-depth study it was scrapped ceremoniously.
