Guide To Avoiding A Loser Brokerage

A broker is supposed to guide you through a career in real estate much like a coach or pimp - offering protection and how to understand a complicated system better and direct it to revenue  without getting your neck broke while playing the game. I created and ran the most well-reviewed, largest full-service brokerage in the fastest-growing city in America.  This gave me access to nearly ever broker and their broker's pay structure and innovations. I also got the agent's version of my same broker buddies brokerages when they eventually joined my brokerage; hovering anywhere from 20–60 agents. Trending insider chatter has blame going to real estate brokers of decades past (and current) and how they’ve managed their agents - - letting unsupervised  agents with no experience run wild on the streets practicing on the public wearing out Realtor love and making a need for all the Mountain Dew-made Zillow-y options that currently exist.
Brokers are out of touch more than ever with today’s current media load, having to understand and use social media platforms for their advertising (since the private Town & Country affair that real estate once was is forever over and the landscape is a bit more like a half Juggalo, half programmer flea market).
Let’s dive into some situations and tenets that most agents don’t consider when choosing a brokerage.
Sales Volume
This is a bit of negotiating psychology and due diligence. Simply ask how much sales they (the brokerage) did last year and how much they’re currently at. If they don’t know these numbers they’re goons. If they don’t give it, you guessed it - they’re hiding something; their lack of revenue. I’ve hired and fired hundreds of agents and in interviews so few ask this question but it’s one of the most important questions you can ask as an agent and you need the information. An agent that doesn’t ask this has already given a tell that they’re not a top producer since they’re not interested in the production capacity of the team they may join. No bueno. Creep the brokerage as well obvi -- reviews, FB & IG engagement and current running ads, and make sure the company Christmas Party isn’t catered by Chic-fil-a at a Burnet Road dive bar.

Office
40% of your learning and 350% of your work will be done at the office. Those numbers will make sense 90% of the time after a few years in real estate. The rest should be on the streets - your car, properties, driving 75 mph talking and sending out docs, gorging on breath mints. Office, home, tiny homes, motorhomes have all blended into one larger conversation where work/live ethos are all in re-definition.
But, when you do need a more savvy moment in any market when people talk about borrowing or selling something that’s over $100K they don’t want to hear some bullshit too loud pedantic conversation seated right next to them at Starbucks or the local kooky coffee shop. In real estate Murphy’s Law is always in effect. The super important listing sign off that has to go well and they want to hear you pitch again before deciding? There will be someone (at this super ‘caj’ coffee house meeting) there projectile vomiting, or throwing cats, or something else tiresome or bad that takes more calls.
Speech and body language are massive parts of sales so when the entire set is thrown because a barista is running through a whole Sublime album. You want the most inviting cool office you can ever pull off at any given moment in real estate . Was that ever a question? There's a balance  -- you can't afford that year one or three, but it’s called real estate for a reason. Sexy, exciting buildings is what the brochure said when I joined. Also, it’s about style not size.

Social IQ
Social reach is the only conversation now. Many brokerages won’t make it as the lead generating aspects of the industry aren't powered by a private MLS anyone and the publicly-hated ‘Realtor’ designation have both brokers and agents guessing about tomorrow. Calendars, best practices and free shitty tips & templates are the du jour of the day for anyone trying to get an agent's eyes. You can Google and get all the ‘basic’ social media dance steps, but with everyone at the same happy hunting spot, you’re being covered up, which leaves all your new artistic efforts fruitless and also squandering winning time.
Traffic, leads and engagement are all separate areas that have to be fulfilled properly and even this is in flux with historic corporations and current start ups all on the same advertising playing field. Social reach and engagement is about going to the consumer direct and becoming their friend with soft bribes -- free food, gifts, prizes (trips, events tickets) or industry work tools. The great news is, real estate has always been mostly consumer direct - start up a convoy at the grocery store (bar, church, meetup) and you’re in the car that weekend looking for houses with a new client. While you, your brokerage and the world are figuring out their exact social media mix, you need to make sure a brokerage isn’t lost on social media since many won’t be able to stay in business in the next few short years. Your brokerage needs to have a plan and and at best some presence on social media. Plus, they should be running low-cost performative marketing ad campaigns to get a feel for what and if set user groups are responding to ads. Anyone can post on IG but people engage on IG when they become inspired. A brokerage should have some sort of inspiration and relationship tied in with the local allure of their city --  or heading that direction.

Mentoring
Much like a neurotic buyer chasing an interest rate for their home mortgage (and then never buying a house) agents too focused on commission may miss the essential career need for mentoring -- for their clients and career. I had a 5 deal minimum for my new agents before they were ever unsupervised and received more commission. I've had new agents with celeb clients in hand and celeb agents with no clients in hand. No one wants to do business with someone with absolutely has no, experience but they do it because they like you as a friend or fam. Your mentor is the person riding shotgun with you at the beginning of your career. On many levels you want to be this person since they embody the position and role. You're literally and figuratively are borrowing experience from them and they deserve to be paid for it. You always have to strengthen your brand outside of your brokerage but if you don’t have any experience your brand doesn’t have ‘strength’ you simply have a logo and a drag & drop website where you're possibly talking about yourself and love of unicorns or football shit but the big boat deals you dream about in bed aren’t gotten this way. Remember, no unicorn could ever throw a football good without a lot of practice and a good mentor.
Support
Support in a brokerage is really communication and solutions for small problems, and systems for managing bigger ones with people. Most of the annoying things in real estate happen outside of the deal - contracts, calls, emails, docs, signatures, more docs. You typically want a super admin, broker, or agent manager that you can call and they pick up the phone. It’s pretty simple. With a mentor, admin, or broker you’re going to have a n 8:30 PM question or deal that’s going down. You’ll need printer help. Real estate always happens now (this was one of the main mantras in my office). Printing, prequal, weekend support and constant post dinner shenanigans.

Training
Meet Frank Miller, David Mamet, the Sex Pistols, Tony Robbins, Wayne Dyer, Hendrix, Tom Hopkins, The World’s Greatest Detective and Conan The Barbarian. We had a lot of different inspirations for the style and ethos of our urban brokerage. The World’s Greatest Detective is Batman. It was a moniker that became popular in the seventies. We used this example about how important due diligence and proper Fact Finding techniques are for serving and closing deals for clients. (It’s almost essential to be inquisitive in real estate esp about property/development to have success). Training is largely your sales meeting(s). Although I don’t come from a car background I’ve mentored many car guys transferring to real estate (they typically are out of the industry within 2 years and are there only for boom markets). Car guys have meetings every morning 6 days a week and they’re not at 9 or 10 am. They’re already working.

Many brokerages have no training/meeting schedule (monthly doesn’t count -- that’s a meet and greet company pump and catch up meeting). If a brokerage doesn’t have training on a schedule then there is no training. You’ll possibly be thrown a 3-ring binder, or given some PDF’s, or links to old bizarre training videos or a soup sandwich of all three and sometimes even a bill for the training. An agent’s training/meetings and their attendance to them are the difference between an agent making it or not when you’re 24 months or less in the role as an agent especially in the fast turbulent waters of the current 2021 market where brokerage and agent purpose and pay are under attack. From my experience, new agents that hide die.

Having a background as a creative director I’m aware with great detail of agency and brokerage media needs, the cost and time they extract, and the corresponding revenue they’re projected to bring back. Brokerages are looking for their purpose now as simply having a brokerage doesn’t bring in leads like it used to. This is fitting, since the digital dumbass brokers that that didn’t understand the importance of ‘the web’ rickshawed our MLS data and sold the agent/broker centric real estate system for their benefit while current agents are left with an empty greasy enough to-go box to curl up with. Brokerages were never media houses or ad agencies but now that consumer level graphic programs and website builders are ubiquitous and any agent after being licensed for 10 days can drag & drop a website up in 4 hours and make it look like a brokerage that’s been around for years. I know I’m going wide on the subject here but stay with me because this is the crux of where the industry and consumer are renegotiating roles.
A brokerage’s value proposition has changed drastically with the telecommute revolution that was only sped and strengthened by Covid. Also, generational knowledge base gaps in technology are more apparent than ever with technology as younger agents can often be more media savvy than their broker. The market is flooded with self appointed companies or gurus that are taking on the role of the classic ad agency (Mad Men) or media production house. Also beware of real estate coaches with little or no real estate experience offering to guide you in social media. Okay media can’t be used in apex situations (such as the luxury listings you’re after) and doesn’t draw apex listings. Beware of tapioca room temperature tips and general lists from companies that can appear informative but are really boilerplate low grade data to get your attention to ultimately upsell you on a paid service.
As an agent or a brokerage, consumer level graphic and website building programs can be a death ticket to your business as your competitors have the same tools and are cranking out the same type of style of messaging you are now. Now agents, principals, admins and in art class creating flyers. This has been done since the nineties as the valleys of dead agent careers is full of 2-day Microsoft Word (or any of their shitty office offerings) seshes to produce nasty flyers and presentations. These programs are fun and making bad flyers absolutely work related - the kind of work you don’t want’ related to your business because it’s adult crayon coloring. Activity does not equal production. Staying busy doing the wrong things doesn’t make money in real estate. Rather than spending agent winning time staying in the wrong lanes for way too long, get with a team or brokerage that are providing the most exceptional visual media you can find in your market. It used to be cool 2 years ago, now it’s the only thing that matters. Visual content.

Access
This is access to your broker. Brokers with families are typically less available. Your best bet as an agent is looking for a grinder broker who sleeps on the couch at their office. This person doesn’t have kids to build into so they’ll build into your career and you’ll get the most out of these brokers. Beware of cheesedick, apathetic, rich boy, bored brokers not around and more concerned with projects like a shitty vanity wine brand that their wife’s forced them to launch since she’s not living her best life anymore as an agent.
Style
What kind of style is your brokerage? Is there an opportunity to bring more style sophistication to the market -- standout in a smaller market? Or, are you in an ultra stylish market currently and butt hurt because you already have a little story about how you’re going to keep it real and be a Dockers wearing slob for eternity? The thing about style in agency is you always need to look like you can list a million dollar house. Oh, is it really that simple? Yes it is. You complicated it. Clients always care about their housing a little bit more than they care about your real estate career. They don’t have time to figure out why you’re wearing shoe styles from 7 years ago. Don’t make it hard for people to do business with you. If you’re ugly, even better. It can be a massive advantage. Everyone on the planet loves when someone who doesn’t fall into our general current ‘attractive’ spectrum doesn’t give af, looks great and puts themselves together in a stylish way that the viewer can understand (can I get away with Teen Wolf?). A great side benefit from this step in the right direction is it’s a great way to make someone who is conventionally attractive insecure.
You want to be in the same style as the people in your area but the secret is you need to lead that style pack if you can -- you always lead and dress apex. Years ago this was anecdotal but after over 100K hours in real estate a good suite (tailored) saved my ass and literally got me business. I listed the largest house in east Austin because of a suit (and got a front page story on the newspaper real estate section for free because the owner saw me walking into the next door neighbor’s house).
Offices, dress, logo, email signature are all elements of you and your brokerage’s style. Style in and of itself isn’t enough to be a top producer in real estate. I’ve had stylish and even celebrity agents that didn't do zilch, but style often is a fingerprint to something more.
Picking the right elements for your agent style is an art because you have to offer something from yourself that’s unique enough as well as something familiar (a bridge to your uniqueness). I have a background as a musician and also as a merchant sailor. Fortunately those are easy convo starters. You could be a philatelist and have some challenges, but regardless it absolutely will take a year or three to develop your own angle and style towards the market as you learn it and the agent role more.
Things that look attractive and familiar puts client’s psychologies at ease. So, if skinny jeans are in you better get in them (that’s like five years old now). You’re on stage. You don’t wear what the worker people behind the camera wear. If you want to wear boring shit get on the other side of the camera. If you want less leads saddle up to a forgettable brokerage. People have hard days. They want you to put an effort into your real estate agency role. Currently it’s a fried role so you’re dealing with that too. People love to be smiled at and sold and especially from someone who smells good. It doesn't ever get old. Don’t make them beg for your charm. Be a nice charming person with a shirt that fits good, it’s a powerful combo.

Get My Damn Paper
If you’ve never seen a werewolf in daylight mess with an agent’s commission after the deal’s done and funded. Admin? Who is the damn person who does the admin? (accounts payable is the icey pro word if you like). That person that you contact to get your commission check cut? If that person is a weirdo, or there’s an unfriendly or sketchy quality to the office or admin staff, do not go forward (don’t confuse this with new people or industry jitters). Grab some free coffee, leave the smarm and jet to the next brokerage blind date.
Software
CRM is an annoying conversation. Here’s the things with CRM’s - for all the work CRMs curtail, because of their complexity and existence and the work(time) they take to interact with you need to consider how much work you’re putting into operating the CRM software verses how much time it’s saving. Many times brokerages have expensive yearly subscriptions with per agent fees for their CRM which can make the brokerage have a zealot meth thing for the ‘team’ software and promise you can’t have a career without taking a bump too. To understand CRM better before it was a name, Client Relationship Management is what analog Proximity became. Let me explain -  being close to people in Church, bar, school, same building -- all give proximity. This becomes familiarity, then ease, then trust. People do business with people they trust & like. Once people disconnected physically and started using other means more contact attempts have to be made to work for or ‘prove’ worth.
Follow Up is a large component of most CRM’s and there are gobs of money for agents who follow up meticulously. Simply ask the broker what CRM they use and research it. Something to remember - unless you’re extremely busy with your career you don’t need a CRM. You can manage & database your clients & leads ‘by hand’ and strap it to the cloud with G-Suite/Google Sheets.

Brokerage Name
A small but important aside, if a brokerage have named themselves after a precious metal or a gem, or if it says elite in the name then it’s not elite. If it has the words prestige or worldwide or international it may not be any of those either. I know a handful of exceptions to this rule but this is a great dirty primer to use when choosing a brokerage that’s going to propel your career and have shrimp options at the Christmas Party.

Seeing Red
I was drawing today and reminded somehow of that depressing development where the sister of David & Samantha Cameron has been appointed editor of the Evening Standard. Like, I’m looking past the implied wider corruption problems in ‘real’ journalism here, but one point she said in her announcement interview really bothered me. She said, something to the effect of ‘Oh, thank god I spent 20 years working at Vogue while David was in politics, because I am just so fond of him and I would hate to have to be critical of him. So I was safe at Vogue.’
That, right there, sums up how far fashion media is from even being able to recognise the functional role of journalism. Oh, thankfully, at Vogue we can hide from criticality and awareness of the political dimensions of the world. All the while, the fashion industry is feeding this planet-killing spirit-crushing capitalist consumerism. But, no, why would it be political? Stop making it political. It’s just clothes.

 K, I’m going to RANT a little about these digital fashion weeks we’ve just been subjected to. I’ll preface by saying, yeah, I get it, it’s hard to be creative in the thick of a pandemic. My standards have been accordingly lowered 20%. I am very generous.
 Chanel and Dior’s lack of energy was no surprise. Although, keeping in mind female designers tend to be more pragmatic as a matter of course, it’s sad the two top women are being so listless. I was pleasantly surprised by Azzaro – it gave a hint of a vibe but was sure of itself. It emphasised that there was no reason for the Chanel & Dior videos & collections to exist, no point of view. The smaller couture players like the Dutch trinity of Ronald van der Kemp, Iris van Herpen, and Viktor & Rolf were a little more canny, you got the impression they were enjoying themselves at the very least.
 Regarding men’s, I do think Rick Owens was actually well judged in its boringness – we don’t need product-based experimentation necessarily. I enjoyed the meta-narrative aspect, it seems to me a good time for that kind of subtle, slightly snide interplay of references. Yohji’s design’s really sang, the video could have worked harder, it felt thrown together and didn’t do the clothes justice. (Side note, that showstudio Yohji review video, 45 mins of failing to say anything, was what finally pushed me over the edge. Dude. Are you guys for real? ‘Where is the avant garde’? If you don’t know, give up already. I’m not even a Yohji fanbear but he deserves better.) Kiko gave us a real stab at a pscho-medieval vibe, and I would’ve written a full review about it cus there’s stuff going on there. But fuck that. If he doesn’t want to talk to us, and show his full vision to the public in a spirit of optimism and faith in the culture, why should I bother with him? Mean and snooty gatekeeping gets mean and snotty graffiti right back.
 Fashion culture (twitter, specifically) wants to be wowed by everything all the time. Then, it complains and says why is fashion week even happening during a pandemic, now isn’t the time for fashion. Another example of our schizo cognitive dissonance as we consume this shit. What do we even want?
 I’ll tell you what I want. I want fashion designers to be engaged in a collective speculative in-depth discussion of what the future feels like right now, as an artform. So, I’m not going to analyse anything as a commercial proposition, because the future features less and less buying shit. In part as I believe that with growing internet dispersal of OG systems, awareness will rise, the vocabulary will expand, and we’ll stop caring so much about the performative aspects of fashion clothing. The interiority aspect will only grow, and that means unique-feeling experiences that are like conversing with a familiar presence. The fashion designer as moot, a parasocial meta-commentator. A friend you don’t actually have to talk to, just talk with, in the culture. That process won’t start from a point of ‘buy my shit’. First, a relationship should be built up, set up and running along. Then, if product occurs it’s incidental. Wow, I’m being a real little weatherbear. Check out my prophecies!
 So, I’m pretty disappointed and depressed about the resentful undertone of much of the work presented to us. Like, they’re crossing their arms and getting all grumpy about how they’re not allowed to carry on like they always do. FFS, you’re FASHION PEOPLE. Change is the name of the game, this shit should excite you. It’s your job to guide each other in an open-ended perusal of future possibilities, and to make recommendations. It’s not just clothes, they’re the medium, the language in which you build the commentary. If all you care about is nice product (*cough*, hedi slimane, *cough* jacquemus), stop calling yourself a fashion designer, because you’re a clothing manufacturer and I don’t care about you.
 Why are all these videos so boring? Have any of these people heard of editing, rhythm? They do realise you can hire people for this kind of thing, right? The deadening lack of imagination amongst people whose full-time job it is to be creative about the present’s transition into the future is astounding. This really underlines the risks of nepotism and gatekeeping. The only people who can afford to participate are the gutless products of a bloated upper middle class. I don’t believe in that class’s creative capacities for one fucking minute. They’ve got nothing at stake, no guts to go against anything, because their boring shitty system works for them, so why should it change? Ugh, vom.
Where is the communicative power? Nothing is being said, it’s filler for an elite determined to go down with their ship. I’m glad it’s sinking, it wasn’t fit for purpose and I’ll happily stick some extra holes in to make it sink faster.
 I’m going to single out Jonathan Anderson again. Listen, he’s a little pretty boy who’s working so effectively within the system, who has played the game perfectly to the best of his ability. His work is top level, he wins every time. So, I reckon he can be held up as an example. He can take it. I’m looking at the box-shows he did for Loewe and his own brand, and I’m thinking, oh that’s such a lovely take on alt fashion communication. So much heart, and care. Then, what’s the internet equivalent? A little video showing off the box. Some 3d shots & backs of looks and boxes. A little extemporised pitter patter from Jonny. That’s it. It’s still classist as fuck. With garment design there’ll always be limits on what’s possible in terms of digital translation. This isn’t actually garment design though. It’s fashion design. If I’m stuck with a low-grade clip and some jpegs, it’s pretty clear to me you don’t care about your wider fashion community. There should be an open digital experience that feels equally cared for and crafted. And here’s where I get really angry: all these fashion journalists have been delivered this unique, beautiful experience, and what are they doing with it? Where is the thoughtful response? Every single one of these people in this privileged position should be DOING THEIR JOBS (WHICH THEY ARE PAID TO DO, FULL TIME) and WRITE ABOUT FASHION. Not post online, ‘omg lovee ittt, so cutee!’. Anyone can do that. Are you a fan or a professional? This is an embarrassment. I’m stuck analysing some pixels. You’re getting the ‘real’ experience. I know I’ll never be an insider given these opportunities. I chose this path and I’m not going to try and play that game, because the rules are: you get access, in exchange for sacrificing criticality. Because these people, as educated and privileged as they are, don’t understand the value of criticism. Good criticism, the detailed, even handed, unafraid kind, pushes the culture forward. You can’t have a healthy art form without it, it’s essential because it’s the back in the back and forth. I probably could’ve tried to play their silly PR game a bit harder. But I had a nervous breakdown, in part, because I knew I would never be allowed to get close to the art enough to analyse it fairly if I spoke freely as I do now. And freedom is essential. So, pixels it is. Rudeness it is. Because there is work to do to salvage the bottom-dwelling wreck of our fashion dreams so that maybe we can travel somewhere new and better with them. It just sucks that there’s people standing there with the tools to help and no desire to save themselves or anyone else.

There are the obvious signs of a recession that everyone knows about.  Falling GDP, high unemployment, a plummeting stock market. Those metrics seem fine, so what’s to worry about?
The savvy investor looks deeper though, and consequently, they’re ready and prepared for trouble before the average person.
Those indicators we just mentioned?  Usually, by the time they appear, the damage has already been done to your portfolio.  Not much use moving your retirement assets out of the stock market AFTER it tanks, is there?

Chinese Debt
China’s economy, even more than our own, has been in full gear since the 2008 financial crisis.  Most casual investors aren’t aware of the debt crisis that is taking place within, however.
Both consumers and state industries have borrowed heavily in recent times, and Chinese banks are feeling the pain of a huge number of outstanding loans that now have little chance of being repaid.  They are in a vicious circle. The government has repeatedly attempted to get a grip on out of control lending, but each time the global economy has stuttered, thus forcing Beijing to loosen credit yet again.
To add the mounting list of worries, the growth of industrial production is at a 30-year low.  China ultimately wants its economy to move away from manufacturing to become more service-focused, but that is a long road that will have some painful bumps in it sooner than later.  It’s going to get worse before it gets better, and the global reach of the issue means that it will no doubt impact America’s next recession.
The Yield Curve
One of the most closely watched recession indicators that insiders keep an eye on is the yield curve.  “Yield” is merely the interest rate on a bond. They have different durations as well (more commonly known as “maturity”), ranging from a month to 30 years.  The yield curve basically compares how the rates on these different bond lengths change over time.
Usually, the interest rate on bonds with longer maturity is higher than those with shorter maturity.  This makes sense, as you’re being rewarded to holding onto it longer. “If you’re an investor, and you’re given the choice for investing for a month or investing for 10 years, you would say, ‘Listen, a lot more can go wrong in 10 years than it can in a month. I’m going to demand a higher interest rate, a higher yield,’” says Dan North, lead economist at Euler Hermes. “The yield curve is positive sloping – most of the time.”
In contrast, an inverted (downward sloping) yield curve is a big red flag to analysts.  It essentially means that investors think it’s riskier to hold their bond over the short term.  What would cause that sort of behavior? Simply put, factors that would ultimately contribute to a recession.
We’ve already seen the yield curve invert multiple times in 2019, with the Federal Reserve lowering interest rates in an effort to combat it.  It is only a matter of time until they can’t control it anymore, though.
Consumer Confidence Indexes
It’s smart to pay attention to the general population’s frame of mind when it comes to the economy.  Peter Donisanu, an investment analyst at Wells Fargo, says how “sometimes a recession could be self-fulfilling. You build up so much pessimism about the economy that activity stops.”
Consumers are what really drive the economy in the end.  In fact, consumer spending as a percentage of GDP has been gradually increasing.  It was 61% in 1980 and has risen to 68% today. That’s a huge amount.
Consumer confidence is also currently historically elevated.  It dropped in early 2019 as a result of the government shutdown but has since recovered.  Regardless, short-term fluctuations like that aren’t something to worry about. Long term downtrends though are a surefire sign of impending recession.
Brand McMillan, chief investment officer at Commonwealth Financial Network, says how actually “confidence can be quite high and we can still have a recession.  What’s a much better indicator is year-on-year change. When it drops 20 points year on year, that’s trouble. Two months ago, the year-on-year change was 7.9. [Now] it’s -10.2. It’s dropped 18 points in two months.”
Basically, if the current pace continues, then be ready for a recession.
Employment Data
Now there’s the blatantly obvious sign of a recession, high unemployment numbers.  Usually by that point, however, the economy is already knee-deep in recession, with mass job loss the result and not the indicator.
Savvy investors will look to other employment data.  Instead of looking for an increased number of jobless, you want to keep an eye out for when unemployment actually bottoms out.  In 2018, U.S. unemployment reached 3.7%. That’s the lowest rate since 1969. It’s been great news for workers but is bad news for the future of investors.
Traditionally, the U.S economy has gone into recession roughly nine months after the bottoming of the unemployment rate.  The catch though is that it’s hard to actually recognize the bottom when you’re in it. Hindsight is 20/20 and it’s easy to look back on a chart and pinpoint it.  Still, it’s good to regularly monitor weekly and monthly job data to see if any trends stand out. Analysts love to obsess over the numbers, so you’ll have no shortage of opinions to consider.
Inflation & Wage Growth
Both of these things are good in moderation.  Their presence generally indicates unemployment is low, workers are being paid fairly, and consumers feel free to spend their money.  Demand for consumer goods increases, retail prices rise accordingly, and inflation increases.
When inflation climbs too rapidly, however, the Federal Reserve raises interest rates, which makes borrowing more expensive.  If businesses are already concerned about a recession, then they’ll be even less likely to borrow for capital expenditures if interest rates are high.

It’s no secret that U.S. manufacturing output has massively dropped off in the past few decades, but the state of the country’s manufacturers remains a solid indicator of overall economic health.
One key metric is released by the Institute for Supply Management every month, and surveys manufacturers to determine their output.  Basically, how busy are they? The bad news is that this signal is flashing red.
When the index is above 50, manufacturing is growing.  When it’s below 50, factory output is shrinking. It fell below 50 this past fall, hitting 47, the worst level in 10 years.  Anything below 45 means recession, and we are slowly inching towards that point.
Freight
We live in an increasingly digital world.  You can be in the middle of nowhere and still be able to order something online.  You can even have it show up at your door the very next day, clear across the country.
Think of how much really goes into it all.  That one package from your favorite online merchant will travel on several different vehicles, be processed at various locations, and involve multiple workers over the course of several days.
But how is all of that actually achieved?  The answer is freight. Commerce still requires the movement of goods from one location to the other.  Trains and trucks still move massive amounts of goods. Dejan Ilijevski, president at Sabela Capital Markets, notes that “Changes in rail [and truck] traffic data can be a leading indicator for changes in economic activity.”
2019 lagged in overall freight loads compared to the previous three years.  Not a good sign.
We’ve been in a state of economic uncertainty for a while now, however, and witnessed several of these predictors manifest themselves in 2019.  While the instability isn’t likely to go away any time soon, it’s also important to remember not to panic. The main thing is to not be a passive investor in times like these.
None of these single indicators by themselves are a sign of impending doom.  If several of them begin to flash red, however, then it could indeed be a bad sign of things to come.  By being smart, keeping an eye out, and knowing the recipe for a recession, you’ll be better prepared than most and ready to take action when necessary.

These Key Indicators Will Help You Stay Ahead Of The Game
Stocks have been riding high and the Federal Reserve has hit the pause button on rate cuts.  Even after some big recession scares in 2019, everything seems peachy again now, right? Not so fast.
There are the obvious signs of a recession that everyone knows about.  Falling GDP, high unemployment, a plummeting stock market. Those metrics seem fine, so what’s to worry about?
The savvy investor looks deeper though, and consequently, they’re ready and prepared for trouble before the average person.
Those indicators we just mentioned?  Usually, by the time they appear, the damage has already been done to your portfolio.  Not much use moving your retirement assets out of the stock market AFTER it tanks, is there?

Chinese Debt
China’s economy, even more than our own, has been in full gear since the 2008 financial crisis.  Most casual investors aren’t aware of the debt crisis that is taking place within, however.
Both consumers and state industries have borrowed heavily in recent times, and Chinese banks are feeling the pain of a huge number of outstanding loans that now have little chance of being repaid.  They are in a vicious circle. The government has repeatedly attempted to get a grip on out of control lending, but each time the global economy has stuttered, thus forcing Beijing to loosen credit yet again.
To add the mounting list of worries, the growth of industrial production is at a 30-year low.  China ultimately wants its economy to move away from manufacturing to become more service-focused, but that is a long road that will have some painful bumps in it sooner than later.  It’s going to get worse before it gets better, and the global reach of the issue means that it will no doubt impact America’s next recession.
The Yield Curve
One of the most closely watched recession indicators that insiders keep an eye on is the yield curve.  “Yield” is merely the interest rate on a bond. They have different durations as well (more commonly known as “maturity��), ranging from a month to 30 years.  The yield curve basically compares how the rates on these different bond lengths change over time.
Usually, the interest rate on bonds with longer maturity is higher than those with shorter maturity.  This makes sense, as you’re being rewarded to holding onto it longer. “If you’re an investor, and you’re given the choice for investing for a month or investing for 10 years, you would say, ‘Listen, a lot more can go wrong in 10 years than it can in a month. I’m going to demand a higher interest rate, a higher yield,’” says Dan North, lead economist at Euler Hermes. “The yield curve is positive sloping – most of the time.”
In contrast, an inverted (downward sloping) yield curve is a big red flag to analysts.  It essentially means that investors think it’s riskier to hold their bond over the short term.  What would cause that sort of behavior? Simply put, factors that would ultimately contribute to a recession.
We’ve already seen the yield curve invert multiple times in 2019, with the Federal Reserve lowering interest rates in an effort to combat it.  It is only a matter of time until they can’t control it anymore, though.
Consumer Confidence Indexes
It’s smart to pay attention to the general population’s frame of mind when it comes to the economy.  Peter Donisanu, an investment analyst at Wells Fargo, says how “sometimes a recession could be self-fulfilling. You build up so much pessimism about the economy that activity stops.”
Consumers are what really drive the economy in the end.  In fact, consumer spending as a percentage of GDP has been gradually increasing.  It was 61% in 1980 and has risen to 68% today. That’s a huge amount.
Consumer confidence is also currently historically elevated.  It dropped in early 2019 as a result of the government shutdown but has since recovered.  Regardless, short-term fluctuations like that aren’t something to worry about. Long term downtrends though are a surefire sign of impending recession.
Brand McMillan, chief investment officer at Commonwealth Financial Network, says how actually “confidence can be quite high and we can still have a recession.  What’s a much better indicator is year-on-year change. When it drops 20 points year on year, that’s trouble. Two months ago, the year-on-year change was 7.9. [Now] it’s -10.2. It’s dropped 18 points in two months.”
Basically, if the current pace continues, then be ready for a recession.
Employment Data
Now there’s the blatantly obvious sign of a recession, high unemployment numbers.  Usually by that point, however, the economy is already knee-deep in recession, with mass job loss the result and not the indicator.
Savvy investors will look to other employment data.  Instead of looking for an increased number of jobless, you want to keep an eye out for when unemployment actually bottoms out.  In 2018, U.S. unemployment reached 3.7%. That’s the lowest rate since 1969. It’s been great news for workers but is bad news for the future of investors.
Traditionally, the U.S economy has gone into recession roughly nine months after the bottoming of the unemployment rate.  The catch though is that it’s hard to actually recognize the bottom when you’re in it. Hindsight is 20/20 and it’s easy to look back on a chart and pinpoint it.  Still, it’s good to regularly monitor weekly and monthly job data to see if any trends stand out. Analysts love to obsess over the numbers, so you’ll have no shortage of opinions to consider.

Both of these things are good in moderation.  Their presence generally indicates unemployment is low, workers are being paid fairly, and consumers feel free to spend their money.  Demand for consumer goods increases, retail prices rise accordingly, and inflation increases.
When inflation climbs too rapidly, however, the Federal Reserve raises interest rates, which makes borrowing more expensive.  If businesses are already concerned about a recession, then they’ll be even less likely to borrow for capital expenditures if interest rates are high.

Transition to Professional Practice
ENTRY ONE: ABOUT ME - PAUL SEBASTIANI
The final year of my Bachelor of Sport Media has commenced. 
My interest and love AFL and horse racing has never been stronger. 
This course - has so far- opened up my knowledge into how not only the on-field aspects of my beloved sports are played out, but how the media has influenced and continues to influence the sporting landscape. 
Thanks to the different skills I have learnt from the first two years of my time at Holmesglen my three year tenure as a Media Officer at the Northern Blues will more than likely begin to come to end this year as different opportunities begin to arise. 
This year I intend to finally dip my foot into some AFL commentary with a small team dedicated to broadcasting and audio streaming the VFLW competition. 
I have also continued to build on my network of contacts which I am hopeful will lead to a boundary riding role at K-Rock radio station as well as contributing to a weekly Carlton FC fan organised vodcast. 
With regards to the internship opportunity in this subject, my eyes are beset upon the radio station 1116 SEN. A sport centric radio station with a particular focus on AFL and their extensive coverage of the Spring and Autumn Racing Carnival show that their interests are almost certainly congruent with mine. 
I feel ready to step into an internship at such an influential media organisation. 
My newly created horse racing website containing articles about different results and events occurring within the racing industry, combined with my three years of work at Northern Blues writing match reports, creating online content and managing social media pages is evidence of my ability to be creative while handling the pressure of deadlines. 
Despite having a good skill set to enter such an internship, I need to ensure my marks continue to be of an excellent standard to show prospective employers that my hard work is consistent and not sporadic. 
I also need to continue to build on my punctuality and time management when balancing study and life outside the course. Investing in a diary/planner to assist this has worked well for the first week of semester and hopefully this continues.

ENTRY TWO: INTERNSHIPS, SKILLS, RESUMES & COVER LETTERS. 
The Week Two class was a great insight into the benefits and pitfalls of internships. Being aware of both during my internship is a critical point to achieving fulfilling my as well as the requirements of the host organisation.
My knowledge of what an internship is prior to class Week Two was quite extensive. 
Having been apart of the Northern Blues Football Club for the last three years as a volunteer media officer I have come to understand that love, meaning and passion for what you do far outweighs any monetary value you may earn when working. 
The internship/role at the Northern Blues have left me with life long relationships and networks that I know I can rely on as well as the club holding a special place in my heart. 
The skills I have developed there and through my studies I know will hold me in good stead when applying for internships with Holmesglen and applying for jobs when I finally complete the course. 
To delve further into my skill development, Northern Blues and participating diligently in my course has helped me enhance my professional communication and punctuality standards. Although I am still working on my time management I have definitely improved this aspect of my skill base. 
My ability to work in a team has also improved. I have become a lot more open minded and conscientious as a result of negotiating and effectively communicating with students in group work. 
Furthermore, the growth of my practical skills for work has seen me become an improved video and audio editor through the use of Adobe software and Audacity. I have also continued to develop my writing skills by becoming a more concise and efficient writer using the inverted pyramid technique as pictured below.

ENTRY THREE: PERSONAL MARKETING, BRANDING, UNIQUE VALUE PROPOSITION. 
Personal marketing, branding and my unique value proposition (UVP) are aspects of the Transition into Professional Practice unit which have allowed me to better understand what value I will add to an organisation who employs me. 
What I have learnt from these three areas are to really hone in on what positive, immediate impact you will have on the organisation as opposed to how they can help you. Meeting their needs first and matching that up with my practical skills, interpersonal skills and what type of characteristics as a person I embody is an effective way of transitioning into the workplace from study.
What this subject has also taught me is to hone in on your practical skills but to ensure you have a repertoire that shows employees how passionate and driven you are too succeed especially given the competitiveness in the sport media industry. 
I believe my passion, diligence, initiative and an ability to handle high pressure situations as an individual and within group work are what define ‘my brand’. 
The evidence used to validate my brand is shown through my concise but thorough development of my unique value proposition within my resume and tailored cover letters. 
The work I have put together for the Northern Blues, SYN FM, The Daily Football Show and now my own Youtube ventures ‘My Blue Heaven’ and ‘The Drop Punt’ have been used in my resumes and cover letters. 
And this is due to continually understanding and assessing how to market myself and create a brand and reputation others know is part of me when they see my work. 
Areas I am continually looking to improve on are work/study life balance time management and my video editing skills. 
These two areas are very important facets of being able to market yourself in a positive light to prospective employers. 
Given the nature of our public sphere and wanting to have news given them to as quickly as possible, working to deadlines and fast paced environments are almost inevitable working in sport media. 
Investing in a day to day planner has allowed me to effectively manage my time this semester and throughout my own life outside of university helping to improve my work/study life balance and ensuring I have enough time to recuperate energy from a busy work load at university and work outside of class. 
My video editing skills also continue to improve and I want to keep getting more efficient and creative with the way I create video based content. I have attempted to do this by creating my own Youtube shows and implementing different video editing techniques to enhance the quality of the content and draw viewers in. 
ENTRY FOUR: INTERNSHIP APPLICATIONS, PREPARATION & INTERVIEW PERFORMANCE. 
Weeks five through to nine in Transition to Professional Practice involved creating and refining my resume and cover letters for the various internship applications required to be complete. 
I had not created or refined any resume for nearly four years since successfully applying for jobs at Liquorland and the Northern Blues Football Club through 2015-16. 
My understanding of how to be clear and concise with resumes and cover letters is an area I was struggling with prior to the month the subject honed in on effective resume and cover letter writing. 
Learning what type of employee I am assisted me with choosing the organisations I felt best aligned with the values I hold as well as the practical and personal skills in my armoury. 
Furthermore, strict adherence to the organisation’s job description and their selection criteria allowed me to closely target organisations to ensure a greater chance at securing an internship position. 
A review of my internship applications show there are some good areas but definitely areas to improve on. 
I believe the way I highlighted my experiences outside of university as well as my passion and genuine love for sports media was well articulated in my resume and cover letter. 
However, the design aspect of my resume and cover letter could definitely do with some tweaking. 
I will also endeavour to improve my attention to detail on both resume and cover letter due to some spelling and grammatical errors that should have easily been picked up. 
My preparation during class for the internship interview process showed my commitment to the cause given I was one of the first to practice my interview technique during class. 
One of my skills is effective verbal communication. 
I tried to answer questions as naturally as I possibly could to begin with and then began to implement the STAR technique when I felt comfortable enough. 
The STAR response technique in interviews refers to the graph below (Morphy 2008).

An example of how I implemented this technique into my interview was when I was asked questions about a challenging time where I had to solve a problem either by myself or in a group. 
Here I explained how during my second year of study I was involved in a major group assignment where two of the four group members left the course. 
I highlighted what actions I took in order to achieve finishing the project given the predicament and highlighted the result of what happened as a result of the actions taken. 
During the actual interview process I felt very comfortable given I had this answer technique embedded in my memory. However, I felt during my Fox Footy interview I could have implemented this process more effectively given the nature of the interview. 
My SEN and VAFA interviews went very well. I felt very comfortable and prepared for both interviews given I had done a lot more background research on both organisations compared to Fox Footy. This was shown by the internship offers I received which were both from SEN and the VAFA. 
ENTRY FIVE: ORGANISATIONAL CULTURE & BEING A HIGH PERFORMING INTERN/TEAM PLAYER. 
Organisational culture refers to HOW an organisation does business and completes its day to day operations (van Coller-Peter 2016). 
Being aware of an organisation and their culture is of particular importance when applying for an internship or a job because it has been shown that working within a place where your values do not align with the organisation can be detrimental to your application and motivation as an employee. 
One of the best examples I learnt about organisational culture and ensuring the culture best fits your strengths and values as a person was by an article written in Melbourne University’s ‘Farrago’ (Price 2012). Here an intern struggled to adapt to the environment and culture within the Herald Sun newsroom and as such had a bad experience was demotivated from entering the media industry as a journalist. 
Even though our course my not be as prestigious as those media communication degrees at places such as Melbourne University or Monash, I believe I am more job ready than any student who would be going for the same role as me. 
I believe my ability to adapt to varying types of cultures within organisations is a strength of mine which will definitely ensure I contribute positively to SEN.
The initial interview process as well as the short-list interviews has also taught me how to approach different types of people and how they communicate. 
Outside of my study at university I have also been reading and researching on how to be a high performing intern. 
Below is a video explaining the Pareto Principle which is something I have been trying to implement into my work at university and outside of class.

The Pareto Principle refers to what is simply known today as the ‘80/20′ rule. What I have been able to do here is become a lot more efficient in my performance. I have applied this principle/rule to my studies and how I approach my work and as such my marks have remained at high level, if not improved during the first semester of my final year and opportunities outside of study have opened up dramatically. 
With regards to group work, this semester it improved exponentially. All the the groups I involved myself with were very productive and it was a pleasure to work with a variety of over the semester. 
We handed in all projects on time and I believe it was the most efficiently I have ever worked for group assignments during my time in the course. 
My peers always enjoy working with me and this is evident from verbal feedback I get as well as formal written feedback which makes up part of various assessments. 
Having had many good, bad or indifferent experiences with group work during the course or even work outside of study has taught me how to better function in a team and autonomously. 
I have also been a lot more adherent to implementing the feedback I get from assessments into future work. 
Finally, all the learnings and developments have been an integral part of finding the internship and organisation which best suits my strengths and what I value as an individual and employee. It is essentially what is the most important part of understanding organisational culture as well as the ability to understand what makes me a more efficient worker and team member. 
ENTRY SIX: CRITICAL REFLECTION ON SHORT LIST INTERVIEWS. 
My short list interviews went extremely well. 
The two out of three applications I was short-listed (SEN & VAFA) both offered me internship positions at their respective organisations. 
I felt very comfortable talking to both Andrew Slevision from SEN and Nick Armistead from the VAFA. 
I believe this was based on common interests and passions as well as my diligence in researching how both organisations operated and what personal attributes the selection criteria from both were after. 
I received a high distinction mark when being assessed which I believe is a testament to my application and dedication to not only this subject but the whole sport media course. 
Meeting new people and networking is something I really enjoy and I see it as a necessary part for me to grow as a sports media employee and a person. 
The feedback I received for my short list interviews was very positive. 
But there are always areas where I can continually improve. 
One area I can definitely focus on is being a little bit more professional and formal with my approach to the interviews as well as selling myself better to prospective employers. 
I have really solid foundation of work experience which spans over four years in the sport media industry which I feel I can use to my advantage a lot more. 
This includes my work at the Northern Blues which definitely is a standout compared to many students about to finish up a university degree and enter the workforce. However, I should also integrate the work I completed for the Old Paradians Amateur Football that I did during the second year of my course at Holmesglen. 
Furthermore, I believe I could have used the STAR technique a lot more than I did, although naturally I believe this technique is already embedded into the way I answer situation based questions. But this goes back to my ability to keep the interview more formal and concise so I can really show how I will contribute to the organisation. 
The only missed opportunity was probably applying for more internships than what I did so I could get out of my comfort zone with interviews that may have tested my interview ability a bit more than what it was. 
Overall, I was particularly pleased with how I performed in my interviews and had my presuppositions confirmed post interviews about which organisations would be the most congruent fit for both parties. 
It definitely helped that both Andrew and Nick were very passionate and committed to their work and were excited to talk about they do which I felt wore off on me as the interviews progressed. 
Having completed this whole process I am very confident that once I finish the course I can head out into the media industry and face prospective employers with confidence and find stable employment.

ENTRY SEVEN: SUBJECT REFLECTION
One more semester to go. 
Coming into this subject I had a wealth of practical and theoretical knowledge which I had not been able to articulate and conceptualise into the four pages required for a resume and selection criteria. 
The beginning of Transition into Professional Practice was an eye-opening experience. 
Having written my last resume and cover letter over four years ago for Liquorland and the Northern Blues Football Club I did not realise how far behind I was in being able to get full-time work based simply on a short, four paged resume. 
Lecturer Robbie Coyle showed us templates and examples of the best and not so best resume and cover letters from past students and I feel this definitely helped ease the pressure on me. 
The unique value proposition and personal marketing aspects of the subject are definitely areas that I have substantially improved on. 
I have always been a confident speaker and confident in my practical and interpersonal skills, but the deep dive into the two aspects mentioned above really assisted me in honing in on what value I can bring an organisation and how to best align the culture of an organisation with my own strengths and values. 
The knowledge I also gained in understanding what organisations are looking for with resumes and cover letters cannot be understated. 
The idea of selling myself and what value I can add to the organisation by using the selection criteria to my advantage and being very concise and specific in the resume and cover letter is an area I have definitely developed from the start of the subject till the end. 
I have been able to develop a professional tone in communication whether that be verbally, through physical demeanour or how I dress and present myself. Although I am still working on this area of my professional standards I have definitely come a long way since the beginning of the subject till now. 
One of the other areas I learnt to hone in on is researching the organisation prior to job applications and interviews.
It may sound simple but this has gone up in my list of priorities and as such will leave me better prepared when the time comes to officially enter the sport media industry. 
My background knowledge of SEN and VAFA was quite extensive and as such definitely assisted me in being successful with those applications. Where when I compare my knowledge of those two organisations to that of Fox Footy, I think that was part of my downfall in not getting an opportunity to partake in an internship with them. 
Overall, this subject has helped me learn to articulate my strengths, values and areas to grow as an employee and an individual away from work and studies. 
Though some parts of this subject may be a little mundane and tedious, I really enjoyed developing my resume and cover letter. 
I have learnt skills that I will carry with me into the workforce and throughout the rest of my life. 
It has been a pleasure seeing myself and peers flourish into media professionals.
