Someone in one of my groups submitted this "cheap charmer" fixer/upper that's down the block from her. It has potential and you can live in it while you fix it, little-by-little. I'm going to call it a 19th Century High Style home, b/c the front was clearly altered at some point. This home is in Cincinnati, OH, has 5bds, 6ba, & is priced at $260K. Let's have a look inside and see what needs to be done:

I really don't know what they did here, but they did something. This is not original. You can make it nice, though. This home is in the North Avondale section of Cincinnati.

The entrance hall has a vintage light fixture, curved ceiling and French doors. It's awfully dark. Why would they pick this color?

Thru the French doors, this room is the first one off the hall (enjoy the virtual staging).

Look at this fireplace- Thankfully, no one ruined the gorgeous carving on the surround. It's non-functional. I guess they didn't want to fix it, so they blocked it off. At least they left the firebox.

Across the way, there's this beautiful room in the tower. The fireplace looks wonderful in here, too, under the white paint.

Here it is, virtually staged.

The kitchen is a bit of a disaster. Right now, it has ample, but ugly, cabinetry and modern appliances. I mean, you can cook in here for now.

The cabinets are in rough shape- some are broken. I would at least paint it a livelier color.

Ugly door in the hall. Someone painted the original stairs and the beautifully carved finial. I don't think that the shelves are original, but they're not bad. A few balusters are broken- They're so delicately turned.

This staircase is beautiful.

There are remnants of its beauty- that's an original door on the right.

The primary bedroom is in the tower.

Virtually staged and cleaned up.

This would make a nice walk-in closet. Or, I'd take the wall back down, depending on the layout.

This bath was given a bad reno. The house has been cut up into odd rooms. I would take some of the walls down. You never know if you'll find something original.

The bedrooms are certainly angular. This one has an en-suite. I don't love the closet doors.

This room is just weird. Maybe it was a dressing room, b/c of the mirror?

The basement level is rough. It has lots of room, though.

I don't know why the cement is crumbling.

Is that a bar? If it is, this could be a super cool rec room.

They put this deck on the back. My parents painted their deck with this "redwood" paint and I was so angry- what made you do this? You're supposed to stain the wood.

I don't know if you could call this a patio. This poor house has been thru some ugly DIY renos. It's on a .32 acre lot.

Oh, the deck is on the side. Okay. They've got fire escapes, so that's up to code, I guess. There's a long driveway and potential for patios. So, they added the stone to the facade.

What did they do to this house? Looks like they blocked up a window on the left.

The yard extends back. It's a nice plot of land.

Nice mature tree and a pretty front yard.

This home deserves some love.

“The price of fuel on this station is ridiculous,” she tells him, forcing a lightness into her tone as she stands beside him at the railing. The metal is warm beneath her hands, buzzing slightly with the bass of the music back in the club. “This deal of yours may hardly be worth the cost. I’ll be lucky if I manage to break even.”

He doesn’t laugh, but he does let out a soft huff. Gamora decides it’s close enough.

She glances over to him, examining his face by the dim light, by the shower of sparks that fall from above them, seemingly at random. (And that seemed reckless, given the volatile materials these miners work with; surely someone should repair the damaged wires?) Fine, silver lines dig into his skin, etching into his brow, curling around the outside corners of his eyes, running over the bridge of his nose. They look painful, they look deep, but he doesn’t seem bothered by them.

Gamora almost finds them pretty.

“My connection is making us wait,” Quill says, and the swipe of his whetstone along the blade is almost vicious.

“A negotiation tactic,” she replies easily, and the corner of her mouth quirks upward as she turns to face him, leaning a hip against the railing. “A power play. A means to exert control.”

A tactic with which Gamora was all too familiar. Her life with the Ravagers is hardly perfect, but she learned well how to cut a deal. Aleta Ogord made certain every member of her faction knew how to get their deserved payment, by any means necessary.

(Gamora just hopes she doesn’t have to pull her blaster on Quill’s mysterious contact. She doubts it would go over well with him.)

“I’m not surprised to see you’re unfamiliar,” Gamora says archly – a tone she might not have attempted even an hour ago, but the relative quiet, the strange intimacy of the moment, makes her a little daring. She crosses her arms, tilting her head slightly as she tries to catch his gaze. “As I recall from our first conversation, you’re a little too insistent in letting your blade do the talking.”

Quill actually smiles at her, proving that he does, in fact, have a sense of humor.

“I wasn’t exactly raised in the fine art of diplomacy.” That smile continues to curl his lips, even as he returns his attention to sharpening his sword. It suits him, she thinks, that smile. She wonders if she might be able to coax a few more out of him before they part ways.

“Thanos wouldn’t bother much with compromise, would he?”

Gamora realizes that was a mistake, because the smile on Quill’s lips falls away in an instant.

“No,” he says coldly. Another vicious swipe of the stone against blade. “He wouldn’t.”

They fall silent for a while, the murmur of the club at their backs, the rasp of the whetstone running along the edge of Quill’s sword, filtering between them. Gamora presses her lips into a thin line, exhaling slowly through her nose. This was hardly the impression she wanted to leave on Quill – which was saying a great deal, considering their first meeting had been the two of them grappling for the Orb currently sitting heavily in her pack.

Quill surprises her again, breaking the quiet with a soft sigh. He sets aside the whetstone, leaving his sword to lie on the flat surface of the top rail.

“He never found them,” Quills says. He seems to mean it as a reassurance, but knowing Thanos would destroy a planet for nothing is terrifying. “I don’t even know why he wants them. For all I know, they could just be baubles. Pretty trinkets. But the relics were hidden from him, slipped out from right under his nose, and he’s been searching for them ever since.

“And then he caught the scent of another relic, and when I found out that he meant to help Ronan destroy another world, I couldn’t— I couldn’t just...”

He falters, and it’s the most vulnerable Gamora has ever seen him – and that’s including those terrifying moments in the Kyln, when Quill was laid out on the deck with Drax kneeling on his chest, both hands wrapped around Quill’s throat. Gamora frowns at him, sympathetic, and her fingers itch to touch him, to press a hand against his shoulder to comfort him.

He comes out of his dark mood quickly enough, though, and he looks at her again.

“You’re Zehoberei,” he says. His head tilts a little, almost curious. He continues on carefully, “Thanos destroyed your homeworld, too.”

She hears the question he doesn’t voice: Are you the last of your kind?

Gamora nods slowly. “I was young. A child. He... killed my parents in front of me, and I... ran.”

The memory twists her stomach. The shame and guilt of it, leaving her family to die in agony. She feels a distinctive prickle in her eyes, and she swallows it down as best as she can, ducking her head.

She catches his gaze again, once she feels composed, and she shrugs lightly. “There was a Ravager scouting ship in the area. They took pity on me, scooped me up and took me away. I’ve been working with the Ravagers ever since.”

Quill’s eyes are piercing when he studies her, and she can practically see the way gears turn in his head as he reevaluates her. He had called her an “honorless thief” on the Kyln, refusing to even look at her as they were marched to decontamination. Now, she can tell his opinion is shifting.

It’s almost flattering.

(Even if she thinks his faith may be misplaced.)

When he reaches for the whetstone again, Gamora leans closer, trying to pull his attention back to her.

She says, “You were humming earlier,” and she smiles at the way he flinches back, at the way his expression freezes, as if she caught him tucking stolen goods into his pockets. “What was it?”

He stares back at her, equal parts mortified and defiant. Even in the dim light, Gamora can see the way color rises to the surface beneath those silver scars. She breathes out a laugh and surrenders to her temptation, resting a hand against his arm. He goes rigid again, but when Gamora stills, when she makes no further move, he slowly relaxes.

“It was pretty,” she tells him, and while the flush stays on his face, more of the tension freezing his form falls away. She repeats, “What was it?”

For a few seconds, he stays quiet, gaze skittering off to the colorful gases and dust surrounding Knowhere. He says reluctantly, slowly, “It was a song from Earth. I don’t remember all of it. Hell, I barely remember half of it, but I... try to remember as much as I can, considering...”

He trails off with a slight lift of his shoulder. Considering the destruction of his people, he means, and Gamora nods.

“It was pretty,” she says again, and this time, instead of looking embarrassed, he casts her a small, grateful smile. Gamora leans in closer, giving his arm a light squeeze, and though he doesn’t move away, he stares at her with undisguised wariness. “Can I hear it?”

She watches as he grapples with the idea, sees the way the line of his jaw tenses, the way the hinge of it tics. At length, he seems to set aside his suspicion, and he gives a tight, self-conscious nod. First, a brief explanation of where we now stand. Our sewer issues have been resolved. We are now waiting on the final inspection from the City of Chicago. The first time we ordered the final inspection (about two weeks ago) the inspector failed to show up. The second time we ordered the final inspection (last week) they dinged us for some off-center concrete piers on the back deck. They also, inexplicably, requested that a temporary fence structure be built between the backyard and the garage structure. I honestly have no idea why they’d request this, since we’ll be tearing it down in a few weeks to build an actual garage. But the city gets what the city wants. We’ve fixed all the final requests they made on the last inspection, and now we await what should be the final-final sign-off. 

But I know you didn’t come here to read me griping about the city and inspections. So... on to the pics.

Here you can see the finished back porch and balcony. The handrails and balusters are now completed. For those of you who’ve been reading this from the beginning, you’ll remember that the gray and green patches on the brick were where the rear addition had been. The brick was painted because it was technically indoors. After about a year of exposure to the elements, that paint is peeling off pretty well now. I think with a little power washing, we might be rid of the paint entirely. 

Here you can see the back steps. Again, you’ve already seen this before, but now you can see it finished.

Lastly, here’s the view of the finished rear balcony. As you can see, someone’s already made herself at home. 

We’re trying to do as much work as we can before we move in, so on that note, we started staining the new stair rail. Here’s a shot of the work in progress:

We opted to go a little dark on the hand rail stain, though I think it will lighten up a bit over time. Here’s what it looks like completed:

One coat of semi-gloss and it should be good to go. 

So, one thing that happened was we had to -- for compliance reasons -- make it seem as if we’re living in the place. As such, we moved a few pieces of furniture into the house so that with a cursory glance from the front door everything would seem kosher. Here’s what that little project looked like:

This is kind of an incidental photo, so it’s not super clear. There was a matching one on the left. Unfortunately, when they did the demo, one of the windows was not able to be saved. The other, however, we did manage to fix up.

We were able to strip the paint off the front of the frame and clean it up somewhat. Not sure what we’ll end up doing with it. Right now, it’s resting on a buffet table, but we’ll probably try and hang it once the painting’s done.

Mini Garden Deck | Scrap Deck Boards Made Useful

This “mini garden deck” made from scrap deck boards has already made a huge difference in keeping my feet dry around the new vegetable garden.

Hey everyone! As you saw from yesterday’s deck update, I’ve been spending a lot of time outside. Between that, the new vegetable garden, and the new shed build, I’ve been in a summer state of mind for quite some time. I’ve also kind of HAD IT with walking on muddy dirt patches (Georgia’s spring rains this year have been nuts!). With summer officially starting today, and with plenty of scrap deck boards around, I decided to hop in with the #scrapwoodchallenge and created my own solution for better garden maintenance. I’m calling it my “mini garden deck” !

My new vegetable garden bed has been a learning process. One part of that has been realizing that this area is going to get a lot of upkeep-related foot traffic.

So, as proud as I am of how well things are going, I have noticed a major drawback: frequent visits have made the inner triangle of the L-shaped garden bed a little dirt-rich… and grass-poor. I put down some landscaping fabric intending on eventually covering it with gravel, but then realized how well the leftover deck boards could solve the problem… without an additional materials purchase!

How to make a mini garden deck from scrap wood

Start in the middle

Keeping in mind that this was scrap, I basically took the materials available. I bought stair balusters and wound up not needing them, and I’m kind of terrible about returning leftover materials. I used these as stringers for fastening the deck boards together. Many had been cut already to fit the floating deck (and therefore could not be returned), but some were long enough pieces where they could be reused.

Since I was kind of winging it, I placed the stair balusters on the ground, on top of the landscaping fabric and spread them out, fanning in a sort of triangle shape. These would be what I would screw the deck boards to. If you’ve ever seen a wooden sign and looked on the back, it’s a pretty similar concept (such as here and here).

I began where I thought would be the middle (ish) of the L-shaped area, and cut my deck board at 45-degree angles on both ends.

From this, I cut more pieces to help form a triangle shape until the space was filled. I dry fit each board into place and then began fastening them to the strips underneath.

Spacing

For spacing, I used some old plastic spacers I bought a long time ago for installing the laminate flooring in my house (just held onto them, because I just knew they’d be useful again ). If you don’t have something like this, insert a few nails between the boards — anything that will serve as a temporary wedge to provide a small gap. You’re mainly looking for spacing to allow the wood to expand and contract with moisture fluctuations.

Screw together and fan out

I screwed in the first board on both ends where it met the stringers from the top down (2 screws on each end of the board, 2 screws down the middle). When the board was attached and spacing set, I moved the spacers to the next gap and fastened the next board. So on, and so on, until the entire triangle was complete.

If you were to look at the back, it would look like a hot mess — the stringers (the stair balusters) that attach to the deck boards are practically random in their placement.

But since you’ll never see them, all that really matters is that they are enough material to hold the entire thing together. Since the ground was soft from the frequent rain, I merely needed to stand on it the new platform to sort squish into the ground and hold in place. The corner was kind of an awkward spot with how narrow it got, so working an extra piece of the baluster (vertically) into the corner was a perfect fit.

And boom: no more muddy feet when maintaining the garden. It actually kind of finishes the area nicely, too.

There’s still a little more work to be done to make the widest end look more finished, but since I still have the shed build left to complete, I’ll wait to use up the remaining full-length deck boards before re-purposing one for the garden bed. This whole area is going to look so great!

Mini Garden Deck | Scrap Deck Boards Made Useful

This “mini garden deck” made from scrap deck boards has already made a huge difference in keeping my feet dry around the new vegetable garden.

Hey everyone! As you saw from yesterday’s deck update, I’ve been spending a lot of time outside. Between that, the new vegetable garden, and the new shed build, I’ve been in a summer state of mind for quite some time. I’ve also kind of HAD IT with walking on muddy dirt patches (Georgia’s spring rains this year have been nuts!). With summer officially starting today, and with plenty of scrap deck boards around, I decided to hop in with the #scrapwoodchallenge and created my own solution for better garden maintenance. I’m calling it my “mini garden deck” !

My new vegetable garden bed has been a learning process. One part of that has been realizing that this area is going to get a lot of upkeep-related foot traffic.

So, as proud as I am of how well things are going, I have noticed a major drawback: frequent visits have made the inner triangle of the L-shaped garden bed a little dirt-rich and grass-poor. I put down some landscaping fabric intending on eventually covering it with gravel, but then realized how well the leftover deck boards could solve the problem… without an additional materials purchase!

The deck boards I used are designated for Ground Contact, which is recommended for wood projects that sit within six inches of the ground. You can find more about that here.

How to make a mini garden deck from scrap wood

Start in the middle

Keeping in mind that this was scrap, I basically took the materials available. I bought stair balusters and wound up not needing them, and I’m kind of terrible about returning leftover materials. I used these as stringers for fastening the deck boards together. Many had been cut already to fit the floating deck (and therefore could not be returned), but some were long enough pieces where they could be reused.

Since I was kind of winging it, I placed the stair balusters on the ground, on top of the landscaping fabric and spread them out, fanning in a sort of triangle shape. These would be what I would screw the deck boards to. If you’ve ever seen a wooden sign and looked on the back, it’s a pretty similar concept (such as here and here).

I began where I thought would be the middle (ish) of the L-shaped area, and cut my deck board at 45-degree angles on both ends.

From this, I cut more pieces to help form a triangle shape until the space was filled. I dry fit each board into place and then began fastening them to the strips underneath.

Spacing

For spacing, I used some old plastic spacers I bought a long time ago for installing the laminate flooring in my house (just held onto them, because I just knew they’d be useful again ). If you don’t have something like this, insert a few nails between the boards — anything that will serve as a temporary wedge to provide a small gap. You’re mainly looking for spacing to allow the wood to expand and contract with moisture fluctuations.

Screw together and fan out

I screwed in the first board on both ends where it met the stringers from the top down (2 screws on each end of the board, 2 screws down the middle). When the board was attached and spacing set, I moved the spacers to the next gap and fastened the next board. So on, and so on, until the entire triangle was complete.

If you were to look at the back, it would look like a hot mess — the stringers (the stair balusters) that attach to the deck boards are practically random in their placement.

But since you’ll never see them, all that really matters is that they are enough material to hold the entire thing together. Since the ground was soft from the frequent rain, I merely needed to stand on it the new platform to sort squish into the ground and hold in place. The corner was kind of an awkward spot with how narrow it got, so working an extra piece of the baluster (vertically) into the corner was a perfect fit.

And boom: no more muddy feet when maintaining the garden. It actually kind of finishes the area nicely, too.

There’s still a little more work to be done to make the widest end look more finished, but since I still have the shed build left to complete, I’ll wait to use up the remaining full-length deck boards before re-purposing one for the garden bed. This whole area is going to look so great!
