Unlocking Affordable Homes: Your Guide to Finding Budget-Friendly Properties in Canberra
Canberra is an exciting and lively city, but finding an affordable home can often feel like an impossible task. Yet, for those on a budget, there’s still hope! With careful research and a willingness to explore different neighborhoods and housing options, finding a home that fits your finances is entirely achievable. Whether it’s your first home or a step toward something bigger, Canberra offers plenty of possibilities for savvy buyers. Stay flexible, keep an open mind, and you’ll soon find yourself on the path to homeownership in this vibrant city.
Here are a few tips to kick off your home search:
Expand Your Search Options:
Don’t rely solely on major real estate platforms when hunting for property in Ainslie. Explore listings from smaller real estate agent Ainslie and attend open houses in areas you may not have initially considered.
Utilise ACT Programs:
The Suburban Land Agency’s Affordable Home Purchase Scheme offers eligible buyers a chance to buy property in Canberra at discounted rates.
Consider Different Property Types:
Apartments, townhouses, and duplexes can offer more affordable alternatives to standalone houses, especially in high-demand areas.
Evaluate Your Commute:
While a longer commute may not be ideal, it could open up more affordable housing options. Check for accessible public transport to ease your daily commute.
Stay Open to Different Opportunities:
Look at Fixer-Uppers:
Don’t overlook homes that need some renovation. These properties are often more affordable, but make sure to account for the costs of any repairs or upgrades before making a decision.
Start Small:
Opting for a smaller home can be a wise choice for first-time buyers. It offers an affordable entry point into the market, with the flexibility to move to a larger property in the future!
Get Expert Guidance:
Mortgage Broker:
An experienced mortgage broker can help you assess your borrowing capacity and match you with the most suitable loan options for your budget and financial goals.
Buyer's Agent:
A buyer's agent can be a valuable asset in a competitive market. They can help you navigate the buying process, handle negotiations, and secure the best possible deal on your new home.
Keep These Considerations in Mind:
Stay Practical:
Define a budget and stick to it. Don’t let emotions or spontaneous decisions push you beyond your financial limits.
Conduct Thorough Research:
Stay updated on market trends and be prepared to act swiftly when the right property comes along. Doing your homework will enable you to make a well-informed offer.
While finding an affordable home in Canberra may take some work, a methodical approach can help you find a place you adore without exceeding your budget. Best of luck with your house hunting!

Headline should read: "BANKS IMPROPERLY LENT an insane amount of money to people who are now in mortgage stress"
While it is sad to see people in this situation, they should have known NOT to take a massive VARIABLE RATE LOAN when rates had NO WHERE TO GO BUT UP!
When the interest rates were near zero, every lender, real estate agent, and MEDIA OUTLET were telling potential buyers to "get in on the good deals while they last" - now here we are.
1.6 MILLION Australians now AT RISK of MORTGAGE STRESS. UP from JUST 88,000 the month prior.
This is due to the fixed rate portion of their variable rate loan coming to an end and exposing the buyer to the current interest rate.
How far out of reach is an Australian Home?
"
Aussies wanting to buy a home in Sydney will now need to earn about $278,000 a year to afford the repayments, according to Finder analysis of PropTrack data.
That’s more than double the $130,000 a year income that was needed in 2020 to buy the median-priced home, based on average loan rates.
Melbourne buyers needed an annual income of $172,000, up 74 per cent from 2020, while Brisbane buyers now need an income of $166,000, up 128 per cent.
These increases are far and above the pay rises Aussies are receiving, with Australian Bureau of Statistics data finding national wages had grown by about 12 per cent over the same period.
Finder’s figures assume the buyers use a 20 per cent deposit and avoid mortgage stress, which is when you spend more than a third of your gross income on repayments.
More than 1.6 million Aussies were estimated to be “at risk” of mortgage stress in June, Roy Morgan data found, up from 88,000 from the month prior.
Annual income to afford the average home
Sydney: $277,856
Canberra: $187,574
Melbourne: $171,778
Hobart: $138,212
Adelaide: $148,282
Perth: $134,263
Darwin: $112,149
Brisbane: $165,855
"
By the way, the solution is NOT for the RBA to show concern for people who made the WRONG financial decision.
It's for these folks to either ask for leniency from their lender OR SELL their home and go back to renting.
That is how a market corrects BLUNDERS like this.
It's an unfortunate consequence of having EVERY MEDIA OUTLET spruiking this idea that everyone needs to own a home even when most people in Australia CANNOT AFFORD ONE.

Italian police find stolen treasures at Australian museum
The looted works discovered within the university's classics museum included a 2,500-year-old amphora depicting Greek champion Heracles fighting the mythical Nemean lion.
Tumblr media
SYDNEY: Italian art detectives have found stolen ancient treasures at a leading Australian university, including an artefact likely smuggled out of the country under piles of pasta, the institution said Friday.
Australian National University (ANU) said Friday it was working with the “specialist art squad” of Italy’s Carabinieri military police to return the priceless pieces.
The looted works discovered within the university’s classics museum included a 2,500-year-old amphora depicting Greek champion Heracles fighting the mythical Nemean lion.
Italian police discovered an old Polaroid photo of the Heracles vase while investigating an unnamed art thief, which led them to believe it had been illegally plundered before it was sent to Australia.
The Canberra university said it had bought the vase in “good faith” at a Sotheby’s auction in 1984, and was “proud” to work with Italian investigators to see it returned to its rightful home.
Museum curator Georgia Pike-Rowney described the vase, which dates back to 530 BC, as a “stunning example” of ancient Mediterranean craftsmanship.
Working in tandem with the museum, the Carabinieri also identified a stolen red fish plate from the Italian region of Apulia which they were able to trace to David Holland Swingler, an American art trafficker and food importer known for a culinary modus operandi.
“During trips to Italy, Swingler sourced material directly from tombaroli — literally ‘tomb robbers’ who undertake illegal excavations,” Pike-Rowney said.
She added that Swingler “then smuggled the items to the US hidden among bundles of pasta and other Italian foods”.
Spurred to undertake its own audit, the Australian National University subsequently found a Roman marble head that belonged to a separate collection owned by the Vatican.
“Conversations about the repatriation of ancient artefacts have become prominent in recent years, as institutions across the world grapple with the legacies of historical collection practices,” said Pike-Rowney.
“As Australia’s national university, ANU must be at the forefront of best practice in the management of restitution and repatriation cases.”
Italy’s government has agreed to loan the vase and the fish plate to the university until they are returned at a “future date”.

Canberra Raiders NRL Rug Carpet
The Canberra Raiders NRL Rug Carpet is one of the most unique and popular items in all of Australian sport. The carpet is made up of a series of woolen panels, each bearing the logo, name, and history of one of the NRL's 16 teams. The rug is displayed at the Raiders' home ground, GIO Stadium, before each home game. The carpet has been exhibited around Australia, including appearances at the Sydney Superdome and Melbourne Cricket Ground. The Canberra Raiders NRL Rug Carpet was first unveiled at the opening night of the new GIO Stadium in 2002. The carpet was designed by renowned Australian artist David Bromigton, who also created the design for the Sydney 2000 Olympic Cauldron. The carpet was officially dedicated to the Canberra Raiders by then-Raiders captain Jason Taylor following their victory over Melbourne in Round 17 that year. Since its inception, the rug has become an important part of Raider culture. It is regularly displayed at home games before each match, and has even been loaned to other clubs for special occasions. In 2006, for instance, it was loaned to Brisbane Broncos for their game against the North Queensland Cowboys at Suncorp Stadium. In addition to its ceremonial value, the rug has also played an important role in promoting team spirit. After several seasons of poor on-field performances, fans rallied around the rug in 2009 when it was announced that it would remain at GIO Stadium despite plans to move

On a Budget? How to Find Affordable Homes for Sale in Canberra
Canberra is a fantastic city, but let us be honest, finding an affordable home can make you want to search for a unicorn. But fear not a budget-minded buyer! With some savvy searching and a willingness to explore different options, you can find your Canberra dream home (or at least a great first step on the property ladder).
Here are some tips to get you started:
Embrace the Search:
Go beyond the big portals: Do not just rely on the major real estate websites for real estate agent Ainslie. Explore listings from local agents and attend open houses in suburbs you might not have initially considered.
Friend the ACT Government: The Suburban Land Agency offers the Affordable Home Purchase Scheme, which can help eligible buyers to buy property in Canberra at a reduced price [ACT Affordable Home Purchase Scheme].
Consider all types of dwellings: Apartments, townhouses, and duplexes can offer more affordable options compared to detached houses, especially in prime locations.
Think about commute: While a longer commute might not be ideal, it can open doors to more affordable options. Consider public transport links when making your decision.
Be Open to Different Needs:
Renovator's delight: Do not be afraid to consider a property that needs some TLC. While the upfront cost might be lower, remember to factor in renovation expenses.
Embrace the smaller: A smaller property might be a good first step, especially for first-time buyers. You can always upgrade later!
Get Help from the Pros:
Mortgage broker: A good mortgage broker can help you understand your borrowing power and find the best loan options for your budget.
Buyer's agent: Working with a buyer's agent can give you an edge in a competitive market, especially when navigating negotiations.
Remember:
Be realistic: Set a clear budget and stick to it. Do not get swept away by emotional decisions.
Do your research: Understand market trends and be prepared to make an offer when you find the right place.
Finding an affordable home in Canberra takes some effort, but with the right approach, you can find a place you love that will not break the bank. Happy house hunting!

When will Australian interest rates stop rising?
New Post has been published on https://petnews2day.com/pet-industry-news/pet-financial-news/when-will-australian-interest-rates-stop-rising/
When will Australian interest rates stop rising?
Higher borrowing costs have taken a large bite out of property prices in recent months, and with more rate hikes to come we likely haven’t seen the bottom of this current downturn.
But when will the Reserve Bank of Australia next make a move? And when will its aggressive monetary policy tightening finally come to an end? We take a look below.
Interest rates set to go up in December
The RBA has lifted interest rates at seven consecutive meetings this year, including a devastating four-month stretch of 50 basis point hikes from June to September.
The cash rate is now 275 basis points higher than it was when the tightening cycle began – nearly matching the 3% buffer banks tack onto their rates when assessing borrowers’ serviceability.
While limits are certainly being tested, the good news is that with unemployment currently at all-time lows, a material increase in mortgage arrears seems unlikely.
The central bank is widely expected to continue lifting rates, with Westpac economists pencilling in four more 25 basis point hikes in December, February, March and May and a terminal rate of 3.85%.
Meanwhile, CommBank believes the RBA will deliver just one more increase in December, which would leave us with a cash rate of 3.10% going into next year.
How do we account for such different forecasts? For one, CBA has been much less hawkish on rates than its big bank peers, calling for caution in light of lags in the transmission of rate hikes.
Westpac, on the other hand, has emphasised the need for strong action to keep inflation from getting out of hand.
“The risk is that a ‘high inflation’ psychology emerges and is allowed to be sustained for longer, potentially making the challenge of bringing inflation back to target more difficult than necessary,” said Westpac chief economist, Bill Evans.
How far have property prices fallen?
Seven months of rate hikes have taken a heavy toll on the property market, with Sydney prices falling -10.2% since January and Melbourne prices down -6.4% since peaking in February.
But CoreLogic research director, Tim Lawless said the current downturn has been “orderly,” at least when compared to the frenzied growth the market experienced last year.
“This is supported by a below-average flow of new listings that is keeping overall inventory levels contained,” he said.
“There’s also tight labour market conditions, an accrual of borrower savings and a larger than normal cohort of fixed interest rate borrowers, who have so far been insulated from the rapid rise in interest rates.”
RELATED: Australia’s housing downturn enters its sixth month
Among other capital cities, home values dropped by -5.4% over the quarter in Brisbane, -4.3% in Canberra, and -4.1% in Hobart. Perth and Adelaide prices have been much more resilient in comparison, falling just -0.7% and -0.6%, respectively.
According to CommBank’s Household Spending Intentions (HSI) index, plans to buy a home declined by -3.1% in October and were down -27.3% over the year.
The bank says the impact of this year’s rate hikes hasn’t yet been fully felt, warning that further weakness will begin to show in the market in the coming months.
It expects a 15% fall in home values from peak-to-trough, though the downturn could be steeper if the RBA pushes the cash rate beyond CBA’s 3.10% forecast.

Switch to electricity says Climate Council
How much can you save? Families that switch to fully electric in Hobart can save up to $1,899 on their annual bills, in Canberra up to $1,876, in Adelaide $1,457, Brisbane $1,424, Melbourne $1,207, Sydney $924 and Perth $803. Climate Council researchers found that the biggest bill savings were in Brisbane, where gas is much more expensive than other capitals, and in Hobart and Canberra because of their cooler climates. The report says that connecting to the gas network, even if you don’t use gas, can cost hundreds of dollars a year in daily supply fees, with the most expensive annual bill being $280 for Melbourne residents. The wholesale price of gas has nearly tripled since last year, with 80 per cent of supplies shipped overseas, and Australia’s prices are tied to a volatile international market. Gas market prices in Victoria, Adelaide, Brisbane, Sydney and southeast Queensland, 2011/12 to 2021/22. (Source: Australian Energy Regulator, 2022.) attributed to him:Climate Council, Switch and Conservation Report Australian households meet their energy needs through a range of different fuel sources, and piped gas makes up nearly 40 per cent. In Victoria and the ACT, more than half of the energy used in homes comes from piped gas, while in Tasmania and Queensland, residential gas use is very low. How was it calculated? The total bill savings was calculated by combining the annual heating, cooking, and hot water bills for a home using gas appliances (including the daily connection fee) and comparing them to the combined bills for households with electrical appliances at the same level of use. Saul Griffiths, author big key The head of Rewiring Australia said his organization conducted a study last year that looked at the full electrification of Australian homes, including cars. It found that by 2030, the average household head should save between $3,000 and $5,000 a year. “If we re-analyze now, those numbers would be higher,” Griffiths said. “Of course, you have to run that with renewable electricity, but that’s now cheaper than coal.” What about the cost? There are of course costs associated with switching from gas appliances. Some purchases, such as solar and rooftop electrical devices, should be seen as an investment because they can generate significant savings so that the initial cost is effectively paid off over time, the researchers said. They calculated two response scenarios: one based on someone buying low-priced electrical appliances, at a cost of $7,800. The second is based on expensive hardware, priced at $14,900. Both scenarios included $3000 in installation costs. In Melbourne, this will take 8 and 12 years, respectively, while in Sydney it will take 13 and 16 years. Once Julie and her family installed the electric heat pump, they decided to turn off the gas duct heating and rely on electric panel heaters and, later, an induction stove. loading Jolie calculated that her family saves about $100 a month in energy costs, even though she now has another child and she and her partner are now working at home. Their transition was aided by a low-interest loan through the Victorian Government’s Solar Home Scheme. In addition to taking these steps at home, Jolie has hosted climate information sessions, spoken to her local Member of Parliament about her concerns and joined in environmental campaigns. “There are a lot of ways we can go about trying to mitigate the blows of climate change,” she said.
