I thought that this 1882 Victorian in Oakland, Maryland was going to be amazing, b/c the exterior looks so nice, but the 7bd, 3ba home was done by a flipper who either ran out of money or just said "screw it." Asking $300K. The buyer will have to finish the house.
Tumblr media Tumblr media
They put a lot of money into the exterior, but gave up on some of the interior. They didn't even dust the stairs.
Tumblr media
They left some original features, which is a good thing, like this fireplace, and it's the only one. They also went with the popular gray color scheme.
Tumblr media
The bath got a modular shower, a new pedestal sink, and drywall.
Tumblr media Tumblr media
The kitchen redo- typical flipper white shaker cabinets. The fridge fits, so why the board on the side?
Tumblr media
Those would be the original service stairs on the left.
Tumblr media
I'm so confused, but I think that this is the dining room.
Tumblr media
This is a horror. They gave up on the floor, didn't refinish the stairs and put up gray paneling.
Tumblr media Tumblr media Tumblr media
The bedrooms are all gray and the floors are in various conditions.
Tumblr media
This looks like a bath and hallway to the attic.
Tumblr media
New bath.
Tumblr media
The rest of the money went to finishing the attic.
Tumblr media Tumblr media
It's huge and the best space in the house.
Tumblr media Tumblr media
Love the turret room.
Tumblr media Tumblr media
There's a full bath up here, too.
Tumblr media
The stairs will need some sort of protective finish.
Tumblr media Tumblr media
The patio needs some work and the garden is overgrown, but there's a brick barbecue. Can't tell if it's useable.
Tumblr media
It's a large house for the price.
Tumblr media
He put on a new roof that must've cost several thousand. The lot is .04 acre.

"Man, I've had enough of all the goddamn castles back home," complains my cousin Pressione Dell'Olio Switch, fresh off the plane from his place in Florence. At least partially as a favour to my mom, he is visiting the New Country for two weeks.
Ol' Pressy, as nobody calls him, is a famous architect in Italy. They ask him all the time to refinish churches, or build community centres, or clean up a public stables as part of his court-ordered service. He hates all of that shit. I asked him once why he got into the business, if he doesn't like working on those types of buildings.
"I want to work on rooftop race tracks only," he spat, before doing a double downshift and sending my piece of shit Volare into a frankly remarkable high-speed corner entry, during which it crossed the centre line twice and began to glow with an otherworldly fire of pure driving intensity.
This is an understandable career goal. Yet, rooftop racetracks are famously a Turin thing, like on the Fiat factory, where they only occasionally eject a tiny Italian shitbox into the streets below. Why did you think you could pull that shit off in Florence, the home town of Galileo, the guy who specifically proved that the entire universe is basically just a really shitty circle track course in the hick end of the galaxy?
He didn't answer. Sure, Pressione was focused on outrunning the cops at the time, but I know the foibles of my family. No doubt he figured out that he could have simply passed it off as a "lost da Vinci drawing" and then gotten a gob of money from cocaine-addled tourists from Florida to replace the top floor of the Duomo di Firenze with a bandit-racing course. Such a plan is folly, of course: anyone with any sense knows that the best place to put a race track is straight through the middle of the nearest conservatory. Who needs to hear flutes playing when they could listen to R-compound sidewalls screaming for dear life?

So here’s the whole weekend project.
📷 Nasty Carpet.
📷 Nasty carpet gone. Floor a little worse off than we thought, but totally fixable. See, wood floors in the 1800s weren’t finished as they are today. During the 19th century, they were left bare and swept, scrubbed and sanded clean, or they were polished by hand with linseed oil and beeswax. Ours were the latter. And in 150 years they’ve never been refinished. But my guess is the square of damage in the middle of the room probably came from a floorcloth or oilcloth (precursor to linoleum). We’ve seen this in other historic homes we’ve toured in this area. Problem is, in high humidity the ends of the floor cloth would curl up. Guess what we can still see…on each short end of the damage is a line of a million tacks like someone was trying to hold down just such a problem! So educated guess.
Service areas, like hallways, kitchens, and bedrooms were often painted making them easier to clean. Our entire second floor has painted floors.
📷 Third picture is after I cleaned the floor, let it dry, and then hit it with some feed and wax (orange oil and beeswax - I don’t have any linseed oil) but this always makes the floors look brand new.
📷 And finally, the furniture put back. Looking at the picture though, I’m feeling the need to de-clutter the mantle and the walls. I love it though. And James doesn’t even mind the floral carpet.
Next weekend: bathhouse floor.

morvant mortuary x the boy au - prologue
Tumblr media
don’t mind me, just posting a snippet here to give me motivation to finish my damn diss chapter and get it sent off tomorrow so I can go back to working on this thing I’ve been fiddling with all summer
Tumblr media
Even the realtor had seemed hesitant to show you the old funeral home on the edge of town, despite both the fact that it had been for sale for years now, and that she, like you, was just starting out in her line of work. In fact, just as you were looking to start your own business, it appeared you were slated to be her first real potential buyer.
Beverly was a bubbly blonde in all pink, grasping your extended hand with both of her perfectly manicured ones like you were long-estranged family when you’d introduced yourself to her that morning.
“Oh, call me Bev, everyone does,” she’d said brightly, with only a hint of how often she must’ve practiced this studied casualness in the mirror every day.
Despite the fact that there couldn’t have been more than five years between the two of you, something about her in her small town Main Street office felt… older. You weren’t sure if it was the fact that she was wearing a vintage suit set of a matching blazer and skirt (a clever reproduction or a cherished hand-me-down, you weren’t sure), or the way her hair was stiff with mousse in a way that reminded you of your teachers in mortuary school. Standing in front of her, you got the vaguest impression that her concept of becoming a working professional was either heavily inspired by her mother’s standards, or 9 to 5. (Which you admitted was a masterpiece, but still.)
…And yet, as badly as she must have needed this, it was as though whatever money she stood to make from the sale, or the triumph over a seemingly unsellable listing, didn’t make her any more eager for the drive out -- much less walking inside.
But if you were ever going to be able to afford opening your own funeral home, you had to save your money where you could — even if it meant gutting a building and refinishing everything yourself. Even if it meant living in and servicing a town like Greymoon, that hardly anyone had ever heard of unless they were born there.
But hey, this was the cheapest place you’d seen yet, and if the facilities were at all usable, it was that much less work for you in the long run.
Maybe you’d be able to afford that cherry red Frigid embalming machine after all… although you were trying not to get your hopes up yet.
You were determined to make this work, even when Bev had hemmed and hawed as soon as you said you wanted to see the property.
Or when, like a nervous lap dog, you couldn't get her to walk through the front door.
As you stared through into the foyer (still dark at high noon, you couldn’t help but note), she lingered hesitantly on the weathered porch out front (the wood surprisingly still solid, despite the number of years this place was supposed to be abandoned). When you stood waiting for her in the doorway, she clutched her binders like an antsy school girl, her perfectly coiffed hair and pink retro suit set suddenly looking like she’d filched her mother's clothes for a dress-up game.
"You go on and take your time, hon," Bev said at last, her smile as wide as she could make it. "I... just need to make a phone call. Holler if you have any questions, okay? I’ll be right out here.”
That maybe should have been a sign.
“Um.” You were trying very hard not to seem too thrown off by this. You’d researched this whole house-hunting thing thoroughly — read everything you could on the few web forums that hadn’t collapsed under mismanagement, asked what adult relatives you had that had actually bought property before how this was supposed to go. You had come here with a list in the back of your head, feeling on your guard and prepared for every eventually… except this one. “I was under the impression,” you demurred, choosing your words. “That a showing at a property this old would be a little less self-guided.”
“Oh, well,” Bev demurred back, waving her free hand. “It only looks that big from the outside, I promise. Once you’re in there it’s really quite cozy.” She laughed, a light little giggle that sounded like nothing. “I’d just get in your way, honestly. You’re really gonna want to see it for yourself.”
You looked over your shoulder at the foyer behind you, trying to seem nonchalant as you surveyed how the sunlight didn’t seem to reach all the way in. “Hasn’t this place been abandoned for, like… twenty years?”
“Oh, honey, not that long!” Bev faux-laughed again. “It’s been uninhabited for nineteen, true, but we had crews in to take care of cleaning and upkeep when the listing passed into our hands. It’s not fallin’ - ing apart or anything. You’ll be just fine, I promise. In fact — here.” She opened her binder, rustling through a stack of papers that she seemed to be carefully angling away from your view before she snapped it shut again, holding out a scan of the house blueprints. “See, everything’s right there in black and white!”
You stared at the page in your hands, feeling disoriented for a moment as you tried to make sense of the smeary printer ink lines in front of you. Once you got your bearings, however, one thing was clear. “…This is the wrong house,” you said at last.
Bev blinked, her smile not moving an inch. “Beg your pardon?”
“These are for a house with a basement.” You looked back up at her, holding the page half-heartedly back out so she could correct herself. This was not… going like you’d hoped. If she couldn’t be expected to show up with the right information — this didn’t bode well for your working relationship.
“This house does have a basement,” she said, nodding while her expression still never budged. You were beginning to wonder if it was practice or preventative botox.
The page drooped in your hand as you stared at her. “This house has a basement,” you repeated slowly. “In Louisiana? This close to the bayou?” Your eyes flicked over her shoulder to your car parked in the drive, wondering if you should just leave right now.
“I know!” She giggled, like it was just a kooky fun fact between pals. “It’s the damn- darnedest thing, isn’t it? But it was a functioning funeral home for - oh, it must’ve been decades, before the family… left. Longer than a lot of us can remember. We had professors from the local junior college in to look at it and everything — none of them could explain it, but they said it was sound as a rock! I told you,” she nodded like a bobblehead. “You really need to see it for yourself.” She gestured back to the scan again, hopeful. She couldn’t disguise the nervousness in the set of her teeth, and it gave you pause…
But still. When were you going to find another chance like this? In your price range (barely), and in this market? At your age?
“…Okay.” You turned slowly, plans in your hand, back to the waiting maw of the door. “I guess I’ll give it a look, then.”
“I’ll just be right here,” Bev repeated, the relief in her voice tangible. “You take all the time you need. Ask me anything when you get out. We’ll make it work!”
“…Sure,” you said without hearing yourself. It took you a long moment - for what, you weren’t sure - but continued your journey into the shadowy guts of the house.
Though you couldn’t see it, Bev, with the smile finally gone from her face, had the decency to watch your retreating form as the front door slowly swung shut behind you — without a touch from either of your hands.
Her eyes, as much as she didn’t want them to, swung upwards to the second story window.
For a minute, she was a freshman in college again, listening to the whispers of what had come to haunt this place. What had happened to everyone inside.
…When a shape seemed to move away from the yellowing linen curtains, just visible through the moth-eaten fabric, she jammed her hand into her purse, desperately digging for her cigarettes.
In the yard, the cicadas’ insistent whirring climaxed to a low roar: an echo of a long-dead gathered crowd, cheering as the House selected anew.

as fiercely independent as jordan is, she's also extremely domestic in the sense that she's a giver and she likes to take care of her partner, their space, etc. one of her biggest love languages is acts of service and the most obvious way this manifests in her relationships is cooking for someone she cares about. she'll make meals and desserts from scratch, while things are in the oven she's cleaning up around the house with motown music playing and more than likely singing along at half volume.
the duality of this is that she also learned several home improvement tricks from her father and can replace flooring, refinish wood, build furniture, do basic fixes to plumbing/appliances, etc. she likes being able to take care of herself but in that same capacity, take care of the people around her.

How much does it cost to have someone set up a pool table?
Costs for setting up a pooltable can vary depending on a number of factors. These include the type and size of the table, the location and any other services needed. Do you tip pool table movers?
Tipping pool table movers or other service providers is common and an excellent way to thank them for their work. Tipping can be varied, but the standard is 5-10% of total service costs or $20 to $40 per mover. You can consider tipping extra if you feel the movers did a great job. Tipping is appreciated but not mandatory.

Perfect Time for Wood Floors Refinishing
Renovating Your Wood Floors: Choosing the Perfect Time for Refinishing
Tumblr media
Wood floors are not only an aesthetic asset to any home but also an investment that requires proper care and maintenance. Over time, they may lose their luster and show signs of wear and tear. Wood floor refinishing Pasadena is a popular option to restore their original beauty, but choosing the right time for this project is crucial.
Significance of Timing
Refinishing wood floors involves sanding, staining, and applying a protective sealant. This process generates dust, odors, and noise, making it disruptive to your daily routine. Choosing the right time ensures minimal inconvenience to your household and maximizes the effectiveness of the refinishing process. By understanding the best time to refinish wood floors, you can make an informed decision and enjoy the benefits of revitalized flooring without unnecessary hassle.
So, to find out the best time to refinish wood floors:
Consider the seasons: Ideally, the best time to refinish wood floors is during mild weather conditions when temperature and humidity are relatively stable. Extreme temperature fluctuations or high humidity levels can affect the drying process and result in less satisfactory outcomes. Spring and fall are generally favorable seasons for refinishing projects.
Plan around your schedule: Evaluate your household's schedule and find the time when you can temporarily vacate the premises or minimize foot traffic. This allows the refinishing process to proceed smoothly without interruptions, ensuring a faster and more efficient completion.
Take advantage of vacations or holidays: If you have upcoming vacations or holidays planned, it might be the perfect opportunity to have your wood floors refinished. This way, you can enjoy your time away while returning to a refreshed and renewed home environment.
Final words
Choosing the best time to refinish your wood floors is a crucial step toward achieving a successful outcome. It is advised to entrust the task to the professional Contractors Flooring Service of California, which guarantees a hassle-free experience and impeccable results. So, why wait? Another benefit of the Zr Clean(tm) cleaning service is that it leaves no stickiness on carpets. In general, cleaners use harsh chemical solutions which leave behind a sticky, soapy residue. This can result in carpets attracting bacteria as well as other harmful microbes, which could create allergic reactions and unpleasant smells.
In addition to removing dirt, Zr Clean(tm) also helps improve the air quality in your home. This environmentally friendly cleaning method uses a patented cleaning solution and safe cleaning products.

Old School Ties
Perhaps it’s because schools are so busy during the day and you only get to see them nearly empty when you’re serving after-school detention that the idea of poking around in an empty school brings out the naughty schoolkid in all of us. It’s certainly that way with the two great empty schools in Maryland-the DC-area National Park Seminary and the abandoned St. Mary’s College near Ellicott City in Howard County. True, most people who visit these places actually risk detention in the big house for trespassing, but from a tantalizing and legally safe distance, these are some of Maryland’s greatest treasures.
Refinishing the Finishing School
With the demand for housing around Washington, DC, it’s almost inconceivable that a whole town could largely abandoned for fifty years just inside the Capitol Beltway. And yet that’s exactly what happened to Forest Glen, a Victorian resort town near Silver Spring. But even more bizarre than the fact it exists is the way it looks. The site’s two-dozen buildings include a pagoda, a Greek-style temple, a scaled-down castle, and Mediterranean villas, with statues scattered everywhere. That hardly qualifies as your average DC suburb.
But how did such a strange place come about in the first place? Forest Glen began life as a suburb resort, attracting the new class of permanent government workers created by the 1883 Civil Service Act. The prevailing opinion at the time was that city life was unhealthy and it was imperative to take frequent breaks to country resorts. Silver Spring was far enough out to qualify as the countryside, so a consortium of developers built Ye Forest Inne there, a quarter mile from the Forest Glen station. For about seven years, it eked out a declining business until in 1894 two teachers bought it up and turned it into a girls’ finishing school.
John and Vesta Cassedy renamed the site the National Park Seminary and touted the school’s creek of “soul training.” Their brochure read, “A daughter needs, above all, that the windows of her soul should be thrown wide open to the universe of beauty.” The Cassedys decided to ornament the area’s natural beauty with some man-made attractions. Inspired by the 1893 Chicago Fair, they embarked on a building spree between 1894 and 1916 that added sixteen “international” buildings-everything from a Swiss chalet to a Japanese-style pagoda. These newer buildings were designed as sorority houses. The rolls were filled with the daughters of prominent families-Chrysler, Heinz, Kraft, and Maytag-and the school remained active until 1942, under two changes of ownership. That’s when the army invaded.
Under the War Powers Act, the army was empowered to commandeer buildings it needed, and it decided that the National Park Seminary was exactly what it wanted. The Walter Reed Army Hospital bought this place for $859,000, put in some utilitarian buildings, and left the rest to slowly fall apart. For decades, it was a great place for urban explorers-some of whom hastened the decline of the buildings by vandalism. During this time, locals liked to walk through the place and came to regard it as a public park. By the late 1960s, the buildings were crumbling so much that the arm drew up a demolition plan. By the end of the 1980s, the army wanted to level the place. It was then that Maryland residents began to call for preservation. In due time, the National Register of Historic Places and a preservation society called Save Our Seminary came on board and stopped the army. But the decay continued. They held back the United States Arm until a truce was finally reached in 2005.
The sequel to the Forest Glen story as an abandoned site ends sadly. A group of developers area in the process of turning the ruins into prime residential real estate. The old inn and its grounds will become rental units, condos, and single-family homes. The place will retain its historic integrity (the preservationists will see to that), but it will no longer be the eerie abandoned place so many hundreds of people visited from the 1960s onward.
