Kreedman was born in 1921. He was “a carpenter from Detroit who had become a major developer in Southern California. [He] had learned construction as a teenager from his father and settled in Los Angeles” in 1941 (Pawel, Miriam. The Browns of California: The Family Dynasty that Transformed a State and Shaped a Nation, Bloomsbury Publishing USA, 2018). Before serving in the military during World War II, he built homes for a year and after worked his way up in the trade, starting S. Jon Kreedman & Co. in 1948 and registering their articles of incorporation on April 1, 1948, the corporation being inactive currently. Their address was 9601 Wilshire Blvd., Rm. #340, Beverly Hills, CA 90210. Kreedman was the President and James P Garity was the ‘Agent’ (bizstanding.com).

According to J. Marx Ayres’s autobiography, Kreedman “started with small office buildings and grew into developing large buildings along Wilshire Blvd.” Ayres worked with Kreedman as a mechanical engineer “on six high-rise office buildings including the 30-story ‘One Wilshire’ building at Grand Ave.” (Ayres, J. Marx. Red Diaper Baby Mid-Life Transitions: An Autobiography of J. Marx Ayres, 1946-2011, Trafford Publishing, 2012). He often purchased land for his projects and leased the units before he even began construction (Oliver, Myrna. ”S. Jon Kreedman; Real Estate Developer.” Los Angeles Times, November 8, 1999).

In 1956, he built a 171-unit complex, which were the first skyscraper apartments in Beverly Hills (LA Times).

In 1958, they were listed in a Directory of Arizona Contractors (Arizona Registrar of Contractors), though with their Beverly Hills, CA address of 9350 Wilshire Blvd., Suite 412, Beverly Hills, CA (17215). The above photo is of a drawing for a “six-story office building for Canon Drive and Clifton Way, Beverly Hills -- Two parking levels to be included in $750,000 concrete structure” from the Examiner, dated March 23, 1959 (USCLibraries).

The following year, Fortune magazine named him one of the 100 largest builders in the country. He built 9171 Wilshire Blvd. in that same year, as listed in the City of Beverly Hills Planning Division Cultural Heritage Commission Report from 2019. He also worked on Redondo Beach, California’s Plush Horse Inn and Encino Medical Sqaure (no longer exists). The Plush Horse Inn has an interesting history which you can read about at the South Bay History blog. The building has been significantly remodeled as is now a branch of Bristol Farms since 2000.

Around the same time he worked on the Central Lanai & Carribean (sic) apartment complexes in Phoenix, Arizona. Undated records have him being involved with a six-unit apartment building at 442 S. Oakhurst Dr. in Beverly Hills, a 13-unit apartment building at 234 S. Hamilton Dr. in Beverly Hills, a 30-unit apartment building at 120 S. Crescent Dr. in Beverly Hills (by this is probably where I took the above photo), and a 16-unit apartment building at 5210 Romaine St. in Los Angeles. (Online Archive of California Finding Aid for the Samuel Reisbord papers, 1923-circa 1976.)

He was builder and owner of the 10-story United California Bank building at Camden Dr. and Wilshire Blvd. in Beverly Hills, CA in the early 1960s. There was a cave-in at the construction site, which Kreedman attributed to a broken water main (not sure how to cite a description of a photo but it’s from the description of order number 00103219 in TESSA Digital Collections of the Los Angeles Public Library).

In 1961, California’s Governor Pat Brown appointed him to the Advisory Commission on Housing Problems (Wikipedia).

By 1962, “he controlled US $50 million of real estate” (Wikipedia) and “Kreedman Realty & Construction Corp., 9350 Wilshire Blvd., Beverly Hilla, Calif., filed a regislration statement (File 2-20263) with the SEC seeking registration of $5,000,000 of convertible subordinated debentures due 1982 and 200,000 shares of common stock, to be offered for public sale in units consisting of $25 of debentures and one common share. A major portion of the net proceeds from this financing will be used to repay current indebtedness incurred or to be incurred in connection with the company's construction of the United California Bank Building, Beverly Hills, and the Crenshaw Medical Arts Centre, Los Angeles” (SEC News Digest, 04-20-1962).

He placed ads in the Directory of Members, Los Angeles County medical Association, 1961 and the California Yearbook, Volume 2, Issue 1, Democratic State Central Committee of California, 1963. Unfortunately, also in 1963, his wife, Thelma, filed for divorce claiming “extreme cruelty” (Independent, pg. 2, Long Beach, California, July 26, 1963).

From 1963-1983, Kreedman also served as chairman of the American City Bank, which he had also founded. It was the LA area’s largest independent bank at one time, with seven branches in Southern California (Wikipedia), but ended with Kreedman losing his initial investment when it was shut down by the State Banking Department for exhausting “its resources due to substantial loan and operating losses” and was acquired by United Overseas Bank (UPI Archives, February 25, 1983).

“In 1967, the Harvard Graduate School of Business Administration invited [him] to lecture on his entrepreneur role in helping to finance and build modern Southern California” (LA Times). According to Wikipedia, he had also been invited to give a lecture about the construction industry at UCLA in 1960.

In 1970, he refurbished the Alexandria Hotel (1905), which he had purchased in 1961, in downtown Los Angeles.

In 1973, his conversion of Century Towers to condominiums was one of the first in the city of Los Angeles and it’s largest luxury condominium property. Karen Carpenter purchased two of the condos and combined them into a duplex for herself in 1976 (The Century Towers - Wikipedia).

In 1979, Governor Jerry Brown appointed Kreedman to the board of directors of the state Public Employees Retirement System. By then, he was already known as a philanthropist “and supporter of Democratic political causes, having campaigned for the 1969 re-election of Mayor Sam Yorty in Los Angeles and serving as co-chairman of Brown’s 1973 campaign for CA governor. Kreedman’s charities included the Variety Club of Southern California and its work with handicapped and underprivileged children, Cedars-Sinai Medical Center, the City of Hope cancer research and treatment center, Hebrew University of Jerusalem and Israel Bonds Organization. He was also a board member of the Los Angeles city employees retirement system” (LA Times) and collected vintage cars (Wikipedia).

He died at age 78 after a long illness on November 5, 1999 in Los Angeles. He was survived by his wife, Marlene; daughter, Barbara; and a son, Dale (LA Times).

His wife was featured in the Beverly Hills Courier’s April 12, 2012 issue.

Architecture and Greenery in Los Angeles Koreatown

Located between Downtown and Central LA, Koreatown is the home to people of all ages and backgrounds. It is a popular spot for students who are looking for more affordable housing situations, but more importantly hosts a community of Korean and Korean Americans that have helped build, shape and maintain the area.

During my visit to Koreatown, I explored what the architecture could tell me about the area and its inhabitants. I also looked for public spaces to find what was accessible to people living in and visiting. My experience in Koreatown was very pleasant, and I was surprised to see how many Korean influences had been added to the area architecturally. Coming from Sweden, you do not see many prominent influences from other cultures in architecture, especially not Eastern ones. In my experience, I have rather witnessed decoration and interior influences from other cultures whereas buildings and public spaces in Stockholm generally stick to the Swedish and Scandinavian styles. It made me think about how much architecture contributes to people feeling like they belong in certain spaces, and how especially for communities where people have immigrated from across the world it can be important to have visual influences in order to feel a better sense of belonging. Especially in Los Angeles where there is a history of tension and violence against the Korean community both prior to and after the happenings in 1992. Koreatown has also had very little political power and dealt with issues of redistricting against their benefit, so having buildings that showcase the belonging of space there is important in several aspects. 94% of the people living in the area are people of color and it is the densest neighborhood in Los Angeles, yet there have been many issues with the residents getting any say in what happens in the area (Kim). This way the people are making a more permanent claim on the neighborhood. When the people in power are trying to push out the Korean community and make investments for their own benefit, it would be a lot of work remodeling every building in the area with Korean influences. The sense of belonging and cultural significance also helps to create stronger community bonds which are important both for the group and the individual. On a personal level, it is important that people feel they have a place to call home and where they fit as it contributes to people’s well-being immensely. On a group scale, it is important for communities to have strong bonds, especially as minorities in order to build political leverage. In other words, in order for exclusion and racial capitalism to succeed people need to continue being separated. Displacement and separation are key components in keeping people silenced and making sure that decisions are not made in their favor. So these spaces are important both for social and political reasons.

The result of wealthy and politically influential individuals and corporations can be seen in Koreatown. My day in the area began in the Koreatown Galleria and ended at the Wilshire/Normandie metro station. The closer we got to the Wilshire Center area, the less Korean influences and more new buildings were housing the streets. The buildings are much more modern, minimalistic, and less colorful, and generally do not look very inviting despite being somewhat nicely designed. Where I started it really felt like I was in Koreatown, and along with the visual influences, restaurants, and language displayed it truly felt like I was stepping into another culture, whereas the further out we got it felt increasingly more American and like the LA I have seen more of. A big part of the Korean influences includes the giwa roofing that is present on many buildings. This is not at all something that is part of American culture but looks absolutely stunning on the buildings in Koreatown. Based on visuals alone I think one could draw the conclusion that there are spaces here that are for and not for certain groups. The areas with more Korean influences send the message that this is a place where Koreans are welcome and appreciated, whereas the buildings further out are very stale and impersonal. Those send the message that anyone who pays is welcome but other than that, people should keep their distance. Despite being in Koreatown, there is nothing about the buildings that make it seem like they are trying to attract or will even accept Korean tenants.

Another aspect I noticed on my visit to the neighborhood was how greenery was implemented. Although Koreatown is one of the areas with the least green spaces in Los Angeles (Hyoung Kim), I noted what types of trees were seen around. In other areas I have visited I have mostly seen palm trees and more tropical-looking plants, whereas many of the trees here felt more similar to what one might actually find in Korea. After doing some research I also found that pine trees have a lot of value in Korean culture (Gorman), and looking back at the photos I took I can see some pine trees along the streets as well as similar vegetation. There were also many trees that reminded me of Bonzai trees, and in general more leafy trees fills the neighborhood. To me this seems like a very deliberate choice of the community – although there is of course a variety of plants and trees in Los Angeles, it is the association that matters in this instance. Palm trees are not associated with Korea but they are with California, therefore having trees more similar to the ones found in Korea will assist in creating a place that looks and feels Korean despite being so far away. Furthermore, green spaces help gain that community which gets political leverage. This was reiterated in an interview where The Korean American Federation of Los Angeles President Laura Jeon argued that “We need to try to avoid making Koreatown into a neighborhood that only attracts wealthy single people… We need more parks and schools to retain the identity of Koreatown, which should be represented by families from diverse backgrounds” (Gorman).

My favorite spot as I navigated the neighborhood was the Dawoonljung gathering spot next to the Koreatown Senior Community Center. As described on the sign outside the space, it is the first traditional Korean monument built in LA. It was created in traditional Korean ways following the style of the secret garden in Changdeok Palace in South Korea. The space is very beautiful and harmonious, a beautifully crafted spot, and while visiting we met two elderly Koreans who took care of the space and were happy to see us there. It is also conveniently placed next to the Community Center which provides a zen outdoor space that is available for relaxing and gathering with other members of the community which is great, especially for elderly individuals who might not have left Los Angeles for a long time. Despite one's ability to travel and move, there is still space where people can feel that they are in Korea and connect to their roots and community which I find to be a very beautiful thing.

Andrea Zittel’s sculptures and installations transform everything necessary for life—such as eating, sleeping, bathing, and socializing—into artful experiments in living.

Blurring the lines between life and art, Zittel’s projects extend to her own home and wardrobe. Wearing a single outfit every day for an entire season, and constantly remodeling her home to suit changing demands and interests, Zittel continually reinvents her relationship to her domestic and social environment. Influenced by Modernist design and architecture from the early twentieth century, the artist’s one-woman mock organization, A–Z Administrative Services, develops furniture, homes, and vehicles for contemporary consumers with a similar simplicity and attention to order.

Seeking to attain a sense of freedom through structure, Zittel is more interested in revealing the human need for order than in prescribing a single unifying design principle or style. “People say my work is all about control, but it’s not, really,” she remarks. “I am always looking for the gray area between freedom—which can sometimes feel too open-ended and vast—and security—which may easily turn into confinement.” Her “A–Z Pocket Property,” a forty-four-ton floating fantasy island off the coast of Denmark, commissioned by the Danish government, contrasts the extremes of a creative escape with the isolation that occurs when a person is removed from society.

It’s been twenty-five years now since Andrea Zittel initiated her eponymous “A–Z” enterprise, the generative Gesamtkunstwerk that has become, for all intents and purposes, indivisible from her life. Run out of a complex she’s built over the last decade and a half in the desert a couple of hours east of Los Angeles, the artist’s “institute of investigative living” has grown to encompass furniture and home design, as well as clothing, textiles, food, and more. Descended from both Donald Judd’s experiments in Marfa, Texas, and such counterculture-era utopian communities as Paolo Soleri’s Arcosanti in central Arizona

Every year, I revisit designer Kim, and her husband Paul’s, beyond-belief glam gothic home. Kim fell so in love with this home, that she moved from Los Angeles, California to St Leonards-on-Sea, UK, as soon as it came on the market and she was able to buy it. A tiled entrance porch leads out to the garden, with a bandstand-style gazebo. I have to repost it in case anyone missed this magnificent home.

In the hallway, two religious statues, originally from an Irish convent.

The organ was a Xmas present for Paul. Nice.

The enormous chandelier in the dining room is from an antiques center. The table was bought at an auction and the chairs from an antiques shop.

The glammed up, remodeled kitchen has a central island where Kim displays her charity shop and boot fair mix and match plates.

The master is a glam goth boudoir, which Kim refers to as ‘my own mini-Versailles.’

Paul designed the curtains and pink festoon blinds behind them. The gilt pelmets above the curtains are from an Antiques market.

‘Seinfeld’ Actor Steve Hytner Finds Gold In L.A.’s Hot Housing Market

Actor Steve Hytner has sold his Mid-City Los Angeles home for $1.59 million, which is nearly $200,000 more than the listing price for the newly-remodeled property.

As Hytner’s most well-known character, Kenny Bania on the hit NBC sitcom Seinfeld, would say, “That’s gold, Jerry! Gold!”

The “Seinfeld” actor’s home received more than 50 offers after hitting the market in early April.

The sale of the three-bedroom closed in 30 days after listing in early April, typical of the hot real estate market in California and throughout the country. The California median home price reached an all-time high in March, with nearly two-thirds of homes selling above the asking price, according to the California Association of Realtors.

Listing agent Marcie Hartley of Hilton & Hyland said she had 50 showings over four days and eight offers.

The 1930 stucco house is emblematic of L.A.’s Picfair Village neighborhood, a diverse area filled with Revival-style bungalows and mid-century homes.

“It’s definitely one of the ‘hot’ pockets in Los Angeles,” Hartley said. “It’s centrally located, lovely landscaped yards, well-kept homes, good-sized lots, wide streets, and one of the few places you can get into the market for under $2 million, or even under $1.5 if you’re lucky. Most houses coming up for sale in Picfair Village are flying off the market with multiple offers.”

The median number of days it took to sell a single-family home in California hit a record low of eight days in March, down from 15 days in March of last year.

Record-low inventory across California has been a factor, with the supply of homes for sale dropping by more than half over the last year in 30 of the state’s 51 counties.

Original features and a recent renovation helped boost the home’s appeal. Hytner, who had owned the house since 2004, recently remodeled the kitchen and repainted the interior. The home also features a bedroom that opens to a raised deck overlooking the backyard and a separate two-car garage with sliding barn doors and a pitched ceiling that has been finished out with drywall and can be used as an accessory dwelling.
