The before: A caving ceiling was the first project to receive some attention. There were paneled walls, boxed in pedestal sink and clawfoot tub (didn’t know that until we started the demo), blue industrial carpeting…the best plan of action was to gut it.

After:

The floor – nothing is square or level but I insisted on installing tile. So, the floor was completely removed and a new level subfloor installed. You can see more about the gorgeous Shaw Floors tile I chose and installation here –> Bathroom Flooring

And the walls? That paneling. Gone! Down to the studs and very dirty ‘shiplap’. I just couldn’t cover up the beautiful back wall (Sealing a Wood Plank Wall) and the rest of the walls and ceiling was covered with drywall. I decided to leave the brick chimney exposed and sealed it (more on that with this post: Sealing Brick). I love that kind of original charm!

The tub. Oh man. I can’t believe it was boxed in! I did hire out refinishing the inside (David Gunn). Russ sanded the outside for me and I applied a couple of coats of primer and paint and gave those beautiful feet a fresh new look. Can you believe it was all originally hidden? it’s gorgeous!

Fill all holes where there are dangers of high heels potentially slipping through and puncturing the carpet. Going onto concrete? Is it rough? Get the fitter to level the floor with a suitable levelling compound. If it’s fairly smooth, a good underlay will cover any minor imperfections. Under Laminate or Wood It’s really important the subfloor is level, if you’re floating a laminate or engineered floor across a bumpy floor you’re going to end up with a bouncy floor! Not good. Once it’s level, make sure you use a decent underlay with a moisture barrier to inhibit any potential damp that could get into your flooring. Oh and fit the floor before you install the skirting. This means you can hide an expansion gap with your skirting board and not the nasty looking beading trim. It will be a really crisp finish. Under Luxury Vinyl Tiles Got a chipboard floor or floorboards? You must ply line the floor with a decent quality 6mm thick plywood. Chipboard can shrink, no matter how smooth or good a quality it is. You need to make the floor stable and ply does this perfectly. Once you’ve stapled your ply down securely, mix up some feather finish and scratch coat the floor with a trowel. This will fill in all the minor holes where the staple heads have fired through the ply. Also you’ll fill all the hairline joins in between the sheets of ply. Got a concrete floor? Depending on what levelling compound you use you may need to prime the floor with a Neoprene Primer. Read the product instructions carefully and follow them. Do not cut corners! Some levelers dry so hard, their tensile strength has a grabbing effect on the subfloor. If they are not bonded properly with a primer the leveling compound can dome up and pop off the floor. One day you’ll walk over the floor and notice a lump and then you’ll hear a crunching sound where the compound has broken up under your beautiful new flooring. Sub floor prep is key!

2 Entrance matting – clean yourself up! Entrance Matting is cheap, you can buy it from DMS with your PIRC Card. Coconut matting used to be all the rage. Problem is, it’s too thick and sometimes doors need to be trimmed, it also sheds coconut hair all over the place and they get walked through into the rest of your house. Ask for a dark brown or anthracite ribbed matting. This stuff comes in a 2m width on a roll, so make sure you order enough length to go from one side of your hall to the other. As you pay for that 2m width you might as well get the floor fitter to fit it as far into your hallway as possible. It’ll grab more dirt and also cover more floor so less of the other flooring is needed! See image.

3 Communal Hallways & stairs Ok so this is where the fun begins, your HMO will be judged by these communal areas so they must look nothing less than beautiful. Take my advice, prep the floors according to my tips above, fit some wood effect Luxury Vinyl Tiles like Brampton Chase flooring which you can buy directly from DMS Flooring Supplies, go one step further and frame all the areas with a border (See images attached of a block of flats I recently renovated). Fit a decent quality dark brown carpet on a good quality underlay on the stairs to minimize noise and I guarantee it will set such a high standard and inspire your tenants to look after the building, they’ll be proud to live in such a cool place. Spending more on this area will pay huge rewards.

4 Bathrooms & Kitchens The Kitchens and Bathrooms in your HMO will take a hammering. If you put down a cheap floor it will look dreadful within a year. Ceramics are ok as they last a long time, but they often crack when people drop things on them, then all of a sudden you’ve got a problem. Again, make use of a luxury vinyl tile like Brampton Chase. This product is almost bullet proof. You can fit it over underfloor heating, high temperature areas, drop anything on it and it will not harm it, spill stuff on it, bleach, coke, anything and it will stand up to it. All you need to do is mop it back with a mild floor cleaner or floor wipe and it’ll look good as new. Laminate flooring and Wood in these areas are not worth the risk. Laminate is made from a high density fibre board (HDF) core. If water sits on it, it will get into the cracks and once that happens your boards will swell up and the edges will lift. Game over. Wood flooring works ok but again, wood and water are not best friends.

5 Bedrooms Depending on the planned quality of your HMO, which will be good I hope after reading this blog. You have a few choices with the bedrooms. Carpets are the obvious choice. If your subfloor is smooth, don’t be afraid to put down a felt backed carpet. They are cheap, quick to fit and no underlay or gripper is needed. They’re quick to change too when a tenant vacates. If you want to keep the communal area vibes rolling into the bedrooms, go for a laminate, wood or a Luxury Vinyl Tile. When tenants move in an out, the floor will look new for years! The thing to remember here is that flooring might cost you double, but it will last 5 times longer and has so many more benefits. Best Process for Building Your Second Home

A step-by-step guide for building your second home

A home is a place where one lives, especially as a member of a family or household. It’s a place where you long to go after a tiring, chaotic day at work. Building your second home is always exciting, particularly when you understand how the process works. We need to keep in mind that the home building process might vary from region to region and from builder to builder.

Keeping this in mind, we have mentioned ten important steps that can help you build a new home that is not only beautiful but also well-built. Before anything else, it is very important to get the legal documentation done; legalize the property and then move further.

Level the land and lay the foundation

Once the plot has been selected and the legalizing the property transfer has been done, you need to level the land and then pour the foundation. While constructing your second home, you should avoid all the unnecessary flaws that you must have ignored in your previous home.

Complete rough framing

Once the foundation is laid complete the floor systems, walls and roof systems (collectively known as the shell or skeleton of the house); we all know that the skeleton or the rough frame is the most important structural component of the building.

Complete rough plumbing and electrical equipment

Once the shell is finished, you can now move on to the next step. Sliding and roofing can now be installed. At the same time, the electrical and plumbing contractors can start running pipes and wires through the interior walls, ceilings and floors.

Install insulation

Insulation plays a key role in creating a more comfortable, consistent indoor climate while significantly improving the energy efficiency of your home. Most homes are insulated in all exterior walls, as well as the top floor and any floors that are located above unfinished basements or crawl spaces.

Complete drywall and interior textures, start exterior finishes

Drywall is used to make interior walls and ceilings. It is basically hung and taped so that the seams between the boards aren’t visible and hence drywall texturing is completed. We can now move on to the painting part, the primer coat of paint can be applied once the taping is done.

Finish interior trim, install exterior drive ways and walkways

Interior doors, baseboards, door casing, window sills, molding stair balusters and other decorative trims are to be installed along with the cabinets, vanities and surrounds. Get your walls painted and add wallpapers if required. Exterior driveways and walkways are prepared at this stage; though, it can also be done once the entire project gets over.

Install hand-surface flooring and countertops; complete exterior grading

Flooring should be done as per your requirements. Exterior finish grading is completed in this step to ensure proper drainage away from your home and then the yard is prepared for landscaping.

Finish mechanical trims, install bathroom fixtures

Next comes the installation of the light fixtures, outlets and switches which complete the electric panel. Put the Sinks, toilets and faucets in place.

Install mirrors, shower doors and finish flooring, finish carpeting

The final clean up takes place once the mirrors, shower doors and the carpeting is done.

Final walk through

When the entire procedure is over, your builder will walk you through your second (new) home to acquaint you with all its features. It is like making you familiar with your house. It is also an opportunity to spot items that need to be corrected or adjusted, so be keenly observant and pay a lot of attention. Examine the surface of countertops, fixtures, floors and walls for possible damage. Bring those to the developers’ notice and get them changed ASAP.

INSTALL MICROCEMENT

The application of microcement takes place in several steps:

1. PREPARE THE SUBSTRATE

Due to the high adhesive strength, microcement can be applied to just about any type of surface: metal, MDF, tiles, concrete, stucco, marble, ... The surface must be firm, grease and dust-free and dry (moisture content of max. 5%). to ensure good adhesion of the micro cement. If the substrate is a mortar, you must let it dry for a minimum of 4 weeks before you can apply microcement. Otherwise, there is a risk of cracking during the curing process.

3. FINISH THE SURFACE WITH A PROTECTIVE LAYER

As a last step, the surface is provided with a protective layer. This is also usually applied in several layers and ensures that the microcement is easy to clean and remains protected against dirt, moisture, discoloration, etc. After the work is completed, you have a decorative finishing layer of 1 to 3 mm thick.

Our back entryway got a makeover from the back door all the way up to the second floor!

Paint from Dutch Boy went a long way here, but let’s start at the beginning so you can get a better sense of how things have changed.

I love that our house has a back stairway (so charming!), but it was kind of dismal. The house had been split into apartments before we owned it, and the back stairs likely saw a lot of use from tenants over the decades. The walls were textured and the stairs were carpeted.

We skim-coated and painted the walls and ceiling a couple of years ago when I thought I was going to include this area as part of my One Room Challenge. (I did the front entryway and third floor hall, but only partially worked on the back stairway.) In addition to smoothing things out, we ripped up the carpeting, laid new wooden flooring at the landing, and replaced a handful of steps that we discovered were too far gone to save.

Then we had a plumbing leak. After the first plumbing leak we thought we had fixed. (It’s all fixed now!)

We had to replace the cast iron plumbing stack from the basement to the third floor, which meant opening up the walls and ceilings of each bathroom and all along the back stairway.

There were dark smudges and dirty handprints all over from the plumbers (and knowing what part of the plumbing they were working on, I tried not to think too much about what might have been on the walls). We cleaned things up as best we could and patched the huge holes, but things weren’t looking great.

Those cabinets resting on the foundation ledge are new and not installed yet, but will be at some point soon. I’m trying to squeeze as much function into the back entryway as possible, so I’m thinking they’ll hold things like dog leashes, the kids’ outdoor toys like bubbles and chalk, and spare reusable bags. Stuff to grab before heading out the back door. The cabinets are from IKEA and I cut them down to be half the depth, but there’s going to be some custom work ahead to fill in the gaps along each side. We may also add heavy-duty brown/black carpet on the landing and stairs up from the back door in the future.

That rendering is to scale, and I played around with colors and wallpaper patterns in Photoshop before executing the design in real life. You can picture it with the cabinets from the before and after below.

Hello, Etched Arcadia wallpaper! The wall color (Antiquated Lace, 017W, from Dutch Boy Brand’s trending Homestead palette) is a great match for the background of the pattern, giving the whole thing a hand-drawn look.

I considered also painting the wood trim to match the walls, but decided against it for now as it makes sense with the kitchen and rest of the first floor’s unpainted woodwork.

My original plan was to add more detail to the runner. A border, and maybe hand-painted pom-poms or fringe? I left the center unpainted because I knew I’d be adding a third color for the painted runner effect.

Dutch Boy paint has the nicest containers for pouring paint! There’s a little spout inside so it’s easy to pour and the top screws back on, keeping it neat and making it easy to store. I used Fruity Pink, 105-2DB, from the same Homestead color palette that I pulled the wall, trim, and riser color (Antiquated Lace) from. The palette makes it easy to pull a cohesive color scheme together, and I also really liked Preppy Pink, North Haven, and their color of the year, Garden Patch, but you know I have a fondness for pale pinks.

I used painter’s tape on the runner’s first coat to get the layout right, then went freehand for the final coat. I used an angled Purdy paintbrush to get a nice line (and that goes for all of the painting — I prefer to paint without taping). I also used the same color in Dutch Boy Dura Clean paint on the back door. I’ve always wanted a pink door! When the weather warms, I’ll paint the other side too.

We make good use of the coat rack at the front door, but I wanted to add one back here too. I mounted a coat rack to the wall and added a boot tray and umbrella stand beneath. The family must now only hang outerwear in the designated blush, black, and white color palette. (Ha!)

The spacing of the runner on the curves was tricky, but I taped out the straight runs first (6″ in on each side) and then winged it for the rest. It worked!

The combination of black, white, wood, and pink is one that I’m always fond of. Add in some brass and wallpaper, and you have all of my favorites at once. A wonderful update to what was once a strictly utilitarian entry and stairway!
