Today’s Biggest Housing Market Myths

Have you ever heard the phrase: don’t believe everything you hear? That’s especially true if you’re thinking about buying or selling a home in today’s housing market. There’s a lot of misinformation out there. And right now, making sure you have someone you can go to for trustworthy information is extra important.

If you partner with a real estate agent, they can clear up some common misconceptions and reassure you by backing them up with research-driven facts. Here are just a few misconceptions they can help disprove.

1. I’ll Get a Better Deal Once Prices Crash

If you’ve heard home prices are going to come crashing down, it’s time to look at what’s actually happening. While prices vary by local market, there’s a lot of data out there from numerous sources that shows a crash is not going to happen. Back in 2008, there was a dramatic oversupply of homes that led to prices crashing. Across the board, there’s an undersupply of homes for sale today. That makes this market a whole different scenario (see chart below):

So, if you think waiting will score you a deal, know that data shows there’s not a crash on the horizon, and waiting isn’t going to pay off the way you’d hoped.

2. I Won’t Be Able To Find Anything To Buy

If this nagging fear about finding the right home if you move is still holding you back, you probably haven’t talked with an expert real estate agent lately. Throughout the year, the supply of homes for sale has grown. Data from Realtor.com helps put this into context. While there are still fewer homes on the market than in a more normal year like 2019, inventory is still above where it was at this time last year (see graph below):

So, if you’re remembering all that media coverage about record-low supply during the pandemic, you can rest a bit easier. While the market isn’t back to normal just yet, inventory is moving in a healthier direction. And that means as your options improve, you can let go of this now outdated myth because finding a home to buy won’t feel quite so impossible anymore.

3. I Have To Wait Until I Have Enough for a 20% Down Payment

Many people still believe you need a 20% down payment to buy a home. To show just how widespread this myth is, Fannie Mae says:

“Approximately 90% of consumers overstate or don’t know the minimum required down payment for a typical mortgage.”

And if you look at the data from the National Association of Realtors (NAR), you can see the typical homeowner isn’t putting down as much as you might expect (see graph below):

First-time homebuyers are typically only putting down 6%. That’s far less than the 20% so many people think they need. And if you’re looking at that graph and you’re more focused on how the number for repeat buyers is closer to 20%, here’s what you need to realize. That’s only because they have so much equity built up in their current house that can be used to make a larger down payment for their next move.

This goes to show you don’t have to put 20% down, unless it’s specified by your loan type or lender. Many people put down a lot less. Not to mention, depending on the type of home loan you get, you may only need to put 3.5% or even 0% down. So, if you’re buying your first home, you likely don’t need nearly as much for your down payment as you may think.

An Agent’s Role in Fighting Misconceptions

If you put your move on pause because you heard one or more of these myths yourself, it’s time to talk to a trusted agent. An expert agent has more data and the facts, just like this, to reassure you and help break through any misconceptions that may be holding you back.

Das Fest beginnt

07.11.2022 - Thailand, Chiang Mai [Tobi]:

Chiang Mai ist endlich mal ein Ort, wo wir etwas länger bleiben würden. Nach dem ganzen Hin und Her, die letzten Wochen und Monate, tut es auch mal gut angekommen zu sein.

Heute konnten wir in unsere eigentliche Unterkunft wechseln und fuhren in das neue Domizil. Da wir einen Roller ausgeliehen hatten, nutzten wir diesen selbstverständlich auch für den Umzug.

Erst fuhr ich alleine mit dem großen Rucksack und deponierte ihn dort für den späteren Check In.

Dann sammelte ich Sama ein und wir fuhren mit den beiden Anderen zum Mittagessen. Unweit der Altstadt gab es ein kleines Restaurant, welches mit einem Michelin Stern ausgezeichnet war. Es hieß: Khao Soy Maesai.

Dort angekommen, hatten wir wahrscheinlich einen guten Moment angepasst, denn obwohl die Warteschlange zum Restaurant relativ lang war, kamen wir schnell dran. Während des Wartens schauten wir uns derweil die überschaubare Speisekarte an, die lediglich aus 9 Gerichten bestand. Dann waren wir auch schon dran. Man wies uns einen kleinen Tisch für 4 Personen zu. Kleine, einfache Tische sind hier in Thailand üblich, auch in der Sternegastronomie. Man muss sich das ganze vielleicht eher wie eine Kantine bei uns vorstellen.

Ich entschied mich für das "Kanom jean nam ngiao." Eine Hühnerblutsuppe mit Blutwurst, Gemüse und Nudeln (Nr. 5 auf der Speisekarte).

Die anderen wählten die "Khao soy" Suppe mit Hühnchen aus (Nr. 1 auf der Karte).

Khao Soy ist eine Suppe, die aus schärflicher Suppenbrühe besteht, die einen Hauch von Curry oder Tomaten beinhaltet. Serviert wird das ganze mit einer Hühnerkeule und Reisnudeln, die zum einen zum Teil frittiert und zum anderen gekocht sind. Als Beilage gibt es fermentiertes Gemüse, um die Schärfe zu mildern und Zwiebeln, um eine frische, scharfe Note hinzuzugeben.

Für dieses Gericht erhielt das Restaurant seinen Stern. Da Sama seeeehr scharfes Essen nicht unbedingt gut vertrug, fragte sie den Kellner, ob man ihres nicht so scharf machen könnte. Der Kellner lächelte und beruhigte sie: "Die Suppen sind nicht scharf. Hier auf dem Tisch liegen Gewürze und Soßen mit dem jeder Gast nach Belieben selber nachschärfen kann." Ah perfekt!

Während des Wartens auf das Essen, bekamen wir mit, dass die ersten 5 Gerichte bereits aus waren. Dabei hatten wir gerade mal 12.00 Uhr. Nochmal Glück gehabt, dass wir so früh gekommen sind.

Nach keinen zehn Minuten kam auch schon das Essen.

Khao Soy

Meins war ganz lecker, doch die Anderen hatten die bessere Wahl gehabt. Ich fand meine Suppe dann etwas fad im Vergleich.

Das Khao Soy war sehrrrr lecker. Aber es war nicht frei von schärfe 😅. Während wir bereits zuende gegessen hatten, kämpfe Sama noch mit dem Süppchen. Doch es war zu lecker, als das sie es hätte stehen lassen können.

Gut gefüllt ging es zur Unterkunft. Wir checkten im Boutique Hotel "Once upon a time" ein. Dieses war ein Traum. Es hatte nur 6 Zimmer und war extrem schön und persönlich eingerichtet. Alles bestand aus Holzvertäfelungen und war sehr traditionell aufgebaut. Die Mitarbeiter waren sehr nett und luden uns und unsere Freunde für den morgigen Tag zum Krathong basteln ein.

Heute begann nämlich das Kratong-Fest, welches 3 Tage geht. Dazu gab es viele kleine Veranstaltungen, die im Stadtkern stattfanden. Schöne Laternen wurden ausgestellt, Mr. und Miss Krathongs wurden gekürt, Tänze und Aufführungen fanden statt. Teilweise fanden Veranstaltungen parallel statt, sodass man sich für eine Sache entscheiden musste. Die Stadt war am Abend hell erleuchtet. An den Stadtmauern und dem umschließenden Kanal schmückten Kerzen und Laternen bereits festlich die Stadt. Man spürte förmlich, dass alle sehnsüchtig auf den Höhepunkt des Loy Krathong Fest warteten.

Den Abend ließen wir auf einem Nachtmarkt ausklingen und schlenderten mit Lena und Björn durch die Stände voller Leckereien und Krams. Wir freuten uns schon auf den nächsten Tag.

[애드쇼파르] 2022년 10월 1일부터 미얀마-태국 Tachileik-Maesai 국경에 있는 NO.2 태국-미얀마 우정의다리를 통한 트럭 운송이 재개되었다. NO.2 태국-미얀마 우정의다리는 코로나19 확산으로 인해 2020년 3월부터 2년 이상 중단되었다. Tachileik 타운십 관리자 MR. Myint Naing는 현재 국경을 넘어 운전할 수 있는 미얀마 트럭 운전기사 300명정도 있으며 트럭 운전기사들은 미얀마 운전면허증과 코로나19 예방접종 완료증명서를 제출해야 한다고 설명하였다. 이번 운송 재개로 태국 국경운송이 활성화 될 것으로 기대를 하고 있다.
