Started the project of renovating Riverview, lot by lot , without using custom content - except for RH rugs - . I’m also going to be using some free Store items, from time to time. Once done (which should take a while, I’m taking it slow), there should be a save file with all the makeovers, in the meantime here is the latest one.

Renovated for a savvy sculptor or one who'd like to dabble in mud ^^ It's supposed to be a modern renovation of an old barn but I kinda got stuck with the old barn look . I'll try to make it more modern for the save file.

There will be Billy Caspian living there in the save File.

Embarrassing: Definitely when Tyler and Esme, after ten years of marriage, got caught having sex in the truck. LOL. The cop didn't catch some young, teenage couple forced to bang in the backseat because they had nowhere else. Just an old, married, still horny for each other couple lol

Injury: In E2 when Tyler was at the kitchen table taking the bullet out of his hand and cleaning and bandaging the wound, Esme would have done it for him. And I immediately thought it when I saw it lol

Dark: I got that out of my head and onto the 'page' when I wrote Tyler kidnapping and holding McMann hostage and then torturing him

Random: Esme and Tyler totally loved napping together. Especially on the hammock or the swinging bed on the porch off their mastersuite

Halloween: when he dressed as the grim reaper and let himself into the house via the garage and scared the hell out of the kids. Some went running for their lives, others had meltdowns, some were willing to square up to protect the littles and their mom. Brookie on the other hand stayed at the kitchen table, all calm: "I know it's you, daddy. I recognize your shoes."

Bathing: When they shower together and so tenderly and lovingly soap each other and rinse each other off, wash each other's hair. There's something breathtakingly intimate about it

Sleeping: each has to have their own blankets as Esme is a big time blanket thief lol. Also, she likes to be snuggled right up until she's dozing off, then he retreats to his side of the bed. She doesn't like him draped all over her, as she says he's way too heavy and like a human furnace.

Drunk: Tyler is a very sensitive, truthful drunk. Very sentimental. He cries easily, especially about his mom. Who he doesn't talk about when he's not drunk. Esme is very much herself, just hyper and extremely flirty lol

Unexpected: they both grow to be extremely old and extremely gray and get a lot of years together. Grandkids and great grandkids to spoil :D

Dazu zählen unter anderem Bauvorgaben, die im Bebauungsplan festgehalten sind. Ganzjährig bewohnbare Boote müssen eine Warmwasser-Versorgung haben und auch eine Heizung. Bei den Auflagen spielt auch die Wärmedämmung eine Rolle. Ein Hausboot, das seinen Liegeplatz immer wieder ändert und regelmäßig auf dem Wasser fährt, muss ebenfalls Auflagen erfüllen. Es wird von den Behörden aber als Sportboot behandelt. Für solche Boote sind die baulichen Auflagen geringer. Für ein fahrbares Boot benötigt man in machen Regionen in Deutschland einen Bootsführerschein. Das größte Problem ist jedoch, dass es an deutschen Gewässern nicht viele Anlegeplätze gibt für große Hausboote. Darf man seinen Lebensmittelpunkt einfach auf ein Boot verlegen? Wer auf einem Boot seinen festen Wohnsitz beziehen möchte, muss eine Meldeadresse haben und eine Zulassung zum Anliegen. Beides genehmigen deutsche Behörden nicht gern. Das Wohnen auf dem Wasser wird in Deutschland nicht gern gesehen. Anders ist es in touristischen Gegenden, beispielsweise an der Nordsee oder am Bodensee, wo man manchmal Boote zum Übernachten mieten kann. Entscheidend ist dabei auch, wie nahe die nächsten Nachbarn wohnen, deren Blick verstellt werden könnte. Prinzipiell spricht aber nichts dagegen, ein Boot zum Wohnen zu kaufen oder zu mieten. Was kostet das Leben auf dem Wasser?

Der Preis für ein bewohnbares Boot ist vergleichbar mit dem Preis für ein Einfamilienhaus. Auch beim Boot sind Ausstattung, Typ und Standort entscheidend. Es gibt kleinere und größere Boote, die zum Wohnen geeignet sind. Ob man lieber mit weniger Platz auskommt oder ein größeres Boot kauft, ist Geschmackssache beziehungsweise von der Anzahl der Personen abhängig, die dort leben sollen. Auch die Ausstattung hängt maßgeblich von den eigenen Wünschen und Träumen ab. Purer Luxus sind Hausboote mit ca. 150 m2 Wohnfläche, verteilt über zwei Etagen. Das Innenprogramm ist sehr sorgfältig organisiert, um die Verbindungen mit der umgebenden Wasserwelt zu genießen. Auf der unteren Ebene kombiniert ein offenes Wohnzimmer die Funktionen von Esszimmer, Küche und Büro mit einem versteckten Klappbett für Gäste. Eine Glasecke und große Schiebetüren verbinden diesen Raum mit Außenterrassen mit reichen Holzdecks, wo große Dachüberhänge eine ganzjährige Nutzung ermöglichen. Die Mastersuite auf der oberen Ebene umrahmt den Ausblick auf das Wasser und schafft ein einladendes Erkerfenster. Eine Dachterrasse und ein Garten fördern das Gefühl der Durchlässigkeit zwischen Innen und Au��en. Die Suche nach dem geeigneten Liegeplatz Jedes Hausboot benötigt einen Liegeplatz. Die Suche danach kann sich als sehr schwierig erweisen. Liegeplätze sind heiß begehrt und gesucht. Wer einen solchen Platz findet, muss mit hohen Kosten rechnen. Dabei kommt es auf die Länge des Hausbootes an und natürlich auf die Lage. Gerade in der ersten Reihe mit direkter Seesicht können Vermieter viel Geld verlangen. Mitunter müssen Hausbootbesitzer mit Wartezeiten rechnen. Die Gebühren für einen Liegeplatz liegen im Jahr zwischen 4000 und 10000 Euro. Dauerhafte Liegeplätze zum Wohnen findet man vor allem in Marinas oder Yachthäfen an. Je größer das eigene Boot ist, desto schwieriger ist es, einen guten Liegeplatz zu finden. Die Anschaffung ist teuer Neben dem Liegeplatz ist das Genehmigungsverfahren die nächste große Hürde. Wer auf einem Boot leben will, muss damit rechnen, dass das Genehmigungsverfahren – je nach Behörde – bis zu 3 Jahre dauern kann. Neben dem Bezirksamt werden die Behörden für Stadtentwicklung, Verkehr und Umwelt einbezogen. Auch Tourismus und Wirtschaft können mitreden. Für eine Genehmigung können demnach hohe Kosten anfallen. Liegt der Liegeplatz an einem Ufergrundstück, das man bereits gekauft hat, verlangt u. U. das Finanzamt zusätzliche Grunderwerbssteuer und Grundsteuer. Diese Steuern entfallen, wenn das Hausboot in einem Yachthafen liegt. Viele Betreiber erwarten, dass das Boot regelmäßig gewartet wird. Neben der Anschaffung ist auch die Instandhaltung teuer. Auch Nebenkosten fallen an Das Leben auf dem Boot ist ähnlich dem Leben in einer Wohnung oder einem Haus: Die Nebenkosten fallen natürlich nicht weg. Die Versorgung mit Heizung, Wasser, Strom und Abwasser muss sichergestellt sein. Sind die Hausboote am Yachthafen an das Wasser- und Stromnetz angeschlossen, kann der Yachthafen eine Nebenkostenabrechnung wie für Mietshäuser bestellen. Dazu kommen dann noch Müllgebühren und Kosten für die Instandhaltung. Will man einen neuen Liegeplatz bauen, sind die Kosten sehr hoch, weil Leitungen für Gas, Strom und Wasser erst noch gelegt werden müssen. Zu den Kosten gehören natürlich auch noch Versicherungen. Ausstattung

Das Chalet bietet Ihnen auf zwei Etagen ca. 285m² ansprechend ausgestattete und in hellem, modernen Stil eingerichtete Wohnfläche. Hinzu kommt eine große, komfortabel möblierte Aussichtsterrasse und ein Privatpool mit Sonnenliegen.

Das Haus bietet seinen Gästen 4 Schlafzimmer, einen 43m² großen Wohn-/Esssalon mit Panoramafront Richtung Pool, einen zweiten Wohnbereich mit ca. 20m², 3 Bäder mit Dusche sowie eine Küche.

Alle Schlafzimmer liegen im Obergeschoss und haben Zugang zu einer Terrasse. Die Mastersuite ist mit einem Doppelbett (1,60 x 2,00m) sowie einem begehbaren Kleiderschrank und einem eigenen Bad versehen. Im zweiten Schlafzimmer steht ein spanisches Ehebett (1,35 x 1,90m), im 3. Schlafzimmern 2 Einzelbetten á 1 x 1,90m und im 4. Schlafzimmer ein Einzelbett. (Alle Matratzen wurden im August 2023 erneuert) Die restlichen Räumlichkeiten befinden sich im Untergeschoss. Es gibt ein gemütliches kleineres Wohnzimmer (ca. 20m²) einfach nur mit großer Sofalandschaft, Couchtisch, kleinem Sideboard mit Flat Screen sowie großen Türen, die auf die lauschige Grillterrasse führen. Des Weiteren gibt es den großen Wohnsalon mit Essbereich. Hier findet sich ein eleganter Esstisch mit Platz für bis zu 8 Personen. Etwas weiter hinten im Raum eine weitere Couch und natürlich Zugänge auf die ausladende Terrasse. Diese ist mit Lounge Möbeln designt und bietet 10 Personen gleichzeitig Platz.

Die Küche wird auch höheren Anforderungen gerecht: Von einer modernen Kochinsel mit Ceranfeld über Backofen, Mikrowelle, Geschirrspüler und sämtliche Elektro-Kleingeräte wie 3 verschiedene Kaffeemaschinen und Toaster ist alles vorhanden.

Für Ihren Mietwagen stehen zwei private Stellplätze in der Garage zur Verfügung, außerdem gibt es eine Ladesäule für E-Autos in der Garage.
