Why you should hire a tenant representative to handle your leasing needs…
Aside from the obvious advantage of having a specialized dedicated professional handling a service they can do much better than a time-straped executive, these are some of the advantages off the top of my head to consider in hiring a tenant-rep for your space search...
Leverage
Once you tell the landlord you want to renew directly, you are basically saying “I want to stay in your building and am not looking elsewhere”. This not only gives the landlord significantly more leverage in negotiating but it also gives them an invitation to your office and an opportunity to say “Wow, this space is worth much more than I thought!”
Market
How can you be assured of the best deal if there is nothing to compare it to? When you forgo the opportunity to use a broker you loose out on valuable information of what kind of deal you really deserve.
Concessions
Some tenants believe that all they are negotiating for is the price and do not realize that they are owed free rent and cash for build-outs and other purposes. They overlook the fact that the landlord will have to come out of pocket for a new tenant with downtime. These oversights can be extremely costly and can be worth significantly more than the extra dollar or two per square foot. The broker’s job is to determine and negotiate for the appropriate concession.
(This is perhaps the biggest mistake tenants can make)
Compensation
Sometimes tenants believe that the commission the broker receives will make their space more expensive. This is simply not true. On every leasing deal there is a commission that will be paid by the landlord - the only uncertainty is whether the leasing agent who represents the landlord exclusively is earning that commission in its entirety or splitting that commission with the tenant’s rep. Either way, this has no bearing on the price the tenant pays.
New Real Estate Laws
There might be a new law that could come up down the road that tenants do not know about. If they are not protected, it can cost them thousands or even tens of thousands of dollars. For example; by 2019 all office space must be sprinklered – this should be negotiated so that the landlord will cover the costs and not pass on these expenses to the tenant.
Changes in the Building
Over the course of a tenant’s occupancy a new owner could come on board and change aspects of the building for better or worse. For example – A midtown building used to bill rent escalations on a CPI (Consumer Pricing Index) with no cap and now it runs on a direct operating expenses escalations which is eons better. The tenant would most likely never even be aware or know to ask for this.
These are just some of the most compelling reasons for using a tenant rep broker.. Ultimately, it comes down to the undivided focus I can give to my customer in helping them secure the most suitable space with the best possible terms.
