Sarah and Tristan’s kitchen in Charlottetown is feeling cramped these days. The couple has less than 800 square feet of area.

And though they know they could sell their home in a matter of days, alternatives are hard to find; prices in their neighbourhood have skyrocketed since they bought the property in 2017. As part of their search, they've started pitching themselves in offers to sellers, assuring them they won't convert the property to an Airbnb.

The growth in Charlottetown’s market is outpacing markets in many cities. Based on the areas CREA normally tracks, only parts of Vancouver Island and Niagara region saw growth during the same period.

The latest figures peg the average price in Charlottetown at 277 grand, up from 200 grand in 2016. But a market where buyers get into wars is new for PEI, which recently surpassed 153k residents.

In 10 years, the province’s population has grown quickly. Realtors say people from parts of Canada are also buying on the island, attracted to the relative prices and, in cases, the potential.

Factors driving up the price are sales of high-end homes and demand for homes that have outpaced the number of builds, he said. With property and infrastructure getting expensive, Ives predicts families will have to adapt to moving to homes or duplexes -- something that is still rare in neighbourhoods around Charlottetown.

Meanwhile, people are moving further outside the city, where it is still possible to find properties under 200 grand. Dian and Ainsley, who both work in tourism, have been packing up their apartment to move to a rural area.

After a lengthy search, they heard of one property the afternoon it went on the market. Without money they tucked away while working in Toronto, they said they too would never be able to enter the market.

Dian and Ainsley moved to PEI in 2017, just as prices were rising and apartments had started becoming harder to find. Though they rely on the industry, they're also perturbed after seeing numerous rentals sell -- and then reopen as Airbnbs.

They are both parts of a group, Fight for Housing, that thinks the levels of government could do more to tackle the island’s issues. Dennis said she also worries that people who don't have the means to buy end up trapped living in rentals.

Dennis and Gray, who have one vehicle and would like to continue living close to Dennis’ workplace, are also considering moving off-island -- to a community where wages are higher and rentals are accessible. For now, theyre keeping an eye on every listing; they often run into friends when a showing of a home pops up.
