Tại Nghị quyết 124/NQ-CP phiên họp Chính phủ thường kỳ tháng 7/2023, Chính phủ yêu cầu  Bộ Tài nguyên và Môi trường chủ trì, phối hợp với các cơ quan, địa phương tăng cường công tác quản lý tài nguyên, bảo vệ môi trường; tiếp tục rà soát, trình cấp có thẩm quyền sửa đổi các quy định về chuyển mục đích sử dụng đất trồng lúa, đất rừng phòng hộ, đất rừng đặc dụng, khai thác khoáng sản…, bảo đảm đồng…

Legal:

Đo đạc từng ranh 1. Chú ý khu vực nằm trong quy hoạch, khu vực riếng trời, và các khu vực đặc biệt.

Khi đến gặp đia chính hỏi: Tranh chấp gì không, chuyển nhượng ra sao, phần diện tích nằm trong quy hoạch nếu chuyển nhượng thì gặp vấn đề gì không? Quy hoạch tương lai như thế nòa? Có quyết định làm quy hoạch chưa?

Kiểm tra lý lịch khách: Nhà có mấy người? Ai đang ở? Nếu giao nhà trống thì sẽ ở đâu? Nguồn thu nhập tới từ đâu? Có ổn định không?

Valuation:

2 việc đầu tiên khi bắt đầu làm báo cáo là check xem trong khu vực đã có căn nào làm chưa? Tỷ lệ cặp những căn đó như thế nào?

Các tsss có cùng quy hoạch không? Nếu quy hoạch thì dựa theo cái gì? Nhớ check các nguồn khác nhau: EM, Guland, Remap, các app của Sở TNMT.

Vị trí các tsss có hợp lý hay không? Có gần với tài sản hay không? Ưu tiên các tài sản gần.

Đơn giá các tsss và tsdg nên hợp lý với nhau. Khi so sánh các tsss với nhau và tsdg cần hợp lý. Cần xác định ưu tiên và các yếu tố mạnh tới giá đất. Khi so sánh spec thì sẽ hình dung được căn nào cần có đơn giá thấp hơn, căn nào cần có đơn giá cao hơn.

Hẻm được tính từ tường này tơi tường kia. Kể cả lề. Đối với hẻm đường quê thì khó xác định hẻm độ lớn hẻm trên thực tế hơn thì nên quy đồng. Nếu đã dùng thông số trên sổ thì chỉ dùng thông số trên sổ. Nếu đã dùng thông số thực tế (được tính phần đã lót bê tông / có thể đi được) thì chỉ dùng thông số thực tế. Và phải đảm bảo các tsss có cách đo bề rộng hẻm tương tự.

I'm gonna start trying to date, and time these things. I woke up this morning, and got ready for work. My boyfriend asked me why I was crying yesterday, and I explained more or less. I was scared of fully trying to explain what I felt. I told him that I was in my own head, and unsatisfied with my life right now, and that I thought it was just me, mostly. Plus I said I was thinking of our relationship as well, and that he does everything he's supposed to, but I wasn't sure if that's what I really wanted, and that I was going to try to do things that make me happy, and if that doesn't work, well...I would have to start thinking more. I think that's what made me cry. The thought of potentially losing this relationship. He was just silent, and nodded, and seemed kind of closed off, and in thought on the couch. I think he needed space.

Anyways, I didn't take an adderall at work today. I decided to just try and be myself, and not try to be super nice or something that isn't me. I envy people who are charismatic and can just say funny stuff. People think I'm funny when I don't try, but when I do, I don't know. Shit falls flat I guess. I wonder if I'm really the person when I don't try, or when I do try, and I'm "nice and sweet." Nice and sweet is what most people think when they look at me. But I'm not a naturally sweet person, I think I'm naturally selfish. I dunno, there's a ton of shit I wanna say that tries to capture how I am in real life but I'm such a jumble of things. I usually just try and be chill, "I don't give a fuck" type of attitude, but I'm also super insecure and overthink a bunch of stuff. But I'm gonna try and just be myself. I did that at work today, it seemed like Mike received that better than my nice girl persona. He tried to take advantage of me I think, by trying to push me to take his shift LOL but I was just like, fuck no dude.

Also, when I came home Byron was kinda quiet and started playing music, and trying to be way more personable. Like asking me questions and stuff, talking about the TNMT movie we watched (which is really good) I wonder if it's because of what I said this morning? Or is he just being himself. I'm not 100% sure. He asked me what I was doing right now, and I lied. I wanna be more honest with him. I was thinking maybe a part of the problem is I lie about stuff. A lot of stuff. That's another thing about me, I'm a fuckin liar. Except here. That's part of the reason why I think I wanted to do this. I never acknowledge that part of myself a lot. But I think I'm going to try and be way more honest from now on.

Apart of the new appeal will be.. villains. They are branding it Turtlemania.. 

Paramount announced that Jeff Rowe  is directing the aforementioned animated film for 2023 release in theaters, and a series of TMNT villains movies are also coming soon..

Baxter Stockman Fly would be in itself a great movie..

Just not sure about this concept art at this point. A lot of comments online are calling it fun and more in tune with the teenage male of the modern era.. others are a big worried of potential “wokeism” and other modern day rages of the socials.. 

Time will tell if Seth Rogan has as much luck with this TNMT redo as he did with this Christmas story... in that instance he lashed out at critics of his show as racists..

Microsoft and Sony trade blows over Call of Duty, Teenage Mutant Ninja Turtles to hit the silver screen with a supposed game tie in, CDPR makes good on their promise with a new Patch and expansion for Cyberpunk 2077, Xbox rolls out major new changes, and Sony's Xperia is getting ready to game.

Microsoft claims they would keep Call of Duty on The PlayStation - With the on-going acquisition of Activision-Blizzard and the recent red flags Sony has raised over issues dealing with exclusivity of Microsoft's newly acquired properties, Microsoft has written a letter to the Sony's PlayStation boss claiming Microsoft will keep Call of Duty on PlayStation for 'several more years' beyond existing deal. While the letter does indicate that Microsoft is willing to go beyond controls and conventional games industry behavior, after Microsoft acquired Bethesda they kept Deathloop on PlayStation, but made Redfall & Starfield Xbox & PC exclusive. Teenage Mutant Ninja Turtles gets AAA game in 2023 - According to the September issue of Toy world, which contains an official update from Paramount - owners of Nickelodeon & the TNMT Intellectual Property - There have been greenlit plans for a new AAA Teenage Mutant Ninja Turtles game following the success of Shredders Revenge & the Cowabunga Collection. There is also Teenage Mutant Ninja Turtles: Mutant Mayhem, an animated movie produced by Seth Rogan and directed by the co-director of The Mitchells vs the Machines. Cyberpunk 2077 gets a new story expansion - A new trailer was dropped which introduces the new story mode expansion for Cyberpunk 2077. The expansion will be called Phantom Liberty. Keanu Reeves will return as Johnny Silverhand as well. There is also a new update, Patch 1.6, for Cyberpunk 2077 called the Edgerunners update, which will include new mini-game (also on app stores), transmog, new ripperdoc additions, new photo mode additions. Sony's Xperia line of phones to hold gaming event - Sony has confirmed that there will be an event on the 12th of September, 2022. This event is related to the Xperia brand. A teaser video went out for the event which showed a 'gamer' and stating the words "made for pro gamers and streamers". According to the report this will be a Japan only event, however, it was pointed out that Sony has tried to create a PlayStation phone before, and this could possibly Sony expanding into the mobile market like previously reported. Xbox rolls out new changes to the Xbox Series - Xbox has announced that they have brought Noise suppression to the Party chat. It helps remove gamepad clicks, breathing, and background noise. Another report from The Verge has indicated that Microsoft has rolled out new UI changes to the Xbox dashboard for both the Xbox and to the Cloud Streaming TV app. (Source 1, Source 2)

I had to reinstall my computer this week and with that came my upgrade to the latest build of Windows 10 LTSC. I have not tried to play Spider-Man Remastered, but I will. In the meantime however, I've gotten into completing Xenoblade Chronicles. I've started with the first one, and I'm trying to get it completed before Bayonetta 3 comes out next month.

Okay this was an eventful week. I was forced to reinstall my windows operating system this week. I backed up most of my stuff. However, I had to do a fresh install of my production software, so I decided to take some extra time to improve some parts of the upcoming video I'm doing for Blue Reflection.
