Hi Mr James.
Here is a list of things that I’d like done please if you are happy to take care of for me.
1.  I need to have the sink removed from the box room.  No one ever uses it. If it could be capped off underneath the floorboards that would be great.  I need to use the space for the dryer to make room for a bed for guests to stay. Here is what it currently looks like:

2.  I’d like the toilet in the upstairs WC changed please for another one.  This toilet has always given me problems - it is constantly trickling water which is a waste because I’m on a water meter.  So I’ve had to turn off the valve underneath it.  I have family coming to stay for Christmas so i need it working again without the constant trickle.  A plumber looked at it a long time ago and said the inside was based on a European French system.  I know you replaced a washer inside for me once which stopped the trickle for a while.  But the trickle is back so I think we should just replace the toilet for something more standard and easy to maintain. Here is a picture of what the toilet looks like at the moment:

3.  Also that sink in the WC is a bit grim looking.  It would need to be small to allow the door to still open and not encroach over the toilet too much.  But if I can box in the pipes underneath it might look ok. Maybe a squarer sink with a tap on the side would look a bit better like one of these:

4.  My kitchen is always really cold.  I think it is because the radiator is tiny compared to the size of the room.  I think I need a bigger radiator.  Maybe one of these vertical radiators would make the best use of the space behind the door as there isn’t much width.  Something like the one pictured below.  Not sure if I have room for a double panel vertical, but anything bigger than what I have at the moment will help.  Here is a photo of an example.  Bare in mind my oven switch is there so it can’t be so wide that it is occluded.  The current radiator width is 49cm, the pipes at the bottom are 53cm apart.  Also I’d need a TRV on it, maybe we could re-use the TRV that you fitted on the existing kitchen rad?  I don’t mind if a double radiator prevents the door from opening completely.  But if you think a tall single radiator will be sufficient then that might better.  Here is a photo of what is there at the moment followed by a photo of a vertical radiator:
