The Oxbridge application process
Hey, stxdywarrior here! I’ve recently just applied to Cambridge University to study English, and I wanted to share my tips and experiences to help you if you’re interested in applying. First of all, if you’re applying to Oxford or Cambridge, that’s great! They’re both amazing universities, and applying is going to be challenging but so rewarding. I have no doubt that you’ll excel, whatever you want to do.

A quick note: While this masterpost is general, I have to stress that lots of these tips may only apply to humanities subjects. I don’t have much to say about the sciences, I’m afraid. If you are applying for a science, however, I still hope you can find some great content in here for you.
UCAS application
Okay, first thing’s first: the application itself. Applying to Oxbridge is different because you have to have your UCAS form sent by October 15th (while everyone else has the luxury of waiting until January), and while that sounds stressful, it’s a great feeling to get it done early, trust me. And this means having applied to ALL your chosen universities, not just Oxford or Cambridge.
Another thing that’s different about Oxbridge is that they’re collegiate universities, so you’ll have to choose a college. Or, you can choose to make an open application, meaning you’ll be assigned a college later by the university. Don’t stress too much about this stage - people choose certain colleges for all sorts of reasons, and they’re all good anyway. I chose my college because it was small and had good student wellbeing services.
Because the deadline is so early, I would recommend you start thinking about your personal statement by Summer, so that when you get back in September, you can hit the ground running. Here are a few tips I have for your personal statement:
 Get all the help you can. And by this I mean: ask everyone you know who might be helpful to have a look over it. This means teachers, family members, classmates, and anyone you know who’s recently been through the same process you are going through.
That being said, make sure all of the opinions don’t leave you at see. I found it really hard when one person was telling me one thing and another was telling me the opposite, but I learned to balance my OWN judgements with other peoples’.
Don’t worry about the character count until your last drafts. Make sure you nail the content first.
It doesn’t matter how many drafts you have to get through, as long as you save all the drafts. I think I got through like 14 drafts?
Don’t JUST write it for Oxbridge. What I mean is, the other universities on your list matter too. So even though Oxbridge don’t care much about your extracurriculars, that doesn’t mean you should ignore them.
It isn’t about quantity, it’s about quality. Even if you’ve only done a few things, if you write about them well, then they’re still just as impressive.
A tip not everyone hears is that the universities want to hear about your personal response to things. Don’t just say you read a book; say how it made you feel, and why you were interested in it. Use phrases like ‘I was fascinated by’ and ‘this intrigued me’. I’m serious.
Remember that your personal statement is literally the hardest piece of writing you have to do. It’s easy to feel daunted by it, but there are plenty of resources out there to help.
Supplementary Application Questionnaire (Cambridge only)
If you’ve applied to Cambridge, you’ll soon get ask to do the SAQ. This isn’t a big deal, but it’s quite a long form to fill out, so it’s best to do it carefully and start early. You’ll be asked things like what modules you’ve studied in your a levels, and you have to include a profile photo of yourself. At the end, you can also write an additional personal statement. This is optional, but just for reference, my one included some things I’d done that I hadn’t included on my personal statement, and I related them to some of the specific modules on the Cambridge course.
Entrance exams
Depending on which subject you’re applying for, you may be asked to sit an exam. This will be typically registered through your school or college, and it’s important to make sure you sign up before the deadline (which will be set by your school). The exams happen around late October.
As I was applying for English, I took the ELAT (English Literature Admissions Test). In the ELAT I was given six texts (poems or novel excerpts), all linked by a theme, and I had to pick two to ‘compare and contrast’. So there was no set structure, and I couldn’t strictly revise for it. In terms of preparation, you can find past papers, and it also helps to do language analysis of some unseen poetry just so you’re used to it. You will NEVER be tested on things you don’t know; they’re more looking for the way you form and present an argument.
Essay submission
Depending on which subject you’re applying for (mainly humanities), you may be asked by email to submit essays to your chosen college. I was asked to send in two essays that I’d done in a school setting (I got to choose, whew), and I needed to print four copies of each (no idea why) and get my teachers to sign it to prove it was my work. The essays can’t be edited.
One thing to note is that, while Oxford usually let you email them, Cambridge are still in the Dark Ages and will only receive them by post. So if you’re applying to Cambridge and are a confused millennial like me, who literally never uses post, I’d get the essays in early.
Another thing is that my college constantly emailed me reminders about the essay deadline, so unless you live under a rock you can’t miss it.
The interview
As the final stage of the application process, you will (hopefully!) be invited to interview. They’ll let you know by email in late November. Cambridge typically invite about 80% of applicants, whereas Oxford invite less, which I think is about 50%. So if you get an interview, congratulations! And don’t panic. People say it’s the biggest factor in the process, when in reality the universities treat each part of your application equally.
Interviews are done differently by each university. In Oxford, you’ll be asked to stay at your college for a few days, because not only do your college interview you, but your application is sent around other colleges, so you could be invited to interview at another college at any time. (Sorry I can’t shed more light on this, as I didn’t apply to Ox.) In Cambridge, you only get interviewed by one college, and you have the option of staying overnight or just going for the day.
How to prepare:
While you don’t need to go overboard with this one, do read a lot around your subject in the few weeks beforehand, so that if they ask, “so, what have you been reading lately?”, you’ve got a lot to say.
If you have the opportunity to do a practise interview, take it. My school organised one for me, but even if your school doesn’t, find someone - like a teacher - who can do it for you. Even if it’s them just grilling you on your personal statement, at least you’ll be used to articulating your arguments in an interview setting.
If you sent in essays, make sure you read over those essays beforehand. They asked me about one of mine.
Map out some generic questions that they might ask you. For English, for example, I researched questions like, “is it better to read a play or see it in production?” and “what’s the difference between literacy and literature?” and even “what is literature?”
You’ll be notified by email the professors who will be interviewing you. I’d recommend looking them up (they’ll be on your college website) and finding out what they specialise in.
Read over your personal statement as many times as you have to. They’re very likely to ask you about something on there.
This sounds cliche, but PLEASE look after yourself before the interview. It always takes place right at the end of a really busy term, so watch out for colds and things (I’m telling you this because I was recovering from a chest infection when I interviewed, and had only just got my voice back RIP)
The interview itself
If you’re doing a humanities subject, you might be given a source or written extract to look at before one of the interviews, and then they’ll discuss it with you. I’d bring lots of highlighters for you to annotate. (I was expected to just be given a poem for English, but I actually got a poem AND part of a critical essay. Go figure.)
No one cares what you’re wearing. I mean, wear sensible stuff, but there’s no need to try to hard.
This is a bit random, but my teacher told me to make a list of all the things I love about my second choice university the night before, to remind myself that Oxbridge isn’t everything. Believe it or not, it worked.
You have to expect to be put on the spot, and this means on-your-feet thinking. I heard they can smell a rehearsed answer from a mile away.
When you’re waiting to interview, you’ll probably meet loads of other applicant like you. It’s up to you whether you chat with them or not - I know some people like to keep themselves to themselves to keep their focus, while I personally loved getting to know people, as chatting helped me stay calm. Either way, everyone’s in the same boat, so don’t worry.
If you’re like me, and easily get distracted by social media, I’d recommend staying off it for the whole day if you can. I did this, and it helped me protect my mental space and keep out negative thoughts.
Some of your interviewers might come across as a bit scary. They might also disagree with everything you say, which can be off-putting. Try not to worry too much if this happens - stand your ground.
When you make an argument, be prepared to justify it, but also, if you want to change your mind, do it. The interviewers are looking for a teachable mind, not someone who’s right all the time and knows everything, so show you have an open mind.
Once the interview’s over, all you have to do is get some well-deserved rest and wait! Try not to overthink how it went, because in reality you have no idea. Some people think they did awfully, but end up getting an offer, so.
The decision
Okay, here’s the truth: Oxbridge is not the be-all and end-all. It just isn’t. Your worth and intelligence cannot be defined by an institution.
For when you’re waiting for a decision: think of Oxbridge as a bonus. This is what I did: I had another university as my ‘first choice’, so that Cambridge was just an extra.
If you don’t get an offer: You will be so happy at wherever you decide to go instead. Think of it as Oxford or Cambridge’s loss, not yours - hundreds of applicants who are very much smart enough to get a place don’t, and that isn’t because they aren’t good enough.
While it’s okay to feel disappointed, it’s best to focus on the amazing learning experience that applying has been. You’ve shown yourself that you can handle all that while still maintaining your priorities and sense of self. So you should STILL be proud.
If you do get an offer: Congratulations! Party time. Except it’s not time to party just yet, because you’ve still got to get the a level grades to secure your spot.

An Oracle Hospitality consumer survey found that many programme participants thought it took too long to earn enough points for anything good.
In this context, some hotels have put a new spin on rewards with loyalty-focused marketing campaigns that communicate the value of their programmes in straightforward language. For example, Wyndham redesigned Wyndham Rewards to include four distinct tiers, including an entry-level Blue Member status with immediate benefits including free Wi-Fi and no expiration of rollover nights – no points required!
To promote and explain the programme, Wyndham shot a series of videos called Wyzard Wyzdom, starring a wizard played by “Game of Thrones” actor Kristofer Hivju.
In one of these videos, he notes how 15,000 points can be redeemed for a “magical free night” and provided some fun advice for packing luggage. There’s also a tip about how booking 2+ days in advance can earn 200 quick points.

Hotels have a keen interest in engaging with guests and travelers on social media, not only to respond to basic inquiries but also to conduct influencer marketing campaigns.

THE INTERVIEW
@EES_Update is the official handle of the brand new Extended Evolutionary Synthesis grant project (http://extendedevolutionarysynthesis.com/), an impressive consortium of 51 researchers across 22 projects, including philosophy of biology. They (very smartly) hired Katrina as the dedicated communications officer to run one of the mightiest interdisciplinary institute handles I’ve seen. I had to ask how she does it!
@BJPS, the official handle of The British Journal for the Philosophy of Science (https://academic.oup.com/bjps/) caught my attention with their highly successful conference campaign at ISHPSSB 2017. They just finished another conference campaign from EPSA. It was intriguing to see a journal account reach out beyond their published content to engage broadly with its disciplines. Now I want to know: who, what, when, where, how?
I am a fan of the frequent and engaging talk summaries that used to come from the KLI Klosterneuburg (http://kli.ac.at) @KLIAustria. They were orchestrated and composed by Yogi, the director of the KLI at the time. I am thrilled that he generously shared his Twitter wisdom. Parts of my interview with him will also show up in future posts (about conference tweeting and tweeting as an individual).
I asked Chris to share the guiding principles behind the official handle of Philosophy, Theory, and Practice in Biology @PTPBio, a newly relaunched journal that is unique and remarkable as the first free, open-access, and researcher-run journal in the field.
Today we reveal the human behind the handles! Who’s lurking behind EES_update and BJPS? A dedicated officer? A bot? A poor, tired grad student?
Katrina (EES): EES_Update is the communication platform for the extended evolutionary synthesis research program. It consists of a website, blog, twitter account and facebook page. These outlets work together to promote our research and that of others, as well as advertise related conferences, job vacancies and other pertinent social media accounts. Importantly, we use our twitter and facebook activities to direct people to our blog and website where the real ‘meat’ is hosted. As the communications and outreach officer for the research program I am the one doing all the posting and uploading but I work very closely with the program’s 51 researchers across a wide variety of inter-related topics.
Beth (BJPS): The twitter account is 100% organic, free range, and bot-free! It’s usually run by Steven French (Co-Chief Editor) and Beth Hannon (Assistant Editor); the Facebook account is run by Beth Hannon. We’ve been experimenting with giving the twitter account over to other academics at conferences we can’t make ourselves, so that they can live tweet the talks in our place. Recently, we’ve had Charles Pence tweeting from the ISH conference in Rio. He did such an excellent job, we’ll definitely be repeating the experiment!

Chris (PTPBio): Since our relaunch as Philosophy, Theory, and Practice in Biology earlier this year, I've been running the new Twitter account that came online with it, @PTPBio.
What content do you (re)tweet for your institution? Most importantly, WHY tweet at all?
Katrina (EES): Our goal is for EES Update to be a ‘hub’ for science communication in evolutionary biology, reaching a large audience with varied types of information across diverse topic areas. We hope that this might expose researchers in one field to current research in another to stimulate new ideas and research avenues. This simply wouldn’t be feasible for an individual researcher to maintain alongside their traditional academic responsibilities.
@EES_update follows hundreds of twitter handles including empirical and theoretical biologists, anthropologists, philosophers and historians of biology, societies and journals. I look through the twitter feed regularly but as it’s too vast to read everything, I created a couple of lists to make sure I don’t miss anything from our researchers or other researchers who frequently tweet about topics relevant to our audience. I also look at key hashtags and have a handful of google alerts but I find that reading the general and customized feeds are the most useful.
Beth (BJPS): I think one of the motivations behind taking to social media was that we’re a tricky journal for publishers to market. It’s not just philosophers of science that engage with our content, but scientists too. That said, it’s not always easy to make our material obvious to scientists through conventional means. And there are plenty of philosophers beyond the sub-discipline of philosophy of science who might not have realised that our articles are relevant to their work, too. But social media respects no disciplinary boundaries! So it’s a great way of trying to ensure that our authors get read by all the people who might be interested in their work, not just the usual suspects. And while our first priority is to our own authors, it does the broader philsci community no harm to be given greater exposure.
Of course, tweeting about the Journal’s content is only a fraction of what we do. But I don’t think we see ourselves as curators of everything phisci! We just tweet and re-tweet the things that we find interesting or funny, and think others will too (though YMMV!). Because Steven’s interests run towards physics and my own towards biology, we hopefully cover a wide enough range of philsci topics. We try to give particular attention to early career and otherwise less visible people and their work (as we also do via the spotlight series on our blog, Auxiliary Hypotheses). What we don’t re-tweet are advertisements for postgrad courses and similar.
Yogi: My experience with Twitter has been very good and very valuable, both running my personal Twitter feed and that of the KLI over the past two years. The KLI feed increased from about a dozen to several hundred followers over just a few months. It's a great way of presenting yourself or your institute to a wide but interested audience and to keep up-to-date with relevant literature and news beyond the boundaries your own field. It is absolutely essential nowadays for academic institutes to have a well-designed and informative social media presence. Twitter remains the platform preferred by most scientists. Tweets are much more effective for reaching your audience than websites, which people usually only visit when they want to apply for a fellowship/job, find information on a researcher at the institute, or get some other specific piece of information. Moreover, tweets give a more dynamic picture of the academic life and activities at an institute, and allow alumni to remain connected and updated without much effort on their side.
Chris (PTPBio): We mostly tweet content that's closely related to what we do. My assumption is that people choosing to follow us mostly want to hear about our content. That includes announcing our papers as soon as they're published and highlighting developments at the journal. When we retweet, it's usually still content related to the journal in some way. We pass on tweets and blog posts about our articles. And, for example, because a distinguishing feature of our journal is that it's fully open access, we recently shared a study showing that open access articles are cited significantly more often than paywalled articles are. So, our Twitter engagement is focused on supporting our product.
Has Tweeting been beneficial for your handle? What good does it bring?
Beth (BJPS): There’s a definite correlation between a paper’s downloads and citations on the one hand, and its promotion via social media on the other. Undoubtedly, this has to do with reaching those non-traditional audiences. And with the growth of AltMetrics, this is only going to become more important. On the whole, we’ve found social media to be a fantastic means to bring attention to philosophy of any sort. I also run a public philosophy organisation (The Forum, based in the LSE), and using only social media our audience numbers have increased from something in the dozens to the hundreds. Social media both uncovers and cultivates a real appetite for philosophy.
People have mentioned that they found out about a particular conference, new research, or recently published paper (one of ours or some other journal’s) via our social media channels, which is nice. And so far, the feedback we’ve received has been positive! For ourselves, I think we enjoy the chance to ‘chat’, even a little, with our colleagues and friends who we might otherwise only see at the occasional conference, or whom we may never otherwise have come across.
Chris (PTPBio): Making sure the articles we publish are discoverable — that readers interested in their topics will find them — is one of our highest priorities. And I think Twitter is one of the best ways to release information about our articles into the wild. In that environment, it finds its way to interested readers we would never know to reach out to directly. When a biologist shares a tweet about one of our articles with coworkers, for instance, the article reaches a new audience. And in our analytics, we can see those visits to the articles on our site coming in from Twitter.
Now to the how-to part. How does one set up a Twitter environment for an event? I asked Katrina to walk us through what she did for the first EES workshop:
Katrina (EES): In May this year, we held our first EES event, a small workshop at the KLI, entitled, “Cause and Process in Evolution”. We used the acronym of the conference name plus the year for the hashtag: #CAPIE2017. Our rationale was that it was short so more characters could be used for the tweet itself and could be derived from the conference name if people forgot it. Live tweeting from participants was encouraged but images of slides with sensitive content were to receive permission from the presenter before posting. It’s very important that conference tweeting respects the sensitivity of unpublished findings so it doesn’t discourage the sharing of works in progress. As the person behind the @EES_update handle, I tweeted during all the talks and reciprocally retweeted other participants to maximize the content and reach of the tweets going out.
What is a good tweet? A good tweeting strategy? Dos and Don’ts?
Yogi: There are a number of researchers who I follow that are excellent at picking out and posting interesting new work. Useful tweets briefly summarize topic and impact of a piece of work, and then link to it (and to potential secondary articles in science news media). A good tweet also includes handles of authors or other colleagues who are directly involved or affected by a paper. This gets the relevant people notified and often starts a discussion, especially if the results presented are controversial. I have had very good discussions, e.g. about the use and misuse of the "genetic program" metaphor (see below) that started with tweets on specific papers. Twitter, with its 140 character limit, does pose severe constraints on what you can explain. Sometimes, discussions need to move to email, Skype, or live conversations to provide appropriate context. Sometimes, there is value in brevity though, since it forces discussion participants to concisely state their most relevant points and arguments.
That being said…less noise, more signal, please! Anti-examples are institutes that only tweet seminar announcements (usually available through websites or mailing lists anyway). Using hashtags effectively is extremely important to increase the abysmal signal-to-noise ratio that keeps many people away from Twitter. There is an awful lot of meaninglessness out there, like the alien in Kurt Vonnegut's "Sirens of Titan" that only broadcasts "I am here, I am here, I am here..."
Katrina (EES): We make a point to balance our highly field-specific tweets with more general tweets. For example, on the specific side, we tweet about recently published papers which advance a particular field. On the other hand, we try to reach a wide interdisciplinary audience by, for example, tweeting about our recent blog posts and those of others, which are accessible to a non-specialist audience. It is extremely helpful, especially at the beginning, to interact with other people or institutions with similar goals. You can retweet each other’s content and together reach a wider audience. We are always looking to collaborate – the more comprehensive our content, the better.
Beth (BJPS): We don’t have much in the way of a strategy—mostly what we do has emerged in the doing of it. We’ve certainly never sat down to discuss what we’re doing. We do try to tweet at different times of the day—despite our parochial name, our authors and readers span the globe! Twitter is so ephemeral, a tweet disappears into the void within a few hours and we’d completely miss those in other time zones if we didn’t tweet across the day.
In terms of dos and don’ts... Don’t be a jerk? Remember that nothing good comes from arguing on twitter? Do engage only as much as you want or can, given the many other tasks on your plate. Do be yourself (except where that conflicts with being a jerk….). Don’t fight it: embrace the videos of cats and dogs.
Chris (PTPBio): If I can find a way to display in just a few words what's exciting about a new article, that tweet will find its way beyond our core audience to other people it will excite. Philosophy doesn't lend itself to the brevity Twitter forces on us. But it can be healthy for the message to be forced to try!
Some accounts share a wide variety of content. They serve as portals to lots of interesting, vaguely-related stuff. There are virtues to that. It's sociable. It's inclusive. But as a reader, I mostly prefer to subscribe to accounts that have a high signal-to-noise ratio relative to my interests. I happen to like the more peripheral content @TheBJPS and @hoposjournal tweet, for example. But there are a lot of academics on Twitter I don't follow anymore because their academic topic is maybe 20% of what they tweet. I would love to hear about it, but I don't happen to care enough about their other interests to spend so much time scrolling. Reading Twitter uses up time and attention. So, I try to keep our journal account pretty focused and hope that some readers value that and don't miss the other stuff.
Who would you recommend following?
Beth (BJPS): In the years we’ve been using twitter, the increase in twitter accounts for bigger projects has been noticeable. Some very active and informative accounts include @EES_update, @p_realism (run by our ex-Co-Chief Editor Michela Massimi), and @EpistInnocence. There are other non-bot journal accounts popping up too; @hoposjournal is particular active and interesting. And bot accounts aren’t all bad! @PhilSciArchive and @SocPhilSciPract are particularly good for keeping track of new papers, conferences, jobs, and so on. Besides these group accounts, there are lots of individual philosophers and scientists that give great twitter; there’s probably too many to mention and we’d end up leaving someone important out anyway!
Katrina (EES): The EES research program is by nature interdisciplinary and our twitter followers and followed handles reflect this. We highly recommend following a range of individuals, institutions/consortia and journals for a range of content and perspectives.
Yogi: I am reluctant to provide specific tags here, since who you want to follow will depend a lot on what kind of information you are interested in. There is no way around exploring and then selecting those feeds that are useful to you! I tend to follow A LOT of feeds, and then aggregate those I really like and use regularly into an "essential" (private) Twitter list. I've also created several other topical lists. Many tools also allow you to create dynamic lists that follow hashtags. I used TweetDeck on my laptop to do this. It is a powerful tool to manage and display feeds sorted by such lists and hashtags (although it does suffer from some annoying bugs and missing features, unfortunately).
Chris (PTPBio): There's not a right way to use Twitter. I read about people making Twitter friends (“tweeps”) who become valued real-world friends, for example. Others enjoy seeing a wide-ranging snapshot of everything that's going on right now. But I spot new Twitter users who follow a dozen news outlets and a dozen major non-profits that each tweet several times an hour plus a handful of celebrities and politicians, and I can't imagine wanting that. Unlike all that, there is content on Twitter you can't get elsewhere. As a philosopher of science, being able to hear what papers and ideas biologists all over the world are most excited about discussing with each other has irreplaceable value for me. I can't hang out at the coffee machines in all the science departments. But I can see what they're eagerly sharing and discussing. So I look for accounts like that, in my specific areas of interest.

They charge percentage fees and have a lot of add-ons during the process of selling your house, so selling your house without an estate agent can save you a lot of cash.
You should be aware, though, that if you choose to sell without one, it won’t be an easy ride as there’s a lot of work that goes into it.
Another reason for selling without the help of an estate agent is hassle.
Yes, advertising your property yourself is a total pain, but sometimes estate agents take their eye off the ball and don’t always put everything into getting your house sold. This is why many buyers switch estate agents halfway through the process in the hope of getting a sale.
Moreover, selling your house with an estate agent generally takes longer than most other ways and it is an arduous process.
You will go through multiple viewings and even get your hopes up quite a few times for a sale that never comes through.
Sometimes you’re just better off doing the job yourself.
Selling at auction
Selling your house at auction is one of the most common ways of selling your house without an estate agent.
In order to get your house featured at an auction, you will have to do your research into auction houses. Look at their track record and portfolios of other houses they’ve sold.
You have to ask yourself whether or not an auction house will genuinely sell your home well and for a price that you want.
When going to auction, it’s important to remember that you’ll have to set a reserve price for your property.
If you are offered less than that price, then your house will be dropped from auction, but if you’re offered your reserve price and nothing above that, the auctioneer will drop the hammer and then you have to sell it for that price.
Bear that in mind when considering selling your house at auction, and when setting a reserve price if you choose this option.
Generally speaking, selling your house at auction saves a lot of time and effort.
As soon as the hammer goes down, the bidder has to put down a 10% deposit. Over the next month, the sale is completed and then the rest of the money is transferred.
As well as this, if your house has a slightly odd layout or is different from the conventional house, auctions are a great place to go, especially if you’re dedicated to selling your house without an estate agent.
Remember, though, that selling at auction can cost up to £1200 plus VAT and solicitor costs, which can reach between £350 and £500.
Selling with a cash property buyer
If selling at auction doesn’t seem like what you want for your house sale, then there are other options.
One other option is selling your property with a cash property buyer, which is basically someone who has the money available to buy your house outright without having to secure a mortgage or sell another property to afford it.
People have many reasons for using cash property buyers, one of which is the issue of time.
If you find a cash buyer straight away, you will have the sale done and dusted in practically no time. This is particularly desirable if you’re selling your house due to divorce or bereavement or for health reasons.
Selling your house without an estate agent in these circumstances can be incredibly useful, and while it might add to your workload in terms of finding the right cash buyer, it cuts out the painstaking process of going through an estate agent and waiting months and months for a sale to come through.
Cash property buyers can be found through companies, like our own, and online. Search around local cash property buyers, and then expand if you can’t find anyone who will take your property on.
If you find a cash property buyer through a company, you will need to check that they’re registered with the National Association of Property Buyers (NAPB) or The Property Ombudsman Scheme.
The same checks for legitimacy should also be applied to cash property buyers who are found individually by yourself in your search. When it comes to these individuals, you should check if they’re using their own funds or borrowing via mortgage.
Ask for proof always and enlist help and support from a solicitor to oversee the preparation for the sale and then the sale itself.
You should also double-check to see if any cash property buyers charge a fee for their service (especially companies) and ensure that you have a back-up plan in place in case the buyer pulls out at the last moment.

Selling your house completely by yourself
Of all the ways to sell your house, selling it completely by yourself is the most work-intensive option.
You have no third-party help in finding a buyer or advertising it, but, in turn, you will definitely save the most money this way if you’re successful.
To begin with, you should be aware that selling your house without an estate agent means you can’t advertise on Rightmove, PrimeLocation or Zoopla.
Instead, you’ll have to do it all yourself in a number of ways.
You can still advertise online on The House Shop, for example, and on eBay and Gumtree as both allow property listings. This will get your house out there on the internet, which is great for generating interest and eventually a sale.
However, just advertising online isn’t the wisest of ideas.
Hire adverts in your local newspapers and use noticeboards in local supermarkets and community centres to get local interest.
You can also become a member of neighbourhood groups on Facebook and share your house in those to generate more local interest.
Word of mouth is often a great way to sell your house, and is the next best alternative to using an estate agent.
Using word of mouth also means that you’ll have to be proactive with advertising.
You are in charge of photography and making your house appear stunning. If you are good with a camera, then go ahead and take the property photos yourself, but if you know someone particularly good when it comes to photography, ask them to help you out.
Even better if you have a young person in the house – they’ll know all the lighting tips and tricks going, which are so important when it comes to making your house look nice on camera.
In terms of our other top tips for selling your house completely by yourself, you should create your own ‘for sale’ sign, including your phone number, email and name, or buy one from eBay or Amazon to make it look slightly more professional.
We’d also recommend creating an email address specifically for selling your house to help you out when it comes to organising viewings and corresponding with different individuals about the sale.
When selling your house this way, we’d also suggest getting valuations from estate agents if possible. Some estate agents charge a valuation fee, but not all do.
Ask around and see what you can get. Even if you have to pay a small fee, it’s worth it for the opinion.
As well as this, you can use online estate agents who will value your house for free and use websites such as Property Price Advice to give you an estimate of how much your house is worth.
Make sure to get a whole range of valuations in order to get the most accurate figure as some online sites can only give you an estimate on the value of your house based on your postcode, how much you bought your house for, and when you bought it.

Planning a wedding is one of the most stressful things you can do. We have all heard anecdotes from brides who have said that the little things they stressed about turned out not to matter on the day, simple for them to say as they have been there and done it but it’s easy to get caught up in the planning stress. Wouldn’t it be great to have the benefit of hindsight ….
Well now you can. We spoke to some of our lovely North of Scotland brides and some from much further afield and asked them to share some of the things they wish they had known when they started planning their weddings, after all, some things you can only learn after you say ‘I do’.

The Kids are Alright (and Online)
If the latest warnings from the media are to be believed, millennials are on a killing spree, taking down everything from napkins to diamonds. Too consumed with the hunt for smashed avocado on toast, we seem to be single handedly destroying entire industries, all without looking up from our phones.
But it’s not just linens and precious stones that are being affected; many arts organisations are feeling the pinch, finding that they are not attracting the younger demographic needed to bolster ageing audiences. Audience Agency research has found that the average UK audience member is 52, signalling a crisis point in coming years if millennials cannot be brought on board.
This does not mean that nothing is being done by cultural organisations to draw in a younger crowd. Opera companies such as Glyndebourne and English Touring Opera show productions each season designed to introduce children to the art form. Many venues, including Young Vic, Donmar Warehouse, and National Theatre offer discounted tickets to those under 26, in an effort to make theatre more accessible to young people. Museums are utilising new technology to enhance exhibitions, creating interactive experiences more likely to attract those unfamiliar with their offerings.
Still targeted productions alone are not enough to make sure you are winning over young people. In a world dominated by digital, strong online offerings are essential in bringing younger audiences to your organisation.
Be a Phone-y
First of all, it is time to drop a truth bomb on you. Young people are online. I know, I know, it’s shocking, but it’s true. This means it’s essential that all your offerings are online. Paper processes, based around calling the Box Office, are outdated, and are likely to put younger users off from enquiring. Move your processes online. This not only centralises all your information, but allows you to store them automatically, making life easier for your staff. This was the case for BBC Proms, in which digitising the process helped sell 50,000 ticket in the first hour of onsales.

But younger audiences aren’t just online; they are on their phones, and they are using them to purchase everything (bar napkins and diamonds). Recent studies have predicted that by 2020, purchases from mobile phones will account for $284 million. This means that having your site be mobile-first is becoming more and more important. In fact, when it comes to web development, we work mobile-first, with design efforts focusing first on mobile, and the considering desktop. Embrace the features seen in apps like Spotify and Instagram, replacing fiddly buttons with interactive panels. A fully responsive, and visually clear site means that you will not be losing those users whose first move is not to head to a desktop.
Easy Does It…
As useful as this advice is, having all your services online does not act like a homing beacon for millennials. Apps such as Uber, Deliveroo and Dice have created a culture where purchases are quick, easy and intuitive. Younger audiences expect the same when it comes to ticketing. We aren’t saying that you have to completely reinvent the wheel, but cutting out some of the clunkier, long winded aspects of your website is key for drawing in new demographics.
Make it easy for users to select “Best Available”, allowing them to bypass the select your own seat pages, which can be particularly fiddly on mobile devices. To dispel the common preconception that cultural events are too expensive, follow Center Theatre Group’s lead and allow for filtering not only by date but by price. These changes provide an extra level of choice, as well as a streamlined process, so is a win win from a user experience point of view.
Next up on the hit list is the dreaded account registration. By offering guest check out, you will lower bounce rate, particularly from young users who are looking for one production. And these users are not lost forever; chances are that once they have bought tickets once, they will come back, and then consider registering. Getting new audiences through the doors and connected to your venue is more important than having them registered with an account straight away. Alternatively, social media logins make the process easy, saving any typing at all!
When it comes to actual payment, Apple Pay and PayPal are becoming facts of life. You can get things on eBay, use public transport and buy plane tickets with them, so why can’t you use them to purchase tickets? By offering these options, you reduce the chance of unsure users being put off by the rigmarole of your processes, or having to entrust their details to an organisation which they don’t trust as much as their favoured payment method. Plus, these automatically pull information including billing and delivery addresses, reducing the checkout process to just a few clicks.
Finally, to call back to our point about digitising your process, make e-ticketing your primary delivery method. Offer up collection from Box Office or Print at Home by all means, but make sure that you can keep your ticket on your phone. E-ticketing is not just a simpler process, it’s also fast becoming the expected functionality when it comes to buying tickets online. And if that’s not enough to persuade you, it’s good for the environment, so that’s a bunch of instant karma points right there.
So be ruthless, and think as simple as possible.

If you want to draw younger audiences into your new and improved slick purchase pathway, the information leading there needs to be concise too.Many organisations find their older websites chock full of information. Not only do navigation bars come with long secondary menus, once you find a production page, you are confronted with a swarm of tabs.
So it’s time to get brutal. Rid your site of any extraneous information. Seriously consider what content is needed, and what can be moved. Many of our clients find upon review that their navigation bars duplicate information, or could be much simpler and more intuitive with fewer primary options.
Once your navigation bars have been stripped back, start work on the production pages. Move to one tab production page, with extra content integrated into the body. It makes everything clearer, and increases the chance of users interacting with the content now it isn’t hidden away.
It isn’t just content and production information that needs to be clear; it’s important that users can easily see how to proceed to purchasing tickets. Often so many competing calls to action are presented to users that they become bogged down with options. As great as it is to share an event, or see more information, you want to remove the clutter around actually finding and purchasing tickets. So whittle down those options, and really shine a spotlight on the Book Tickets button.
Between the simplified purchase pathway and trimmed down website, information is easy to reach, and users are less likely to get bogged down with facts, and more likely to actually book tickets.
Video killed the Interview Star
If you are going to have streamlined production pages, the content on it has to be carefully selected too. A picture is supposedly worth a thousand words, and that makes a video pretty valuable. Some organisations have embraced video in a big way, such as Globe Player or National Theatre Live, but there is plenty you can do to utilise videos, without breaking the bank. Adding trailers to your homepage, like Sadler’s Wells, draws attention to productions and sums it up more than a long piece of text, such as an interview, which may well be ignored.
Twitter, and Facebook, and Insta, oh my!
To provide one last piece of advice, away from your website, we are going to talk about the thing that keeps marketeers up at night: social media and young people. With recent news that young people are abandoning Facebook, it can be hard to know which platforms are best to utilise, and where to place your time and money.
The key is to stay flexible, with your digital strategy adapting as you see what works, and what doesn’t. The Bridge Theatre recently used Instagram stories to advertise their production, bringing advertising to a new audience in a non-intrusive (and short) way. Monitor the data you get back, and make changes accordingly.
Once you have the younger users coming to your venue for a performance, utilise social media to strengthen relationships. Social media walls, as seen on the Signature Theatre website, allow digitally attuned visitors to interact with your organisation, boosting your connection, as well as providing you with free user generated content. So promote the production hashtag, and encourage reviews and photos of your audience’s night out. You get more interaction, they get 15 minutes of fame on your site! This is the future Andy Warhol wanted.
Time for the takeaway…
As much as we’d love it, there is no magic trick to persuading younger demographics to visit your website, and purchase tickets through it. There are however steps you can take to make your site millennial-friendly, without resorting to expensive stunt tactics. It’s largely about streamlining the user experience, providing a service that fits in with the digital experiences that young people have in other areas of their lives.
If you make information clear, and keep purchasing easy, once users have been directed to your site, the chances are they’ll actually do something there. Better still, these changes not only increase the likelihood of young people booking with you, they improve the user experience for all visitors to your site. Ages 8 - 80 will be pleased, which makes it the most sensible thing you can do for your online offerings.
