The Real Estate Numbers You Should Track

My favorite thing about numbers is that they do not lie. If I look at an agent's business, their numbers will give a very clear indication of what's really going on. Not only do these numbers define past success, they also predict your future. If you don't know your numbers, you are running blind. When you track your numbers, you have the best possible road-map to success.
What numbers am I talking about? There are lots of metrics, but the most important ones to consistently track are these:
Gross Commission Income & Activity
Let's start with the obvious one: tracking your monthly income. You should look at both the money and the activity. You may notice some interesting trends, including your most efficient client load, your burn-out point, and where your money-making "sweet spot" really is.
These are the things you need to track on a monthly basis:
Total Commission Generated
Average Commission rate per transaction
Average sales price
Average days on market
List-to-sale price ratio
Listings taken
Listings sold
Buyers sold
Buyers lost
Source of Business - Cost Per Lead and Cost Per Client
Where is your business coming from? Are you paying for leads? Is your brokerage giving you leads? Are you generating your own leads with marketing? Are you getting referrals from past clients? These are the important questions to ask yourself. The answers show you where your time and money is most efficiently spent.
I've worked with agents who pay hundreds of dollars for leads every month, only to close one transaction a year from those leads. Unless that one transaction covers the cost of a year of leads and still gives you a reasonable payday, it's not a source of reliable business. Once you identify these areas of low-return, you can shift your marketing strategy to focus on lead-generation that gives you a better return.
Calculate the cost-per-lead in both money and time. Then calculate your lead-to-client conversion rate. Then figure out the cost-per-client. Finally, you can figure out which clients are the most profitable for you. Generally speaking, buyers take more time than sellers from start to close, but sellers cost more (staging, photography, video, etc).  The bottom line here is finding the best sources for high-quality clients. You won't know unless you track it.
Consistent Marketing and Mailing Timing
Keep track of the what, when, and where of your marketing. What are you sending out? (Letters, postcards, newsletters, reports, etc.) When does it go out? (Weekly, monthly, quarterly, or willy-nilly?)  Where are you sending it? (Social media, email lists, or snail mail lists? Do you have a past client or niche market list?)
I've seen agents who will market-market-market when they don't have clients, and as soon as they get a client, their marketing stops. This creates a feast-and-famine cycle that results in an inconsistent income and a whole lot of extra work. Extra work? Yes, because the agent is fighting their own inconsistency.
With any advertising or marketing campaign, the secret sauce is always consistency. It doesn't matter if you're a multi-million-dollar corporation, a small mom-and-pop-shop, or somewhere in between. Your message needs to go out consistently and it needs to have a consistent look to help people remember you.
Business Expenses
For most agents, this is their least-favorite part of number tracking, but this is really a reality check in your financial world. Start with your gross income, and then take out your brokerage fees, business expenses, and taxes. To keep it consistent, give yourself an assigned agent salary. Then compare this year-over-year.
Streamline your spending by understanding your expenses. Track these business expenses every year and compare them year-over-year:
Brokerage fees
Auto expenses (and mileage)
Phone/Communication
Advertising and marketing you
Advertising and marketing listings
Internet/website
Legal
E&O
Real estate license
Education
MLS Dues
Lockbox fees
Office supplies
Accounting
Simple adjustments to these can put pure profit in your pocket.
Your Future Business Goals
You need to define what you want your future to look like in order to make it a reality. For every metric you track, create a goal for the new year. This is how you achieve things like giving yourself a raise, reducing your weekly work ours, and taking a vacation. If you want to make $X, you can do the math in reverse to see how many clients you will need to achieve that, and then where you are most likely to get those clients.
Calculate your business expenses for the next year and create a budget. Then use your budget to compare your real-time GCI, Activity, Sources of Business, Marketing, and Business Expenses through out the year to stay on track and adjust when necessary.

The film is a metaphysical and macabre husk which leans on beige character archetypes, mythological pseudobabble and a conveniently unknowable internal logic to stumble and fall to a denouement which raises more questions than it answers
Since Brian De Palma’s became the first director to notice and then capitalise on the screen potential of Stephen King’s literary output with his cult classic Carrie in 1976, there have been over fifty further adaptations of King’s work in the preceding forty years. It’s a testament to the longevity of King’s appeal and his unrelenting ability to mine the dark recesses of his consciousness to bring us the uncanny and terrifying. Over the last few years a new reincarnation of It topped the international box-office and sparked an equally lucrative sequel. Doctor Sleep, an indirect sequel/spin-off from The Shining looms on the horizon as one of the most anticipated releases of the year. And Netflix, the world’s most prolific and powerful streaming service has also been funnelling out a few of King’s lesser known projects on the small-screen with Gerald's Game and 1922, which were both met with critical and customer appraisal. It is unsurprising that Netflix have tried to replicate the formula again, bringing in Vincenzo Natali (Splice) at the helm, to adapt the 2012 novella In The Tall Grass.
In The Tall Grass has been marketed as a horror film; a sort of companion piece to the other two films in Netflix's library. However, what it actually is, is a fantasy film which bathes in the aesthetics of the horror genre. A brother (Avery Whitted) and sister (Laysla De Oliveria) are lured into a field of tall grass by the voice of a child in peril. The siblings become separated and despite their best efforts are unable to find each other. As daylight wanes their confusion quickly snowballs into panic and desperation. There is no sign of the child. His voice seems to recede into the grass and then reemerge strangely closer. It is as if the grass is governed by its own metaphysical laws. There is no permanence. Time and space shift unrelentingly creating a supernatural labyrinth which the two must attempt to decode and navigate to their escape.
The premise is one which holds early promise, however, Natali is unable to substantiate this promise with any substance. The deeper the characters head into the grass, the more disinterested Natali becomes in untangling the threadline of the story. Natali seems more interested in utilising his artistic chops to capture the true essence of grass. There is swaying grass. Upside Down grass. Birds-eye grass. Good CGI grass. Bad GCI grass. In one of his more inspired moments, he captures some morning dew as it droops down a solitary blade to reveal more blades in its orbicular reflection. Instead of exhibiting the insufferable isolation of the setting, Natali’s over-reliance on repetition only serves to emphasise the hollowness of what is within it. The film is a metaphysical and macabre husk which leans on beige character archetypes, mythological pseudobabble and a conveniently unknowable internal logic to stumble and fall to a denouement which raises more questions than it answers.

The last thirty-minutes will leave those who haven’t already completely zoned out scratching their heads down to the skull. I can assure the viewer that this not because the film requires multiple re-watches to comprehend its magnitude (heaven forbid!), it is because Natali is unable to comprehensively translate the narrative and its ideas from the literature to the screen. King’s fictional mythology concerning the field of grass and the ancient tribal rock at its epicentre - which one presumes required a chapter of exposition - is handed over to a psychotic real estate agent to explain through a series of foolish expletive ridden outbursts, which do little to cut through the fog. Then there is the vague floating of a redemption motif which culminates in a crypt of writhing dead babies (one of the characters is contemplating an abortion). The final nail in the coffin for the film though is ultimately that it is painfully pedestrian because there is no suspense. This is because Natali is unable to communicate to the audience the labyrinth’s inner-workings. How is one to care about the character’s liberation, when the writers use the supernatural backdoor at every turn. Want to get all the characters together? Shoehorn in a law that will bypass the difficulty. These little get out clauses surmount to the point where eye rolling becomes the only tonic.

7 Characteristics of agents avoiding success
“I’ve been avoiding it for too long and Josh I’m afraid it might be too late…I’m struggling” Cathy confessed. It was a call I’ve had many times before. An agent who has been a licensed realtor for 16 years. Cathy does a healthy business. Back in the “good old days” she did $175K-$250K GCI easily without trying. One year she knocked down $350K. She was living the good life. But you know the story. 2007-2008 wiped her out. She had to get out of the business and get a “real job” for a little bit. Now she’s back in real estate and is doing $75K-$125K from her sphere but has brand new agents with no sphere cranking out $150K+ in their first year. Things have changed and she can’t deny it any longer. And if she doesn’t act quick, it will be too late and eventually the younger agents will gobble up her market share. “Times have changed,” Cathy lamented. Yes, they have. Characteristics of Avoiders Agents who are truly avoiding digital marketing have the following in common: * For a while, they stayed away from things like Facebook altogether
 * These agents were one of the last in their office to start a FB business page
 * They’ve said before “I don’t want to mix business and personal profiles on Facebook!” 
 * These agents have attended “social media classes” at the local brokerage but only out of obligation...they have no idea what was really taught or how it applies to their business
 * Now, they have a Facebook business page...but rarely post on it which provides them no value. And you can forget Instagram, Twitter, etc!
 * Yes, they have a CRM but really it annoys them because it’s complex and has so many bells and whistles that it’s hard to even know how to use it effectively 
 * They are HIGHLY SKEPTICAL. When they see a testimonial one of the first things they say is, “Oh well anyone can make those up!” Which can REALLY be translated as, “How come they’re getting results and I’m totally lost!?” It takes ZERO EFFORT to be a skeptic…..but it takes a lot of effort to implement digital and get results!
