What Happens If a Hurricane Hits While You're Buying a Home? Here's What to Expect.
Tumblr media
Buying a home is a thrilling journey, but what happens if a hurricane or tropical storm hits while you're in the process? Don't worry—it's not the end of the road. Here’s what you need to know about navigating this stormy weather in your home-buying journey and what to expect from your mortgage lender. Understanding the Impact of a Storm on Your Home Purchase When a major storm hits, areas may be declared FEMA disaster zones. This declaration doesn’t mean your home purchase is off, but it does add a few extra steps to ensure everything remains on track. Your mortgage lender will prioritize your safety and the integrity of the property by requiring additional inspections and documentation. Be sure you communicate with your Realtor and Mortgage Lender before and after the storm. The Realtor will them relay the expectations with the listing agent and seller. What to Expect from Your Mortgage Lender - Possible Closing Date Delays: The closing process might be delayed as the underwriting department will need to verify that the property is still in good condition. This includes checking for any damage such as roof leaks, broken windows, electrical issues, or flooding. - Final Inspection Requirement: Before proceeding with the closing, a final inspection may be required to be conducted by the appraiser. This inspection ensures that the property is free from damage and that essential systems are functioning correctly. You will not need to arrange this, the Mortgage Lender will. If shutters or other storm protection measures were used, they must be removed from the windows, etc. for this inspection to take place. - Documentation and Proof: Your Mortgage Lender or Home Insurance Carrier might ask for additional documentation or proof that the property is undamaged. If the roof has broken or missing roof tiles and/or shingles, the home insurance company may require these to be replaced/repaired prior to issuing and/or binding home insurance coverage. I highly recommended that you obtain a roof certification showing no damage or leaks from the storm. This may not be a requirement but a good precautionary measure before you purchase and close on the home, especially after a major storm.
Key Takeaways:
It is very important to Stay in Touch and keep communication open with your mortgage lender. They will guide you through the additional steps required. Remember to be patient. While the process might take a bit longer than expected, these measures are in place to ensure you’re purchasing a safe and sound property. Check Property Condition. You are welcome to drive by the property and take a look at the condition of the home. Is there flooding, damage, etc. Your viewing of the home is important as well so you can determine if you want a roof certification or moisture inspection done. If a final inspection is needed, the appraiser will ensure that the property is in working order and any storm-related issues have been addressed. Navigating a home purchase during severe weather can be challenging, but understanding these steps can help you stay informed and prepared. If you have any concerns or need further clarification, don’t hesitate to reach out to your mortgage advisor. Stay safe and good luck with your home purchase! Read the full article

New 30 Second Thursday this week. As many thoughts as I could cram in a short time on gas providers and how to save money. Especially in this market where we should have a seasonal price decrease, but we aren’t. Huge Congratulations to Our #VIP Buyers, Sunil & Kinjal!! These Awesome Buyers' patience paid off!! They were originally interested in resale however with all the steep competition of multiple offer situations, they decided to rent for a while longer.  Team Turvey continued to search for homes listed and unlisted (off market deals) that matched their homebuying criteria.  Amidst rising interest rates and then a sudden dip, we decided to get Sunil & Kinjal an updated pre-approval to make sure we would know exactly how much downpayment and monthly payments were going to be when we did find the perfect home at the perfect price. And we had a hunch the time was coming very very soon. We revisited a new construction neighborhood that was in Phase 1 when we originally saw it to now being on its final leg in Phase 3. Our Buyers trusted us fully to do some tough negotiating and we were able to secure the perfect lot, buyers top pick elevation at THE PERFECT PRICE! Our buyers are ECSTATIC to be able to fully CUSTOMIZE their FOREVER HOME and all within BUDGET! They didn't believe that it could happen, that is until they met TEAM TURVEY!! We negotiated $20,000 off the PRICE and an ADDITIONAL $10,000 in Closing Costs in a very exclusive New Construction Subdivision which is in super HIGH DEMAND. When you work with The Turvey Group, You Get a Team of Experts in the Real Estate Market, You Get Priority Access to an Exclusive List of Homes (some may not even be available online), You Get Expert Negotiations on Your Behalf which Gives You the Best Possible Terms, Price, and Conditions for Your Needs!!  We can do the same for you!  If you are thinking about Buying or Selling, one of your Most Valuable Assets, Call Team Turvey Today 678-904-2242 and Start Packing!! . . . #smile #teamturvey #yhsgr #winning #sellers #buyers #realestate #realtor #forsale #justlisted #justsold #property #BallGround #CherokeeCounty #curbappeal #homes #luxuryhome #listing #georgiarealestate #sold #exclusive #hustlehard #done #charity #ourrescue #saveourchildren #earnitact #newconstruction (at Your Home Sold Guaranteed Realty - Team Turvey) https://www.instagram.com/p/Coxjj_kPn6E/?igshid=NGJjMDIxMWI=

Local Market Update - Moving into September:
Home Prices: The median home price is approximately $350,000, reflecting a slight increase due to steady demand and low inventory. Inventory Levels: The market is experiencing low inventory, leading to heightened competition among buyers and quicker sales. Days on Market: Homes are selling faster, averaging around 25 days on the market, indicating strong buyer interest. Interest Rates: Mortgage rates remain historically low, which is encouraging for buyers, particularly first-time homebuyers. Community Developments: Ongoing improvements in parks, schools, and local amenities are enhancing the quality of life and boosting property values. Future Outlook: While competition may ease slightly as fall approaches, demand for Acworth homes is expected to remain strong. Conclusion For both buyers and sellers in Acworth, understanding these trends is crucial. Sellers can seize opportunities in the current market, while buyers should act quickly when they find suitable properties. Working with a local real estate agent can provide essential guidance.
For additional market information, please call or text us at 678-622-2693. We are here to assist you.
