Lamda – Ελληνικό: Ποιοι «χτυπούν» το Vouliagmenis Mall Complex (ECI) των 350 εκατ. ευρώ

Με τη συμμετοχή 3 - 4 τουλάχιστον, κοινοπραξιών και σχημάτων, αν όχι παραπάνω, κάποιων εκ των κορυφαίων εγχώριων τεχνικών ομίλων όπως οι ΓΕΚ ΤΕΡΝΑ, ΕΛΛΑΚΤΩΡ, ΑΒΑΞ, την παρουσία ξένων γκρουπ (π.χ. Rizzani, Besix ή και Archirodon κ.α.), αλλά και με απουσίες ή «εκπλήξεις» φέρεται, κατά πληροφορίες, να έγινε η διαγωνιστική διαδικασία για την αρχική φάση του Vouliagmenis Mall Complex, μια επένδυση άνω των 350 – 400 εκατ. ευρώ, που προωθεί η Lamda Development στο Ελληνικό.

Υπενθυμίζεται, όπως είχε αποκαλύψει το insider.gr εδώ και μήνες, ότι ο εν λόγω διαγωνισμός προχωρά με το μοντέλο του Riviera Tower, δηλαδή με τη μορφή Early Contractor Involvement (ECI, όπου η κοινοπραξία Bouygues - Intrakat έχει επιλεγεί ως εταίρος για την παροχή συμβουλευτικών υπηρεσιών πριν από την κατασκευή).

Οι συμμετοχές Σύμφωνα με πληροφορίες της αγοράς, στη διαδικασία έδωσαν το παρών η κοινοπραξία της ΑΒΑΞ με την Ιταλική Rizzani (είχαν ενώσει τις δυνάμεις τους και για τον Πύργο Κατοικιών), ο όμιλος ΕΛΛΑΚΤΩΡ (ΑΚΤΩΡ) με τη βελγική BESIX (συμμετείχε για τον Πύργο Κατοικιών μαζί με την Archirodron), όπως και η ΤΕΡΝΑ του ομίλου ΓΕΚ (για την οποία ακούγεται ότι έχει συμπράξει και αυτή με ξένο εταίρο, τους Άραβες της ACC, με τους οποίους είχε κατέβει στον Πύργο).

Κατά τις ίδιες πληροφορίες, συμμετείχε και η Archirodon, δεν φαίνεται να έχει δώσει συμμετοχή η Intrakat (ίσως και ο όμιλος Μυτιληναίου), ωστόσο, μένει να φανεί αν έχουν υπάρξει άλλες «υποψηφιότητες» με ξένο γκρουπ ή κάποιες συμπράξεις μεταξύ των αναφερόμενων. Αλλωστε, μέσα στους όρους του διαγωνισμού είναι και η συνεργασία με διεθνή όμιλο, όπως είχε συμβεί και με τον Riviera Tower.

Ποιο είναι το project Το νέο εμπορικό κέντρο θα κατασκευαστεί στο βόρειο άκρο του Μητροπολιτικού Πάρκου, κοντά στη Λεωφόρο Βουλιαγμένης, με πρόσβαση σε μετρό. Θα έχει συνολική εκμισθώσιμη επιφάνεια 85.500 τ.μ. σε συνολική έκταση 130.000 τ.μ. Όπως έχουμε από παλιά αποκαλύψει, δρομολογούνταν και η ανάπτυξη των νέων κεντρικών γραφείων της Τρ. Πειραιώς στο ίδιο συγκρότημα (σχεδόν 40.000 τ.μ., επένδυση 147 εκατ. ευρώ). Αναφορικά με την εμπορική ανάπτυξη εντός του Επιχειρηματικού Κέντρου («Commercial Hub») στην περιοχή της Λεωφ. Βουλιαγμένης, έχει ήδη κατατεθεί εκδήλωση ενδιαφέροντος (EoI) από ενοικιαστές για το 92% της μικτής εκμισθώσιμης επιφάνειας (GLA) ενώ έχουν ήδη υπογραφεί Heads of Terms (HoT) για περίπου 25% του GLA. Εντός του 2023 αναμένεται να έχουν υπογραφεί HoT για το 65% του GLA.

Πρόκειται για το αρχικό στάδιο του διαγωνισμού, η εν λόγω διαδικασία αφορά στην επιλογή συμβούλου, ο οποίος θα παρέχει συμβουλευτικές υπηρεσίες πριν από την κατασκευή, αναφορικά με τον σχεδιασμό, τον προγραμματισμό και τη διαχείριση κατασκευής του έργου. Ο ανάδοχος, θεωρητικά, όπως συμβαίνει και με τον Πύργο Κατοικιών, μπορεί να αναλάβει και την κατασκευή του project. Κατά πληροφορίες, οι νέοι γραφειακοί χώροι για τα headquarters της τράπεζας θα αναπτυχθούν σε ορόφους στο ίδιο κτηριακό συγκρότημα, ως διάσπαρτα κτήρια πάνω από το Mall, εφόσον δεν προκύψει κάποια αλλαγή προσεχώς.

Άλλωστε, στην περιοχή αυτού του πάρκου θα αναπτυχθεί commercial hub ενώ και το ίδιο το συγκρότημα θα έχει complex χαρακτηριστικά. Σε κάθε περίπτωση, η διαδικασία θα ξεκινήσει με μοντέλο Early Contractor Involvement αλλά η τελική μορφή θα «κλειδώσει» στην πορεία, όπως και με τον πύργο κατοικιών. Το νέο εμπορικό κέντρο στη λεωφόρο Βουλιαγμένης θα βρίσκεται στο άκρο του Μητροπολιτικού Πάρκου και θα έχει άμεση πρόσβαση στο μετρό. Αξίζει να σημειωθεί ότι στο πάνω κομμάτι της έκτασης προς τη Λεωφ. Βουλιαγμένης έχει προγραμματιστεί να γίνουν διάφορες εμπορικές αναπτύξεις, τράπεζες κλπ. Στο σημείο που θα υλοποιηθεί το Mall έχει προβλεφθεί, κατά πληροφορίες, και υπογειοποίηση του εκεί δρόμου προς διευκόλυνση της μετακίνησης, καθώς πέρα από εμπορικές χρήσεις θα φιλοξενούνται γραφεία κ.α.

21 APRILE 1967: I COLONNELLI PRENDONO IL POTERE IN GRECIA. RICORDIAMO LA FIGURA DI ALEKOS PANAGULIS: RIVOLUZIONARIO, RIBELLE, POETA. SCOPRÌ A COSTO DELLA VITA VITA CHE, ABBATTUTA LA DITTATURA, ERANO RIMASTI I PROTAGONISTI DELLA REPRESSIONE DEI COLONNELLI

A muovere le azioni di Alexandros Panagulis vi era solo una parola: libertà. E dunque odio verso i tiranni: dopo quel 21 aprile del 1967, quando i colonnelli presero il potere in Grecia, era certo da che parte stare. E nell’agosto successivo organizzò un attentato ai danni del leader del regime, Papadopoulos. Fallì e venne catturato. Arrivarono le botte, le sevizie, la prigione. Arrivò il processo, nel quale si difese da solo in un’orazione di due ore che divenne leggenda: l’accusa di servilismo verso il potere da parte di tutti coloro che lo stavano condannando, giudici in primis, il dispiacere per non essere riuscito a far saltar in aria il dittatore. Poi arrivò la condanna a morte. E l’attesa.

L'esecuzione non arrivò mai, grazie anche alla mobilitazione internazionale. Restò in carcere fino al 1973. Gran parte del tempo la trascorse nella “tomba”, una minuscola cella di due metri per tre. Cosa che non gli impedì diversi tentativi di evasione. Infine la liberazione. Gioia, sì, felicità immensa, certo. Ma non certo la fine della sua battaglia. Fu in quel momento che Panagulis conobbe e iniziò una relazione con una giornalista italiana, Oriana Fallaci. Trascorse molto tempo in Italia ma il pensiero di Alekos andava sempre alla Grecia, a questa nuova Grecia democratica dove, tuttavia, a muovere i fili erano ancora molti personaggi fortemente legati con il regime dei colonnelli. Voleva cambiare le cose, Alekos, provò anche con la politica partitica, scelta che lo costrinse a compromessi per lui inaccettabili. Quando capì che neanche il suo partito voleva occuparsi dei rapporti tra giunta e Grecia democratica, andò via sbattendo la porte, rimanendo nuovamente da solo. Quei rapporti riuscì a metterli nero su bianco quando, nel 1976, entrò in possesso di documenti compromettenti. Aveva iniziato a diffonderli alla stampa - nonostante ricevesse quotidianamente della minacce - quando, nella notte del primo maggio del 1976, la Fiat 131 nella quale viaggiava si schiantò in Viale Vouliagmenis, ad Atene. “Incidente”, dirà l’indagine ufficiale. Ma perizie effettuate da tecnici italiani mostrarono chiari segni di speronamento sulla vettura. Al suo funerale, pochi giorni dopo, parteciperanno un milione e mezzo di persone.

hi! is there any attraction/place in Athens that you would highly recommend visiting? Maybe, hidden gems, or underrated places that are awesome? :') i apologize if this is a popular question that you get haha

Hello @dandelionesa ! You would be surprised at how little I know about Athens. I have been few times in my life there, despite being a native Greek living in the country all my life. I mean, I have lived there for a month once but I didn't explore at all beyond the neighborhood. So, I can tell you all the significant places not to miss but I lack the personal insight in little known gems.

Another thing about the blog is that if you visit from the browser, I have an option called "The Regions" which is essentially a travel guide about all main locations in Greece. It is not complete yet but the Athens one is. You can find it in: The Regions > Sterea Hellas > Attica for feature references. But, here, I am gonna screenshot the sightseeing recs mentioned there.

These are about Attica, the region that encompasses Athens. Most attractions are naturally inside Athens but there are some important ones like the Vouliagmeni Lake and the Temple of Poseidon that include driving / travelling outside the city.

The list is concise so I don't explain what each of these places is but they are worth visiting if you have the time. Of course, to do a proper journey of Athens, where Athens is going to be your focus, that takes time. It is a large place. Most people stay in Athens for two days before going to the main part of their vacation, usually some islands. You can't say you did Athens in two days though. Whoever says that to you, don't believe them. You can do Acropolis and like two-three museums at most in this time.

The New National Library (Stavros Niarchos Foundation). The one I mention in the first list is the Old National Library. Both are worth a visit for different reasons.

Go to Glyfada and along the Vouliagmeni coast for swimming (Vouliagmeni is a lake right next to the sea beach)

As you see I also added some recs for experiences i.e cinemas, theatres and so on. These are if you take your time in Athens, explore or stay for a while. Note that some might be less available in the summer, for example in summer the National Opera operates in open air performances like in the ancient Odeon of Herodes Atticus. If you stay and explore, check for concerts in theatres and stadiums. Concerts in Greece are real nice and vibey.

In retrospect, thanks for sending this ask because I realised I have a shitload of editing to do in my original list.
