so every time I post about building of more housing through HUD or whatever, people will always pop into the tags or the notes and say something like "we don't need to build any more housing!" "there's more than enough houses for people!" etc from the left
and I have an idea what the issue is, ie there's enough housing collectively across all of America, but not enough where people actually live/want to live, what good does an empty house in Montana do someone paying too much in rent in NYC?
but you're a lot smarter than me, what are they talking about? are they right? is my guess correct?
Finding an affordable place to live in the U.S. can feel pretty impossible whether you're a renter or a buyer.
To begin with, there's a massive shortage of homes — somewhere between 4 and 7 million. And those who are able to find homes are spending a much bigger chunk of their paycheck than in recent years.

All Things Considered host Mary Louise Kelly spoke with Alex Horowitz, the director of Pew's Housing Policy Initiative, to help understand why affordable housing feels like a pipe dream, and what can be done about it.
She began by asking about the shortage of 4 to 7 million homes in the U.S., and whether that was a shortage of all homes or affordable ones.

Alex Horowitz: We're short on all homes. Full stop. There just aren't enough of them. And that means that existing homes are getting bid up because we see high income households competing with low income households for the same residences since just not enough are getting built.
Mary Louise Kelly: And what's driving this? Why?
Horowitz: So restrictive zoning is the primary culprit. It's made it hard to build homes in the areas where there are jobs. And so that has created an immense housing shortage. And each home is getting bid up, whether it's a rental or whether it's a home to buy.
Kelly: I want to ask if there are any cities getting this right. Can you give me an example of one that has looked at it's zoning laws and said we could actually make this more affordable if we change things?
Horowitz: There are definitely cities that are getting this right. And we've seen a lot of changes in recent years to allow more homes, especially the kinds of homes that are in short supply, namely apartments, townhouses, duplexes and homes that don't cost as much as a detached single family house. Minneapolis is a great example. Minneapolis updated their zoning to make it much easier to build apartments near commerce and near transit, in part by eliminating parking minimums and also by making permitting easy. And it worked. They're producing housing at triple the rate of the U.S. and the rest of Minnesota, and that has meant that they've kept their rents flat for about seven years.

Kelly: Okay, so let's drill down first on the renters side of this. We heard from Natalie French, the renter who had to move out of her apartment when her rent went way up. How typical is that? Is that happening to people all over the country?
Horowitz: That is happening. And rents have been rising rapidly, up about 30% in the U.S. since 2017, with median rents now hitting about 1400 dollars a month. And we've never been at a time before where half of renters were spending 30% or more of income on rent. But that's happening for the first time.
Kelly: And then on the homebuying side, we hear a lot about mortgage rates. They keep climbing. They don't look like they're coming down anytime soon. Are there other factors that make this a tough time to buy?
Horowitz: A lack of starter homes is really keeping it difficult for first time homebuyers to crack the market. And that is because traditionally starter homes are small homes. That means a home on a small lot, maybe a townhouse. And we're seeing far fewer of those come onto the market. Many jurisdictions require large minimum lot sizes, and that means that land costs end up being a big part of the equation. Houston is the place that has had the most success in bringing starter homes into the market. And it was by reducing their minimum lot size. And then 80,000 townhouses followed.
Kelly: So does it boil down to the double whammy of: there aren't enough homes full stop, and even if there were a home, it's really hard to afford a mortgage in an era where mortgage rates are sky high.
Horowitz: Mortgage rates are a piece of the puzzle, but at a fundamental level, even when mortgage rates were low, it was hard to buy a home for the first time because there simply aren't enough of them. And a lot of the ones that we have are bigger than what people need. U.S. household size is at an all time low of 2.50 people per household. And so we see homes that are bigger than what a lot of residents are looking for.
Kelly: What about financing and lending? Setting aside what mortgage rates are, is it more difficult than in generations past just to get a loan to buy a house?
Horowitz: Oh, it's gotten much more difficult to get a mortgage. The availability of mortgage credit tightened dramatically during the Great Recession, and it never bounced back. So for someone who gets a mortgage today, they're likely to have a higher credit score than someone who's gotten a mortgage in the past. And that means simply fewer people are eligible for homes. And the cost to originate a mortgage has roughly tripled since 2009. And that has meant that lenders don't offer many small mortgages because they tend not to make money on them unless the mortgage is for over about $150,000.

"During the global coronavirus pandemic, China built dozens of makeshift hospitals and state quarantine centers, some out of steel container boxes. They became closely associated with the anxiety of mass testing and the fear of sudden lockdowns.
Now, cities are turning the huge centers into affordable housing units for young workers in an attempt to revive the country's economy post-COVID...
Just over a year ago, these apartments were used very differently: for medical triage and quarantine facilities. Beijing alone built 23 of these makeshift facilities, designed to hold up to 23,000 people at a time.
"It was not very cold yet but they told me to pack my belongings," remembers Hudson Li, a Beijing resident who was quarantined in one of these facilities, called fangcang in Chinese, in October 2022...
Less than two months after Li was quarantined, Beijing lifted most of its COVID restrictions. Li says he still associates the fangcang with a feeling of helplessness and fear: "It has been over a year already, but I definitely have PTSD from the pandemic, from the fear of scarcity and having to stock up on a lot of medicine and food."
Attracting young tenants with low rents
Now the fangcang across the country are undergoing a minor transformation and turned into apartment units for young graduates like Li. The changes are an effort from local authorities, who have been tasked with restarting economic growth and supporting small businesses after nearly three years of ruinous lockdowns.
Populous cities like Beijing are also trying to bridge the housing affordability gap between high real estate prices and low salaries, on average, for young workers. In the northeast corner of the capital city, near its airport, one fangcang with more than 4,900 units has been rebranded the "Jinzhan Colorful Community" — a reference to the bright hues of paint — and now offers amenities like a canteen where residents can grab a cheap meal before or after work.
Another fangcang facility, in the northeastern city of Jinan, has been turned into 650 units for skilled workers inside an industrial park.
"Given that the current overall [COVID] epidemic situation in the country has entered a low level, revitalizing the fangcang for other housing purposes is worth learning and thinking about all over the country," Yan Yuejin, a housing analyst, told Chinese media.
The fangcang, once a symbol of containment, are now supposed to represent dynamism and growth.
"I have complex feelings about this. The facilities were built using public funds and not rented out transparently," Li says. "But I do have to say you will not get anything more affordable than these apartments. They are very price competitive."
A list of rental prices for a Beijing fangcang converted into apartments shows most rooms are Rmb1200 (USD $170) a month, low for Beijing."

what happens if the tornado takes your house: to my understanding, your state usually applies for/gets government funding, though how well that goes usually depends on how much of a shitheel your governer&co are. iirc there was a whole thing about this with one of the big hurricaines, right? funnily enough my area is not known for being prone to tornadoes! there is actually growing suspicion that due to global warming and the effects on cold and warm fronts etc, tornado alley is expanding north and east to include more of the midwest, and now includes my part of it. 🙃 we have had like 10-12 tornado warnings so far this year, i've genuinely lost count and tornado season here goes into late summer. send help lmao. if you mean structurally, depends on the strength of the tornado. even if you're not shattered to foundation, the foundation might have gotten shifted/rattled so might not be structurally sound anymore, so like... staying in your house before a pro comes to look at it if the storm was close enough to inflict any damage is always a gamble cause something might give out while you're in it 😬
it's better if you have family or close friends near to you but outside the disaster area, or if you can afford to stay in a hotel similarly close but not affected, get a rental car if yours was hit, etc. some might choose to stay with people in town whose houses weren't hit, if available, to share their resources and help get the community back on its feet. if not... some people take the long commute and the job security, and some people decide to risk it all, quit their jobs and relocate. i would imagine this is more common in areas generally thought of as high tornado incidence...

I know money is tight for everyone and there are so many worthy causes and people to donate to right now so I was really hesitant to toward to crowd funding for this but I am at my breaking point. Please consider helping 2 queers find better housing closer to our jobs& friends. Even if you can only send 1 dollar, every penny will help. I didn't want to turn to crowd funding for this but I'm beginning to feel desperate. Based on the rent we could afford monthly we need about 2000 dollars for move in fees, but we've been hoping to save around 2500 to be safe since moving comes with a lot of unexpected costs and we'd need to rent a moving truck since we don't own a car. We currently have 475 dollars set aside and will also be trying our best to put aside every extra penny we have after bills&groceries& other necessities.
We're 2 disabled queer people trying hard to get our shit together. We've been trying to save for months to move us and our 2 cats but every time we get close an emergency happens or one or both of us gets sick and misses a lot of work. Our current rental house is moldy, and has a laundry list of issues that are impacting our health. It's also a 2 hour commute one way via bus to our jobs. We're trying to move to the Oak Park or Ferndale area so we're walking distance from our jobs, and many of our friends/support network, to be closer to my doctors, and closer to more bus lines since I can't drive due to my disability. I just gotta put this out there! Cause there’s something that’s bothering me:
In the Japanese Cherry Magic they moved into Adachi’s apartment even though Kurosawa’s was bigger!! And closer to their job!! Like why would you do that!? It’s not a smart move! And yeah you can say that Kurosawa wanted to be surrounded by all of Adachi’s things and live in his space or whatever. That’s a romantic answer and I guess I can accept that but c’mon my guys make some logical decisions too! Lol 😅 maybe move into a different place altogether that can actually fit you both comfortably!
And now in the Thai Cherry Magic they make the same mistake of moving into the wrong place!! I mean maybe Karan’s condo is closer to their job and more fancy and luxurious but Achi owns a whole house!?!? Actual land is in his name!? Why wouldn’t you use that!? You’re gonna give that up!?!? In this economy!?!? I mean idk how the housing market is in Thailand but here in the U.S. it’s damn near impossible to afford a house these days! And now Achi’s just not even using his!
Cause no way is he selling the house yet, their relationship is still developing. I mean they’re together and we the audience know they’re endgame but any reasonable person would keep the land just in case they break up and they need to move back.
But if he is selling the house, would the condo sell for more? 🤔 Maybe the house is worth more and they’re gonna sell that instead? Maybe a whole house is too big for the two of them? Maybe Achi already feels like it’s too much for him to maintain and he’d rather get rid of it. That’s understandable, just not at this point in their relationship, not yet.
And the whole romantic angle can be argued here too like Karan wants to see Achi in his bed like he’s always imagined or whatever, but again this should be a logical decision lol.
Or maybe the explanation here is that Karan’s place isn’t a condo and it’s a rented apartment so they just have to wait until the rental contract expires to fully move into Achi’s house 🤔
Idk man, I’m convincing myself more and more now that maybe moving into Karan’s condo is a good choice 😅 but I stand by the fact that moving into Adachi’s apartment was the wrong move! 👏🏽

Xu Tuo followed me as i walked through the house, pretending to take a math tutorial and flip through two pages. I squatted on the chair, staring at him with a gloomy face.
"Why the long face?" He had an innocent look on his face, "I told you that what happened two years ago had nothing to do with me."
"You didn't tell me you were a serial killer hunting serial killers."
"Isn't that good? You should be more at ease, right?"
-- But the original excitement was gone in an instant. He was only targeting criminals on the loose, and I wasn't a criminal!
Once again, Xu Tuo had become a controlled danger, and controlled meant no more fun.
