Buyer Advice- Mortgage
Many homebuyers have asked, “What the heck is the difference?” Let’s quickly break it down. Getting prequalified for a mortgage loan is a rough estimate of how much you can afford in terms of a loan. It’s quick and it gives you a ballpark idea of a price range, but it does not guarantee you a loan or specific loan amount. On the other hand, getting pre-approved takes your credit, employment, and…

You want to borrow $500. The lender offers you a two-week loan. The fee is $15 for every $100 you borrow. So your fee will be $75. ($15 x 5 = $75). You give the lender a check for $575, or you authorize the lender to electronically debit your bank account. The lender gives you $500 in cash.  Two weeks later, you owe the lender $575. The lender will either debit your bank account, cash your check, or take cash or another form of payment from you, depending on how you agreed to repay the loan. The bottom line: You paid $75 to borrow $500 for two weeks.

If you’re in the military, the law protects you and your dependents. The law limits the APR on many types of credit, including payday loans, car title loans, personal loans, and credit cards, to 36%. The law also tells lenders to give you information about your rights and the cost of the loan. The military also offers financial help and help managing your money.

A payday loan is a loan made for a short time. Sometimes only two weeks. To get a payday loan, you give the lender a personal check for the amount you want to borrow, plus whatever fee the lender charges you. The lender gives you cash, minus the fee. On your next payday, you have to pay the lender the amount you borrowed plus the fee, in cash.
Payday loans can be very expensive. Here’s an example:
You want to borrow $500. The fee is $75. You give the lender a check for $575. The lender gives you $500 in cash. He keeps your check. When it’s time to repay the lender, often in two weeks, you pay him $575. The lender gives you back your check. The bottom line: You paid $75 to borrow $500 for two weeks.

While these two terms sound interchangeable, they are very different. Understanding the differences and when to complete each step is essential but can also be confusing. But don't fret; I can help you every step of the way. I'm only a message away!

Some states do not have payday lending because these loans are not permitted by the state’s law or because payday lenders have decided not do to business at the interest rate and fees permitted in those states. In states that do permit or regulate payday lending, you may be able to find more information from your state regulator or state attorney general
There are special protections through the federal Military Lending Act (MLA) for active duty servicemembers and their dependents. Those protections include a cap of 36 percent on the Military Annual Percentage Rate (MAPR) as well as other limitations on what lenders can charge for payday and other consumer loans. Contact your local Judge Advocate General’s (JAG) office to learn more about lending restrictions. You can use the JAG Legal Assistance Office locator to find help.

Did you know that over 61 million American consumers have a "subprime" credit score? A subprime FICO score is one that is under 640 according to the three major credit reporting agencies. Having a less than perfect (or even decent) credit score can be due to a bevy of different reasons: job loss, health issues, divorce, or the mismanagement of finances. For many people it's the last of those and is a direct result of over borrowing and overextending one's budget.
Direct payday loan lenders understand that for whatever reason a person has subprime credit, we all make mistakes. They also know that bad credit comes with a price which can mean paying higher interest rates on credit cards, mortgages and car loans, as well as being turned down for credit and even the loss of employment opportunities. That is why they don't look at a person's credit score when applying for a payday advance loan. Taking out a short-term loan for a cash emergency is fine and will not affect your credit but you still need to consider how you are going to rebuild your credit score and get out of the sub-prime category to afford yourself more financial borrowing opportunities in the future.

When my supervillain arc starts, please know that it probably happened on a day that four or more of the following overlapped:
Woke up with a migraine / developed one early in the day (bonus points if caused by loud banging or high-pitched noised in my vicinity)
Required to be at work despite illness / pain / lack of rest
Long, unproductive, completely pointless in-person mandatory meeting that should have been an email
Long, unproductive, completely unhelpful phone conversation with insurance agency, financial institution, or healthcare provider
Excessive encounters with willfully ignorant people (on phone / on internet / in person)
Constant interruption, delay, derailment, or roadblocks preventing tasks from being completed
Interrupted, contradicted, or talked over more than twice in the same conversation by someone utterly unqualified to speak on the topic
Physical, mental, emotional, or financial hardship directly caused by patriarchy and/or capitalism
Yet another fascist whose overtly stated plans will inevitably result in human rights violations elected to a position of power or high office
Yet ANOTHER unprecedented historical event which involves rampant amounts of suffering directly caused by human greed, hatred, or stupidity
Raise your hand if you're prequalified.

I also did something pretty major today that I've been putting off for uhhhhhhhhhhhhhhhh probably almost a year??? and that was actually calling the student loan ppl and being like "yo, I'm drowning in medical debt. I can't pay your stupid ass amount"
and she was like "ok cool. well, you prequalify for $xx.xx/mo, just send in the paperwork and we'll do a (super specific deferment thing) so you have time to get it into us"
and, in that moment, I realized that my worst enemy is, certainly, my procrastination bc it took me 15 mins to fix an issue I've had ongoing for a year bc of, like, paralysis or whatever
like, my new amount ain't gonna fucking touch that interest and overall balance—but my thought process was essentially to remain in "good standing" and buy myself time to get back into college
the lesson here: don't procrastinate for a year
