No summer slowdown in Toronto real estate as July shatters sales record. . GTA jumped to 29.5 per cent increase over July 2019 and a new record for the month of July. On a preliminary seasonally adjusted basis, sales were up by 49.5 per cent compared to June 2020. . Year-over-year sales growth was driven by low-rise home types, particularly in the regions surrounding the City of Toronto. However, condominium apartment sales were also up on an annual basis, including in Toronto. . Total new listings were also up strongly on a year-over-year basis by 24.7 per cent, but this annual growth rate was less than that of sales, which means market conditions tightened on average compared to July 2019. In addition, active listings at the end of July were down by 16.3 per cent. . “Sales activity was extremely strong for the first full month of summer. Normally we would see sales dip in July relative to June as more households take vacation, especially with children out of school. This year, however, was different with pent-up demand from the COVID-19-related lull in April and May being satisfied in the summer, as economic recovery takes firmer hold, including the Stage 3 re-opening. In addition, fewer people are travelling, which has likely translated into more transactions and listings,” said Ms. Patel. . The July 2020 MLS® Home Price Index (HPI) Composite Benchmark was up by 10 per cent compared to July 2019. The overall average selling price was up by 16.9 per cent year-over-year to $943,710. On a preliminary seasonally adjusted basis, the average selling price was up by 5.5 per cent compared to June 2020. . TRREB says low-rise homes, especially outside the downtown core, led the upward trend, with overall prices jumping most in Durham, Orangeville and South Simcoe county. #Toronto house prices soar to an all-time new High in June 2020. Toronto area #home prices could still end the year 10 per cent above last year’s if the current real estate trajectory holds, according to the Toronto Regional Real Estate Board (TRREB). . The average price of a home in the region hit $931,000 in June, a new all-time high that surpassed the previous April 2017 market peak of $920,791. Home prices have held steady since the pandemic lockdown in March largely because, as the number of buyers dwindled, so did new listings, said TRREB on Tuesday. . In February, the real estate board was forecasting a 10 per cent price gain with the average price of a re-sale home — including all re-sale condos, detached, semi-detached and townhouses — reaching $930,000 by year’s end. . Re-sale home transactions rose 89 per cent in June compared to May — but only 1.4 per cent year over year. While new listings were up 2.1 per cent compared to 2019, the number of active listings plunged 28.8 per cent. . The board now says that its February forecast of 97,000 sales this year likely isn’t attainable. But if the seasonal pattern holds for the second half of the year, 80,000 sales is “a realistic target.” There have been about 36,000 sales this year to date. . The real estate board reported the strongest annual price growth in the detached and semi-detached home categories in the city of Toronto, where prices rose 14.3 per cent to $1.52 million and 22 per cent to $1.29 million, respectively. . Detached house prices climbed to an average of about $1.03 million — 11.7 per cent — in the 905-area communities outside Toronto and semis gained 8.6 per cent, selling for an average of about $730,000. . Condos saw less dramatic price growth of 9.1 per cent in the 905 areas to $528,000 on average and 5.6 per cent in Toronto, where they averaged about $672,000. . Following the announcement of CMHC’s new mortgage rules last week, Canada’s other two mortgage insurers, Genworth Canada and Canada Guaranty, confirmed today they will not be following CMHC’s lead. . To recap CMHC’s mortgage rule changes, the following will apply to insured mortgages (those with less than 20% down payment) as of July 1, 2020: . Maximum Gross Debt Service (GDS) ratios will be lowered to 35% (from 39%) . Maximum Total Debt Service (TDS) ratios will be lowered to 42% (from 44%) . The minimum credit score needed to qualify will rise to 680 (from 600) for at least one household borrower . Many non-traditional sources of down payment that “increase indebtedness” will be banned . It has been confirmed, however, that borrowers will continue to be able to use a loan from their RRSP through the Home Buyers Plan, a home equity line of credit (HELOC) on one of their second properties, or a HELOC on a property owned by their parents if the money is gifted. . Eligible traditional sources for down payment may include: . - Savings - Sale of a property - Government grant. - Non-repayable financial gift from a relative - Funds borrowed against their liquid financial assets. - Funds borrowed against their real property .
