Apartment hunting. Those two words either excite you or stress you out. Moving is inevitable. Whether you're moving for a job, a significant other or college, it's can be a mission. How many times did you find an apartment you love, but it was over budget or it was an old or fake ad? Just like moving company hunting, apartment hunting is a job within itself, but there's a right way and a wrong way to go about it.
So, what is the right way to go about apartment hunting?
1. Budget

Depending on where you live in America, different rent prices will get you different apartments (obviously). Before you even start apartment hunting you better know what you're willing to pay or what you can actually afford. If you don't have a lot of money to work with then consider getting a roommate. Often times, the roommate that takes the bigger bedroom pays more in rent.

2. Location

Great, now that you know your budget, the next step is finding a location. Where do you find yourself commuting most? Family, friends, work, school? Figure out which of these you don't mind commuting. Most people hate the commute to work, but find it more important to live near friends. Remember that price reflects location in real estate.

3. Must Haves
There are some things that you just can't live without (let's call them deal breakers) when moving into an apartment. Many people need to have a washer/dryer unit in their apartment as opposed to a communal laundry. Are you severely allergic to carpets? If so, you need to have tile or wood floor in an apartment. A beautiful apartment with an awesome price, but no 24/7 security can very well be a deal breaker - make sure you know what you need to have VS what you want.

4. Compromise

Apartment hunting is like being in a relationship - you must compromise. What should you compromise? Do you really need to have a Jacuzzi tub? If you're renting an apartment then compromising is even more vital since you don't own the place. Do not compromise your budget, that is your foundation.

  Mobile Apps For Urban Living Launch In Miami
Andrew Bennett was beginning to question his decision to give up his car last year. The downtown Miami resident used the Metromover and trolley for some routes, but it didn’t go to Wynwood, where he works. Besides hitching rides with friends, he tried biking to his workplace but didn’t feel safe on two wheels in the traffic.

Then Lyft came along in May, and he has been using the ride-sharing service nearly every day, to commute to The LAB Miami and go to Miami Beach, where his girlfriend lives. While he spends $6 to $15 for the rides, depending on distance, he has run the numbers and he is well ahead — considering the $150 charge to park in the building where he lives, as well as meters and tolls, the cost of insurance, gas and upkeep, and the car payment.
Bennett also says he arrives at his destination more relaxed than he would be otherwise. “You can save all the stress.” he said. “Life’s too short.”
Lyft is just one of the many smartphone-activated services popping up recently in South Florida. Whatever an urban dweller may need, it seems — transportation, parking, food and grocery delivery, even moving services — increasingly, there’s an app for that.

GETTING AROUND
DecoBike of Miami Beach, which has logged more than 4.5 million rides since its launch in 2011, is expanding to Miami. Rebranded as Citi Bikes in Miami, the bright blue bikes sponsored by Citibank will be serviced by a network of 75 closely spaced stations, allowing users from Miami’s Upper East Side to Coconut Grove to run an errand or commute to work by picking up a bike at one spot and returning it at another. Members swipe a card or a key fob to grab a bike.

Miami-based ParkJockey lets you find and pay for a parking place in advance so you don’t waste time, gas and sanity circling for a spot and squinting to read prices at garages. With an estimated 30 percent of traffic actually looking for a parking place, ParkJockey also is helping to make a difference in easing city traffic congestion and carbon emissions.
The fast-moving startup launched in Miami and London earlier this year, and recently added Chicago and New York City. It is in discussions with Amsterdam, Paris, Dubai, Istanbul, San Francisco and Los Angeles, said Scott Rosen, ParkJockey’s general manager for Miami.
Last week, ParkJockey announced a partnership with the Miami Heat and AmericanAirlines Arena to make parking easier for patrons, whether it’s for a Heat game or a concert. It also offers a rewards program for loyal users.
For even more convenience, ParkJockey is launching a sister app, PlumValet, With PlumValet, a valet will meet you wherever you are, park your car for you, and deliver it back to you when and where you summon it. PlumValet plans to launch in London this week, and New York, Chicago and Miami may not be far behind.

HEALTHY EATING
Food delivery is a sector that is taking off, both locally and nationally — a convergence of the health and fitness trend and urban living. In South Florida, a number of startups offer fresh meal plans delivered to your door or help get your favorite restaurant food to you. Here are a few:
Miami Herald
Downtown Miami is one of the biggest markets for Fresh Meal Plan, a three-year-old food delivery service of healthy meals. Fresh Meal Plan, which also fights the obesity epidemic, has gained more than 3,000 customers in Florida, mainly in the Dade-Broward-Palm Beach counties area, said Marc Elkman, founder and CEO of the Boca Raton-based company. The company plans to expand to New York City.
Elkman has found that large, urban, condo-heavy markets like Miami are hungry for Fresh Meal Plan because they are full of health-minded people who don’t have the time to cook. From the company’s app, a customer can sign up for as short as a week, and there are multiple plans to choose from, starting at $79 a week.
Some urban dwellers perhaps crave their favorite restaurant but want it delivered and want to pay through their smartphone. For them, there is FoodOozle, which launched in Deerfield Beach, Pompano Beach and Boca Raton last year. Now, with the help of a partnership, FoodOozle plans to add 350 more restaurants and launch in Miami, Orlando, Tampa, Dallas and College Station, Texas, and Chicago soon, said Andre Melo. Originally from Brazil, Melo started the company with his wife, Flavia.
With a robust platform geared for the logistic challenges of making deliveries, it partners with restaurants, some too small to be able to efficiently handle deliveries on its own. FoodOozle charges $4 for deliveries, a price point that the company’s research has shown consumers can stomach.
Postmates.com, which is California-based but launched in Miami’s urban core in September, says it will deliver from restaurants, grocery stories and retail stores, just about anywhere in the coverage area. Postmates has more than 5,000 couriers across 16 markets who complete more than 20,000 deliveries per week in total, but the company does not disclose local market numbers, said spokeswomen April Conyers.

MOVING ON UP OR OUT

At the end of the day, the corner bar will always have its place in urban living. But even that could use some reinvention, some startups think.
Bennett, the Miami Lyft rider, has been working on his own startup to serve his fellow city dwellers. BarEye (BarEye.com) provides a digital way to buy drinks in a bar. Want to buy a friend a drink even though you can’t make the birthday toast? You can do it from afar and pay through the app. You can also buy yourself or friends drinks on-site to avoid opening a tab or waiting for service.
After launching in Tallahassee, Bennett has his eye on expanding nationally and is signing up distribution partners. BarEye hopes to launch in central Miami before the end of the year with a number of bars, including the popular Brother Jimmy’s, Gramps and Will Call.
Technology enables and enhances the urban life. “It’s about living fully and living mindfully,” said Bennett, who hopes you’ll take a Lyft ride home from the bar.

  Wouldn't it be a treat if you were able to claim more expenses on your tax returns? Of course it would, especially when it’s something you might have not known. What are we talking about? Well..moving of course! Regardless of your moving experience, we’re well aware that the process of moving can be stressful and tedious, but you should know that you may be able to claim moving expenses on your tax returns if you moved because of a job. You don’t believe us? Well, here are some ways you can qualify to deduct moving expenses from your taxes:
1. Distant Test: The distance between your new job and your old home must be at least 50 miles farther than the distance between your old home and old job. Brain twisted? For example, if your commute to work from your old home was 6 miles (round trip), then the distance from your new job location to your old home must be 56 miles (At least 50 miles farther than your previous job).
2. Time Test: Are you an employee? If so, you must work full-time for at least 39 weeks during the first 12 months immediately after you arrive in the new location. Since some of you reading this might be self-employed, you must work at least 39 weeks during the first year and for a total of 78 weeks during the first 2 years immediately after your arrival to the new location. So what can you actually deduct from your move? Basically, you can deduce any reasonable moving expense you might encounter - here are some examples:
Storage expenses
Car expenses: Tolls,Gas and oil or the standard mileage rate of 24 cents/mile
Moving expenses: Cost of packing items, connecting or disconnecting utilities
Expense for shipping your car or household pets to the new home

Do you know how often a real estate contract for a single-family home or condo is delayed or cancelled for the most minute problem? You'd be surprised, so it's important you understand how to avoid problematic closings. When you look at a property that you’re thinking of purchasing or renting, go through the following checklist and make sure to write down what you see. While you're at it, we recommend taking photos and videos as well (and organize them later).  
1. Termites, Ew.

Walk through the house or condo and scan the baseboard, door frames and the crown moldings carefully. Sure, someone might think you're trying to use your x-ray vision, but you’re actually looking for traces of termite damage or infestation. Sometimes termites leave termite pellets which look like small dark crumbs (and please, don't try tasting it). This is obviously a problem because it’s gross and damaging to the property you plan on moving into. You should also take note of any wood damage or chipping as this may also be caused by termites.  
2. Leaks

Make sure there are no leaks from faucets or toilets. To check for leaks in bathroom faucets, lift the pop up drain stopper and let the water run so it fills the sink. Next, open up the cabinets below the faucet. Third step: press down the pop up and look at the faucet’s pipes to see if any traces of water are leaking. When it comes to the toilet, just flush it a few times to make sure the pump is strong and that no water leaks from the sides. While you’re at it, turn on the shower as well to check that it’s working fine.  
3. Stove Top and Oven

If you plan on cooking when you move into your new place then we would recommend turning on the stove top and oven. Make sure that the cook top and oven are working properly - do this carefully or...ouch (don't forget to turn off all the knobs).  
4. Other Leaks/Stains flickr
Have you ever been to the bathroom? We sure hope so. Have you ever been to the bathroom and looked up at the ceiling and saw a water mark/stain? Yea, that may have been a previous leak from the neighbor above (assuming you're living in an apartment). Look for water stains around the ceiling of your apartment and keep your eyes peeled for mold (which is very dangerous).  
5. Air Conditioning flickr
If you live in South Florida chances are your A/C is on more than anything else (if not then it should be). Sometimes your air conditioning may be on, but only the fan is blowing (which is clearly not what you want).
Turn on the A/C in the unit and place your hand over the vent and check if you feel air or cold air (if it’s cold air then it's working properly). You should also check all the vents in the unit to make sure there is no blockage. Every apartment or house you plan on moving into might have the little things that need fixing - light bulbs, locks, shower curtains, door knobs, etc. South Florida real estate is booming and is also a strong rental market. What does this mean for you? Tenants come and go more often so there may be more wear and tare to a property so pay attention to the details.

Whether you already live in South Florida or are planning to move down here, you should consider moving into the beautiful city of Aventura. That's it, that's all we're writing about Aventura. Just Kidding! Aventura, Florida is an extremely charming city that offers an array of things to do for tourists and people that live there.
Let's begin:
1. AVENTURA CIRCLE Turnberry Isle Miami
We don't care if you hate to walk or run because once you stroll onto the Aventura Circle you won't walk off. The "Circle" presents itself with 3.2 miles of a walking/jogging path while surrounding the Turnberry Golf course (which we'll talk about on number 3). Grab a friend to jog or go alone, either way you'll enjoy it.
2. AVENTURA MALL, DUH! flickr
If you haven't heard of the famous Aventura Mall then wake up and smell the beach because this mall is something else. The third largest shopping center in the United States, Aventura mall seems like a city within itself with an array of restaurants and retail stores like Macys, Bloomingdales, H&M and more that attract an enormous amount of people every year (especially during the holiday season). Grab dinner at the Cheesecake Factory or swing by AMC 24 movie theaters and watch a flick (and yes, it's in the same mall).    
3. TURNBERRY GOLF AND RESORT flickr
What more can you ask from a resort besides a world famous golf course, a beautiful hotel, and an impeccable spa? To answer your question, the answer is nothing. Turnberry Resort is located in the center of Aventura right near the mall and the circle. Whether it's Michael Jordan hitting a hole in one on the golf course or your friend getting married in the resort, you must visit Turnberry when you get an opportunity.  
4. WATERWAYS Waterways Village Apartments
We were looking forward to talking about Waterways because, well...we love it. Waterways is an outdoor shopping center that includes restaurants, coffee shops, ice cream shops, a grocery store and an awesome lounge called Q - oh and not to mention a beautiful dock surrounded by the inter coastal (perfect place to sit and eat ice cream with your date).  
5. A QUIET, BUT AWESOME CITY ICS Realty Inc.
Do you hear that? No? Exactly. Aventura is an amazing place with tons to do without being a loud and obnoxious city. Just enough activity and just enough relaxation, Aventura is what we like to call a balanced city.

To hire a moving company or not to hire? That is the question. So the time has come for you to move into a new apartment or house and you just realized that you have a load of stuff to pack and move - do you hire a moving company or do you just rent yourself a truck and move yourself? Sometimes do-it-yourself tasks like moving are not worth your time, energy and stress. Here are 5 signs you need to hire a moving company:

Would you rather take 2 hours to move or 8 hours? Hiring a reliable moving company will cut the moving process time significantly. Moving companies have more than one job to do in one day so getting your stuff out of the house as quickly and safely as possible is their priority.
  2. The last thing you lifted was the toilet seat.
All jokes aside, lifting heavy boxes and furniture can be dangerous if you're not doing it properly. You might say, "but I work out 5 times a week in the gym and can bench press 200 lbs." Don't get us wrong, lifting heavy weights makes you strong, but it doesn't make you a pro at lifting heavy boxes and furniture.
